KB Mechanical, Inc. is proud to be part of the American Dream, and provide a living for hard working people that we call family. The name of our new magazine, Degrees, was selected to further demonstrate the KB Mechanical business philosophy. Degrees are defined as “a unit of measure, as in temperature; the ability to see various points of view; a step or stage in a process, as in growth, education and skills; and a unit of relative intensity, as in a commitment.” Degrees is our vehicle to help you get to know us as business men and women. Our editorials will be educational, explain our business practices, and provide examples of how we interact through outreach and giving back. In this issue of Degrees, we have editorials about two worthy organizations, Suncoast Hospice and Florida Resurrection House. We respect and admire these two organizations for the incredible services they provide. We hope the stories about our civic involvement will inspire you to reach out and help a worthwhile organization or program. Bill Stearns (1952 - 2015)
Editor’s note: Shortly before ‘Degrees’ was set to go to press, we learned of the passing of Bill Stearns. Our collective hearts ache for Bill’s family, Karen and the entire staff at KB Mechanical. “It’s the hardest thing I've ever been through and it just hurts,” Karen said just days after losing her partner, in life and business. “Bill was a big strong man with great patience and he loved me and I knew every day he loved me, there was never a doubt. He was my Willy B, who was always there, my rock, my friend, the man I loved.” Losing Bill hurts personally and professionally, but the staff, with Karen at the helm, remains committed to the business and their customers. “Professionally, Bill was harder, more demanding of our staff than me. He expected everyone to do their best every time. He wouldn't ask anyone to do anything he wouldn't do and he was a very hard working owner. He worked side by side with the field personnel if they needed help, he never thought himself above them; a great leader,” she explained. Karen met with staff just days after Bill’s passing. “They understand the challenges we may face and I may make mistakes. After the meeting I said, ‘Those boys make me proud,’ and I know Bill is proud of them also,” she said. “Bill touched so many people including the customers that most of our customers are our friends not just customers."

uilding controls can be as simple as programmable thermostats that can be set and adjusted as needed. For more sophisticated requirements, Building Automation Systems (BAS) can be installed by qualified technicians to allow management, monitoring and control for all aspects of the building’s lighting, mechanical and fire safety equipment. Programmable thermostats and BAS controls are user-friendly and allow adjustments and settings to be managed remotely via computer or smart phone.
ENERGY SAVINGS
Reduced energy consumption is one of the greatest benefits of building equipment controls. Programmable thermostats allow for scheduled temperature changes throughout a 24/7 period, such as when a building will be vacant. Programming a schedule for the air conditioning equals lower utility costs.
INCREASED COMFORT AND PRODUCTIVITY
Controls can also help regulate and monitor ventilation, which leads to greater comfort and increased productivity. Integration of CO2 sensors, interlocked with your controls, monitors CO2 levels, ensuring proper ventilation and increased indoor air quality. Better indoor air quality can reduce allergies, bacteria and ultimately illness, thus reducing sick days and increasing productivity. Honeywell’s Adaptive Intelligent Recovery (AIR), used in their programmable thermostat will, over time, begin to learn how long it takes for your system to reach the desired temperature considered comfortable for the occupants. For example, if the system is programmed to 76 degrees at 8 a.m., the control will know to start the cooling earlier, so when it is 8 a.m. the temperature is already at the desired setting. This feature not only increases occupant comfort, it also reduces energy usage.
AVOID BUSINESS INTERRUPTIONS
With built-in monitoring and alarms, building controls can be set to automatically distribute alerts to management, and even the mechanical contractor, if the system isn’t performing to the designated settings. It is possible for a mechanical contractor to be dispatched to start managing a problem immediately, if a performance agreement calls for this type of service.

Using building controls to regulate and monitor a mechanical system can help with diagnostics and decrease the amount of service needed on equipment. Managing a mechanical system by reducing constant heavy run time can result in less wear and tear, and increase the life of the equipment.

