to expand geographically beyond the mid-Atlantic. But, he says, “We can’t imagine we would leave this spot. It’s so much a part of our identity.” ABODE: How did the “three studios, one firm” approach come about? Joe Atkins: When the firm grew to 50 or 60

people, in 2012, we looked at having three studios of 18 or so, to extend the joys of a small office. It was a chance to lightly specialize. [The studios focus on] higher education, K-12 and athletics and community. This was a natural way to focus for the outside world. Inside, we’re one firm. Joe Celentano: Part of the reason for creating the specialization was marketing—competing

against national firms who have quite a bit of specialization. Buildings are getting more complicated; having everybody be generalists was not a good strategy. We wanted to allow people to focus and dig in. JA: Specializing has helped us advance some of the design to higher and higher levels. Wyck Knox: We have a project that has been complete for two years with the Arlington, Virginia, public schools. They came to us because of another project in Manassas Park, where we redid the entire school system, and the last one won an AIA award. Being able to put stuff out there that’s recognized on a national level opens the door for other projects. We are just in one location, a regional firm in the mid-Atlantic. Elevating the work and getting attention at a national level is essential. What are some of the new design challenges you face these days? WK: We’re seeing a lot more push into health

ince it began in 1976, VMDO—the firm that won Best Architect in this year’s Best of C-VILLE reader poll—has come a long way. And it’s established itself as a part of Charlottesville, both as a physical presence at its downtown office—housed in a onetime YMCA facility—and as the design force behind many local landmarks, including (full circle alert!) the brand-new Brooks Family YMCA. I sat down with three of the firm’s principals—Joe Atkins, Joe Celentano and Wyck Knox—to talk about its “three studios, one firm” structure and learn what’s currently on the VMDO boards. It was clear that in this day and age, institutional architecture involves vastly more than floor plans; it’s an opportunity to contribute to planetary well-being, physical fitness for students and teachers and the nuts and bolts of education itself. VMDO has garnered a number of awards for its educational and community projects, and has produced record-setting work—like Discovery Elementary School in Arlington, the largest zeroenergy school in the country. As the firm keeps growing, Celentano says, they face questions about whether they’ll need

and wellness. Our role includes researching and specifying transparent materials. It’s surprisingly hard—finding chemicals of concern and getting them out of building products. That’s a whole new wave, basically putting food labels CONTINUED ON PAGE 17

on products. Architects are in a good position to move the market. JC: There’s a movement toward evidence-based design. People want to see the results of the strategies. Clients are interested in how you can equate these things to test scores. WK: There are Physical Activity Design Guidelines [partly growing out of Michelle Obama’s initiatives on childhood obesity]. Essentially, you have multistory buildings and design beautiful, compelling stairs that people want to take. You tuck the elevator around the corner. And as development continues and there’s less and less available land, we can’t sprawl like we used to anyway. Then there are Healthy Eating Design Guidelines. The order in which you present food is important—put the fruit and vegetables first. So is the idea of choice; if you give celery and carrots, overall vegetable consumption goes up compared to if you offer just carrots. The idea of diversity and choice has carried on to furnishings. A classroom shouldn’t have 26 identical chairs. A lot of buildings have used a dashboard where a touchscreen displays energy and water use information. They have been somewhat successful, but we wanted to design one from scratch.

We used 360-degree photos of the building so that you can “enter” a room, click on a light and find out how much power it uses. There are a lot of teachable moments. JC: The things we’re talking about were not part of our practice 10 or 20 years ago. Can you tell us about current projects in your respective studios? JA: In the Higher Education studio, we’re de-

