s August rolls around, the heat—and pests—of summer start to take a toll on the garden. Thankfully, there’s still plenty of time left in the growing season to introduce plants that will thrive in the fall. With the first frost in our area usually around November 1, August into September is a great time to start growing a plethora of vegetables that tolerate cooler temperatures and don’t require as many days to mature. Root vegetables like beets, rutabagas, radishes, and carrots; greens like romaine and Swiss chard; brassicas like broccoli, Brussels sprouts, kale, kohlrabi, and cabbage; and even crops normally thought of as “summer” vegetables like zucchini, which have a shorter maturation time, all can thrive in the fall. Extending the harvest of your garden into the autumn months with a second or third planting has a side benefit of rotating crops, helping to balance soil nutrients and manage pests. A fall planting makes it easy to maintain the health of your plot, while also allowing you to get the most from it. Autumn gardeners should begin by pulling crops that have started to fade—peas, corn, even C-VILLE ABODE
that first round of summer squash you planted that’s withered in the heat or succumbed to the dreaded squash beetle. Start by adding a few inches of compost or other organic fertilizer, taking care to pull all the weeds in the patch. Use seeds leftover from the spring—particularly things like radishes, carrots, beets, and lettuces—and plant them directly into the garden, a little deeper than you did in the spring. The ground is typically cooler and moister a few inches down, making it slightly more hospitable for cool-weather crops this time of year. Another option is to start these plants indoors, in the air conditioning, and move them out to the garden once the heat diminishes. If there’s a spot in the garden that’s shaded by a tall plant or trellis, it can be an ideal area for creating a cool location for a second planting. Keep the soil watered regularly, using mulch to ensure the ground doesn’t dry out. Some seasoned gardeners keep these more delicate crops happy on warmer days by watering them with cold water, or even laying ice cubes down on top of the mulched area where they’re planted.
When planting, consider how long things need to mature before harvesting, then count backwards from the expected first frost for a good ballpark date of when to begin. Vegetables with shorter harvest times, like radishes, can be planted as late as the first week of October. Some plants, like kale, collards, and mustard greens, actually taste sweeter after cold weather sets in. Others, like spinach, can last through the winter under a row cover that protects leaves from the bite of frost and snow. Row covers or cold frames—tools used by many gardeners in the early spring to prevent frost damage—can be utilized in the fall to help extend the harvest well into the season. Autumn is also when you should consider putting in other garden features, especially fruit trees and bushes. Starting blueberry bushes now gives them a better chance of getting established before the summer heat stresses them. It’s also a good time to test the soil, to see what amendments you need to make before next spring, when the ground is once again ready for warm-weather crops. 17

s the summer heat settled over Charlottesville, local photographer Eric Kelley stared down a summer with three kids under 10 years old—and no pools to go to. So he took matters into his own hands. “It is a galvanized cattle stock tank,” Kelley says of the shiny, 8-foot wide, 2-foot tall metal tub that now sits in his backyard. The tank was designed for cows to drink from, but Kelley turned it into one of the most impressive DIY pools you’ll find in town. To limit the spread of coronavirus, the city closed all its indoor recreation centers, pools, and “spray grounds” in June in the spring, and has yet to reopen them. Kelley’s family normally spends summers at Fry’s Spring Beach Club, but with gatherings limited by the virus, they decided not to join this year. Instead, they’re swimming at home. Kelley picked up the tank at Tractor Supply. It was a little bit bent and dented, so he scored it for half price. Then he chased down just the right filter at Valley Pool & Spa in Waynesboro, and even chlorinated the water. “Now we have a beautiful crystal-clear blue pool,” he says. “It ended up being just under $1000 for the whole thing.” The cattle stock tank pool is having a moment nationwide. The New York Times, Country Living, and other outlets have run stories about how to get a high-quality stock tank pool set up in your yard. Kelley was ahead of the curve though—his suburban oasis has been fully functioning since early June. “A bunch of people have been really excited about it and asked us a bunch of questions,” Kelley says. “I told Valley

Pool & Spa that they’re probably going to get an influx of requests for DIY stock tank pools.” Kelley’s kids are thrilled to have the stock tank to swim in. “They’re over there right now,” he says. “We’ve been quarantining with a couple neighborhood kids that we’re allowing to be in there with us.”

