IN THE NEWS You’ve heard of the importance of keeping up with the Joneses—now you can keep up with the Waltons. In early May, 128 Tree Top Loop hit the market. Located in Schuyler, the three-bedroom, one-bathroom property was the childhood home of Earl Hamner, his parents and seven siblings—and provided much inspiration for the classic TV show “The Waltons,” which Hamner created. The listing has garnered much attention, including that of a group of “Waltons” fans that is trying to buy the 1925 home, according to a recent story in the Virginian-Pilot. “It’s Earl’s childhood home,” says Carole Johnson of California in the article. “It holds sentimental value to all of us, and that’s all we want it for—the sentimental value.” Stay tuned, John Boy.

Curiosity piqued The modest structure on UVA’s Betsy and John Casteen Arts Grounds—clad in weather gray siding and a simple tin roof—belies what’s hidden inside: Mark Dion’s “Virginia Curiosity Shop,” a large-scale temporary artwork filled to the ceiling with “shocking material excess, wonder and beauty.” Dion served as the Ruffin Distinguished Artist in Residence in 2016 and this work, according to the press release, “blurred boundaries between art, archaeology and history for a decidedly playful take on a natural history museum.” Inspired by a “cabinet of curiosities” (a Renaissance tradition of displaying worldly trinkets), it houses everything from world maps on the wall to woven baskets hanging from the rafters. The work will remain on Grounds for three years.

Going up Nearly every component of the Charlottesville real estate market experienced an increase in the number of homes sold in April, according to Market Minute, a report released by Long & Foster Real Estate in mid-May. Most notably, the number of home sales in the region increased compared to April 2016. Nel-

son County saw a 65 percent increase, Greene County saw 63 percent, Fluvanna 59 percent and Albemarle home sales increased by 14 percent. Charlottesville experienced a 2 percent increase in home sales. The Market Minute report is based on information provided by the Charlottesville Area Association of Realtors and includes residential real estate transactions from other real estate firms, not just Long & Foster.

June 10 Hal and Gail Clark moved to the area in 2006, inheriting a formal garden that was overgrown with plants and trees. They knew they wanted to add a shade garden, so after clearing the debris, Gail began by planting boxwoods, roses and

At the same time, metal-cable porch railings place the exterior in the present. “Boo wanted white siding; we couldn’t get her to budge,” says Mark, smiling. “I like white houses with green shutters and doors,” explains Dulaney. The marriage of modern and traditional is carefully articulated in all the details, inside and out. Red-oak flooring looks standard until you notice the places where it reveals and highlights the curving form of the house. Built-in storage along the hallway is in a plain traditional style, but as Dulaney says, it reflects a modern way of

f anyone needs an object lesson in the power of positive thinking, look no further than Katharine “Boo” Dulaney. In 2014, after she’d lived in her Western Albemarle farmhouse for 63 years, she lost her home to a fire. Did she consider moving to town, maybe a little apartment, something easy to care for? “Never for a minute,” she says. “When I first saw Boo [after the fire],” says architect Anne Gibson Mark, “she said, ‘It’s so wonderful; I don’t have to sort through a thing. I can start over.’” Tragic though it was, Dulaney saw opportunity in the loss of her two-over-two 1840 farmhouse. She would stay on the site and build a new house, better in some ways than the old one. The spot offers a grand view over a meadow to the mountains beyond, but the farmhouse had been “in the way of the view,” she says, not offering many chances to actually see it. And, like most houses of its kind, the farmhouse had an interior chopped into many small spaces. Dulaney had known Mark for a long time, and Dulaney says when she faced the prospect of building from scratch, she thought, “I know I want Brucey,” using Mark’s longtime nickname. “Boo told me that she really would be perfectly happy if she could pitch a tent,” says Mark. Dulaney is in her element when outdoors, an avid hiker, birder and naturalist. Mark and her colleagues at Johnson, Craven & Gibson Architects lobbied for an actual house—modest in size at two bedrooms and 2,100 square feet. The main requirement, apart from connecting with the landscape, was one-level living. There was also a prized walnut tree in the driveway that everyone felt should stay. Along with various other site requirements, it made for what Mark calls “a real puzzle.” To fit the house on the site, she and her colleague Duncan Morton designed it as a series of rooms strung along a curved spine. “We thought she would want more of the older farmhouse style, but it’s a more modern plan,” says Mark. The main living/dining space is one open room, lit by lots of glass, with a ceiling that slopes up toward the view and a row of clerestory windows. The entrance, too, feels contemporary in the way it emphasizes its concavity. Yet there are, in fact, many references to older vernacular styles. “We kept the passive solar aspects of the old farmhouse,” says Mark, “the cross-breezes and deep overhangs.” Dulaney had always lived without air-conditioning and knew these strategies worked. A porch roof protects the western-facing wall of glass from summer sun, and gives that façade a more traditional

