B

ill Ronayne graduated from high school on a Wednesday. The next day, a Thursday, he went to work at Pepperidge Farm. It made sense: most of his family worked there including his brother, sister and mother, a cookie division supervisor. And it was a good job. Especially in 1973; Bill made more than $8 an hour. “That was big, big money back then,” he recalls. But teenage Bill wasn’t a fan of shift work. He wanted his days. He worked in the frozen goods section of the company where the famous Pepperidge Farm frozen cakes were transported on a conveyer belt. Occasionally a cake or two or more would hit the floor. In the 40 belowdegree freezer, Bill’s job was to shovel up those cake remains, which were sold to rendering plants as food for livestock. “It’s 3 a.m. and I’m sitting there in the cafeteria eating a hot dog and I’m freezing. That was it. I wanted a day job,” Bill recalls. He gave his two weeks’ notice and told his parents he was leaving the company after seeing a help-wanted ad: “’A helper in a sheet metal shop. No experience necessary.’ So I told my dad. He said, ‘Do you know what you're doing? You don’t know anything about sheet metal.’ I told him, ‘I’m gonna learn.’ And I did. It was a great learning experience.”

Bill was hired in 1974 by Vernon Brewer, Jr., who would be Bill’s mentor and friend. Bill was the muscle and brawn at the Brewer Sheet Metal shop and as the lowest paid employee, during the recession of the mid-1970s, when other workers at the shop had to be laid off, he was kept on. There he learned about sheet metal – “Things you can’t learn anywhere else,” he says. “I learned how to make the sheet metal ductwork for heating systems. I stayed there for 3 ½ years,” he says. After, he’d go on to work in plumbing as both a salesperson and a plumber. For the next 10 years, Bill would work in sales until he was approached by a group of investors looking to promote the then groundbreaking, literally and figuratively, geothermal. “They wanted me as the operations guy but they didn’t have enough in the pipeline and I by then had three kids and didn't want to take a job with a start-up company without a long range plan,” he recalls. The group offered to help set Bill up in 610.692.3900

And while geothermal systems were sold and installed–Bill installed his first geothermal system in 1978; a pioneer in the field–the investors only hung on for another couple of years. The company, now going in to its 23rd year in business has been successful, Bill says, because its of its commitment to the community. “I’ve lived my whole life right here–within a five-mile radius–raised three kids through the school district. I’m very community-oriented and that’s the way I operate the company,” Bill says. “We’re a family that’s dedicated to our customers and our community and we believe in giving back; many employees volunteer their time from little league to serving on nonprofit boards.” To prove his point, a bit of research revealed he was named Citizen of the Year in 2014 by the Greater West Chester Chamber of Commerce. At the time, then Chamber president Mark Yoder said: “(Bill’s) service is ongoing and far reaching, from civic groups to service organizations and school committees. Forty years of firefighting alone is amazing. The Chamber is honored and grateful to recognize him as its Outstanding Citizen of the Year.”

As to his business, Bill says it’s been reputation and word-ofmouth that’s helped to grow it. “Fully 90 percent of our work is repeat referral business,” Bill explains. “We care about the customer. We do what we say we’re going to do and if it doesn't work, we’ll come back and make it right. We have a 100-percent satisfaction guarantee and that’s printed on every service ticket, every proposal. We stand behind what we do” And having customers for life is their goal. “For us, maintenance service agreements are a cultural thing. We want to take care of customers for life,” Bill says. “After almost 23 years in business, we’re starting to do replacements on systems we put in 15, 18, 20 years ago. That's a good thing. It’s heartwarming to see that customers have stayed with us that long.”

HOW DOES IT WORK?

ill Ronayne of Brandywine Valley heating and Air Conditioning knows a thing or two about geothermal energy systems. In fact, he’s an expert and a pioneer in the field; Bill did his first geothermal installation in the 1970s–years before the environmentally-friendly and super-efficient technology became widely known. And Brandywine Valley has done more than 700 geothermal installations since 1978. As a member of the nonprofit Geothermal Exchange Organization (GEO), the voice of the geothermal heat pump (GHP) industry in the U.S. with a presence on Capitol Hill, as well as being International Ground Source Heat Pump Association-certified, Brandywine Valley are undisputed experts in the field.

