Cosmos, Sheffield

Sector: Student Living

This purpose built Fusion Students development comprises over 810 student residences. The scheme redevelops the former Stokes Tiles site, regenerating a prime location in Sheffield City Centre. The tallest building, a landmark tower to the corner of Fitzwilliam Street, will rise to 17 storeys. A highly sustainable development, premium quality student accommodation will be provided within walking distance of both the city centre and University campuses.

The design incorporate Fusion’s Tier 1 and Tier 2 accommodation including a range of cluster bedrooms, social studios and premium one-bedroom apartments. Residents will benefit from a central vibrant social hub, which includes flexible study and break out spaces, cinema and private dining, all complimented by extensive leisure/gym facilities, including an indoor basketball court and table tennis area.

Cosmos was completed in 2021.

Toy Box, Birmingham

Sector: Student Living

The Toxbox development of 290 new student apartments in Birmingham is a significant development in this part of the city. It forms a strong relationship with forthcoming developments within the area including the neighbouring Arden Gate scheme.

The high spec student residential development comprises a mixture of studio and cluster bedroom types each with communal lounge spaces. Located in a prominent location on a major route into the city, it features shared garden space, social spaces and group study spaces.

The 15 storey form of the building addresses the city in a positive manner, seeking to contribute to the present and emerging skyline. The façade combination of brick, glazing and zinc alongside the green brick curved form gives the building a unique identity. The curved facade provides a 9 metre cantilevered canopy over the main entrance at ground floor.

Nova, Nottingham

Sector: Student Living & Change of Use

With Nova, the design challenge was to facilitate the right sense of community because of the existing buildings.

The development is in a conservation area and had a mix of styles – from the architecturally significant 1930s Art Deco main building to 1970s office towers. We retained and enhanced the Art Deco exterior while demolishing and constructing new buildings in place of the 1970s blocks.

We made this multi-structure layout work hard with a standalone social building that differentiates Nova from other PBSA offerings in the area.

This, together with the homey reception and welcoming interiors – has created a community Nottingham students want to be part of. Crucially, we provided innovative marketing support to help attract overseas students, with interactive walkthroughs and gamified experiences.

Nova has been at maximum occupancy since its launch.

St Marks, Lincoln

Sector: Student Living

The development of a new student village in the heart of Lincoln follows the 2017 outline planning approval received for the redevelopment of St. Mark’s Shopping Centre. Our design takes reference from both the masterplan, and the neighbouring University of Lincoln’s Brayford Pool Campus.

Appointed by Aberdeen Standard, we have taken the opportunity to develop, integrate and enhance the masterplan proposals to deliver a detailed vision for the student accommodation. Homes for 1372 students are provided across 10 buildings, ranging from 4 to 10 storeys in height.

The overarching concept for the proposals is to create a holistic ‘student village’, a place that residents can identify as home within a busy city location. This approach has informed the design on a macro and micro scale; from masterplan to facade detail.

Associated internal and external amenity space, cycle storage and management facilities complete the development, seeking to provide a cohesive student community within the heart of Lincoln, significantly on the campus doorstep.

The approved outline application included a design that set out a series of buildings of varying heights around semi-private courtyards. This theme has been maintained, whilst being developed to respond to environmental and occupational issues.

Rather than enclosing the courtyards with L-shaped blocks, a series of linear buildings meander through the site allowing daylight penetration to the amenity spaces, following the natural flow of the site northwards towards St. Marks and the city beyond.

The architectural treatment follows a set of established principles, providing a coherent identity to the student village, whilst each building takes on individual characteristics and details to provide variety at both street level and from longranging views.

Whilst the development is comprised clearly of ten buildings, these forms are sub-divided to reduce scale and facilitate change in character.

The new student village has an important role to play in the redevelopment of St. Marks. Whilst kickstarting the redevelopment of St.Marks, the design respectfully ensures historic views are preserved whilst an progressive urban scale is implemented.

The twisted building forms ensure that bedroom windows avoid direct overlooking, and provide variation to the size and form of the courtyard spaces between. This intentionally provides a hierarchy to the ‘in-between’ spaces, with the larger courtyards placed where gatherings can be expected and promoted.

The progression in height with distance from the main carriageway preserves views to the Cathedral and City to the North, and places the larger buildings in a location to lesson impact upon Tritton Road.

Plummer House, Newcastle

Sector: Student Living & Change of Use

This project involved the complete internal and external transformation of an unused, Grade II listed building into a high- quality, 250 bed space, student accommodation development is located next to the Scheduled Ancient Monument of Plummer Tower. It is listed on the Heritage at Risk Register.