thinking. “I’m not hurting for space,” she says, remembering how limited the closet room was in her old house. Mark specified a unified palette of white walls (in a shade “slightly warmer than stark white”) and natural materials that would blend with the character of the site. “We wanted to be consistent, since you can be in any room and see other spaces,” she says. The long acquaintance of these two women is evident in the way the house design embodies Mark’s concern for Dulaney’s daily experience. There’s a place for her to play piano, under a lower flat ceiling that provides better acoustics. She has space for storing her knitting supplies and a place to practice the recorder. The kitchen and mudroom are pleasant and easy to use. Dulaney’s love for the outdoors is honored throughout the house. “Every room has the view, and a way to get out,” says Mark. At one point during the design process, Mark removed a stairway to the basement so that the space could be used as a “breakfast gallery” instead—a nook where Dulaney can sit at a small table, looking out the big windows at the birds who visit her feeders. There’s even a persimmon tree growing through a corner of the rear deck, which contractor Ovation Builders constructed around its trunk. With the circular drive and open plan, Mark provided for another of Dulaney’s needs: her frequent visits by friends and family. “I can accommodate my stepchildren,” says Dulaney. “It’s kind of a party house.” ABODE 13

hile inspecting an array of tall boxwood shrubs on a property in the town of Orange last year, Grelen Nursery founder Dan Gregg discovered more than he bargained for. The 1891 farmhouse in the center of the ring of shrubs was for sale, and Dan immediately saw its potential as a lodging and event space, complementing his and his wife’s ventures in nearby Somerset. Though well-kept, the house’s interior was dark and constricted, and needed a major overhaul to become a viable venue for larger groups. Luckily, Dan knew the perfect person for the job: his wife, Leslie. “My husband knows me and knows my favorite thing in the world is renovation,” says Leslie with a smile. “He does the outside and I do the inside.” “Doing the inside” is often a heroic undertaking, but for Leslie, it’s also a creative thrill. In redesigning the farmhouse, dubbed Boxwood Villa, Leslie dispensed with an architect and instead worked closely with her builder, Lance Clore, a veteran of several previous projects with the Greggs. “I stand in the space and draw it in my head,” says Leslie. “Then Lance and I get together and bounce ideas around. We have a similar vision.” A masterful Jack-of-all-trades, Clore does everything except plumbing, electrical and drywall, and he prefers to work by himself. For Boxwood, that meant longer hours as he finished the project in only nine months. “I love the creative side of the job,” says Clore. “I can see what it’s going to look like before I even start. It’s like a puzzle, working out how it will all fit together.” Several puzzles kept things interesting along the way. A steep, narrow back stairway to the third floor had to be torn out, and Clore extended the wider main staircase upward, incorporating matching spindles, newels and caps to make the whole structure appear seamlessly original. The extra space from the demolished stairway helped solve another problem. “The biggest challenge in old houses is bathrooms,” says Leslie. “There are never enough.” A clever L-shaped bath was added to a bedroom on the second floor, and below that a powder room, accented with exposed brick and beadboard, was tucked in off the kitchen.

To improve flow on the main floor, superfluous walls got the ax. “I always design to be grouporiented,” Leslie explains, pointing out where barriers between the kitchen and dining areas had been removed. She and Clore also dismantled a tiny vestibule in the front hall, allowing the large double front door, surrounded by windows, to highlight the entryway.

