Erika Howsare wrote a great article on 7/29 [“Hallelujah. What’s next?], celebrating the Atlantic Coast Pipeline (ACP) cancellation and mourning her ancestry in Washington County, southwestern Pennsylvania, home to the largest number of fracking wells. Pennsylvania is one of the most abused areas by fossil fuel and extractive industries, but they also are the proud “rebirth” place of the community rights and rights of nature movement. Despair not! Over 100 communities in Pennsylvania have joined a state, national, and global rights-based movement, targeting the roots of abusive assaults.

Corporate and government interests claim superior rights to local communities, treating them as resource colonies and sacrifice zones; forcing communities to accept harmful projects against their will. That paradigm is being challenged by asserting rights to self-government and the inalienable rights to clean air, water, land, sustainable food, living wages, and more.

Take heart! The Pittsburgh City Council unanimously passed the first Community Bill of Rights banning fracking in the United States in 2010. In March 2020, Grant Township, northeast of Pittsburgh, won a seven-year battle to stop a frack waste injection well. This paper hits newsstands on August 12, 2020, the third anniversary of the Unite the Right rally.

Last week, Albemarle County voted to remove the statue of Johnny Reb outside the county courthouse (p. 11). (In Market Street Park, the Robert E. Lee statue still stands.) Zyahna Bryant, who famously started the initial petition to remove the Lee statue, has become one of the city’s most influential voices, and this weekend she was part of a committee of young organizers who held a Black Joy Fest in the middle of the street (p. 11). Tay Washington, who was injured in the car attack that killed Heather Heyer, still lives with the physical pain of that moment (p. 10). And musician Nathaniel Star chose to release his latest work, Eros, a “love album,” on August 12, saying, “I feel like we need it” (p. 16).

Though people across town live with the effects of Unite the Right in a variety of different ways, the Albemarle County Board of Supervisors, Zyahna Bryant, and a whole bunch of smart people in between all agree on one thing: The work of dismantling white supremacy in our community—in our schools, in our neighborhoods, in our governments, in ourselves—is far from finished.

In the doghouse On Sunday, Carrie Lee Pledger, owner of Pawprints Boutique, which sells clothes and accessories for pets, called the police on an unhoused man who she felt was dancing too close to her business’ sign. The call inspired the ire of a handful of nearby Black Youth Action Committee activists, who were handing out free water and snacks. Video shows Pledger telling the police, “This is scary to me,” gesturing to the man dancing in the street.

If you received a mailing from the Center for Voter Information, be wary. The nonprofit isn’t attempting to scam you, but it is demonstrably incompetent: This month, the organization mailed out a half-million ballot applications directing potential voters to send their ballots back to incorrect registrars’ office addresses, and in 2018, voter registration forms were mailed to 140,000 Virginians who were already registered to vote, reports The Washington Post. The safest way to vote absentee is to register online via the Virginia Department of Elections.

ICE facility outbreak The Immigration and Customs Enforcement immigration detention center in Farmville, Virginia, is now home to the worst coronavirus outbreak of any detention facility in the United States, reports The Washington Post.

Testing last month showed that 70 percent of those detained had the disease, and one person being held there died last week.

Community organizer and UVA student Zyahna Bryant recently handed out college dorm essentials to nine first-gen Black college students, who all graduated from Charlottesville High School. Bryant, also a first-gen student, raised $12,000 to purchase the items and award scholarships—ranging from $750 to $1,000—over the course of a few hours.

Comeback kids?

On August 4, UVA announced that move-in and the beginning of in-person classes will be delayed by two weeks, meaning face-to-face instruction will start on September 8. University President Jim Ryan released a video August 7, explaining that the decision to delay was made in response to a rise in Virginia’s coronavirus transmission, as well as “recent volatility in the supply chain for testing.”

The school has instituted additional safety measures in an attempt to minimize spread of the virus, including changes in

classroom capacities to accommodate for social distancing, installing plexiglass shields between faculty and students, and enhancing its classroom sanitation protocols. UVA has even begun testing the dorms’ wastewater to try to detect the virus early.