Finding a home The pandemic has shaken up the home-buying process By Carol Diggs

T
he pandemic has expanded the concept of “home” to now include offices, schools, and safe spaces. It’s also changed how we buy and sell houses. Early on, with stay-at-home orders in place and the economy stalled, many feared the real estate market would tank. But after plummeting in the spring, the volume of transactions has rebounded (although it’s still below last year’s levels). Denise Ramey, of the Denise Ramey Team licensed with Long and Foster, says Charlottesville properties under $500,000 can still expect to get multiple offers at the asking price or more. Historically low interest rates are one factor that contributed to the rebound. If your job is secure, “now is the time to buy,” says Benjamin Reeves with the Kathleen McKone Realty Group of Keller Williams Alliance. “So many more people either can buy their first home, or buy more home than they could have before.” And the stability of a 30-year mortgage is attractive in uncertain times. Also, the shutdown has people dreaming about their next house. Quarantining (especially working from home) has pushed many potential buyers into the market. And buyers’ must-haves now include home offices, high-speed internet, and outdoor space. The actual process of buying and selling has changed radically. With sellers, buyers, and agents worried about contagion, virtual tools like real estate apps and websites, video open houses, and FaceTime or Facebook Live walkthroughs have boomed. “COVID-19 didn’t create these market enhancements” says Jim Duncan, associate broker/partner with Nest Realty, “but it’s moving them faster.” While few people want to buy a home without actually going into it, many realtors, sellers, and buyers agree these new tools are here to stay. Taking a first look virtually is not only safer and more convenient, it also helps potential buyers narrow down their choices. “My agents say they’re showing fewer properties, but they’re getting to contracts sooner,” says Michael Guthrie, broker/CEO at Roy Wheeler Realty. Mike Schneider has seen this new market from all angles: After flipping a property in Louisa County this spring, he put his Greene County home

on the market in July, and is looking to buy in Albemarle County. Showing his properties online and via video meant “people weren’t kicking me and my family and the dog out of the house all day long,” he says. And now he can use these same virtual tools to safely “pre-view” what’s available. Kathryn Ridings, a 20-year Crozet resident, says she and her husband are ready to downsize, and listed their home in early February. When the virus first appeared, the Ridings were scrupulous about airing and cleansing their home after walkthroughs. She credits their realtor with providing information and advice that helped them decide to pull their listing in mid-March and re-list in early April. “We had a contract within two days,” Ridings says. After packing up the home where they raised their family, the couple is renting, which Kathryn calls “taking a breather.” But they are keeping an eye on the market—virtually—to find their perfect next home.

Brewery, restaurant, coffee shop hint at the future of Charlottesville’s woolen mill By Ben Hitchcock

The old woolen mill on the edge of town has been converted into a swanky event space and restaurant hub.
harlottesville’s old woolen mill, peering over the Rivanna River on the town’s eastern edge, had been gathering dust for years. Now, the rubble has been cleared, and it’s time to drink beer. In 2018, app development company WillowTree began a $25 million overhaul of the building. WillowTree’s employees will move into their 85,000 square foot offices next year. The Wool Factory, an adjacent 12,000 square foot hybrid space which includes a brewery, restaurant, and coffee shop, has just opened. The symbiosis between the two outfits is obvious—The Wool Factory is a selling point for WillowTree, as the tech company tries to tempt employees into town, says Claire Macfarlan, The Wool Factory’s director of opera24
tions and sales, while The Wool Factory benefits from a “built-in [customer] base on top of the neighborhood.” The mill itself was originally built in the 1790s, and has “a mixed history,” says Bill Emory, a longtime resident of the Woolen Mills neighborhood who’s conducted extensive research into the area’s past. According to the Encyclopedia of Virginia, the mill produced uniforms for Confederate soldiers during the Civil War. Union troops burned down the building, and its associated railroad bridge, when they occupied Charlottesville in 1865. In the twentieth century, the mill grew into Albemarle County’s most productive industry, and the surrounding area became a steady white working class neighborhood.
“They had a large, over 50% female workforce,” says Emory. “The people who worked at the mill were able to afford housing in the neighborhood. Of course, it was sharply segregated. There was one African American employee in 1920.” The mill closed in 1960, and has since served a variety of purposes. Most recently, it was a storage facility. “There wasn’t a lot of community interaction with the mill site,” says Emory. “It might have been under-used, but it was never a piece of crap. The previous owners were storing stuff in it so they always took care of the roof.” Selvedge Brewery, one of The Wool Factory’s three dining options, leans into the setting. It’s full-on urban-industrial brewery chic: The walls are rough brick, the stools are spare metal, and C-VILLE ABODE