WHAT IS GEOTHERMAL?

Humans have been harnessing the natural, raw power of the Earth to sustain comfortable living at low impact and cost to the environment since as early as 300 BC in China. Today’s engineers and visionaries have mastered a system that, according to the Environmental Protection Agency (EPA), “is one of the most energy efficient heating and cooling systems available:” geothermal.

HOW DOES GEOTHERMAL WORK?

Temperatures inside the earth, at the coremantle boundary, may reach over 7,200 degrees Fahrenheit flowing continuously towards the surface . This flow is estimated to be equivalent to 42 million megawatts of pure energy. However, the heat usually remains trapped beneath the earth’s crust, heating nearby rock and water some-times to levels as hot as 700 degrees Fahrenheit. When the earth heats the water, hot water or steam can be trapped in permeable and porous rocks under a layer of waterproof rock and thus a geothermal reservoir can form. Hundreds of thousands of geothermal heating and cooling systems have been installed since the inception of a commercial pump system in America in the late 1940s. These revolutionary systems powered the first residential open loop systems in Ohio and were used commercially in Oregon to heat the Commonwealth Building in Portland. In the 1950s, a company in New Zealand produced an entire geothermal energy plant that produced clean energy, eliminating the need for fossil fuels.

‘CHALLENGE FOR CANCER

randywine Valley Heating and Air Conditioning’s ‘Challenge for Cancer Bike Tour’ is set for June 26, 2016. BVHAC is the presenting sponsor for Chester County Hospital’s Cancer Center fundraising ride, the 19th annual event where thousands of riders pedal through the rolling hills of historic Chester County, both for the joy of the ride but mostly to support the worthiest of causes; cancer treatment and research facilities at the Cancer Center of Chester County and the Neighborhood Hospice. Both organizations are affiliated with the Chester County Hospital. For many of the participants and supporters, the event is at once personal and close to their hearts as many people have a connection to the

hospital and cancer facilities. Many have family, friends and neighbors that have been affected by cancer, including event sponsor and cancer survivor, Bill Ronayne, president of Brandywine Valley Heating and Air Conditioning.

Cancer is a perfect fit. And the bike tour directly supports local cancer research, prevention and treatment. “All monies that are raised by the BVHAC Challenge for Cancer remains in Chester County and part of our community,” Bill says. The Chester County Hospital is now owned by Penn Medicine, but the ‘Challenge for Cancer’ ride proceeds support the Cancer Center of Chester County and the Neighborhood Hospice specifically.

Bill was diagnosed with prostate cancer when he was 45 following regular prostate-specific antigen screening and underwent surgery at Chester County Hospital. Bill says the screening and the expertise of his physicians “saved my life."

The ride is also a ‘Wellness Challenge,’ a way to encourage health and wellness opportunities to employers, employees, families and individuals. All donations are tax deductible and “health advantages are for life.”

ou might not realize this, but your home is essentially a Petri dish for dust, dander, mold, and micro-organisms. Dust mites, mold, and fungi all use your living space to multiply and spread, and pollen and dander builds up by the minute. There are some breeds of dog, like poodles and labradoodles, that don’t produce the allergens that most people find irritating in dander – and there are some cats now too with the same lack of allergens in their dander. There are several options for people who love animals and who are sensitive to dander too. ” Pet ownership doesn’t mean you are stuck with bad air, but Bill does say that people with birds should be especially observant of their air quality. “Birds are the worst offenders when it comes to dander, dust, and particles in the air. They shed skin, feathers, and more–if you have a bird, take special note of your health and be sure to monitor your indoor air quality regularly if you notice any differences.” Pet owners who are proactive and want to prevent as much dander, allergens, hair, and dust as possible in their homes can make several changes to their routine to improve their indoor air quality. Some of these changes even have the added bonus of improving the quality of life for your pet, giving you a chance to bond with them while you do. “Brush your animals regularly, and

