et’s say you’re 76 and you know you won’t stay that age forever. Let’s say you’re 83 and you don’t need anyone’s help, thank you very much, but this morning your kids said, “Mom, you’re incredible, but it’s time to talk.” To leave the dream home you worked so hard for, and the garden that’s your greatest delight? To find some assisted living facility where the view is just all right and the grandkids will have to wear masks? Fuhgetaboutit. So what options do you have instead? How can you best stay in your home and “age in place?” Now that you’ve feathered your nest, how can you make it safer and more secure and even more comfortable for your golden years? The best minds in the home décor and design business are on the case—after all, they’re not getting any younger themselves—and what they’re coming up with would blow the minds of the Jetsons. Did Jane Jetson have . . . Did George . . . Well, who can remember, really? But in the real 21st world and not the TV cartoon version, we have it good and it’s getting gooder.

Getting In Let’s start with getting into and moving around your home. Today’s universal design features include “zero threshold” (no steps) entries and extra-wide hallways and doorways for ease of access for people in wheelchairs or on walkers. The Americans with Disabilities Act (ADA) mandates that doorways be built with a minimum width of 32 inches, but in older homes they may be as narrow as 23 inches. Walkers typically range in size between 25 and 29 inches, but wheelchairs can be as wide as 40 inches. If your own doorways are narrow, consider having them widened. Nowadays 48-inch widths are not unusual. Flat, flip doorknobs—door handles with bars that need only to be pushed instead of knobs that require turning— can now replace traditional round ones. Flips are much easier to open for wheelchair occupants, and arthritis sufferers as well. Doors with lever handles (and lights with rocker switches) require less hand strength. Throughout the house as well, light switches with large flat panels and sliding controls rather than the usual small

toggle switches are more easily visible, and require little or no fine motor control. In areas without rugs, slip-resistant and non-reflective floors are essential as well. Slate or distressed wood are two good options for the kitchen.

Your Bathrooms In your bathrooms, in addition to those wide doorways for wheelchair access, you’ll also want doors that slide or swing outwards, so that they don’t take up space inside the bathroom itself. If you can knock out a wall and enlarge your current space, remember that wheelchairs need at least five feet to turn around in. Once you’re in the bathroom, rugs are easy to trip on. Textured flooring that provides for friction for walking– wooden floors, textured tiles, or mosaic tiles with wide grout lines, for example—may be a better idea, in and out of the wheel-in bath and shower areas. These spaces should also be curb-free, so you can roll right in, or not trip when walking. If you’re still mobile without wheels, consider a built-in bench to sit on while saving your strength. Make sure

the storage niches for soap, shampoo, and the like are low enough for you to reach. Other smart bathroom redesigns are lowered sinks and higher toilet seats, with the latter at least 16 inches tall so it’s easy to get up from, especially with the aid of a grab bar. At the sink, automatic sensor faucets require no turning, and thus no muscle strength. You only have to put your hands underneath them for the water to turn on. So-called layered lighting schemes can provide low lighting for long, refreshing baths, but higher wattage for washing hands, brushing teeth, and other tasks at the sink. Lowered light switches are convenient for wheelchair users. Sensor lights that switch on and off automatically are even better.

Your Kitchen Kitchens may be likewise customized for easier use. Take the layout. Like every room of the house, the kitchen should ideally be easy to get around in, whether you’re walking on two legs alone, walking with the assistance of a cane or a walker, or are wheeling around in a wheelchair. If

space is tight and you have a fully mobile person living with you, consider replacing a built-in kitchen island with an island on wheels that can, when necessary, be moved out of your way. One or more counters may need to be lowered so that countertops are within reach of anyone in a wheelchair. Standard faucets can be tough to handle as we age as well, requiring dexterity and finger strength that may be diminishing. Look instead for faucets with levers you can adjust with your fist, or else consider ones with touch control options. A pot filler faucet can save a lot of strength and effort—usually installed behind the stovetop, it fills pots with water directly from the stove top, eliminating the need to lug full and heavy pots from sink to burner. Pot fillers typically fold up neatly against the backsplash or wall, saving space when not in use. Aging eyes appreciate help in the kitchen as well. One great universal option is the transparent cabinet, which lets users see what’s inside without having to open one door after another to find things. Stoves and faucets too are most suited to seniors when words like “hot” and “cold” are clearly visible, with large type and in bright colors. In general, look for kitchen tools and appliances that are relatively simple to use, and easy to read when necessary. Home tweaks, remodels, and additions like this can mean the difference between comfort, convenience, and security versus frustration, aggravation, and worry for both you and your loved ones. Additional steps to consider are converting your garage into a living space for a live-in care provider, or adding a private bathroom onto a bedroom where such a provider—friend, family member, or professional—might stay.