signing the Liberty University School of Music and Concert Hall. It’s a pioneering venue in the way that it is finely tuned for natural (unamplified) acoustics, but has first-of-its-kind flexibility for digital acoustics. The room itself can become part of the piece. WK: In K-12, energy-efficient design has become second nature for us, and we have three projects that we expect will be in the 10 or 20 most energyefficient schools in the country. We’re just starting a project in Lancaster County, Virginia, a small school system. They need to rebuild all their schools, and they’re thinking about things as radical as “Let’s eliminate grades.” You never know where you’ll find those clients. We understand people that want to do things a little differently. JC: I’m with the Athletics and Community stu-

dio. At UVA, we’re partnered with the Aidlin Darling firm from San Francisco to design the Contemplative Sciences Center at UVA. There’s more interest now in how contemplative practice, like meditation and yoga, affects learning. It’ll be a place for practice, learning and research; the university is going to be at the forefront of this. It’s located in a fantastic spot next to the Dell, and it has this opportunity to make a connection between the building and nature. We’re also working on the Arlington Community Center. Arlington County has a mix of urban and suburban conditions. They’re taking a proactive approach, and the community is very engaged in the process and concerned about preserving open space. The site has a natural area and a little stream. Our approach is to integrate the building with the park; a good part of the building is underground. Above, it’s more like a pavilion. It’s an interesting public process; everybody has a voice, but nobody can dominate. It becomes a collective voice. WK: We’ve developed a sub-expertise in community engagement. The moment of success is the pronoun flip, when community members change from saying, “What are they going to do?” to “What are we going to do?” ABODE 17

Scott Weiss creates a farmhouse’s new wing By Erika Howsare

W

ith six previous renovations under their belts, Frank and Rebecca Gristina had lots of practice sizing up old houses. When Rebecca, accompanied by her mother, came to see a 1906 farmhouse in western Albemarle, she quickly noticed promising signs. This was despite the fact that the place had been uninhabited and was so uninviting that even the realtor was reluctant to step inside. “It was early spring, and you could see the mountains through the trees,” Rebecca says, adding that she also liked the size of the windows and some other structural details. “That potential starts peeping in.” Perhaps bolstered by their experience with houses, the trust between the couple was such that Frank okayed making a bid on the house even before he’d seen it in person. From the beginning, the Gristinas knew they would need to plan a large addition to make the house work for their family of five. They also knew that tearing down the old portion wasn’t an option. “It was solid,” says Frank. “You could have torn it down, but you’re throwing away a thousand square feet of history.” In this spirit, the couple asked architect Scott Weiss to design a two-floor addition to include an open kitchen/dining/living space, a master suite, two kids’ bedrooms and lots of storage. The original house would offer a sitting room, an office and another bedroom—and it would be, Weiss says, “the jewel.” Rather than imitating its look, the new portion would be complementary.

Laying out the space, Weiss says, was simple, because he and the clients knew that the rooms should face the rear. This was partly to take advantage of views, and partly for the safety of a son with autism, who needs to be discouraged from heading toward the road. “It all fell right into place,” he says: hallways along the front, with bedrooms and public spaces along the back. And he found ways to make it easier for his clients to keep eyes and ears on their son—for example, by creating a seating nook in the upstairs hallway, just around the corner from his room. The original portion of the house would remain low-tech (no plumbing) and charmingly

