Floor surface, to be divided in 2 or 3 buildings. Typology of buildings = Hybrid urban blocks, with high mix of functions, high density. Medium height of the buildings = 6 storeys, with the possibility to have different heights of the parts of the buildings, with a maximum of 9 storeys. Functional programme = 25-‐35% housing, 10-‐20% commercial, 10-‐15% educational, 25-‐35% institutional, 5-‐10% cultural. Area B Theme: “Islands in the Park” Total Built Area = 62.000 sqm Total Floor surface = 180.000 sqm For every group = about 10.000 sqm of built area, and about 30.000 sqm. Floor surface, to be divided in 1 horizontal basement of 1 or 2 storeys (eventually underground) for max. 15.000 sqm, plus 1 or 2 towers for minimum 15.000 sqm. Typology of buildings = Monofunctional programme, institutional or cultural. For the 6 Islands, 5 would be institutional (Hospital, University, Regional Center, etc…), and only 1 cultural (theatre or museum). Height of the buildings = max. 5 m over the level of the Park for the basement, max. 16 storeys for the towers (max. 60 m), with the possibility to have different heights for the 2 different towers. Area C1, C2, C3 Theme: “Services along the Park” Total Built area = 12.500 mq Total Floor surface = 25.000 sqm For every group = about 4.200 sqm. of Built area, and about 8.500 sqm. Floor surface Typology of buildings = Monofunctional building, educational or institutional (sports activity, healthcare center, small school, etc…), eventually mix of both functions. Height of the buildings = max. 18 m
Area C4, C5, C6 Theme: “Housing along the Park” Total Built area = 13.500 mq Total Floor surface = 105.000 sqm For every group = about 4.500 sqm. of Built area, and about 35.000 sqm. Floor surface, to be divided in 4 to 8 buildings. Typology of buildings = Housing units or housing blocks or housing towers, with some commercial activities (shops and offices) in the basement storeys. Medium height of the buildings = 8 storeys, with the possibility to have different heights of the parts of the buildings, with a maximum of 11 storeys. Functional programme = 85-‐90% housing, 10-‐15% commercial.
