Welcome to Welcome to the latest edition of Trademark. As the General Manager of Dahlsens, I am proud to share this magazine with news and information to help you succeed.
G'day all, What a difference six months can make! Last time I spoke with you in April, I was talking about how busy we all were, and how high demand was. Now that has changed, and the pressure has come off. At Dahlsens, we are confident there is still underlying demand during this slowdown. Inflation is steadying, interest rates are steadying, and with the Australian Government's ambitious target of 1.2 million builds over five years, and the highest numbers of immigration in our history, we will soon see a lift in building demand. In the meantime, while it’s slower than it has been, this is a terrific opportunity for us to train our teams and further improve our systems and processes. Those old enough to remember the cyclical nature of this industry will be all too familiar with downturns. For me, however, this is the first downturn where we can see light at the end of the tunnel in the not-so-distant future. Also, for those old enough to remember the BBC show Dad’s Army, you would be familiar with the cry of “don’t panic!” from Lance Corporal
Jones. That is exactly our thinking at this point of the cycle. We are so confident in the future that we are pressing forward with expansion. Recently, we brought truss and frame manufacturing business, Trussme, into our fold. Trussme joins two new Dahlsens trade stores in the Canberra area. We are also growing our existing offer in Deniliquin with the acquisition of the Mitre 10 in town. And in East Gippsland, launching a steel truss and frame manufacturing joint venture. Welcome to all those team members and customers. Whilst we continue to grow, we are not losing focus on keeping our team and our customers safe. In August, our entire business downed tools to discuss how we can make sure everyone goes home safely. We heard from the amazing Patrizia Cassaniti, who tragically lost her 18-year-old son when scaffolding collapsed on the construction site on which he was working. We must continue to challenge each other to do things safely. It can be a dangerous business we are in, and we cannot get complacent. It is great to see so many of our customers rewarded for their hard
work with recognition at both the Master Builders Association (MBA) and Housing Industry Association’s (HIA) industry awards. In this edition, we profile one of the HIA NSW winners, Fowler Homes. Congratulations to Ian Gow, who notched up 45 years of service with Dahlsens. Well done, Ian, and thanks for all you do. Incredibly, long service is not unusual, and we have 30 team members with over 30 years’ experience at Dahlsens. We are lucky to have this experience to help us support you. Lastly, thanks for your continued support. I am confident we have busy days ahead as this country works through the current housing crisis. Honesty and integrity in client relations Maintaining strong client relationships hinges on honesty and integrity, a principle highly valued by Fowler Homes. When clients present specific requests, Fowler Homes occasionally finds it necessary to have candid conversations about feasibility. Christian explains, “In today's landscape, clients often research and explore their options online. We're only as good as our suppliers, and when our supplier commits, we can promise our clients that we will bring their vision to life.”

What do you think has been the key to a long and successful partnership between Pryda and Dahlsens?
When I look at the two businesses, there’s a lot of similarities with the culture and people. The Dahlsens team are caring, sincere, business-orientated and open to honest conversations and feedback. Over the journey, Dahlsens has been a true partner, always willing to work together for mutual success. That means helping us with testing and enhancements with our software and being early adopters of our products.

What is special about what Pryda can offer builders, and how do you work with Dahlsens to get that to them?
Dahlsens has been one of our biggest advocates for innovations that help their customers. They’re a business for “the builder” — it’s literally in their slogan, and equally Pryda is very customer-focused. We’re constantly working on developing innovative solutions with a strong focus on making local decisions for the local market. We work closely with the industry, paving the way with certifiers so they understand how our products lead the way in compliance, productivity and safety.

Can you tell us about how Pryda contributes to minimise any negative impacts the building and construction sector has on climate change?
By virtue of building with timber, we’re already using the ultimate renewable building material. Our software is also designed to minimise the use of materials so it’s already doing the calculations to make sure we only use the materials required for an engineered solution. This year we launched our sustainability campaign: Pryda for the Planet, which consolidates all the ways we’re helping to lead a sustainably-built environment. We’re also looking to lead the way in the areas of waste reduction, the elimination of single-use plastics and reducing our operational carbon footprint. Finally, we’re going to celebrate the great outcomes being achieved by our customers and the broader industry. This is a challenge that can only be overcome through working together.

