Company Profile Managing Samui Co., Ltd is an established facilities management company based centrally and conveniently at Samui Town Center, Bophut, Koh Samui, Thailand. We have both European and Thai staff and have the benefit from in house accountants, graphic designers, web designers and administrators who compliment our primary business and our service to you. We form part of a group of companies on Koh Samui that offer services through construction, sales and rentals, human resources fulfillment, facilities management, legal and accounting, promotion, event planning and graphic design and print management. We have a large labour pool of resources at our disposal to respond to most clients need in a timely, efficient and cost effective manner. We have trained and managed staff in all areas of general and preventative maintenance which includes our own western electricians, plumbers, skilled carpenters, painters and engineers. Palm Construction has acquired the services of Global Financial Services Australasia (GFS - see www.gfsaustralasia.com) , an independent finance company registered in the Channel Isles which has been providing financial services to UK since 1987, in order to offer financing on its entire project.

• Fixed interest rate of 7.6%* • Financial assistance up to 60%* (LTV) Loan to Value. • Financing is available up to 15* years from the completion of your property. • No personal guarantee required or secondary securities. * Standard lending terms are up to 50% (LTV) and up to 10 years. * Financial assistance up to a maximum of 60% and/or 15 years may be available on particular developments only. * A higher interest rate may be applicable on extended terms.

Developer Finance versus finance from independent proven finance company With developer finance, as long as the development company continues to operate, your financing should remain unchanged. However, should the developer at any time during the term of the loan cease operations or be sold your financial agreement will become the property of an independent liquidator or an individual. The new owner of your mortgage may not perceive the financing you had with the original financer as a true or legal financial arrangement or a legitimate transaction and therefore not honor your agreement. The new owner might then ask for full repayment of your loan immediately, and there would be little legal recourse available to you. Lastly when borrowing from GFS, an independent finance company, you also have the possibility of refinancing in the future (subject to a fee), i.e. you have this flexibility just like a typical repayment mortgage in your country of residence.

The Development • This prime residential development is set in the hills over looking Bophut, the internationally famous Fisherman’s Village on the tropical island of Koh Samui, Thailand. The project has stunning views across Bophut and the ocean toward the island of Koh Phangan. The area is known as “Banyan Heights” its location gives this project a clear edge over many others. • The land rises steeply from front to back. The difference in elevation is approximately 30m, giving each villa spectacular sea views.

Financing • There is very limited, local bank support for foreign investors in Thailand. The labyrinthine process of arranging financing makes the process too complicated for many investors. • With this in mind Palm Construction has acquired the services of Global Financial Services Australasia (GFS) to offer financing on its entire project at Banyan Heights. We offer tailor made financing of up to 60% and a fixed interest rate of 7.6% we only development on Koh Samui offering independent financing.

Six Month Return to Site Policy

Construction Schedule

With quality of construction and finishing to Western standards, Palm Construction presents every owner with a 10 year Structural Integrity Guarantee, and a one year defects warrantee, on their property upon completion.

Six months after the completion of your property, Palm Construction will return to site to undertake any works that have arisen since completion. Until completed, the owner will retain 5% of the total construction cost.

Construction is well underway and the completion date of the phases is as follows: • Phase 1 March 09 • Phase 2 October 09 • Phase 3 May 10