K
aren Mitchell and Bill Stearns met on the job in 1992, and quickly discovered they possessed the same work ethic. They each held themselves to the highest standards of business practices and appreciated working with others who possessed requisite skills in their industry. “I began working in the heating and air conditioning industry in 1986, and for almost 20 years I immersed myself in all the elements, before deciding to get my license in 2005,” says Karen. “When Bill worked along side me as a service tech, I knew he was not only skilled, but a person of integrity, a man of his word.” Bill agrees with Karen that a passion for the work makes a difference. "You have to be committed to be the best, to continue to educate yourself and your customers. Heating and air conditioning changes with the new technology and gives industry professionals continual opportunities to learn and grow, both personally and professionally." Realizing they would make good business partners, in 2006 they decided it was time to start a business. It wasn’t about being wealthy, they simply wanted to earn an honest living. They wanted to give others the opportunities that they have been given, do something they both enjoyed, and be able to give back to their community. Perhaps the idea of owning their own business was inevitable, as both of their parents were also entrepreneurs. “They taught us the importance of having a strong work ethic. We believe that is the foundation, to enable any entrepreneur, to successfully reach their American Dream,” says Karen. “Regardless of how we got here, we know this is where we want to be and what we want to do,” says Bill. By 2012, Karen and Bill started thinking about growing the business so it would live on in perpetuity, long after they were gone. They wanted to provide a source of income for generations to come. So in an effort to scale the business, they made a decision to join forces with a larger company, become managers under the new ownership and help build that dream company. Their heating and air conditioning company was one of several businesses owned by the same group. Although their side

THEY TOLD EVERY CUSTOMER THAT THEY WERE OPENING KB MECHANICAL AND THE NEW BUSINESS WOULD HONOR PRE-PAID MAINTENANCE AGREEMENTS, CONTRACTS AND WARRANTIES. BILL STATES, “IT WAS JUST THE RIGHT THING TO DO.”
of the business was thriving, economic changes affected the group’s ability to survive. Unfortunately, and without notice, on September 19, 2014 the group closed all the businesses. That September day was a rough one, but as the old saying goes, “when the going gets tough…” Karen and Bill decided to bring everyone in to meet with them, face-to-face. “This was devastating news for us to deliver, but was even more devastating to the many hard working individuals who were losing their jobs,” says Karen. “We drove each individual home. We wanted to take care of them. We felt a huge responsibility to them because most of them worked for us before merging with the new company. They were our colleagues, but also our friends. We knew their families, their children, they are people we have known and trusted for years, and they trusted us.”
THE AMERICAN DREAM IS ALIVE AND WELL
It didn’t take much time for Bill and Karen to realize what they had to do. “Bill and I had been partners in life for 10 years, so it wasn’t a hard choice to make,” states Karen. Bill adds, “We had our life savings, so we revisited our original business plan, and made a decision to open KB Mechanical, Incorporated, as soon as we possibly could. We were
going all in! We asked many of the people we worked with, as many as we could bring along, to join us in the new journey.” According to Karen, “We had to move very quickly with no time to waste. From late September to early October of 2014 we registered as a Florida corporation, transferred my license to the new business, and managed the many details necessary to start a new business. Thankfully, KB Mechanical was able to procure the same phone number (727-209-0395), which helped facilitate smooth communications. Some days I look back and can’t figure out how it all came together so quickly.” At the same time, they reached out to all their former HVAC customers. “It was our reputation, and we knew we had to personally contact each one to tell them about the closing of the business,” says Karen. They told every customer that they were opening KB Mechanical and the new business would honor pre-paid maintenance agreements, contracts and warranties. Bill states, “It was just the right thing to do.” By October 1, 2014, KB Mechanical, Inc. was fully operational. “We have not looked back, mostly because we hit the ground running,” says Karen.