In the last 20 years that we have partnered (Dahlsens and Pryda), what is the single greatest innovation Pryda has achieved that you are most proud of?
Through the partnership with Dahlsens, our software offer has continually evolved. The fact that we can now perform design tasks that were once considered idealistic is a testament to the progress made over the past 20 years. Additionally, the development of the Pryda Production Manager software has resulted in an end-to-end tracking system for truss and frame production, providing real-time data feedback. This integration enhances efficiency and streamlines the production process. We look forward to continuing our software development journey with Dahlsens for many years to come, and I am sure we will continue to deliver state-of-the-art design and production software.

What do you see in the future for Pryda and what you can offer builders?
One area I’d like to see evolve is a more simplified process of getting floor plans from production to site—currently the process is quite onerous and time consuming. Other opportunities are the use of artificial intelligence to minimise errors, increase accuracy and enable systemchecked translation of plans to manufacture that reduce time on site. It could also enable the identification of issues within the software, resulting in fewer structural errors and further reducing complications for the builders on site.

HIA UPDATES• FACING 2023 CHALLENGES
HIA UPDATE 2023 CONTINUES
TO CHALLENGE The home building industry continues to present challenges. New sales have dropped dramatically and the workload from the last couple of years is gradually coming to an end. It is expected that the latter part of this year, and next year, will be relatively quiet. In the longer term, the prospects are better as more homes need to be built or upgraded to house our growing population. Fair work legislation changes
Using a written contract
The Australian Government has introduced legislation into Parliament to amend the Fair Work Act 2009 that regulates employment arrangements. The proposed amendments include clarification of the matters to consider in deciding if a worker is an employee or not, criminalising wage theft with a maximum penalty of 10 years' imprisonment and fines of up to $8 million, and amending the definition of casual employment to allow these employees to request a permanent role after six months of continuous service.
The legislation amending the Fair Work Act 2009 may lead to some workers reviewing their status to see whether they may actually be employees.
This legislation is also intended to regulate gig workers, which can include subcontractors. The Workplace Relations Minister, Tony Burke, confirmed the proposal is not intended to affect subcontractors in the building and construction industry. The legislation is targeting those who operate on an online platform and are perceived as ‘employee-like’. This would include gig-workers who are rideshare drivers, food delivery drivers, freelancers and similar.

One important, and strongly recommended, way to help ensure a worker is a contractor is to have a suitably written contract. The written contract should identify the contractor’s scope of work, lock in a contract price that is preferably not at an hourly rate, allow them to subcontract their work, require them to hold suitable insurance, and the requirement to fix their work if incomplete or defective. Wanting to be a contractor, calling yourself a contractor, or even having an Australian Business Number (‘ABN’) is not enough by itself. It is particularly risky if the subcontractor does not operate, or properly operate, their own business and they usually complete projects for the one business, as this may be perceived as an employee relationship. By having a written
contract like the HIA’s Period or Project Trade contracts, it ensures such risks can be minimised. This written contract will act as the contractor’s reference should they find themselves short-changed, unpaid, accused of poor workmanship, and/or involved in another dispute. As a result, having a written contract is helpful for contractors to protect themselves from drawn out, stressful, and expensive situations.

“We got a really good letter from a client yesterday. It was a phenomenal letter, and we love sharing these with our team. It makes our work worthwhile,” says Wayne.