Meanwhile, the state of Virginia has surpassed 100,000 cases since the onset of the pandemic, and cases have increased 16 percent in the last two weeks, according to The New York Times. New daily cases in Virginia reached an all-time high with 2,015 reported cases on August 7—less than one month before students return to Grounds.

Three years later, August 12 victim struggles for support

or Tay Washington, August 12, 2017, started off as a normal day.

She ran some errands, and then stopped to see someone at Friendship Court with her sister.

When Washington learned crowds were gathering downtown, she drove over to take a look.

“I was amazed by all of the people with their signs,” says Washington. “I took a picture [and] proceeded to go home, [but] I got detoured” to Fourth Street, unable to drive forward or turn around.

“Me and my sister [were] staring at the crowd because we had never seen so many people before,” she says. “And then it was a blackout...All I heard was screaming and hollering. I didn’t see any help. When I opened my eyes, it was just chaos. I thought a bomb had went off.”

After a few moments, her sister realized that somebody had rammed into their Toyota Camry from behind. But it was not until later that they learned that 20-yearold self-proclaimed neo-Nazi James Fields, Jr. had intentionally sped down the street, killing 32-year-old Heather Heyer and injuring more than 30 others.

Washington was diagnosed with an ankle fracture. She started doing physical therapy, but her pain only worsened. Eight months later, a visit to an orthopedic specialist revealed that she had complex

Tay Washington, whose car was hit by James Fields, Jr. on August 12, is unable to work due to her chronic pain and brain trauma, and is seeking support from the community.

regional pain syndrome, a chronic condition with no cure.

Washington visited multiple specialists, but none of the medications and treatments she was given helped. She was also repeatedly put down and not taken seriously, she says.

“My job now is my body, taking care of it, so I do not flare up in so much pain that I cannot live day-to-day life,” she says.

Now 30 years old, Washington wants to work, but says she cannot because of intense pain and brain trauma, which causes her to have explosive episodes. Before the car attack, she had been on her way to becoming an EMT, and says she had received multiple scholarships and awards.

Though August 11 and 12—and the ensuing investigations and trials—made international headlines, it has not been easy for Washington to get the assistance she needs, both for herself and her daughter, who is now 11. She says she’s been denied disability benefits multiple times, and

hasn’t been able to claim unemployment, since she hasn’t had a job in three years.

The Charlottesville Area Community Foundation’s Heal Charlottesville Fund has been Washington’s main source of financial support for the past three years, but CACF Director of Programs Eboni Bugg says donations have dwindled, and the fund is now out of money. Only three people—including Washington—are still benefiting from the fund.

Washington’s mother, Emma, a licensed practical nurse, covered some of her daughter’s expenses for a while, but when her 31-year-old son, Telvin Washington, was murdered in their hometown of Belzoni, Mississippi, last year, her own pain and trauma became overwhelming.

Washington says the last check she received from the fund will help her get through the next three months, but after that, she will have no source of income. She is also in need of long-term medical and emotional support, as well as legal counsel, and is accepting donations directly through GoFundMe. “I feel left. I feel stuck. I feel invisible,” she says. “I’m screaming for help as Black young woman.”

‘Our streets’

chorus of “We gon’ be alright” bounced out of DJ Flatline and DJ Double U’s speakers, signaling the beginning of Saturday’s Black Joy Fest.

The festival was the first event hosted by the newly formed Charlottesville Black Youth Action Committee. Young people tossed beanbags back and forth at a set of Dallas Cowboys cornhole boards. Tubs of Ben & Jerry’s sat on a table in the tent, and Angelic’s Kitchen served soul food from a truck.

The activists emphasized that this event was a supposed to have a light atmosphere, but the group’s larger goals are serious, says local activist and committee member Zyahna Bryant.