KB Mechanical has 13 people in the field and three in the office, but there are plans to grow. Bill is the service manager and says, “Something unique we’ve decided to do is to hire three techs that we can train the way we want them trained. Our new techs were hired, based on their potential, who they are as a person, their morals and character, and their desire to take this journey with us. We just bought our fifth truck, and each vehicle proudly displays the KB Mechanical name. Everyone is in uniform and undergoes a thorough background check before being hired.”
CUSTOMER LOYALTY
“Many years of experience have taught Karen and me that ethics and honesty are the cornerstones of any successful business. When you do the right thing, customers and employees appreciate it,” states Bill. Bill continues, “When we contacted our former customers and offered to honor their agreements, we knew we would have a few that would take us up on our offer. What surprised us is how customer appreciation can evolve.” KB Mechanical, Inc. was awarded the contracts that were unfinished by the former, now defunct, HVAC company, including a large job for Sundial St. Pete, and over a dozen other commercial jobs. “Professional Installation, Quality Service,” is their slogan, but their follow-through, reputation and commitment has earned them maintenance agreements with Sundial and several of its tenants. “Thankfully, many general contractors we worked with allowed us to finish the balance of work on the contracts under KB Mechanical,” says Karen. Bill adds, “We’re proud to say that 90 percent of our work comes from word of mouth, either from customers or other tradesmen.” That speaks volumes about any business.

ach year, volunteers, sponsors, and participating walking teams join forces to raise funds by signing up to support the annual Suncoast Hospice Foundation Beach Stroll event. The successful 15-year-old event raised over $82,000 in May or 2015 alone. Karen Mitchell and Bill Stearns, principals of KB Mechanical, have been participating in fundraising for the Beach Stroll since 2010. Every year their team gathers family, vendors, and friends to sponsor their efforts. Together, the teams have raised more than $10,000. On May 5, 2015, KB Mechanical participated in the Beach Stroll event located in St. Pete Beach. Their team of 15 walkers raised $2,120, and KB Mechanical matched the team’s donations for a total of $4,240. This total puts the KB team in first place for team funds raised in 2015, an honor they also held in 2012. Karen also took the 1st Place Individual donor award for the St. Pete Beach location this year. When asked why they chose Suncoast Hospice as one of the community programs to support, Karen says, “I had two uncles who supported the Hospice mission and taught me about the program. When they passed, I continued the tradition for them.” Suncoast Hospice has been serving Pinellas County for more than 38 years, and was started by volunteers who were concerned about the end-of-life care that was available for their loved ones.

Hospice care is specialized care offered for anyone, at any age. The goal of Hospice care is to help the patient be comfortable so they can live out the end of their lives, in the way they choose and where they choose, whether it is in their home or in a care center. The three Pinellas County care centers are available for patients who need an extra layer of support for pain and symptom management. Suncoast Hospice and the Suncoast Hospice Foundation are now part of Empath Health, a nonprofit, integrated network of care-based providers. A family of programs is available to meet the needs of those challenged by chronic or advanced illness. In addition to Hospice care, they offer palliative home health and physician services, independent living assistance and daycare for seniors, HIV/AIDS services and advance care planning. It is the most comprehensive program of its type in the Tampa Bay area. Foundation volunteers and donations are critical to the success of the programs. Volunteers provide a vast number of services such as office work, operating the Hospice resale shops, transportation, visiting patients, offering relief for caregivers, shopping, household chores, sometimes sharing music, arts and crafts, and much more. The volunteer coordinator works closely with volunteers and the families to ensure a good fit. Teen volunteers are always needed, as they are a favorite for the pediatric patients. The reality is that almost 40 years later, volunteers are critical to providing ongoing services, and donations help make it work. Last year, more than $4 million in uncompensated care was made possible by donations and fundraising efforts like the Beach Stroll. TEMPERATURE CONTROL The Solution May Be Mini-Split Systems PROBLEMS IN SPECIFIC AREAS? by Karen Mitchell

ini-split cooling and/or heating systems are a creative and inexpensive option for commercial and industrial applications when specific indoor spaces require additional temperature modifications. DA ductless mini-split system can help resolve hot and cold spaces within any building and enhance an existing system by delivering supplemental temperature control. Regulating air temperature control through a traditional ducted HVAC system for an entire building does not always work well for every area of the building. Some rooms have special heating, cooling or dehumidification requirements, such as rooms for

