S

ex and money are the two most uncomfortable topics for most people to talk about. While your sex life can stay completely private when buying a home, there will be no secrets about your finances unless you come to the table with enough cash to close the deal.

Arguably, two of the professionals who will know more about you and your finances than any others are your REALTOR® and your mortgage lender.

The success of what may be your largest investment rests on the professional care and advice they provide. So choose wisely.

And choosing isn’t always easy. Your friends, mother-in-law, neighbors, and even Google will have an opinion and share their recommendations with you freely.

Your best course of action is to take in those opinions, do your own research

and explore several relationships before finding one that feels right.

Take First Steps Early There’s almost no such thing as being too prepared or too early when you are serious about buying a house. And a good first step is to research which REALTOR® and which lender you want in your corner. The more time you give yourself to prepare and work with these trusted advisers, the better your chances for success.

The first step is to choose a REALTOR®. This is a licensed real estate agent who is also a member of the National Association of REALTORS®. These agents are held to a high standard and have access to helpful market data and transaction management services. You will be served better with a REALTOR® as your partner.

Next choose a local lender. Someone you can meet with face to face.

Finally, commit to interviewing three different REALTORS® and three different lenders before recruiting your team.

Don’t Fall into the Zillow Trap Home buyers will have no problem finding information. Anyone even remotely thinking about buying a home probably has alerts set up on Zillow to be notified the moment a house in a certain area goes on the market. And lately, those alerts have even included an occasional price reduction.

Mostly those notifications are good.

The mistake comes when a buyer presses the “Contact Agent” button after seeing the perfect house on Zillow, Redfin, or any of the other online listing services.

This button puts him in touch with the listing agent of the house for sale, and sometimes a financing entity as well.

Of course, if you took the right first steps, you already have a REALTOR® and lender on your team, so you won’t

be tempted to push that button!

REALTOR® Shann Whited with Avenue Realty, LLC, warns against this scenario. “A buyer should not use the listing agent. The listing agent’s primary focus is the seller. As a buyer, you need representation too. If you go with the listing agent, no one has your back.”

Buying a home almost always involves negotiation. So make sure you choose your own agent, someone who knows you and understands your concerns.

That way, when it comes time to work out the terms of your purchase contract, you are represented by someone who is familiar with your interests and negotiates on your behalf.

Ask: Do you work primarily with buyers or with sellers?

If a buyer is committed to a specific neighborhood, it’s easy enough to find a REALTOR® with significant experience in that area. If a buyer is looking regionally, things can get a little more complicated.

Whited explains, “My areas of expertise are Charlottesville and the seven surrounding counties. That is where I focus. However, I sold a home in Culpeper because I was working with a client interested in central Virginia and we ultimately found the home they loved outside of these seven counties. I sought and received assistance from my network of fellow REALTORS® in Culpeper to

assure my client got the best deal and service possible.

“Recently, an agent from Northern Virginia came down to look at a condo in Pantops to use while his son was attending UVA. He didn’t know the area and didn’t have access to the unit. He made no effort to engage local agents.

Ultimately, he wasn’t successful because he wasn’t networking and using referrals.

perience pays. Whether a buyer’s agent or a seller’s agent, the number of transactions a REALTOR® has personally closed (not including their team or brokerage) represents all the different scenarios she has successfully navigated. And the number of transactions the agent has personally closed in the last 12 months, can tell you how current that REALTOR® is with today’s market conditions.”

Whited agrees. “If an agent has only closed one transaction in the past year or two, you may not be getting someone who is caught up on today’s trends. Additionally, their contacts might be stale and outdated.”

Beyond just numbers, an agent’s training reveals their interests and level of expertise in different markets. Certified Residential Specialist; Graduate, REALTOR® Institute; Seniors Real Estate Specialist; Accredited Buyers’ Representative…each of these designations indicates that the agent achieved advanced training in the specific subject area.

Hash says, “Knowing what designations and certifications an agent has earned is important but understanding how that extra education affects their ability to help their clients is even more important.”

Ask: How many transactions have you personally closed in your career and over the past 12 months? What additional designations do you have and how will that help me?

If your agent is a text and FaceTime addict and you’re still working off the last flip phone, this relationship may be doomed from the start. Beyond a basic comfort level with technology, the REALTOR®-client relationship must be compatible in pace, timelines, working with team members, general style, and ways of doing business.

Asking whether an agent is full-time or part-time is an oft-recommended question. While it’s important to understand the level of attention that you will receive, a full-time agent who is overbooked with clients may be no better than a part-timer with you as an only client.

Similarly, an agent with a host of partners, from administrative staff to a broker and fellow REALTORS®, may be more responsive than a solo act with no one else available to handle emergencies or to show a new listing as soon as it comes on the market.

Being inquisitive before you enter a relationship is just as important on the financing side. Many of the questions you will pose to REALTORS® before choosing them to represent you will also apply to mortgage lenders.

Again, the best strategy is to interview several different mortgage lenders from different types of institutions before getting pre-approved. Direct lenders (banks), mortgage brokers, and nonbank mortgage lenders are three options.

Always include your local financial institution in one of those interviews. A local lender has the advantage of already having a relationship with you, having a clear understanding of the local real estate market and specific local quirks, and likely using local appraisers and other partners.

A local appraiser is very familiar with this market and can make adjustments for how it is trending. That gives them an advantage over a national company that lacks the same local awareness.

Ask each of the lenders what type of mortgage is best for your situation— conventional, fixed-rate or adjustable, or government-backed loans. And ask if you qualify for down payment assistance programs.

Buyers should also ask about closing costs and other fees that will be included in the loan or due at closing.

Recruit Problem Solvers The best-case scenario for buyers is to partner with advisors who make the buying process smooth and easy. Buying a home doesn’t always go without a hitch.

That’s why Hash suggests that buyers ask both lenders and REALTORS® the same question. “Buyers should ask, ‘On a scale from one to ten, how would you rate yourself as a successful problem solver?’

Invariably, problems will arise during the search or purchase. You want a team that has experience solving problems quickly and successfully.”

The easiest response to a problem isn’t always the most advantageous. Richard Dyas, Senior Loan Officer with All Credits Mortgage in Charlottesville, gives the example of restructuring a sale to benefit the buyer. “If you find a motivated seller willing to negotiate, reducing the purchase price may not be the best option.

If the seller puts that concession towards paying points, the buyer can save on their monthly payments or qualify for a higher mortgage amount.”

A team of problem-solvers will lead to greater success earlier.

Trusting Your Team Ultimately, the most important questions might be the ones you ask yourself.

Jay Domenic, Mortgage Loan Officer with Towne Mortgage, sees many wouldbe buyers delay and second-guess themselves and the market. “Holding out for a better mortgage rate or a lower purchase price almost never pays off. If you want to buy a house and are financially ready, now is the best time to buy. Ask yourself what you can comfortably afford, not how much you qualify for. Focus on your payment and whether you can afford it.

Then find the lender and REALTOR® who can help make that happen.”

The best results come when a buyer and their advisors are committed to each other. Whited says, “The past two years have been tough on buyers. Dwindling inventory, rising prices, and rising mortgage rates…all make the buying process much more difficult. A buyer needs to have someone in their corner they trust will give them the best advice and who is committed to their success.

“The critical question is, ‘Do you trust this person with one of the most important purchases of your life?’”

If the answer is yes, then feel confident moving forward with your team to get just the right house for you.