“The committee was established by five young Black girl students, all local Charlottesville students,” Bryant says. “We wanted to address issues of policing and education in the Charlottesville community, so that people can understand that there’s a deep connection between the deaths of George Floyd, Breonna Taylor, and Ahmaud Arberry, and the local issues we have every day through systems and structures.”

For three hours in the early evening, the event occupied the road at the intersection of Preston and Grady avenues, with vol-

unteers’ cars forming a barrier around the gathered crowd. Police were largely invisible from the intersection, having established a light presence at the bottom of the Preston Avenue hill.

When asked about the connection between the Black Joy Fest, which was held on August 8, and the upcoming three-year anniversary of Unite the Right, Bryant says taking up space in the city remains an important goal of young activists.

“Washington Park is a historically Black park,” she says. “We’re also right outside of two Black neighborhoods, there’s the 10th and Page neighborhood and there’s the Grady Avenue neighborhood. In a space that’s heavily gentrified such as this, we wanted to reclaim this space and make it clear that this is a space for Black joy and Black existence.”

At one point, the young organizers drew the crowd together for a brief teach-in.

Bryant urged the gathered community members to tune in to local government and school board meetings, and to keep an eye on local elections. In pamphlets distributed to the attendees, the organizers cited the school-to-prison pipeline as an example of the need for systemic change.

Bryant also asked that allies help in less formal settings. “When we say spend your privilege, we mean pull over and watch the

cops when they’re arresting Black people,” she said.

Zaneyah Bryant, another member of the committee who is herself a high schooler, said the group hopes to get more young activists involved in making change around the city. “These are our streets,” she said. “We should be able to feel how we want to feel in our streets and our town.”

At the end of the teach-in, just before the music and dancing resumed, the committee led the crowd in a call and response invocation from the revolutionary activist Assata Shakur.

“It is our duty to fight for our freedom,” the crowd said. “It is our duty to win. We must love each other and support each other. We have nothing to lose but our chains.”

Schmidt also pointed out that the statue does not possess any value as a piece of art, but rather is one of many bronze replicas scattered across the country.

Down the road from Johnny Reb, the Robert E. Lee statue at the heart of the Unite the Right rally still sits atop its pedestal in Market Street Park. The Unite the Right anniversary will not pass unacknowledged in that space, however, as a coalition of activist groups plans to gather in the park on August 12.

“We are done ceding this space to others,” a statement from the activists reads. “For a total of six hours, community members will be sharing food, making art, listening to the histories of resistance against fascism in Charlottesville, dancing, holding space with each other, listening to each other’s grief and rage.”

Charlottesville’s City Council must wait for the Supreme Court of Virginia to remove a remaining injunction left over from the original court case before it can begin the 60-day removal process for the Lee monument.—Ben Hitchcock

The Haven, PACEM face challenges housing guests during the pandemic

s the number of coronavirus cases continues to rise in our area, life has become increasingly dangerous for those who do not have a place to call home. For months, local shelters have been scrambling to find housing for people who need it.

In March, People and Congregations Engaged in Ministry, or PACEM, which works with local community groups to provide shelter for the homeless, began housing women at The Haven and men at Key Recreation Center.

In late April, the Thomas Jefferson Area Coalition for the Homeless was able to secure funding for 30 rooms for high-risk individuals at a local hotel, says Jayson Whitehead, executive director of PACEM. Inside look Photographers turn their cameras toward home for virtual exhibition

Second Street Gallery is hoping to reopen for in-person exhibitions with its annual “Teeny Tiny Trifecta” show, which features works of art that are 10 inches or smaller, on Saturday, September 5. Viewings will be by appointment only, and the gallery will limit the number of patrons.

But Chiacchia believes that this summer’s shows are just the beginning of Second Street’s virtual galleries.

“I do plan to continue to, in addition to having the exhibitions in the gallery space, have everything also online so that people can keep returning to the exhibition to see it,” she says. “And also, so we can expand our reach just beyond Charlottesville and who is actually able to physically come into the gallery space.”