IT equipment, medical procedures, printing, painting or drying wood. Maintaining building-wide temperature control through one system, even if zoned, can sometimes be a challenge. Running the whole building system to cool or heat a specific room can definitely be costly. Mini-splits offer on-demand cooling and heating for a particular space, using far less energy than operating the building-wide system. Many mini-split systems have very high efficiency ratings, up to 20 SEER, which can add up to large savings on utility bills. The units are designed as an option to cool and/or heat specific spaces, and offer a variety of configurations that will fit just about any application.
These systems can also be the answer for areas where modifying or installing new duct work is not feasible, besides offering flexibility for spaces that require more specific temperature control. Rooms such as shipping/ receiving offices, warehouse or production manager’s offices can all benefit when not located close to the existing air conditioning. Depending on the system selected, mini-splits can provide additional cooling in the summer and heat in the winter, and are ideal for year-round use in the Florida climate. They are on-demand electric units, individually controlled, and operate through the use of a remote control or wall mounted thermostat. The inside units are very quiet, can be installed in many different configurations, and unlike a window air conditioner, they are much quieter to operate. Mini-split systems are often used for IT or computer rooms because those rooms typically require cooler temperatures, even during cold weather. They can help keep all occupants, located in various spaces, working in comfortable temperatures necessary for optimal productivity. These systems come in a variety of configurations and capacities. Mini-splits come in single or multi-unit systems, and they are scalable. A multi-zone system can have up to eight units attached, offering separate comfort options for each delivery location. The number of units depends on the number of zones required. The condensers are installed outdoors and have a smaller footprint than traditional HVAC equipment, plus installation options are more varied than traditional HVAC systems. The inside units typically do not have duct work, as with conventional air conditioning systems, which makes the location and installation of the indoor units more flexible than traditional ducted systems. Much like central air conditioning systems, the indoor and outdoor equipment is connected using copper tubing, also known as refrigeration piping, which delivers refrigerant between the two pieces. They also have a power and communication cable that is necessary for the indoor and outdoor units to communicate, and a drain line for condensation. Mini-split units come in wall mount, ceiling mount, floor mount, ceiling cassettes (in conjunction with drop ceiling), and concealed mounted units. Concealed units are installed above the ceiling with a very small high pressure duct from the unit to the air vents, more like a traditional duct system. The indoor mini-split units can be mixed and matched depending on the location and based on the needs for the interior space. There are several advantages to installing mini-splits in addition to an existing HVAC system. They are small in size, affordable, highly energy efficient, do not require new duct work, provide filtered
air, move air effectively and offer variable speed, which assists with dehumidification. KB Mechanical is proficient at assessing needs and tailoring solutions to fit any of their customers’ needs. UV Light Accessory Helps Maintain Air Quality
There is always a potential for mold growth with any air conditioning system, but a UV light system can be attached to a mini-split unit to help keep mold away from fans, coils and other surfaces on the indoor unit. The high-intensity UV lights disinfect, helping control bacteria, mold and microorganisms that may attach to the surfaces the light shines on, and are helpful in preventing the foul odors that can occur with bad air. The lights also reduce germs, viruses and allergen causing growths. More effective in humid climates, they also assist in preventing algae growth that can clog drain lines. Liberty also hosts special events, such as chocolate day, bowl-a-thon fundraising opportunities, corporate events, team building, breakfast meeting clubs, Rotary Club meetings, and they have a full kitchen. “They can cater an affair, a full-blown meal, right from their kitchen and they have phenomenal food,” says Karen. Recently, they hosted the Florida State men’s bowling tournament. The tournament was hosted over a 9-week period and had more than 180 seated bowlers.
THE DIAGNOSIS
According to Alex, “When we asked Karen and Bill to come onsite, the first thing they did was walk the bowling alley. They inspected and documented everything, then prepared an evaluation. They compiled a list of every piece of equipment, including our refrigeration equipment. They told us how the building worked as a whole and where our problems existed. Not one other company had ever done that for us before. We’ve had repairs and maintenance done, but working with Karen and Bill was totally different.”
THE CASE – CONSISTENT COMFORT
“Liberty Lanes had airflow issues, so our techs went through each piece of equipment, wrote up what we found, and presented Alex with an evaluation that included model numbers, serial numbers, age and condition of the equipment. We made recommendations for all repairs and replacements we knew needed to be done now and in the future,” says Karen. The list was comprehensive and lengthy, but not insurmountable.
Alex met Karen and Bill of KB Mechanical when Karen was a speaker at a Networking event. Karen’s presentation happened to be on the Whole Building Approach. “When a building remains comfortable, it’s because the whole building is working well together. The entire building needs to be considered to optimize a consistent air temperature. Heating and air conditioning (HVAC) system can be affected by other elements of a building, like window treatments, negative airflow or something as obvious as problems with the ductwork." said Karen.
There were many small and large maintenance items to address, including items such as ductwork that was separated and blowing air into the attic, equipment that wasn’t working to its optimal capacity, and problems with negative pressure within the building envelope.
Bowling is a fun sport, and anyone that has ever bowled, or been to a bowling alley, knows the temperature inside the building is kept so the bowlers can remain comfortable. “Bowlers do their best when inside temperatures are cool. Our customers like to concentrate on their sport. Heat, humidity and sweating doesn’t mix well with bowling, so it’s important that our customers are comfortable,” says Alex.