you will see a dramatic improvement in your air quality,” Bill says. “People don’t always notice the hair and dander their pets shed because it quickly turns into dust and moves around your house–if you stop it at its source, you’ll be glad you did.” Making sure your house is sealed is also very important. Do you keep your windows open at night? Are you especially fond of keeping your screen door open? Also, do you know how well your windows are insulated and your door jams sealed? Keeping a tight seal on all the access points in your house is very important for your air quality because it reduces the potential threats from outside of your home, and allows you to sort through the possible offenders. Different people often have widely varied reactions to dander, pollen, and dust, so using the process of elimination can be a very useful tool to discover the cause of one’s particular ailment due to air quality hazards. In addition to pets affecting air quality, one must also be aware of the many microorganisms that occupy our homes. Many of these tiny organisms live out their lifespan unbeknownst to their human neighbors, and we don’t even see them until they turn to dust. There are also less-innocuous microorganisms, such as some species of mold and fungi, whose mere presence in your home can be hazardous or even deadly.

“If there is moisture, there is going to be some type of microorganism using it to survive. With molds, you have to be very careful, because they can really harm people.” Bill says. “Cleaning the system, stopping any leaks, and installing UV lights that destroy the DNA of the organisms are some of the ways to stop mold and fungi.” Ultraviolet light is a tried-and-true method for destroying microorganisms, and is considered one of the safest and most effective prevention and treatment options for private homes and businesses–large government and corporate facilities utilize ultraviolet light systems to ensure the safety of their employees. Bill says to prevent problems it’s important to regularly check on your systems to see if they are performing as they should. “Don’t assume everything is okay with your system because you have cold air. Indoor air quality isn’t determined by air temperature. The ducts have to be regularly inspected to ensure that they are sealed and that they are maintaining the flow of air from one room to another. The condensate drains have to be regularly checked and cleared of any obstructions. Everything adds up–the ducts, the air handler, the type of pets you have, how often you maintain your system, what type of equipment you use, and what steps you are taking to prevent problems.”

ontrary to what some say, “I’ve had my water heater forever. It still runs like a champ,” they do not live forever. Their lifespan depends on the quality of the appliance and the water running through it. A little homework now can save you lots of headaches later, when the inevitable happens. They’ve all got to go sometime.

Conventional Water Heater Maintenance As with any piece of equipment or appliance that works day in and day out, a maintenance plan can help avoid problems. Prolong the life of your conventional water heater and keep it running efficiently with these tips: ○ Getting rid of collected sediment can help keep the unit running efficiently and prevent corrosion. Drain the water heater twice a year to keep it healthy. ○ Test the pressure relief valve by lifting the valve handle and letting it snap back. This should release a burst of water into the overflow drainpipe. If no burst of water appears, have a new valve installed.

○ Maintain the temperature setting on the thermostat at 120 degrees, reducing damage to the tank caused by overheating. If a conventional water heater is not producing as much hot water as you expect, it’s time to have it checked. Oftentimes, small leaks can go undetected for a long period of time, so a visual check once a month is prudent. The worst situation is when there is a flood of water that pours out of the water heater. This can cause a lot of of damage, especially if you are not at home when it happens.

Replace or Repair?

If your water heater is more than 10 years old, leaks around the base of the tank, works erratically or not very well, it probably needs to be replaced. In any case, make sure that an electrical problem, such as a blown fuse or tripped breaker, is not the reason for the unit failing. If you choose to replace your water heater, have a professional contractor do the job. Either way, a professional contractor can provide a variety of options that will help you make your decision, based on your needs. They will know how to get the job done quickly while meeting required building safety codes.

WHY USE BRADFORD WHITE? Most water heaters are gas or electric, but choices are no longer so limited. Compare the options to determine the water heater best suited for you:

A building permit is often required when replacing a water heater. This is for the safety of the occupants and the future homeowners. If you are buying a home and they have indicated that the water heater has been replaced, you should verify that it was done under a permit or it may not have been installed correctly.