The renovators replaced all the windows in the mill, but had to install window frames that matched the originals. And the lettering on the side of the building—“Charlottesville Woolen Mill,” in squarish white sans-serif—was freshened up but couldn’t be moved, even though the words are spaced oddly, says Lizzy Reid, a public relations manager working with the Wool Factory. The Wool Factory team says it wants to communicate the history of the building to visitors, but doesn’t have concrete plans in place. “We’re trying to figure out where that stuff will actually go,” Wooten says. They might put
historical information on the menus at Broadcloth, he says, and they “have talked about having something you can scan.” Macfarlan says they don’t want to install a permanent plaque with historical information, because they wouldn’t be able to remove it when they held events. “The names of the beers are very intentional,” says Reid, when asked about the mill’s history. In homage to the mill’s original purpose, Selvedge Brewery’s beers are named after fabrics. Patrons can suck down a pint of Seersucker, Herringbone, or even Flannel No. 1. Now, Emory says, the onus is on the city and county to make the building accessible. Broadway Street, which leads through the Woolen Mills neighborhood to the mill, is a “super wide street with no pedestrian facilities, no bike facilities,” says Emory. “Totally uninviting place to get to if you’re doing anything other than driving a car.” WillowTree has advertised that the company will offer kayaks to those employees ambitious enough to commute to work via the Rivanna. That’s a creative solution, but it won’t be enough to insulate the neighborhood from hundreds of new commuters. (And brewery-goers beware: Kayaking under the influence is illegal in Virginia.) “It’s potentially a keystone for recreation and a lot of good things happening,” says Emory, “If the county and the city figure out how they’re going to get people to and fro without destroying all the city neighborhoods around the mill.”

an ancient Remington typewriter sits on a side table. Yellow exposed light bulbs glow from strings above the courtyard. The Wool Factory comes by some of this character honestly. The green metal lamps that hang from the ceiling are refurbished but original. The gray and white paint—sparse enough to reveal the bricks below—dates back to the building’s industrial days. An original wooden wall separates the kitchen from the dining room in Broadcloth, the Wool Factory’s sit-down restaurant. Broadcloth offers all the bells and whistles, including a private dining area. At the chef ’s counter, four or five patrons can sit next to the kitchen, enjoying front-row seats for the creation of their food. Tucker Yoder, a local chef well-known for his work at the Clifton Inn and Timbercreek Market, is heading up the kitchen. Rachel de Jong, previously with The Inn at Little Washington, will work as the executive pastry chef. Local winemaker Joy Ting will handle the drinks. The team hopes to offer a menu that’s “exceptional but not too precious,” says Macfarlan. Selvedge Brewery is now open for reservation only, thanks to the limitations required by coronavirus. The cavernous space has plenty of room for diners to spread out, however. Business seems to be off to a decent start—the space has a handful of weddings on the schedule for the late summer and early fall. “From the point of view of the historic repurposing and renovation, I’m in awe of the place,” Emory says. “We try to keep it a little bit raw,” says Brandon Wooten, the project’s creative director and a co-founder of Grit Coffee. “Normally you have to create the character. We didn’t have to create the character.” The building’s historic status means any changes had to be cleared with the county’s Architectural Review Board. The board’ influence can be felt on the property in a few places. An elevated metal chute cuts through the air across the courtyard. “This chute up here that doesn’t do anything had to stay,” says Wooten.