KB Mechanical understands that replacing units can be costly, and they knew there were problems, including units that were at the end of their life. They presented Liberty Lanes with line item costs and prioritization analysis, which gave Alex the opportunity to pick and choose what he felt he could manage within budget.
BONUS DIAGNOSIS
During the inspection, one longtime problem was also brought to Alex’s attention, but in a different way than anyone else had addressed it previously. The building entrances for the bowling alley were always a problem. Alex had even contacted contractors, architects about adding double entry doors. He had many hours invested in trying to solve the heat and humidity issue. When KB’s team performed the Whole Building analysis, they explained that the building entrance doors weren’t the problem, the problem is negative airflow. The building entrances were allowing too much heat and humidity into the building, and the building was not pressurized correctly. To diagnose and correct the problem, KB needed to perform a test and balance on the building’s air conditioning systems and all fans. It turned out that the kitchen fans were part of the problem, needed to be modified, as well as adding and repairing outside air ducting that had been removed or disconnected previously. Once the culprits were identified and the corrections made, the building was balanced, there was positive air pressure and problem solved. HAPPY CUSTOMER WITH A WHOLE BUILDING THAT WORKS KB Mechanical designed a custom maintenance agreement for Liberty Lanes. Alex and his staff take care of simpler maintenance tasks, but the technical HVAC maintenance is completed on a regular schedule. The maintenance plan spells out all the services that will be provided, when services would be per-

formed, and because Liberty opted for an agreement, it raised them to a higher level of service that includes priority service and quicker response times. Alex is pleased with the Honeywell controls that are synched to the various equipment. The controls allow the equipment to be monitored remotely and online. Equipment parameters are established and alerts are sent when equipment is not operating within the parameters.