The simplicity of the assignment exemplifies a principle that Evans has long espoused: Good photographers don’t need an exotic subject. They can make an interesting image in their own backyard.

Few collections paint a clearer narrative than Isaac Russell’s—a shot of a tiger figurine pacing across a ledge followed by the flash of a police car driving by the window. Next, the camera pans to the face of the photographer.

The headlights’ harsh glow washes over his face as it morphs into two familiar expressions: one slack in despondence, the other twisted into a soundless scream of frustration.

“It makes me think of when I go to the zoo and there’s this tiger that paces back and forth, this sensation of being trapped,” Evans says. “... And then at the end you have him turning the camera on himself and expressing two very different kinds of feelings. That, I think, really does speak to the quarantine and to this particular time.”

This show could be curated at any time. In fact, it’s based on a 1990 exhibition by David Hockney, featuring 40 photographs of his home taken on his new digital camera. But as Russell’s submission shows, this summer 2020 iteration is unique. Each of the objects photographed—a roll of toilet paper, a bottle of perfume, a container of disinfectant—reflect a distinct period in the photographers’ lives.

hotographer Derrick Waller has spent the last several months on the streets of downtown Charlottesville, capturing the raised fists and interlocked arms of the local Black Lives Matter movement. But from July 17 to August 21, viewers can glimpse a different side of Waller and other Charlottesville photographers in Second Street Gallery’s “Snaps From My Home” virtual exhibition.

In this setting, Waller’s photographs recede from documenting the general state of America’s streets, offering instead, a private glimpse into his daily life: gloved hands sifting through the weeds in his garden; the panting smiles of two golden retrievers in the backseat of his car; and the curve of his pregnant wife’s belly as she reclines on their couch.

“You see his work in the streets,” says Second Street’s Executive Director and Chief Curator Kristen Chiacchia. “You don’t think about him at home with his family and in this more intimate, private space.”

Chiacchia and contributing artist Stacey Evans co-curated the gallery’s fourth onlineonly show in order to dig into that unseen part of a photographer’s life. Earlier this spring, they put out a call for Charlottesvillians to explore what has become very familiar to them over the last few months: the inside of their own homes.

Many of the gallery’s photographs work to find beauty in the mundane. Sally Wansboro Eppstein captures her kitchen shelves, zeroing in on a half-empty bottle of soy sauce and a stack of ready-made ramen. As even the simplest parts of our lives can’t escape a touch of the pandemic, neither can Eppstein’s photos; the artist writes that ramen with a splash of soy, her “COVID obsession,” became a staple for her when lockdown forced her to spend more time at home.

The exhibition captures both the peaceful highs and the stifling lows of isolation.

athaniel Star is in love. He has a light in his eyes and he is grinning from ear to ear. This is not the giddiness of a new romance or the rose-colored adoration that comes at first sight. Star is in love with his craft, his artform, the feeling that his music brings and how it connects him to a source.

“I feel that love is so deep it can make you believe in anything,” says Star. “That’s why it’s easy to write about that emotion.

Love is crazy. It makes you feel that anything is possible.”

Star has channeled all of this possibility into his latest record, Eros, a 20-track collection of sensuous neo-soul that encompasses “the highs, the lows, the goods, the bads, the greats—everything that is love.” He even looks back in time on the album’s opener, “1500 B.C.” “That’s the genesis of the whole album,” says Star. “I’m talking about knowing somebody in a past life, and the whole journey up until now...knowing somebody before they’re even here.”

That fluidity is a comfortable place for Star, whose music manifests in multiple genres.

He’s made albums in the categories of blues, country, rock, rap, R&B, West Coast, and Drop a virtual needle on Eros at nathanielstar.

“I don’t write music, I just turn on the microphone and go and record it, so my process is a lot quicker than some people’s,” he says. “I haven’t written anything down in a few years. It’s more organic that way. It flows.