The attic, a dark, junk-filled space when the Greggs first saw it, proved an inspiration to Leslie. “We cleaned it out, insulated and carpeted it, and now it’s a beautiful place for meetings and small group events,” she says. Four huge, round windows at each point of the compass allow natural light to play on the soaring wooden ceiling beams and fresh white paneling. Yoga retreats, led by Charlottesville’s Bridget Baylin, will be held here beginning this fall. The five-bedroom, four-and-a-half bath house can sleep up to 10, and the front lawn, lush with Dan’s landscaping handiwork, could host a day wedding, family get-together or corporate event. Leslie’s cheerful, intentional attitude toward decorating her renovation projects means that the interior spaces are never stiff: Mixing pricey antiques with bargain finds, she aims for an overall relaxed vibe. “Aesthetically, I want to be in rooms that make me happy, where people are comfortable and can just enjoy being together,” she says. but you better know your way around a jobsite if you’re gonna take on that kind of project. If you do plan to turn your backyard into a bistro yourself, Thornhill and Hunter say you may want to seek help in any one of a couple areas—design, plumbing, electrical, masonry.

ou pull your juicy, flame-kissed burgers off the grill, struggle through your patio door and let your meat rest on the kitchen counter. You head back outside. You put your buttered buns on the grill and do a 180 to give your coleslaw a final mix in the kitchen. You head back outside. You take your buns off the heat, stumble through the door again and assemble your platters for that just-so presentation. It’s time to eat—and what better way on this sunny day than al fresco. You head back outside. Stop the madness! With a fully functioning outdoor kitchen, you can prep, cook, plate and enjoy all in the same space. “Outdoor kitchens haven’t exploded in this area yet, but if you go south, everybody is doing them. It’s the thing to do right now,” says Blake Hunter, an installer for local fireplace, chimney and grill specialist Wooden Sun. “Eventually things are going to change, and Charlottesville is going to follow along.” Putting in an outdoor kitchen can be a daunting task. But take it step-by-step, and you’ll be a fresh air culinaire in no time.

Step 3: Scout your spot How close to your house do you want your outdoor kitchen? Where’s the natural shade? Do you have pre-plumbed gas and/or water lines? How much do you like your neighbors? These are all questions you’ll need to answer before you break ground. If you don’t have access to gas, you’ll have to dig or opt for a tank-driven system; if you have no natural shade, you’ll have to install an umbrella or awning; if you like your neighbors, you’ll want to think about how much your smoke and noise is going to bother them. Plus, you’ll need to consider venting and moisture issues. And, you’ll want to build out of weather-resistant materials in such a way as to limit moisture buildup and mold growth.

Step 4: Select your hardware You can throw a lot of stuff in an outdoor kitchen, but the one thing almost every expert agrees on is anchoring it with a quality grill. Sure, any grill salesman is going to tell you a big investment up front will pay for itself in low maintenance, warranty, blah, blah, blah. But for a permanent kitchen, the concern is that building a counter around an el cheapo barrel grill will create an oddball cutout that you won’t be able to work with down the road. Once you have your grill picked out, according to Hunter and Thornhill, your next purchase should be a pizza oven. “Pizza ovens are happening on a new level, because they’re much more modular,” Hunter says.

Step 5: Enjoy You don’t need experts to tell you how to do this one. Call your friends, grab a glass of wine and get cooking.

Outdoor kitchens can be utilitarian—a nice grill, some counter space and a burner or two are all you really need. But they can also be buddy to any number of outdoor amenities. Think pools, water features, fire pits, dedicated dining areas. “People that want an outdoor kitchen these days are turning it into an outdoor living area,” says Wooden Sun’s Josh Thornhill. “People are moving more to outdoor, natural spaces. They’re thinking, ‘This is what I have, how can I tie this outdoor kitchen dream into that existing space?’” The dream might be grilling, roasting, grating and poaching while gazing out at your gorgeous view. Or it might be having friends over to take in the view themselves while you prepare that gourmet spread. “Even if you’re just going to do the kitchen first, if you are considering putting that patio or water feature in, you have to have those plans underway,” Hunter says.