We developed a unique design to overcome the historial constraints, breathing life back into the vacant building by sensitively retaining features such as the internal cornicing and moulding, as well as re-exposing original details.

A new courtyard showcases Plummer Tower and creates a tranquil communal space within the innercity environment.

With a mix of units comprised of bed-deck mezzanine apartments within the listed Plummer House, along with new-build studios and cluster apartments, the development offers elegant and innovative design-led apartments, providing relaxing and spacious student living accommodation that caters for all requirements and financial demographics.

The Store House, Leeds

Sector: Student Living & Change of Use

The Store House, 140-142 Briggate, Leeds, is the former House of Fraser store, which will be redeveloped into a Purpose Built Student Accommodation (PBSA) scheme.

The design includes 369 en-suite bed spaces made up of 238 3-8 bed clusters and 131 studios. In addition there will be over 3,000sq.m of flexibleuse retail floorspace at ground and basement. Over 500sq.m of thoughtfully designed and highly specified amenity space will accommodate a variety of uses including: co-working & study, a wellness suite, lounge and recreation areas, a screening room and private dining with roof terrace.

The project is due to start on site early in 2023, delivered in a single phase in time for the 2025-26 academic year.

The Oaks Phase 1

Overview

The Oaks is a brand new, purpose built, student residence for McLaren Property. The scheme provides 378 student bedrooms and amenity spaces on a site that previously housed a vacant office building.

As the only purpose built student accommodation adjacent to the 750 acre University of Warwick campus, the project had to deliver.

Emphasis was placed on the student amenity spaces, so included is a gym, roof top garden terrace, games room, TV room, 3 quiet study rooms. In and around the large ground floor break out area there are group study areas, quiet study pods, and a bookable kitchen and dining space for student celebrations and events. Externally, there are green landscaped areas offering opportunities for student walks and well being.

Over the 7 storey building, student accommodation is provided in generous self contained studios and ensuite cluster rooms sharing, kitchen and lounges.

The project aims to offer everything a student may need during their studies from the complex, to the simple things such as a secure bike store and onsite laundry.

During the project’s successful delivery, Corstorphine & Wright was appointed to design and deliver Phases 2 and 3 of the Oaks to create a further 639 student bedrooms.

The Oaks Phase 2 & 3

Overview

Corstorphine & Wright were appointed by McLaren Property following the success of The Oaks Phase 1 to develop a larger adjacent site, adding to the existing accommodation to create a ‘student village’. Phases 2 and 3 provides a further 639 student residences, including accommodation for the neighbouring NMSC (National Mathematics and Science College).

The development takes advantage of the natural setting, placed between established treelines to the east and west. Ranging in height from four to six storeys, the buildings are placed around three private courtyards, providing secure external space for residents, spilling out from the ground floor amenity that includes social learning, gym and wellness facilities and private dining.

A restrained palette of high-quality materials provide continuity across the suite of buildings and provide an architectural language that will stand the test of time. Together with The Oaks Phase 1, the development introduces a sustainable, residential use on the doorstep of Warwick University in a location in need of regeneration. The student village provides an engaging, enjoyable, and lasting living environment for residents and visitors alike. Enhancing the natural setting to provide a unique place for students to live, in support of a successful academic career.

The Oaks Phase 4 & 5 - 120 Longwood Close

Overview

Working on behalf of McLaren Property, Corstorphine & Wright has designed and submitted detailed proposals for a mixed use development adjacent to the main Warwick University campus comprising;

• 1,078 PBSA (purpose built student accommodation) units, with associated amenity/ancillary spaces

• 131 Co-Living units with supporting amenity space

• 7,040 sq ft of Retail Space

The proposals will promote activity to Westwood Way, in addition to providing a new public square, regenerating this significant area at the heart of the business park.

Residential floor layouts have been configured in a modular manner, allowing for a variety of room typologies and configurations to be employed whilst retaining the purity and proportions of the massing/facade.

The amenity spaces are located on the ground floor of Blocks A/B/C/D/E.

Block A ground floor will be the heart of the resident’s community with the Torwood Close entrance leading into the main social and amenity space.

Co-Living / Retail Building

The co-Living building consists of 6 floors, with retail uses at ground and first floor.

Large glazed shop frontages are provided throughout. Co-living units provide generous storage and amenity allowances.

All residential units will have access to the amenity space at ground floor.

Fusion Tower, Bristol

Sector: Student Living & Change of Use

Fusion Tower was a milestone in student residential design. The client purchased the scheme with consent and was determined to take a new, experience-centric approach. We analysed each element of the interior to see how it benefited the student experience, and then created a floor plan and amenity space to maximise both efficiency and community.