Eros comes out on August 12, the third anniversary of one of Charlottesville’s darkest days. And that’s by design, says Star, who, despite his infectious positivity, is deeply affected by recent events: His brother is recovering from COVID-19, but Star says he’s encouraged by the current pace of activism.

“Usually the machine is very slow moving but it’s fast-forward now,” he says. “I’m not surprised any of this stuff is taking place. ...The activism, just everything, it’s moving fast. You can’t dodge it, it’s right there, in everybody’s face, there’s no getting around this stuff.”

Star says Eros is something the community needs right now; something that connects us to the possibilities of joy.

Music gets me to a place that I can’t get myself to,” he says. “I am happy when I talk about it. I’m happy when I do it, when I create it, and I’m happy when I give it to other people and they receive it. It does make me happy.”

restaurant which can both be a place that is part of a local’s weekly routine, as well as a place for special occasions. Brasserie has such a strong reputation that changing this restaurant’s core values would be a huge mistake. I aim only to reinforce them.”

The restaurant reopened on July 20 with socially distanced dining, and seating inside and on the patio, and Kelly says so far it’s working out well.

The staff is smaller, with Spencer Dunsmore, an opening team member and kitchen veteran who worked his way up the ranks, as chef de cuisine, and Wil Smith as bar manager.

“The cocktail program here has been a huge part of the identity of the restaurant up to this point, and [Wil] is the perfect person to continue that tradition in this post-COVID version of the restaurant,” Kelly says.

They’ve also launched Superette Saison next door, in the former Verdigris space, spearheaded by former Brasserie GM Reid Dougherty. It’s a “neighborhood convenience store” concept that features a curated selection of wine, beer, and food to go, and blends with the Saison brand.

“Over time we will be adding more to the Superette, as we find out how we can best serve Charlottesville,” Kelly says. “I would describe it as a different expression of the same Brasserie Saison identity.”

Kelly says his vision for the restaurant is a work in progress, due to the circumstances, and it’s hard to predict where we’ll be in the next 12 months, but opening was the first step. “We want to do this in the most responsible way possible so that the reopening of our restaurant is a sign of good things to come,” he says. “My vision for Brasserie Saison is to stay true to that name. While it literally translates to ‘brewery’ it is a name that indicates a casual neighborhood

s the coronavirus continues to keep people inside, local restaurant devotees have been on edge, fearing the worst for many establishments’ ability to survive the slowdown in traffic that has befallen all businesses.

One popular spot has some encouraging news: Rather than closing as planned, Brasserie Saison has cautiously reopened with a new general manager, and added an upscale carryout shop adjacent to the restaurant.

Stephen Kelly recently took over as GM after a decade at Manhattan’s globally acclaimed Eleven Madison Park (a chic establishment launched by Danny Meyer that received three Michelin stars, four stars from the New York Times, and is repeatedly listed as one of the top five restaurants in the world), where he worked his way up from kitchen server to dining room manager and then captain.

Kelly first fell in love with Charlottesville while on visits with his wife, who is a UVA grad. Brasserie Saison became a favorite destination for the couple, and the intimacy of the food community here was a big draw when deciding to make a move.

“We always knew that the time would come for us to leave New York City,” says Kelly. “I came to the realization that a restaurant’s greatest asset along with its team, is its place in the community. ...At Eleven Madison Park I was part of a wonderful global community, but I wanted to move to a more intimate community like the one here.”

Like the rest of us, Kelly hadn’t planned for a pandemic. The surge of the virus threatened to thwart his goal while also confirming that he and his wife were making the right decision to uproot themselves.

“I started exploring moving to Charlottesville in early 2020, and COVID-19 stalled those efforts. It wasn’t until Virginia started to open its restaurants that I experienced a moment of serendipity,” he

There aren't enough culturally competent therapists, equipped with the lived experiences to address the unique feelings that arise when Black-death goes viral. This kick-starter fund will cover the cost of therapy for uninsured/ underinsured Black people, while pairing them with a Black Therapist. Our intentions are to help the Black community address the trauma of personal and collective pain that we often face while fighting for our humanity.