funky, with so few straight lines that the clients nicknamed it “Wabi-Sabi” after the Japanese aesthetic that prizes flawed beauty. Weiss designed the addition as a contemporary farmhouse, with shiplap interior walls to suggest a house-withina-house. The heart of it is the great room, where big windows and French doors invite the family to look and perhaps even to step outside. “We cook a lot and never understood the formal dining room,” says Frank. Instead, this one flows seamlessly into the kitchen, and a sitting area facing a TV in a niche lined with reclaimed wood. The kitchen is relaxed and open with few upper cabinets and a big island near the bank of three windows over the farmhouse sink. and gray backsplash tile echoes the hues of the soapstone and quartz countertops, allowing a royal-blue stove and range hood to come forward as an accent. “We’re in here 80 percent of the day,” says Frank. The hallways running the length of the addition, upstairs and downstairs, manage to be a destination in themselves. “The problem was to make it not feel like this giant hallway,” says Weiss. Carefully spaced niches and doorways break up the hallways’ long length. Perpendicular to the first floor hall, an axis connects the front door with the French doors near the dining table, providing a mountain view to visitors even before they come inside. Whereas Weiss initially designed the house with many windows and exits, his clients’ concerns about their son prompted him to trim them back. “We wanted no windows that open to the front,” says Frank. So Weiss designed small “barn windows” to be placed high on the walls of the upstairs hall, allowing light but not much view, and turned some downstairs doors into windows. One window on the front did become a focal point—a large square broken into smaller squares and rectangles, à la Mondrian. Weiss had specified this as one oversized pane; Frank played with the idea of breaking it up (“I made it look like a spreadsheet,” he jokes); then Weiss reined in the idea by relating the window sections to the ratios of other windows in the house. “That was the benefit of having an architect,” says Rebecca. The girls in the family have identical bedrooms with a Jack-and-Jill bathroom between; their brother has a room in the old portion that can, when he is older, become a private suite of sorts. Weiss gave their parents a gem of a master bath, with corner windows over a soaking tub, patterned floor tile and a barrier-free glass-walled shower. The century-old farmhouse has entered a new era, married happily to a newer and hardworking partner.

The grass is greener

If you’re looking to glorify your grass, now is the time By Shea Gibbs

ike it or not, you’re being judged by your front yard. The lawn is one of the first things people see when they pull up to a house—or when they’re just driving by. And if your plot is an eyesore, you’re probably not making the impression you’d like. Luckily, it doesn’t take much to improve the state of your grasses, and as summer rolls into fall, the timing couldn’t be better to put your hands in the soil.

Timing is everything You might think spring is the most critical time for lawns, but fall is when you really lay the groundwork for next year’s glory. “Right now is not a great time for lawns, with the humidity and heat,” says Audrey Hutchison, who co-owns Somerset Seed & Sod with her husband, Andrew. “But when we get into fall, everything is rejuvenated and springs back to life. The shorter days and the cooler evenings...help the grasses and shrubs.” As you gear up for fall, all you can do is keep everything well hydrated, Hutchison says. Your lawn and landscaping need nourishment, but stay away from the fertilizer. “Everything is stressed due to the summer weather,” she says. According to Hutchison, this summer has been better than last year because of its milder temperatures. But if you dig down into your soil just a few inches, you’ll see just how dried out things are even now.

Sod is a faster— and often easier!— method for gaining a green lawn.

stick to turf-type tall fescues and Bermuda and avoid warm-weather grasses like St. Augustine. Soil is also an issue in Central Virginia, where the reddish clay is compacted in the summer and wet in the winter. Hutchison recommends having a soil test done before starting any lawn project. Do-it-yourself testing kits are available, and Virginia Tech has satellite offices throughout the state that will survey your soil for free. “A soil test will help you get the most out of your sod,” Hutchison says. “The soils here are lacking a lot of organic materials. It all starts with the soil, so we do a lot of soil conditioning.” On the sod farm, Hutchison says she and her husband add organic material by planting cover crops like clover and buckwheat. That’s not feasible for most homeowners, but compost products are available that will add plenty of organics on their own. Speaking of products, Hutchison says it’s critical homeowners read the bag for any lawn product they buy, understand what the product does and don’t expect a panacea. “Identify what your problem is and what you are trying to fix,” she says. “Don’t just buy a bag of so-and-so. It could fix some problems and create some others. Everybody wants a one-

bag cure-all, and that’s not always possible.” Fortunately, homeowners today have access to great information and can walk into the sod and seed store knowing exactly what they need.