The result is a development with studios to 6-bed apartments, along with a gym, cinema, games room, social spaces and roof terrace. We designed the social spaces to be visible, which has made them a hive of activity and energy – and is a key factor in the scheme’s popularity. We’ve made the most of the prominent location, bringing in new retail and using public art as a focal point.

Zenith, Cardiff

Zenith is a brand new, luxury, private student accommodation located in the Capital Quarter in Cardiff, transforming a vacant site adjacent to Herbert Street and the Dock Feeder canal. The location allows Zenith’s residents to live within Cardiff city centre and only a few minutes walk away from Cardiff’s leading learning institutions. The 25 storey building accommodates 674 students across a broad range of room types of which all are furnished with a comfy bed, tv, storage, dedicated study station and en-suite bathrooms. Available room types include: studios, studio plus, terrace studios, sky studios, accessible studios and shared apartments for up to 5 students.

As key part of the Capital Quarter masterplan, Zenith is designed to be a striking landmark development to create high quality accommodation. The design forms a visual marker for the area, stepping down to reflect the surrounding scale, whilst bringing activity to the streets and newly landscaped dock feeder. On top of the social space, group study space, gym, and laundry room, Zenith’s premier luxury offerings are at the top of its tower on the 25th floor. Here, a sky bar and dining space, games area and karaoke bar allow residents to enjoy themselves whilst taking in the far reaching views across Wales. Great emphasis has been placed on the interior to enrich student experience which in turn drives spirit, community, concentration and well-being.

Pavilion Point, Brighton

Sector: Student Living

Pavilion Point is located on an arterial route in and out of the city, just 5 minutes from Brighton Train Station. The new student living development replaces a retail unit and snooker hall.

Corstorphine & Wright worked diligently with Curlew Capital and Brighton and Hove City Council to ensure early buy in to gain swift planning approval on the type and scale of this development.

A total of 232 rooms have been created across the 4 storey building. They comprise of clusters with shared kitchens, studios and a number of larger premium studios on upper floor. At ground floor there are 2 large retail units with rear service access, a public community room, extensive cycle storage, laundry, reception and management offices. On the first floor a large external landscaped terrace has been incorporated; visible through sliding glazed doors from the breakout, and study areas. An extensive gym, quiet study, bookable group working areas, a mutli media room and TV room add to the amenity on this floor.

The development seeks to provide an engaging, enjoyable and lasting living environment for residents and visitors alike in an inclusive manner. Throughout the design development Brighton & Hove City Council Planning Department and local residents have played an intrinsic role. The resultant proposals represent a successful collaboration and a building that intends to play a positive role in the ongoing development of Brighton.

Pavilion Point has been rated BREEAM Excellent

Seren, Swansea

Sector: Student Living

Situated opposite Swansea rail station, the site in Mariner Street has been transformed into a modern student accommodation. The striking 17-storey development houses 780 student bed spaces across a range of different sized apartments and studios, as well as a courtyard and social space on the first floor.

Unanimously granted approval, the scheme is part of the Council’s regeneration project to revitalise the High Street and town centre. The project aims to have more people working in, living in and enjoying the city centre. Seren assists Swansea’s regeneration plans, and will also help meet the increased demands for student accommodation resulting from the expansion of the city’s two universities.

The doors to the accommodation opened in time for the start of the 2021 academic year, and is a landmark, both for those arriving by train and as part of the new city skyline.

Deansgate South, Manchester

Sector: Student Living

Manchester has one of the largest student populations in Europe. With several universities near Deansgate, the need for high-quality yet affordable student accommodation is high with over 90,000 people studying at Manchester institutions.

The ‘flat iron’ form of the site has been celebrated and the building designed to embrace the industrial heritage of the area. For example, the Corten steel panels that form the primary component of the façade invoke the metalworking and engineering heritage of the Knott’s Mill area in a timely, yet contemporary way.

The building will feature 3 tiered landscaped terraces, which will create unique and elegant external amenity spaces that focus on wellbeing and providing spectacular views across the city centre. This focus is continued inside with a gym, wellness suite, communal spaces, library, and basketball court on offer to allow students to have a well rounded and enriched student experience.

The building is targeting a BREEAM ‘Excellent’ rating. BREEAM assessment evaluates sustainable value based on performance benchmarks including reduced carbon emissions, low impact design, adaption to climate change, ecological value, and biodiversity protection. The roof terraces will also feature a range of animal and insect habitats to support the local environment.

Only a mile from Manchester Metropolitan University (MMU) and 1.2 miles from the University of Manchester, Deansgate has excellent transport links. Our teams have continually engaged with key stakeholders throughout the design process, including the MMU Student Union. This direct communication with the communities who will use the facilities means we have been can create the best possible living environment for the student occupants.