ir conditioning and heating systems (HVAC) can be very expensive to purchase. Recently, one KB Mechanical customer was looking at up to $25,000 to install new equipment. KB Mechanical proposed an option to lease instead of purchase equipment, which turned out to be the ideal solution for the customer.
BENEFITS INCLUDE KEEPING YOUR CASH Leasing equipment allows the end user to keep their cash in their business for operating expenses, advertising and profit building. Equipment leases require a low initial investment, little to no money down and payment plans can be fixed or variable. Businesses can choose to have step-up or step-down payment options, based on projected cash flow, which is especially attractive for a seasonal business. Lease terms can range from two years to seven years, and at the end of the lease the equipment is typically purchased for a very nominal cost, after all payments are satisfied. Even smaller systems, for as little as $5,000, can qualify for leasing and financing. Incorporating other associated costs Many times the purchase of a replacement system may require electrical, or even engineering and structural expenses. By leasing, all associated expenses can be bundled, including permit fees, so there is one fixed monthly payment. When extended warranties and/or maintenance plans are incorporated into the lease, there can literally be no other mechanical expenses other than the five years lease payment. That sure can help when working with an existing budget or establishing a new budget. Lease options are available for replacement of HVAC equipment, and can also be structured to include maintenance agreements, building controls, lighting, as well as other building and operational expenses. The options to bundle with an equipment lease have become incredible tools for businesses, and have enhanced the

(see Tax advantages at end of this article) PURCHASE HIGHER EFFICIENCY EQUIPMENT When deciding to replace a system, consider investing in high efficiency equipment instead of standard equipment. KB Mechanical can provide an Equipment Replacement Feasibility Estimate (ERFE) that might help with the decision. The report will outline the following and more: Current annual operating costs for existing unit versus annual operating cost for a replacement standard or high efficiency unit Savings estimate for standard versus high efficiency replacement unit Comparable estimates for standard and high efficiency purchase versus lease Also included are parameters used to develop the estimates to be used as reference material for future budgeting (size of unit in tons, EER load rating, electric consumption, unit load hours, maintenance cost and even the install cost) The ERFE prepared by KB Mechanical, outlines potential savings. Often the associated savings from installing high efficiency equipment is offset by the energy savings, and will continue to save on a monthly basis, even after the lease is paid off. KB Mechanical will provide you with an ROI report (return on investment payback data) to help make a decision. LANDLORD/TENANT NEGOTIATION TOOL Landlords can benefit when working with a new tenant or negotiating a lease renewal. If a landlord has an existing tenant whose equipment is near the end of its life, and the lease is up for negotiation, the landlord can offer to use the equipment lease program as a tool. The lease program can be used to replace the existing equipment with a new high efficient equipment and include the warranty and maintenance for five years. The tenant gets new, clean, and reliable equipment which saves them money on their power bill, increases productivity, and puts an end to costly repair bills.
EASY APPLICATION PROCESS The one-page application can be completed in less than 10 minutes and even can be online. Most applicants will get a response within 24 hours with finance documents prepared to move forward. Financial statements are not required unless the purchase is over $75,000. Religious and/or not-for-profit organizations can also take advantage of the leasing. Once the project is complete, the customer will be contacted to confirm the equipment was satisfactorily installed, and payment is issued to the contractor. TAX ADVANTAGES According to IRS.gov, section 179: “You can elect to recover all or part of the cost of certain qualifying property, up to a limit, by deducting it in the year you place the property in service. This is the section 179 deduction. You can elect the section 179 deduction instead of recovering the cost by taking depreciation deductions.” In other words, leasing equipment can be a 'profitable' decision. A business can opt to expense the value of leased equipment, and software. In the current tax year, even though the expense is structured for payment over a lease term. The option gives businesses the added benefit of using new equipment now, less taxable income, and a beefier bottom-line, all of which can have significant impact. It is worth the time to explore the possible advantages of leasing equipment. Always confer with a tax attorney or accountant to verify all advantages in advance. The equipment lease program can be profitable and effective solution for businesses, plus win-win for energy and comfort.
Again, other improvements, such as building controls, lighting and other building projects, may qualify as part of the lease. The landlord can increase the tenants rent to help offset the added cost and locks in a tenant for another five years. The landlord and tenant can enjoy a consistent budget for the term of the lease without surprise expenses. With a maintenance agreement included, the equipment will be well-maintained which extends its life. For the tenant that wants to lease the equipment, the leasing company only needs the approval from the landlord for the work to be completed. The equipment is the collateral for the finance process to begin.