Sod or seed? Sod—fully grown grass rolled out onto a lawn in sheets—is faster and in many cases easier than the old-school method of seeding. What’s more, it can be laid anytime during the year, with caution in the summer. But sod hasn’t completely taken over the market, according to Hutchison. Homeowners are especially drawn to the less-expensive seed for outlying areas as a supplement to sod. “Seed is still very popular, but you have limited windows,” Hutchison says. Fortunately, that window is coming up; fall is the time to seed. Just avoid laying grass seed if a heavy rain is coming, as your purchase and hard work can be easily washed away. Newer hydroseeding mixtures can solve some of that problem, as the seed is mixed with water and a tacky substance to keep it on the ground and in place. “We’re just about to turn the corner,” Hutchison says. “We tell people, ‘Get attuned to nature, don’t overthink it and enjoy it.’”

Educate yourself Charlottesville and the surrounding area is in the “transition” climate zone, where homeowners face down both hot summers and cold winters. That can make lawncare tricky, and it limits the types of grasses that thrive. Hutchison says to ABODE 23

How white walls can save a space

A fresh coat of white on the walls at this Ivy house opened up a previously dark den.

I

t’s a not-so-secret design secret that mirrors can help open up a dark space. But, says WKNDR Design owner Becky Seager, in some cases, white walls can deliver the same effect: They visually open up a space and reflect light (as long as there’s natural light to reflect). And there’s another benefit to white walls. “They make it very easy to constantly change and update your space,” Seager says. “If you’re the type of person who gets bored and tired of the interior of your home, making the staple pieces very neutral and having white walls is a great way to then switch up your art, area rugs, curtains, throw pillows, etc.” That’s difficult to do when you have a lot of existing colors and patterns to navigate. Seager has some advice for daring DIYers, starting with paint choice. It’s important to get a feel for how a white wall will look in your room at different times of day, so paint pieces of card stock (paint swatches just aren’t big enough)

Color wise with your sample colors and tape them to the wall. Then examine them in the morning, at night, with the lights on and off. Simply looking at colors in the store isn’t sufficient; you need to consider the color of your floors, cabinets—even lampshades and bulbs can affect the result. Once you’ve settled on a color, choose an eggshell finish. It’s much more forgiving and will allow you to buff out or wipe off imperfections without much hassle. Then, when it comes time to paint, if you aren’t hiring a professional, Seager offers these tips: Patch any holes and sand them smooth. Use a stain-blocking primer (like Kilz), then paint within 48 hours of priming. “Primer is meant to be a bonding agent with your paint, so your paint will go on better,” she says. “Some people may split the DIY into two different weeks—prime one, paint the next— and there’s a reason why that isn’t a great idea for best results.” Paint the trim first (with a glossier finish) and then tape off and paint the walls and ceiling. And, she says, always sand between coats.