▪ Electric – Uses 1 or 2 heating elements to heat water Electric water heaters can be used “almost” anywhere. ▪ Natural Gas or Propane – Uses a burner to heat water; needs circulating air; combustibles cannot be stored nearby and must be vented. Gas water heaters are usually installed in a home that has existing gas for another appliance, like a furnace, stove or fireplace. ▪ Solar – Uses heat from the sun to heat water; most require back-up systems for cloudy days; tax incentives may be available. ▪ Heat Pump – Uses energy from outside or inside air; larger than standard water heaters.

Conventional water heaters are heavy and very bulky, so consider this when planning a replacement.

It is practical to consider an upgrade when purchasing a new water heater. For example: if space allows, you may choose to increase the unit’s holding capacity to accommodate a growing family, or consider an ondemand tankless water heater to save on space and energy. Replacement time is the perfect time to lower your energy bill by choosing a water heater that is more energy efficient.

How do you dispose of an old water heater? Local codes govern the disposal of such appliances. Know what those are before you proceed, or you might have a new piece of yard art for a while.

When looking at water heaters, consider these points:

Conventional vs. Tankless Water Heaters

Conventional home water heaters are commonly about 40 or 50 gallons, but conventional units can range in size from 2.5 gallons to 70 or more gallons for a home, depending on dimensions of the area where it will be placed. Keep in mind that these units heat the entire tank of water to a consistent temperature, so they run continually. Tankless or on-demand water heaters do not store hot water, so energy to heat the water is not used until there is a demand for hot water. Instead, the water passes through the unit, over a series of coils that quickly heat the water to be delivered. A tankless unit is usually more energy-efficient than a traditional storage tank water heater. And whole-house tankless systems are powerful enough to provide hot water for your entire home. And in his letter to the community, he says he hopes people will consider volunteering: “… you may leave at the end of the day a bit sore, more knowledgeable about house construction and a bit tired, but it’s a wonderful way to get involved.”

Since then, with the sweat equity of applicant families and countless hours of work from dedicated volunteers from all walks of life and all faiths, HfHCC has built or renovated nearly 140 homes for low-income working families –without respect to race, gender, culture, religion or familial status–in need of modest and sufficient affordable housing. These are low-income families that might otherwise be unable to afford a

even a small donation will have a big impact: $50 will pay for all the nails needed to frame a house; $100 will pay for one bedroom window; a roof truss runs $150 and $250 will pay for attic insulation. Bigger donations will have a much larger impact: $1,000 will pay for foundation footings; and a $2,500 donation will cover the plumbing and heating system. There are many ways to help. From “swinging a hammer” to making a cash donation that supports home building and renovation or the Habitat for Humanity of Chester County Tithe program which supports Habitat for Humanity work in Central America and Africa to donations of gently used furniture, appliances and building materials to the Habitat for Humanity ReStore to its Cars for Homes program where a donation of a car, truck, boat or RV whatever the condition, will help HfHCC finish the Habitat homes on Community Lane in Coatesville. ounded in 1988, Good Works is a Christian nonprofit organization that is “dedicated to repairing homes and restoring hope for low-income homeowners in Chester County.” Its mission is “fueled by our Christian faith and encouraged by the verse in scripture that says: ‘For we are God's workmanship, created in Christ Jesus to do good works, which God prepared in advance for us to do.’ (Ephesians 2:10).

guidelines, families or individuals must reside in Chester County, own and have lived in their homes for two years before applying for assistance and they are only approved for assistance following a careful and thorough application screening process which includes an initial intake, home visit and income verification.

Good Works helps families living in “substandard housing by working with them to make their homes warmer, safer and drier.” Good Works provides roof repair, plumbing installation and repair, electrical rewiring and code compliance, heating installation and upgrades, insulation and drywall work, window and floor repair, according to its website.