Michael Guthrie, Broker of Howard Hanna Roy Wheeler Realty, marvels at all the labor saving and safety technology that has been introduced in the past 20 years or so: If you’re technologically adept, he says, “you can have your whole house run off of your I-Pad or your cellphone. You can turn the lights on and off,

turn the heat up down, open the garage door—all those kinds of things and never even have to move out of your favorite chair. So that’s a huge new improvement. “You can even have video cameras, so that if you have a parent who just refuses to move, and they’re going to live in that house and you can’t make them leave, you might be able to talk them into putting a couple of videos cameras in so that you can just watch and be able to check on them from time to time.” He’s talking about wireless cameras, of the sort parents now often use to watch their children from another room. Call them Grandpa and Grandma Cams— they’re remarkably cheap and they’re remarkably reassuring. Similarly, security cams allow homeowners to ascertain, without getting up and looking, who wants to gain entry. A typical setup includes a video camera connected to a smart speaker, enabling video transmission to phones, tablets, and PCs, as well as audio alerts or verbal announcements when motion is detected. Residents can then speak with potential

visitors before allowing them entry. Typical extra features include infrared night vision and a siren. All these design elements make homes safe and comfortable for active but less than agile occupants, especially those in wheelchairs.

Buying Technology can be a life enhancer, but maybe your current home is just too large for you now, and the maintenance too onerous. Or maybe you’re a careerdriven millennial or high-powered Gen X-er and you can afford all the home conveniences you want, but what you can’t afford is to spend your weekends mowing the lawn, trimming the bushes, and raking the leaves. You might be happiest in a condominium or a one-level home, perhaps one of Central Virginia’s lovely 55-and-older communities if you qualify—a development designed so that you can age in place, and stay physically and socially active while you do. “This is an interesting moment” in that regard, Guthrie says. Young couples with children, and busy career-oriented professionals, not so long ago competed with seniors for homes without yards, trees and gardens that take up valuable time to maintain. The pandemic changed that, however. In the midst of an ongoing and unpredictable health threat, they’re looking for that outdoor space, that back yard perhaps, where cooped-up kids can safely roam, and strapped-to-the-laptopworkers can get out of their makeshift offices. With less competition, seniors have more one-level, low maintenance homes to choose from. Developments built specifically for seniors typically feature wide doorways, “so that if people have walkers, they can still get around,” Guthrie says. Kitchens too are a little bigger, “and there is usually a Great Room,” a large, centrally located space on the ground floor that can func-

tion as a living and family room. Village Oaks, for example. Currently under construction on Lake Monticello Road right outside the gates of Lake Monticello, Village Oaks is a single family home development. Home sizes range from 1,153 to 3,456 square feet. Prices range from $329,990 to over $394,990. “It’s close enough that if people need to go to Sentara Martha Jefferson Hospital or UVA Hospital they can get in there pretty easily,” Guthrie says. Plans include an assisted living facility, a community clubhouse, and numerous community amenities such as parks, tennis courts, walking trails, and gardens. The Greene County subdivision called Four Seasons is a 55-and-over-community with many amenities including a community center and catering kitchen. In Charlottesville, Dunlora Forest and Dunlora Gates were “built with older people in mind,” Guthrie notes, and offer one level living in villas with garages, all close to the Center (previously named The Senior Center) in Belvedere. The Belvedere neighborhood itself “has some one-bedroom places above the garages behind the house that give you the opportunity to have someone staying there,” Guthrie says, “whether it is a family member or a healthcare provider, so that you can stay in the house and not have to make that other move.” Another great option in Charlottesville is University Village. “Man, if you want to live on what I call a self-contained cruise ship on land, that’s the kind of place you want to go to,” Guthrie enthuses. It’s spacious enough, but it’s all self-contained. It has restaurants and all the things you need.” Not to mention that “you can see forever. When you get up on that dining room you can look east and west, and get the most fantastic views of the area.” So look east and look west. Look at all the options for enjoying life in your very own home. There are many. They’re fantastic.