hile many buyers look at an older house and think of gutting the interior to open it up, local artist Cate West Zahl and her family took a different approach. “I wanted to keep the bones,” says West Zahl. “I feel like the walls lend a kind of order to the place.” With two busy careers and three young children, she and her husband, David, need all the order they can get, so they decided to keep the rooms as they were to preserve “the cozy, old-house feel” while infusing the entire space with a contemporary style. After two years of renting their “charming, quirky” house in Charlottesville’s Venable neighborhood, the Zahls bought it in early 2016 and began a makeover, rather than a renovation. A coat of paint inside and out, fresh landscaping and a new set of stone front steps rejuvenated the property, but West Zahl carefully balanced the old with the new. She replaced the black, tackedon shutters with vintage white ones that properly fold, each with a small clover cut-out in the metal. “One of the clovers actually leans differently than the others,” she says. “I kind of love it.” Natural light spills in from the many windows and glass doors, most of which remain uncovered. West Zahl painted the house’s interior— including the vertically hung shiplap paneling and chair rails in the living room and nursery— a crisp white to lighten the weight of the low ceilings. Built-in bookshelves in the front hall received the white paint treatment as well, as did an antique church pew that sits under the bay windows there. West Zahl and her husband are collectors, and books, vinyl records and art objects enliven and decorate the shelves. West Zahl played to her strengths by counterbalancing the house’s older architectural style with a generous display of contemporary art. Artwork fills the walls in collage-like groupings, mixing methods and artists. “My theory with art is, put it where you’ll see it, where you’re going to enjoy it yourself,” says West Zahl. Works include paintings by colleagues Hank Ehrenfried and Isabelle Abbot Baldwin, studio-mate Sarah Boyts Yoder and former teacher Lee Newman, as well as a large canvas and a series of painted cigar boxes done by her father, Tom West. Several of West Zahl’s own abstract paintings, in oil and charcoal in deep blues and soft grays, lend a modern touch without diminishing the warm feel. “I didn’t want it to be an old-fashioned, John Adams type of house,” she says, “so I’m always fighting the cute factor.” The house looks smaller from the outside than it feels inside, and a few past renovations have made the space more family-friendly. dows (without glass) set into key walls draw a flow of light and a sense of openness through the house. Two such openings, square with tray molding inside, pull natural light into the living room from the front hall bay windows. Despite the smaller footprint of the house, double French doors off the kitchen and living room lead to a wide deck and allow ideal circulation for a party. “I once had 60 women from the neighborhood here for a get-together,” laughs West Zahl, “and it was great.” An entrance hall horizontally connects the living and dining rooms, and provides “the luxury of anti-space,”

as her interior designer mom calls it—a quiet place where West Zahl can sit, read and watch her boys play just outside. Even as the Zahls’ newly installed front yard swing has become a central meeting point for the local kids, a bit of mystery still clings to the property. Though the house is listed in city records as having been built in 1954, neighborhood lore maintains that it was rented by Franklin Delano Roosevelt Jr. and his family while he attended law school at UVA in the late 1930s. More recently, the house belonged to Robin Carey, the well-known internet entrepreneur who rose to fame by founding the business com-

munity resource Social Media Today before her untimely death in 2015. Several additions, including the playroom off the front hall and a rear wing that includes two bedrooms, a bath, a fireplace and an exterior door, allow the Zahl kids and parents a degree of separation. West Zahl has plans to eventually tackle the unfinished basement and enclose the carport to create a mudroom/utility room, but for now, taming the raised beds in the back garden and keeping up with her young sons and her painting are plenty. Combining the old and new in their smaller space, she says, “is really the best of both worlds.” ABODE 37

An aging city house joins the millennium

The biggest changes to this city cottage happened in the kitchen, where an inefficient layout necessitated the help of a professional kitchen designer. Just off the kitchen, a former porch now serves as an office.

ast year, Kathleen Haden downsized from a 5,000-square-foot house in Albemarle to a postwar city cottage that clocks in at around a quarter of that size. With her children nearly launched, she says, “My thought was just to simplify.” She’d looked for a new nest for about two years, and liked the location of this Rugby area home, if not all its details. The kitchen and bathrooms, in particular, were due for attention. After she bought the house last November, she says, “We started renovating right away.” The biggest changes happened in the kitchen, which had already undergone rounds of updates since it was first built in 1947. Its natural-wood cabinets were nothing special, and the layout had some inefficiencies (like the way one cabinet door couldn’t fully open because of a wall in the way). Kitchen designer Lori Randle, with Cabinet Solutions, helped Haden put together a better layout and look—but one that wouldn’t require expensive changes to the locations of plumbing and electrical. The sink, refrigerator and stove would

stay in the same places, but the peninsula bar shifted slightly. Randle’s best trick was in part a solution to that blocked cabinet door—she changed a straight run of cabinetry to a corner layout. This added a surprising amount of functionality, as well as room for open shelving that, Randle says, “adds to the openness in the room.” White cabinets, a farmhouse sink and soapstone counters bring the space up to date; Randle took the cabinetry to the ceiling and specified frameless cabinetry for neater margins and increased storage. Recessed lighting keeps the headspace as clear as possible. Hardwood flooring was replaced and matched in the kitchen where the original material had been covered by linoleum, and most of the house got a new grayish stain on the floor. “I didn’t want a traditional kitchen,” says Haden. Instead of a dining table on the other side of the peninsula, she opted for a sofa; friend and designer Kathy Heiner helped her choose one from the Artful Lodger that’s just the right scale and shape for this small space. Vividly colored paintings (one by local artist Leslie DeVito) liven up the room.