Mirrors might be your secret weapon for decorating

In this recent kitchen remodel, designer Alana Woerpel couldn’t move the location of the plumbing (and thus the sink), so she used a mirror to simulate a window. “It opened up the room by reflecting the view of the patio through the opposing picture window,” she says.

here’s a mythical element to mirrors, says interior designer Alana Woerpel, that’s very intriguing. “Some cultures believe that mirrors hold powers over our souls. Hence, a vampire without a soul has no reflection,” she says. “The queen in Snow White had a magic mirror. Alice fell into an alternate world beyond the looking glass. It’s fun to imagine that the mirror on my wall might hold a little bit of magic, too.” Indeed it does—decorating magic, that is. Mirrors can help make spaces bigger, bounce light around the room and fulfill a need for art on the wall. “Mirrors are easily one of the handiest tools in decorating,” Woerpel says. “A large and beautiful old mirror is usually less expensive than original art of similar size—and can fill a vast empty wall gorgeously and economically.”

The light that bounces off a mirror depends greatly upon the age of the glass.

And Woerpel says, for specific needs, there’s always custom. Recently, she had a mirror cut to hang over the sink in her son’s bathroom. “I installed a stainless steel barn door-style track up at the ceiling and screwed the rollers to the top of the mirror’s frame,” she says. “The mirror matches the size of the window and can slide back and forth, functioning to block the window for privacy or moving aside to let in the daylight.” Woerpel says the best place for a mirror is, well, almost any place. “Without doubt mirrors are at their best when they are reflecting a gorgeous outdoor landscape,” she says. “But they can be magic in small spaces as well, expanding a room instantly.” ABODE 23

I

t’s quite a new house—finished less than three years ago—but the home of Monique Maniet has a settled quality, as though it’s perched on this Rappahannock hillside for a long time. A collection of buildings, more “related” than “matching,” snuggles into the slope, looking like a European village. They’re accompanied by plants of many types, including some recently planted but also—significantly—trees that were here well before the structures. “We worked very hard to work around these sassafras trees,” says Jay Monroe, who designed both the structures and the landscape surrounding them. He’s sitting on a deck made of bluestone, shaded from the late afternoon sun by the trees deliberately saved during construction. Without them, this would be an uncomfortably bright spot, but the sassafras make it a viable gathering space for Maniet, her husband, Max Richtman, and their guests. “It helps the place to look like it’s been here a long time,” says Maniet. From here, the view takes in a swath of pastoral beauty, from the distant ridgelines to the horse and goat pastures right below the deck. Maniet, a veterinarian, wanted to be able to look out and spot her own animals throughout the day, whether from her downstairs office where she sees clients, the master bedroom or the outdoor seating areas. Monroe’s design for the main house can’t be understood separately from the guest house and garage—nor from the landscape design that connects them all. As a group, the structures are an eclectic yet unified collection, with variation being key. For example, the rear wing of the main house is sided in dark waney-edge cladding and has a shake roof, in contrast to the stucco walls and metal roofs found elsewhere. “It’s meant to look like a separate building,” says Monroe. The details marry Craftsman style (Monroe designed metal railings and outdoor lighting sconces) with touches of the South of France (Maniet requested purple window trim on the exterior). What holds it all together are the relaxed, colorful gardens that unfold around and among the buildings. “I wanted a lot of pergolas for vines,” says Maniet, and she got them—on the deck, over the garage doors, off the guest house and over a courtyard gate. Wisteria and coral honeysuckle climb them, adding layering and shade. The two laugh about their different tastes. “I’m a native plant guy,” says Monroe, “and Monique wanted all these blousy, bloomy garden plants.” As he lists the native species he installed here—Carolina allspice, fringe tree, serviceberry, buttonbush—she jokes, “See, you chose about 75 percent!” He counters, “You got this gargantuan bank of blooming roses”: a sweep of CONTINUED ON PAGE 33