Harlequins Centre, Exeter

Sector: Student Living / Co-Living

Corstorphine & Wright were appointed by Curlew to submit a detailed planning application to Exeter City Council, the scheme was consented in late 2021. Set in the heart of Exeter the scheme delivers a blend of co-living and PBSA on the site of the Harlequins Shopping Centre, with excellent connections to the university and city centre.

Split across two buildings and within the central conservation area the site provides quality external and internal amenity as well as a sensitive landscape response to the historic city wall and nearby listed buildings.

The scheme accommodates a blend of studio and cluster flats totalling 378 rooms in total across two buildings. A key part of the design was to develop the design to Passivhaus standards using high thermal performance materials to improve air tightness, insultation values and robust details, the scheme incorporates a full MVHR system.

The Garnet Exchange, Leeds

Sector: Student Living

Corstorphine & Wright has been appointed by Tri7 and Fusion Students to develop a planning application for the redevelopment of The Core Shopping Centre explore on The Headrow in Leeds.

The shopping centre contains several vacant retail units, resulting in an underutilised key site in the heart of the city. The proposals seek to replace the centre with three new buildings comprising retail space at ground floor and student living to the upper floors. The introduction of residential use in this location will provide much needed vitality and extend the strong existing student community.

The design concept introduces two new pedestrian streets running from east to west, echoing the historic arcades of the city and providing invaluable connectivity promoting future regeneration. Over 800 student residences will be provided, with elevated private courtyards and amenity spaces, contributing to the activity of the area along with student wellbeing. The buildings are connected by glazed bridges enabling safe and secure access for residents, whilst providing natural surveillance for the surrounding streets.

The architecture takes it cues from the rich historic setting, with the civic scale of The Headrow acknowledged alongside the intricate detailing of Albion Place and Lands Lane.

Sauchiehall Street, Glasgow

Sector: Student Living

Working in collaboration with MattBrook Architects this scheme has been developed following the closure of one of Marks and Spencer’s key stores in Glasgow. The immediate area has seen a huge decline in level and quality of retail and Sauchiehall Street now has a high level of vacant retail units. The street is however still very active as a key route into the centre so an alternative approach is required to bring more life into the city. The approach is to bring students into the city centre, which as well as bringing much needed activity will help support the lack of student accommodation in the area.

Following detailed discussions with the City Council and Heritage Scotland the art deco façade of the original Marks & Spencer will be retained and the scheme developed beyond to reflect the historic influence of Alexander “Greek” Thomson using a rational form and single material. The scheme is currently in pre-application stage and will be submitted during May 2023.

Plot 25 Brent Cross ‘BXT’, London

Brent Cross Town is a new town for the future of London set around 50 acres of parks and playing fields. Brent Cross Town will be an open, thriving and diverse destination with something for everyone to enjoy - a neighbourly community will develop embracing people of all ages and backgrounds.

The proposed development for Plot 25 aims to contribute to such a creation with a clear form that responds to the BX Town design and principles, with a direct dialogue with adjacent plots in terms of massing and form whilst responding to the character of the area.

Staffordshire University Student Village

Sector: Student Living

Staffordshire University Student Village (SUSV) presents an exciting opportunity to create a new student community that blends contemporary sustainable architecture with nature in a unique natural setting.

The shared design team vision for the project imagines a new student village in the woodland. A development that works sensitively with the natural features of the site, where buildings form terraces following the natural sloped topography and the existing varied landscape is enhanced and integrated. This approach creates a holistic development with a strong character and identity, fostering a sense of place and community.

The buildings are a direct response to the site and context. Their form, arrangement and materiality takes inspiration from their setting. They have been designed to provide safe, secure and inclusive accommodation, for students a ‘home from home’.

SUSV has been designed to integrate with the main campus. The Village Hub is located to align directly with the Catalyst building with a clear visual connection between the two. The boardwalk and bridge are located on this axis which will act as a central ‘spine’ connecting the north and south sides and linking current and future buildings and spaces to the east and the west.

Lordship Lane, Wood Green

Sector: Student Living / Social Housing

Lordship Lane provides a challenging yet exciting opportunity for a truly mixed sustainable development set a stones throw away from Wood Green’s town centre.

Student housing alongside much needed affordable accommodation occupy the site across four distinctive buildings responding to the site’s diverse history and immediate context. A pedestrian and cycle friendly urban green stitches the proposal together providing space for increased biodiversity, play and social interactions whilst ground floor commercial uses open the site to the wider local community.

Considered articulation of heights and architecture ensure Lordship Lane fits seamlessly within its urban context whilst setting the bar for future developments to Wood Green’s town centre.