The two bathrooms came in for an update too, with the same materials used in both to unify the diminutive house. New vanities, topped with a remnant of Carrara marble Haden found in Richmond, are beautiful and more practical than the pedestal sinks they replaced. “I think any time you can do drawers and not shelves, it makes the storage more dynamic,” says Randle, showing off a custom drawer with a cutout for under-sink plumbing. There were some fortuitous details already in place in the house. “When people come in, they love that archway between the kitchen and living room,” says Haden. Another previous owner had added narrow French doors in the seating portion of the kitchen, allowing circulation out to the deck and the pleasant, private backyard. The floor plan here is simple, with two bedrooms downstairs and one multipurpose space upstairs. One of the most appealing spots is a former porch that now serves as Haden’s office, with great views to the backyard and the street. “This is the best spot to have my coffee,” says Haden. “I sit here and watch everyone walk their dogs to the park.” ABODE 39

I

t’s not quite a “tiny house,” but it’s about the smallest structure Latitude 38 has built. After renovating a Fifeville duplex, company owners Jeff Erkelens and Joey Conover decided to build a one-bedroom cottage on the rear portion of the lot. Zoning allowed for three units, and since Latitude had already built a triplex next door, they saw an opportunity to create a mini-community here: a total of six rental units sharing outdoor space and a communal feel. “They all know each other; it’s all very friendly,” says Conover. The cottage, being the smallest of all the neighboring homes, is an exercise in simple, smart design. “It’s kind of like a little boat,” says Conover. Each element has to earn its keep, and space-saving measures abound. For example, a daybed and built-in dining bench fit into a bumpout, not unlike the “rooms” that slide out from RVs (but with a much crisper, modern

look). Lined with cheerful windows, this arrangement adds dimension to the long wall of the cottage and increases the interior volume but not the footprint. While many elements are diminutive—like the kitchen appliances, all sized about 6" more narrow than standard ones—the space avoids feeling cramped through a simple, bright aesthetic in uniform white. Shiplap walls add quiet visual texture. “The living room feels very open,” says Conover. “And the kitchen too; it’s not a low ceiling, particularly,” even though it’s under the upstairs loft. Details keep the kitchen as spacious and minimal as possible, like leaving ceiling joists exposed and putting open shelving in place of boxlike upper cabinets. “The cottage has everything,” says tenant Jeff Boichuk, pointing out that none of the conveniences are missing here, including a washer/ dryer, hidden in the bathroom. (On his wish list for the future: a projector and screen.) Storage, of course, is a key question in any small home. The loft can be used for storage or sleeping; an upstairs catwalk accesses more storage and two full closets are on the ground floor. The dining bench doubles as a place to keep storage baskets, while the daybed conceals pullout drawers. A tightly spaced wooden railing, painted white, is the most distinctive design element in the main living space. The bathroom features tile that mimics reclaimed wood. “It’s really a great product because it hides dirt,” says Conover. “It doesn’t get funky looking but it also feels warm. There are many tile versions of wood now that are really good.” One can picture a fishing cottage, say, with the same square footage but a much darker, closed-in feel; this is the opposite, spacious and airy. “The big square windows in the living room are south-facing,” says Conover. “The whole thing is super light.” The outdoor space, shared by all tenants, includes garden areas, a big bike rack and a patio. “My neighbors in the Latitude 38 community are the best to live with, as are our Fifeville neighbors,” says Boichuk. “Living here’s awesome.”