From the parking court, two massive stone pillars mark where stairs lead up to a courtyard between the main house and guest house. “It’s an obvious point of entry,” says Monroe. Once up in the courtyard, one can choose among many paths leading to further gates and doorways—or just stay to enjoy the courtyard itself, paved with red-hued flagstones between which thyme grows underfoot. A small fountain burbles from the center of the curving stucco wall enclosing the space. Just as materials are mixed to charming effect—stucco, different kinds of stone, wood and concrete—the trees and plants here are a wideranging collection. Natives like oakleaf hydrangea, pachysandra and fothergilla rub shoulders with classic ornamentals like peonies, Japanese maples and lavender. Everything has its place. In one spot, Monroe used fast-growing Virginia creeper to soften the effect of a concrete wall. In another, he had calycanthus and Southern bay-

berry planted to fill in a slope that had been “very exposed and raw.” One of Monroe’s favorite spots is along the long side of the house, where guest rooms and Maniet’s office line up on the ground level. Another pergola offers shade here, and the bluestone walkway and native-stone wall seem to dance in and out of the pergola’s columns, spilling down steps toward the parking court. Hellebores and epimedium line the low wall. Monroe says the design process here was partly improvisational, responding to issues as construction progressed. “We didn’t want to be utilitarian,” he says, “so we played with it.” As for Maniet’s guests, they surely enjoy the outdoor fireplace and the many nooks that invite quiet sitting. But Maniet says the sleeping pavilion above the garage is the true favorite. “When I have guests from Belgium”—her birthplace— “they fight to sleep there.” Simple and lovely, the pavilion has a screened sitting area, with the bed tucked back between solid walls (whose windows can, in good weather, be unshuttered). An herb garden scents the air just outside. The gardens will only become more beautiful with time. Of her home, says Maniet, “It’s truly heavenly.”

T

he lure of the long-blooming, low-maintenance garden is perennial in the gardener’s heart. After the rush of early spring has subsided and we are no longer smothered in an eruption of dogwoods, azaleas, peonies, iris and daffodils, thoughts inevitably turn to riding that wave of flowers on to first frost. But we don’t want to have to work too hard for it. Paving everything in asphalt, bluestone, artificial turf or mulch is the ultimate in low-maintenance, yet we yearn for the variety and color of living plants. The tried-and-true mixed border—combining perennials and shrubs with room for seasonal bedding plants and bulbs— remains the best strategy for abundant color through the year in the most efficient fashion, though it does involve some planning and planting. If you want to avoid trouble in the long run, take a little in the beginning to find the right plants for the labor-saving garden. Some, like black-eyed-Susan, butterfly bush, garden phlox, salvia, veronica and zinnia require regular deadheading to continue producing blooms. If you like fresh flowers for the house, they can serve double duty for indoor arrangements as well as outside display and you can wander about the garden like Vita Sackville-West with her secateurs and wooden basket. Plant in separate cutting beds along with vegetables and culinary herbs or work them into mixed borders.

Prune azaleas and other spring-flowering shrubs for size and shape by end of June; cut back to outer branch and open up the middle. Transplant daffodils and other bulbs with a garden fork to avoid cuts. Replant immediately and water well once or store dry for fall planting. Feed flowering perennials and annuals twice a month with compost tea, liquid seaweed or other organic fertilizer.

If you really don’t want to fuss for your flowers, avoid the deadheaders and concentrate on longlasting color for the landscape, like abelia, crape myrtle, hydrangea, Russian sage and vitex. Leadwort or dwarf plumbago (Ceratostigma plumbaganoides) is a favorite, spreading groundcover with bright blue flowers in late summer and burgundy-splashed leaves through fall—it only needs a good rake out each spring. Green and white is a cool solution to low-care effective borders: Goat’s beard (Aruncus diocus), Astilbe, black kohosh (Cimicifuga racemosa), ferns and hostas give a long-lived perennial structure that makes a background for annuals like cleome and nicotiana in a white night garden near a patio, walk or porch swing. For consistent blooms with minimal care, the Knock Out Rose series is at the top of the list. Though they would certainly be refused admittance to a nativist’s pollenator garden filled with indigenous plants like Virginia Sweetspire (Itea virginica) or false indigo (Baptisia australis), Knock Outs do provide nutritious bright red hips in winter and shelter for birds and small animals. After years of development they fulfill their promise of disease and insect-resistance, which means they do not rely on spray regimes and are a better choice on that front than disease-prone hybrid roses. The original strong red, which has been variously described as “candy apple,” “cherry” and “hot pink,” has been joined

mercifully with a variety of white, creamy yellow (some fragrant) and pink, which are best not mingled. Left unpruned, they reach 4-6' all around, pushing out blooms all summer long, whether deadheaded or not. Cutting back one-third in early spring before new growth will maintain their size, though this is not necessary if they have proper space. At minimum, dead wood should be cut out yearly. For variety, skirt them with crocus, silver-blue catmint or a hardy pinkish geranium like Biokovo with its scarlet fall foliage. Annual begonias, blue fan flower (Scaevola), lantana and petunias make