Good Works could simply not do the good work it does without volunteers and sponsors. Over the years, both individuals and civic/ business groups have answered the call. But the need is great and so the volunteer and sponsorship opportunities are as well. For businesses, consider, for example, sponsoring a home which Good works describes as an “opportunity for your employees to experience the satisfaction of seeing hope restored as they come alongside a local family in need and make their home warmer, safer, and drier.”

Good Works helps low-income families and individuals–primarily elderly, single-parent families and individuals with disabilities –who are below 200 percent of the federal poverty level. For example, a family of five whose annual income is less than $56,880 may qualify, or a family of three, whose annual income is less than $40,320 may also qualify. In addition to meeting FPL

uctless mini-split or duct-free system HVAC units can be a useful alternative to cool and heat homes and businesses. Through a variety of sizes and capabilities of controlling the air temperature in individual zones or rooms in the building, they offer both economic and environmental advantages. HVAC companies like Brandywine Valley Heating & Air Conditioning are installing them in multifamily housing, renovations of older single-family homes, as well as businesses’ server rooms, waiting rooms and office spaces. They also have a money and energy savings advantage when some areas of an office space are used infrequently or not at all (such as a build-out waiting for occupancy), by only conditioning the space that is occupied.

Duct-free systems, as the name implies, have no duct work and consist of an outdoor condenser and an indoor airhandling unit. These are linked together with tubing that houses the power cable, refrigerant tubing, and a drain tube for condensation. Window-mounted and through-the-wall room airconditioners, unfortunately, can provide an easy entrance for intruders. “For many of our customers, the unique advantages of this type of system are important. Our installers are highly trained, they attend hands-on training as well as up-to-date factory training and testing,” Ronayne continued. “I would caution against using a company whose technicians are not proficient in this type of installation, as each unit must be correctly sized and placed. An error here could result in wasted energy, improper temperature or humidity control, and greater long-term operational expenses.”

■ Efficiency ■ Safety ■ Eco-friendly ■ Reliability ■ Lower maintenance than a comparable gas furnace/ air conditioning system ■ More savings with available rebates Efficiency A heat pump heating and air conditioning system (HVAC) is very efficient. It works differently than a gas or electric furnace since, as the name implies, it works by moving heat instead of creating heat. Consider that heating and cooling typically account for at least half of energy bills. Depending on your current system, at optimal operations, a heat pump could save you up to 30% of your energy costs. 30 COMFORT ZONE

A reliable indicator of efficiency is COP or Coefficient of Performance, which in easier to understand terms means “how much do I get for my money?” To illustrate this, a common resistance electric heater has a COP of 1 while a heat pump that is installed and running correctly has a COP of between 3 and 4. In other words, for every dollar of energy you get put into the heating system, you get 3-4 times as much heating power out of it with an efficient heat pump system. Since heat pumps work by moving heat into your home in the winter and out of your home in the summer, they don’t work as efficiently in extremely cold climates. There is simply not enough heat in the outside air to efficiently heat the inside of a home.

Boiler Basics What’s the difference between a boiler and a furnace? By Ellyn Santiago

T

hey both heat your home but in decidedly different ways. A furnace heats the air via a motor that circulates heated air around your home though ducts. A boiler heats water and provides either hot water or steam for heating which is delivered via a pipe network to radiators, baseboard radiators or radiant floor systems, or can heat air via a coil. At the end of the 19th century basement coal-fired boilers delivered hot water to iron radiators throughout the house. Those boilers aren’t fired with coal anymore, but the premise remains the same. Boilers today are either gas-fired or oil-fired. According to the U.S. Department of Energy, old boilers are low efficiency, often as low as 50 percent. Modern boilers can be as high as 98.5 percent. “Upgrading your furnace or boiler from 56% to 90% efficiency in an average cold-climate house will save 1.5 tons of carbon dioxide emissions each year if you heat with gas, or 2.5 tons if you heat with oil.” Gas seems the more environmentallyfriendly choice. The question for many is, when do I replace my old boiler? Energy says if the boiler is “old, worn out, inefficient, or significantly oversized, the simplest solution is to replace it with a modern high-efficiency model,” adding that old boilers that were converted from coal to oil or gas are “prime candidates for replacement.” Boiler efficiency is measured by the Annual Fuel Utilization Efficiency (AFUE) how efficient the boiler is at converting he energy in its fuel to heat divided by the actual fuel consumption. Old boilers operate at low efficiency, around 50% to 70 percent, mid-efficiency is considered 80 to 83 percent and high efficiency ratings go up to 98.5 percent. The $5000 Rule