n 1987, Reverend Joseph Diaz of St. Petersburg, Florida, started on a mission to create an alternative to emergency shelters for families with children. Garnering the cooperation of a variety of area churches, the faith-based effort was under way, with the idea of buying an apartment complex to turn into transitional housing for homeless, or soon to be homeless, families with children. The nonprofit Florida Resurrection House (FRH) was established in 1988, but it took time, trial and error and community cooperation to grow it into the successful program it is today.
BREAKING THE RED TAPE
Cynthia Sinclair, president and CEO of Resurrection House says, “Part of my background was in public housing, where I saw flaws in the systems rules and regulations. When I started here in 1997, a decision was made to eliminate the acceptance of government funding. In publicly-funded programs that provide housing, the charity first is a landlord. We wanted to be able to tell applicants that, first and foremost, we are a program, not housing. There was no model for the type of program we knew could be a success, so we built it, using only private funds.”

By 2001, with the help of many community partners, donors and volunteers, Florida Resurrection House purchased land and designed and built their newest campus from the ground up; an award-winning complex in uptown St. Petersburg, adjacent to St. Anthony’s Hospital. The campus is debt-free, has 19 two and three bedroom units, and operates with an annual budget of less than $300,000. The four staff members manage everything. Conversely, a similar government-funded program would have up to 15 staff and a significantly larger budget. The absence of government involvement allows the program to be streamlined and flexible. The ability to be flexible makes it a success.
COMMITMENT REQUIRED
Applicants must be residents of the area for at least one year, couples must be legally married, and all applicants must be at least 21 years old with minor children. Anyone with substance abuse history must be abuse free for a year, in a program, and participating in ongoing meetings and counseling. “We are not a roof over someone’s head,” explains Cynthia. “This is real life, a gift for those who become residents, and they are expected to be accountable to themselves and the program. We expect them to meet their goals and challenges head-on. Each applicant must be willing to hit the ground running and willing to participate for at least a year. The program is tough, they have to be willing to build on their strengths and any other demands made upon them.” There is a 90-day probation period for participants. Each week, residents are required to meet with a case manager and submit a progress report. The report lists current accomplishments and goals for the following week. The to-do list includes budget and schedule management. All residents are required to maintain their apartment, perform chores and volunteer time to the
Laura Poole complex. Inspections of apartments are scheduled and spot checked at random. “We are not counselors, we are more like life coaches. Every resident is given a handbook. We document everything and require reporting. Residents are held accountable for, and to, themselves. We’ve designed real world exercises that build on positive skills that will help move them beyond where they are when they arrive. We believe this process takes a minimum of a year, and their way of giving thanks is to do their part,” says Cynthia. Residents are required to attend life skills classes that teach finance, nutrition, job searching, interviewing, computer training, parenting, physical fitness and more. Tutoring is required for the children and reading programs are available. An on-campus chapel service is hosted six to eight times per year and residents must attend. Different area churches are invited in to provide the service, but proselytizing is not permitted. According to Cynthia, “We are faith-based, but we’ve had residents of all faiths. Our belief is that faith provides the strength to face life’s challenges. About 60 percent of our residents come to us with an active faith life, but we add the required chapel services to help support their choices.”