During the inescapable droughts of late Virginia summers they require regular and copious amounts of water and seasonal care—cleaning, changing potting soil, drainage, winterizing, hauling in, hauling out, etc. Flowers make a garden. Listening to the house A Keswick renovation aims for seamless style By Erika Howsare

T

he charm of many old houses is found in similar places—old-fashioned doorknobs, homey fireplaces and gracious entryways. It’s much rarer to fall in love with an aging bathroom or kitchen. When Peter Thomas bought a house in Keswick, built in 1953, he found much to appreciate, but the kitchen and bathrooms were not in the plus column. “What attracted me to the house was the beauty of the property,” he says. The nearly 26acre lot has bucolic views and mature trees, and the brick house is tucked into a quiet, level spot. Architect Andres Martinez says there was already plenty to admire about its design. “The entrance is really amazing,” he says—a sheltered porch and a front door from which one can see all the way through the back of the house. From the foyer, an arched doorway and two steps lead down to a sunken living room. Yet there were problems, too. “The kitchen and bathrooms were small, outdated,” says Thomas; “a disaster.” All these rooms were too narrow and the kitchen, in particular, lacked a good connection to the rest of the house. “There was not a dining room per se,” says Martinez. Instead, the little nook designated for a dining table was accessed via a narrow doorway and two steps. Meanwhile, the second floor could only be reached by climbing a stairwell too narrow for current codes. Updating the house, then, was truly a matter of reimagining it from a 21st-century perspective. Yet even as he planned sweeping changes to bring the house’s layout up to date, Martinez, like Thomas, wanted to honor the style of what had been here all along. “We listened to what the house needed,” Martinez says. White oak flooring, for example, was a real asset, but where old vinyl flooring needed to come out, new oak would have to be added. The details of trim and exterior materials remained consistent to the point of being seamless. A small addition off the master suite blends perfectly with the exterior of the original structure. The new square footage allowed both bedroom and bathroom to gain considerable space, and the suite now includes a generous closet.

Before the renovation, says homeowner Peter Thomas, “The kitchen and bathrooms were small, outdated—a disaster.”

Martinez says the larger bedroom has better proportions. “It had a scale that was small for the fireplace that was here,” he says. Certainly the bath, with its rough-textured stone backsplash tile and other natural materials, feels upto-date compared with the pink-hued bathroom that was here before. Yet the original detailing around the fireplace also grounds the master suite in its past. In the kitchen, the heart of the house and of the renovation, contemporary norms demanded that dining area, continuous with the cooking zone, would take over space that had previously been devoted to a second bedroom. Martinez specified that a large central island would sit where a wall once marked the limit of the kitchen. Now, there is ample room for guests and family to gather around the island, cook, visit,

and then migrate easily to the formal dining table at the other end. In an example of “listening to the house,” Martinez left in place the ceiling beams that had been part of those old walls. That was partly practical—removing them would have been an expensive challenge—but serves an aesthetic purpose, too. “It’s a memory of what was there before,” he says; without them, the room would be “more warehousey.” As it is, the beams cross the ceiling above the kitchen island and make the seating there—the island has room for stools on both sides—more intimate. Local soapstone countertops, white cabinets and a modern stainless-steel range hood set a clean tone for the kitchen design. Brass pendant lights over the island add an unexpected accent. Upstairs, now accessed by a more generous stairwell, a cavernous space has been thoughtfully more judiciously divided to create, in effect, a second master suite. The new bathroom features a freestanding tub tucked against a window dormer, plus a glass shower stall and herringbone floor tile. “I think the house is simple but very elegant,” says Martinez. Thomas says the renovation more than met his goals: “to bring it back to life, to update it without losing the character of the original design.” ABODE 43