Access to therapy is a PRIVILEGE. We want to ensure that Black folks seeking professional mental health services have the ability to do so, without worrying about rationing their personal resources.

We’ve been able to serve several Black women in the Charlottesville area so far. They were in tears when we offered this service free of charge. We appreciate all donations, big or small, so that we may continue offering this crucial service to our community members.

Study for Type 2 Diabetics

Healthy adults between the ages of 18-65 with no current or past serious medical or psychiatric conditions are needed to create a Brain Library. Participants will be asked to complete interviews, cognitive assessments and a brain MRI. Study procedures will be completed over 1-2 visits and will last a total of 4-5 hours. Participants will receive $150 for completing the study. Principal Investigator: James Stone, MD, PhD.

Men and women with type 2 diabetes aged 18-60 needed for study on the effect of the drug empagliflozin (used to control blood sugar) on blood vessels. Study requires two 1-hour outpatient visits and two 7-hour admissions in UVA’s Clinical Research Unit. The study drug is taken for 12 weeks. You must have Type 2 diabetes, be a non-smoker, and not taking insulin. Compensation is $800, paid in installments. Principal Investigator: Eugene Barrett, MD, PhD.

“COVID-19 as expected took a toll,” reports Michael Guthrie, Broker/CEO with Roy Wheeler Realty Co., referring to Central Virginia’s residential real estate market. “The second quarter has ended and as we promised in April, the number of sales dropped dramatically (15 percent) in comparison to the same time period in 2019.”

Low inventory makes it difficult to have high sales numbers. But the real estate profession has responded quickly to encourage sellers by creating a safe selling environment. Meanwhile, low mortgage interest rates are enticing buyers to forge ahead. Together, that has buyers, sellers, and agents feeling optimistic about the remainder of 2020.

Open houses have become a rarity.

“The days of cruising around looking for open houses are over, at least for now,” says Paul McArtor, REALTOR® with Avenue Realty, LLC. “The only people out looking are serious buyers, resulting in sellers having fewer showings with the same number of offers. Now a house in a popular neighborhood may still get a ton of showings, but the casual lookers are staying home.”

That’s just one of the changes.

Area REALTORS® have pivoted to get buyers all the information they need with none of the exposure. Buyers rely more on pictures, videos, and online information to filter listings down to just a few properties to view.

“Buyers are approaching the transaction a bit differently than before,” says McArtor. “With UVA, the hospital, and the military, this area has a strong demographic of people forced to move periodically, so the demand for housing is still there. But lots of house hunting trips were canceled.

Guthrie reports that 19 percent of homes sold in the 2nd quarter were new construction, up from previous years. Quarantine is both a spatial and temporal buffer. An emerging impact from COVID-19 is how this current experience of quarantine and physical distancing inspires buyers to rethink where they want to live and what they need in a home.

Davis says, “We are starting to hear buyers say, ‘If our house has become work, school, gym, and home, we need a different space—inside and out.’ After years of urban growth and renewal, the pendulum is swinging and the interest in 2-acre properties is back. Workers may not want a 45-minute commute, but all of a sudden, they’re looking at the exurbs to surround themselves with a few acres.”

One of the hallmarks of smarter growth in recent years has been the mixed-use development. Suffering restaurants and retail establishments may undermine all the progress that has been made. If businesses in the neighborhood center close or have an uncertain future, buyers will be less likely to seek out the density that comes with a mixed-use neighborhood.

“There are certainly shortages of homes in the $700 thousand plus range. Homes are moving fast, and most are going for the full ask. For sellers that are willing to brave the market, the last few months have been great. It’s a seller’s market, especially in places like Glenmore and Wintergreen.”

But that doesn’t mean it’s all bad news for buyers.

Jay Domenic, Branch Manager at Movement Mortgage, says, “We’re seeing record month after record month. Some of that is refinancing, but the purchase volume is also remarkably high.”