The campus has a lot to offer, including the computer room, laundry, common outside grounds, bicycle storage and chapel. The chapel also serves as a multiple purpose room, meeting room for board meetings, exercise area for residents, event location and when there is a donation it is used to store the donation items until they can distribute them. “For example, a recent donation made by a family included cases of toilet paper and laundry soap. Those items are necessities, but imagine the indignity of knowing you are almost out of toilet paper, or diapers for the little ones, but don’t have the funds to purchase them,” says Cynthia. Each apartment comes fully furnished for a new resident family to move in. Furnishings include living room and bedroom furniture, bathroom items and a fully-stocked kitchen, including a slow cooker to make meal prep easier. Television, but no cable, is provided to residents, but there is no internet access available in the apartments. Because the program is transitional housing, and since all apartments are furnished with donated items, when residents successfully complete the program, they are gifted with their apartment contents to take with them upon graduation.
GRADUATING FROM RESIDENT TO FRH STAFF
Typifying the mission of “Helping Families, Help Themselves,” Laura Poole is a former resident and the new FRH administrator. Laura started in the program in 2010. “I lived here and volunteered to work as an intern, then I became administrative assistant, and now I am the Administrator,” Laura proudly states.
A COMMITMENT TO LAST IN PERPETUITY
After 18 years, Cynthia Sinclair has decided to retire. “I have always put this first in my life and now it is time to spend time with my husband and family,” says Cynthia. Looking around her office, there aren’t a lot of accolades, but she admits that she has been approached about naming the campus, or something, after her. A modest woman, Cynthia says, “I have one plaque that residents in public housing, where I used to work, gave me when we built this campus. It reads ‘Because you care’ and that is reward enough for me. It says it all.” When asked if she will miss it, she says, “Those that came before me did a great job. I think I have done a great job. And, I expect the next director, will do great, each of us with our own strengths and talents.” Cynthia will transition into retirement soon, but she is confident that the program she and others worked hard to build will live on. The board of directors is strong, committed and the tools are in place. Robert Schofield, a former FRH program participant, and current campus maintenance manager, is responsible for getting to know the incoming families, and stock each apartment with items that make the place feel like home from the moment they walk in the door. Says Robert, “It’s important to get to know the families and include furnishings so they can feel at home. If someone likes cooking, I find anything I can to help their cooking passion. I especially enjoy finding things to decorate the children’s bedrooms. If they are into sports, dance, whatever. We will find something to help them transition.” When asked how he finds the little things he thinks are important to make the home, Robert says, “I pray a lot.” Robert has a room where he stores the donated items he uses to decorate the apartments, plus another room where he stores school supplies, including backpacks, board games and toys. The campus is well organized and clean, but can always use financial donations. 26

Through the years, growth spread out and urban centers were often abandoned. To build or rebuild a healthy downtown environment, there must be a commitment from multiple resources, including government, community and civic members, developers, entrepreneurs and investors. The vision usually starts with a community catalyst, or in the case of St. Petersburg, a motivator with a broad vision. NEW URBAN VISION BayWalk, a once bustling retail hub in downtown St. Petersburg, had turned into a desolate shopping complex that fell into disrepair and decay by the mid-2000s. It was the kind of complex that can be a cancer for any urban community. By 2010, it went into foreclosure. Bill Edwards of The Edwards Group came to the rescue, and in 2011, purchased BayWalk
for $5.4 million. He quickly assembled a team of top-notch talent from around St. Pete, devised a plan and immediately went to work to revitalize the area. The result is nothing less than superb. SOURCE LOCAL KEEP JOBS The buildings once known as BayWalk were stripped to bare exterior walls and reconstruction began, using as many local contractors as possible, and only the finest materials and equipment. The goal of The Edwards Group was to keep as many jobs local as possible, so the work and benefits would stay within the community. Contractors were sought out from St. Pete, and then the Tampa Bay area. Karen Mitchell, president of KB Mechanical, recalls the high energy and efficiency as the plan was laid out from start to finish. “I worked with the initial team on demolition and was fortunate to also be part of the rebuild,” says Karen. “The level of details for the project was highly impressive and the team of talent was unequaled. Every detail was spelled out, down to the paint color for the HVAC. The roof deck and all equipment on it were to match so it blended in.” Says Susan Reiter, Project Manager for The Edwards Group, “Projects of this magnitude require that the entire design and construction team come together often to ensure a successful project outcome. Karen Mitchell brought her mechanical expertise and her team to the project which proved to be an excellent choice for many of our tenant spaces. We continue to use KB Mechanical Services at the Sundial.” KB Mechanical, Inc. is the mechanical contractor that maintains the air conditioning in the core areas, the common areas, restrooms and various tenants. Karen and her team worked with the engineers and construction management team to complete the base building components. They also worked with many other contractors to install the duct work and air distribution for many of the tenant build outs.