Though not a hard and fast rule, the accepted wisdom among HVAC professionals is that, give or take a few dollars, this formula might be the best to determine if you’re going to keep repairing, or replacing your air-conditioning unit. Take the age of the unit and multiply it by the cost of the repair. If the number exceeds $5000, then it’s likely time to replace the unit. He loves playing ice hockey, is a volunteer firefighter, is on various nonprofit boards, and gives to the community.

Billy Ronayne

Service Administrator Billy, Bill Ronayne’s son has been a part of the family company for 13 years. He has NATE Certification, Industry & installation training, and attended the Service Dispatching University. He also has a photography business TPL Photography, volunteer firefighter at 1st West Chester Fire Co., loves being outdoors.

Joe DiPierro

Commercial Sales Joe has been a part of Brandywine for 21 years and enjoys his role in Commercial Sales. He is also NATE Certified and has training in commercial design & application. Sports play a big role in Joe’s spare time and he often plays & coaches ice hockey.

Amy McEldowney

Controller Amy is new to the Brandywine family and is CPA & CCIFP certified. She specializes in accounting for construction companies and has extensive experience with construction accounting. Outside the company she loves spending time with her family. She just stepped in as the new controller and is glad to be with Brandywine!

VP Residential Sales Rick Redmond has enjoyed 22 years serving alongside Brandywine and is IGSHPA Certified. He also has various industry training & certificates as well as sales training since 1979. In his time outside work he enjoys sports, golf, coaching baseball & basketball, loves the beach.

Installation Manager Erik has been a part of the team for 11 years. He has ACCA Training & Certifications and various training & certifications since he started in the industry in 1974. Erik is a skilled woodworker, loves playing & watching squash, racquetball, and "real football" aka soccer. He also earned BS degree from Philadelphia University.

Don Schlack

Shop Manager Don has enjoyed 10 years at Brandywine and is inspired by Bill Ronayne. He is universally certified in refrigerant and has a forklift certification. He is proud to be a contributing part of the team and for someone who cares about his employees. His hobbies are building classic cars and boxing.

Service Technician Ron has been with the company for 16 years and has the following certifications; NATE Certified, NORA gold level certified, Carbon Monoxide certified. Ron also has training and certifications with Water Furnace, Trane, Weil McLain, among others. In his spare time he likes traveling across the country and planting trees.

Understanding

Most manufacturers allow you to transfer warranties to the new owner upon the sale of your property for a small fee, and within 30 days of closing.

hen you purchased your new air conditioning system it came with a manufacturer’s warranty, and you should have received a copy. That paperwork contains the manufacturer’s terms and conditions for your warranty. If you cannot find your paperwork, please do not hesitate to call our customer service department, and we will be happy to assist you.

Manufacturers now require the use of OEM (Original Equipment Manufacturer) parts. There are thousands of possible OEM parts for any of the multiple manufacturers, which makes using and obtaining parts a difficult situation. The effect is that we will no longer be able to use generic truck stock parts. We make it our priority to bring you comfort as quickly as possible.

Manufacturers only cover work performed during normal business hours. Brandywine Valley Heating & Air Conditioning never charges for overtime or holiday hours.

Manufacturers now require yearly maintenance by an authorized dealer/servicer in order to keep a warranty in good standing. If you are not currently having maintenance done on your equipment at least once a year, contact an authorized servicer in your area as soon as possible.