COVID-19 has also impacted mortgage underwriting. “The industry’s immediate reaction was to require higher credit scores. That has eased some. But there are precautions due to the volatile employment environment. We used to verify that borrowers were still employed 10 days prior to closing. Now we verify employment at the same pay with at least the same number of hours within 5 days

thereby reducing the risk to the seller and prospective buyer.” Add in masks, hand sanitizer, and foot coverings and a home viewing is a pretty low risk endeavor.

As gyms closed, access to outdoors spaces became more attractive. Room to exercise outdoors at home or a nearby park has moved higher on the priority list for buyers. Fresh air, natural light, access to nature…all those things that keep us from feeling cooped up are increasingly important. Creating an oasis from the outside world has moved from the “would-be-nice” category to “how can we make this happen?”

How strong a push outward will there be from our urban centers in Central Virginia? Davis asks “Do any of the neighborhoods close to town still work? Or will everything have to be on larger lots further out? Lochlyn Hill is over halfway through their buildout. Will the lots remaining become more in demand or less? Look at Earlysville and Free Union (in Albemarle County). Both are having a great year because there’s plenty of room to spread out.”

COVID-19 didn’t just increase the demand for more space surrounding the house; it’s different space within the house. The number of people spending more of their day at home is triggering design changes. With schools likely to include partial or exclusive online learning at least temporarily, and offices allowing more work from home, home workspace is at a premium. In Davis’ experience, clients are saying, “Even if my workplace reopens, I still want to be able to work from home. And so do my spouse and kids.”

In many homes, guest rooms are now offices. Architects are drawing up plans with two home offices, larger bedrooms,

Many health experts predict this fall and winter season may be as active as when the pandemic first hit our area in March. If that’s the case, much of the jolt to the real estate market has already been absorbed, as long as the employment picture doesn’t worsen.

The pandemic threatened to depress housing prices. But Guthrie reports, “There was a nice surprise in that the median sales price rose from $314 thousand in 2019 to $330 thousand with only a slight increase in days on market (57 compared to 53). Home sales over $1 million remained steady with 46 selling in the 2nd quarter compared to 49 during the same time period in 2019.”

Many REALTORS® anticipate sales

during the current quarter to look more like a normal spring market. “Buyer demand is strong, especially because of the continuing low interest rates. What could prove this projection wrong is lack of homes to buy. For example, in June, 508 new listings hit the market compared to 613 in June of 2019.” Obviously, without homes to sell, sales numbers will go down.

Waller agrees. “There is a subset of buyers that doesn’t have an immediate need to sell. They are just planning to wait it out. But buyers that are moving for work are plowing through. If interest rates stay low, the demand will stay strong.”

The caveat in all this is that employment and businesses need to stabilize and shift towards the positive. Tourism and hospitality are the lifeblood of this region. If those sectors shut down again or don’t see a nearly complete recovery in a reasonable amount of time, there will be a downward shift in this area’s real estate market.

Guthrie says, “A spike in COVID-19 cases could put a damper on things, especially if we begin to see people not being able to pay their mortgages due to not being able to work.”

While the future remains uncertain, we can take some comfort in how Central Virginia’s real estate market responded to the initial spread of COVID-19. Continued diligence and support for our neighbors throughout the area will benefit us all, whether homeowner, renter, buyer or seller.

Local Real Estate Related Events CAAR Raises Over $20,000, Helping to Provide Over 80,000 Meals for a Month to Area Residents in Need The Charlottesville Area Association of REALTORS® (CAAR) has announced its membership has raised over $20,000 during the month of July for the Blue Ridge Area Food Bank Mobile Food Pantry (MFP) program. REALTORS® and affiliates of CAAR raised over $10,000, which was then matched by a $10,000 donation from Virginia Estates.

The MFP program was created to reach some of the Food Bank’s most vulnerable clients—those living in more rural areas with no access to commercial food providers and/or food assistance services. There are 11 MFP sites, where the Food Bank brings a truck full of fresh produce and