Like so many great ideas, this local backyard makeover started with a sketch on a napkin. A Charlottesville couple, frustrated with the lack of storage in their 1900-square-foot basementless home, decided to build a shed in their backyard to address the issue. They wanted something that would be attractive from their screened-in porch, which overlooks the yard. The couple mentioned the project during dinner one evening with an architect friend, who grabbed a napkin and got to work. Soon after, they had a blueprint for a 10'x10' custom-built cedar shed. With the shed design in place, the couple realized their entire backyard could stand a facelift. The fence around the perimeter was in need of replacing. Years of kids and dogs running around the sloped, shaded back yard had left the area little more than dirt and moss. A few patches of hardy (and invasive) English ivy were all that had survived. With the children grown and moved out, the homeowners realized they could make the backyard an oasis for themselves to enjoy— gone were the days of caroming soccer balls and trampling feet. Before they knew it, their need to store a few coolers and some gardening tools had become a complete backyard makeover. The shed—which, in person, is much more elegant than the word suggests—remains the centerpiece of the project. Situated in a back corner of the yard, the structure has a gabled roof with a large, modern dormer. The form of the roof accents the shed’s dramatic antique leaded window, which is centered on the wall just under the raised portion of the roof. The architect, who donated the window to the project, says it had been gathering dust in the basement for some time “and just needed to be used.” The other windows have just as much charm. Each wall of the shed features an antique, salvaged stained-glass window, which the homeowner has collected over the years, waiting, perhaps, for a moment like this to use them. “It gives it that 1970’s pizza place feel,” she jokes. The renovated backyard is full of nooks and crannies to explore. A natural stone walkway leads to multiple seating areas; formal or casual, morning or evening, there’s somewhere perfect to sit back and relax. The gentle sound of the trickling waterfall casts a calm over the whole scene.

Don’t let the glamorous outward appearance fool you, though—it’s an extremely functional space. The interior of the shed has electricity (for charging power tools and the like), but it’s otherwise not climate controlled or finished in any way. Inside, the interior walls feature lots of hooks and shelves, with coolers of various sizes tucked under a work counter. And if the garden tools hanging around the space are any indication, the couple have plenty of energy for the upkeep the yard now deserves. The yard is roomy, but it’s not huge by any means, and the renovation project shows that it’s possible to create beautiful spaces using modest amounts of square footage. Wherever you turn, there’s another little nook to investigate. In an opposite corner, just across the recently installed slate patio, a waterfall trickles into a small pond, another new addition. Built into the retaining wall, the waterfall helps keep water circulating, while snails, frogs and shubunkins—
a silvery cousin of the goldfish—call the pond home. Water lettuce float on the surface of the pond, and submerged planters feature caladiums, creeping jenny, red-veined sorrel, and other colorful plants. Just beyond the pond, tucked into a corner, is a cleverly crafted second shed. Built in the same horizontal variegated plank pattern as the new fence, this shed fades into the background while camouflaging unattractive back yard necessities like trash cans and offering auxiliary storage for garden tools. The homeowners have always been entertainers, regularly hosting friends for dinner. They’ve been able to seamlessly transition from their usual entertaining spot, the screened-in porch, to the new patio, an area more conducive to social distancing. The patio features several small seating areas. Collapsible café tables and chairs surround a metal dining table. In the center of the space, a lively green chenille-upholstered sofa and chairs are positioned around a low table.
Surrounding the patio are plantings, both native and ornamental, that the homeowner says “will take years to get established.” She admits that she’s still figuring out what works well— there’s a lot of trial and error. Something planted in the fall that did well all winter might not fare well come July. The heat of the summer has taken its toll on some of the plantings, which she plans on addressing this fall. There are pleasant surprises, too. The homeowner loves “the moss that’s really taken off,” she says, referring to it as one of her favorite things about the overhauled space. Filling in the crevices between stones, the moss spills over onto rocks here and there, softening the lines and adding color to the slate. With the pond and new plantings attracting more birds and other pollinators, the homeowners have found themselves enjoying their backyard for the first time in years. “It’s nice to just sit here and watch it all going on,” she says.“We’ve become bird watchers.” 33

Drawing close Jessie Chapman is just a little bit old school. As the world goes digital, the Goodhouse LLC architect remains a steadfast believer in the power of sketching out designs by hand. (Regular Abode readers might recognize her distinctive style—her work appeared in our spring issue.) When the lockdown began in the spring, Chapman chatted with C-VILLE about how she’s adjusting—and shared a sketch of her spruced-up home office. “I used to work out of this room when I freelanced. The built-in desks were actually going to be removed to use in our Stony Point office, but alas, we hadn’t gotten around to it, so this was practically move-in ready. Our entire network is in the cloud, and we keep in touch with clients and each other through all the usual media. In terms of function, the office works quite well for me. T&N Printing is nearby, and they deliver. I mostly get half-size sets of drawings because they fit into my little flat files. Our office is as busy as ever—perhaps even more so. We do custom residential design for the most part, and so many people are getting to know their homes in new ways now. That’s exactly what we help them do, so I’m happy to report that we’re hard at work, and so are the builders who make these houses happen.” 38