JANE DAHLSEN
THE WOMAN BEHIND JOHAN Could Jane have imagined that when she married Johan Christian Dahlsen they would create a family who would build a generational business still in existence 146 years later? Many know the story of Johan Christian Dahlsen. Young and single, his adventures from Denmark were driven by a thirst to discover gold. Johan’s interest in gold began when as a child he watched his goldsmith father shape it. Years later, Johan (later anglicised to John) became a gold mining entrepreneur. He was an explorer, investor and supplier involved in almost every goldmine in East Gippsland. But, could the real gold—his ultimate treasure—have been his wife Jane Louisa McEvoy? At just 19 years old, Jane married Johan in Stratford in North Gippsland, Victoria. She was born in Tasmania and the daughter of a saddler. It’s unknown how she came to be in North Gippsland—but that fate would inevitably impact the future of J C Dahlsen & Co and where we are today. It was in Stratford that Jane and Johan had their first child—Percy. Later the family moved to Bairnsdale where the family grew with the addition of Nina. However, it was in East Gippsland where Johan saw business opportunities, and where his enterprises and family continued to expand. The couple had six more children: Amy, Lilla, Elsie, Arthur, Frederick and Myrtle (five girls and three boys in total). Arthur and Frederick died prematurely from First World War injuries. Of the daughters only Nina married and had children.
It is said that Johan’s drive as a breadwinner may have spurred his appetite for gold—with a lucky find in 1877 allowing him to build a bigger home for his large family. It is thought that when he over-ordered timber and building materials for the project, he sold the surplus from a shed in Nicholson Street and so began J C Dahlsen & Co’s foray into supplying building materials, its core activity across Australia today. Surely Jane would have been a busy woman, looking after eight children while her enterprising husband grew businesses in East Gippsland. John died quite young (possibly of liver disease) at 67 and left Jane as the leader of the family business. In conjunction with eldest son Percy (known as PB), who joined the business at the age of 12, they together developed a number of other activities, such as building construction, the commencement of shipping on the Gippsland Lakes, numerous freight initiatives and the ownership and management of Lake Tyres House. Jane Louise was a strong and determined woman. You could describe her as a matriarch. She was always passionate about East Gippsland. Jane lived until the age of 87 having retired to a luxury home in Alma Road, St Kilda, just around the corner from The George Hotel. Sons Fred and Arthur, suffering from First World War injuries, spent many hours at the George Hotel.
The girls all left East Gippsland leaving only PB. Myrtle and her family went to live in Bendigo. And, so what would she have made of the Dahlsens family business 146 years later, we wonder? Today’s owner of Dahlsens, and great grandson of Jane, John Dahlsen, shares his thoughts. “Jane would have been proud of what the business has achieved. Possibly surprised by the way it has spread across Australia. Maybe a little disappointed that she and eldest son PB did not spread their business wings beyond East Gippsland which they could have done very successfully,” said John.

Until the introduction of composite decking, the ability to include curved lines in deck design was limited. Times have now changed and curious chippies, such as Darren Brown of Aussie Decking Chippie, are mastering the fine art of composite deck bending with outstanding results. Darren estimates that these days five per cent of his decking jobs involve curves, but this is only going to grow.
BEFORE YOU START • Don’t put a curve in for the sake of it; maybe a soft corner will do • The tighter the radius, the more difficult it is to get the perfect shape • This is a two-person job as you need to work quickly • Ensure you wear good-quality welding gloves • Keep the hot board away from skin — it will burn but not stick • Every composite board brand behaves differently • Lastly, be patient, experiment and practice, and enjoy the results!
EQUIPMENT • 2 x long silicone heat blankets • 2 x pieces of ceiling insulation the length of the decking piece • 2 x sets of welding gloves • Control panel connected to thermostat to regulate the temperature

When asked about their preparedness for the NCC 2022 changes, Ashley Young from Independent Builders Gippsland replied, "We're trying our best to be prepared." This sentiment echoes throughout the industry as builders strive to stay ahead of the curve. Ashley emphasises the steps IBG Gippsland is taking to prepare: "Making sure that our standard house plans make the code and looking at products and other solutions to ensure we meet the new standards." This proactive approach signifies their commitment to compliance. However, Ashley also voices a common concern among builders: the availability of clear and consistent information. He explains, "There's conflicting things out there about the NCC changes." Builders are turning to trusted sources and governing bodies for guidance.

A unique eye-catching design was required to ensure the home stood out to potential home-buyers in the display village. “We designed the façade around the fibre cement cladding range from James Hardie, in particular the new Hardie™ Brushed Concrete Cladding, as there is nothing like it in terms of its distinctive embedded textured finish,” said Liam. Seeking a modern coastal look with a Palm Springs vibe, Hardie™ Brushed Concrete Cladding and Hardie™ Fine Texture Cladding ticked the boxes for Liam, delivering a welcoming, enticing façade. “Hardie™ Fine Texture Cladding was selected as it gave a clean rendered finish, and a fantastic straight-edge look to the roof line, delivering the sharp box edge we wanted,” said Liam.

for East Gippsland!
After the region was left reeling by a ban on all native forest logging by the end of 2023 — announced by the Victorian Government with six months’ notice — Dahlsens quickly partnered up with two local builders to establish local steel truss and frame manufacturing in Orbost. The wider East Gippsland community depends heavily on native forestry for employment, and the little town of Orbost is expected to be hardest hit by the ban. Around 25% of full-time jobs in Orbost are reliant on the timber industry, which equates to more than 100 positions. These are expected to be wiped out, in addition to approximately 60 peripheral jobs being severely impacted.

Keeping it in the community Lachlan and Luke are East Gippsland born and bred, and like Dahlsens, are committed to helping the region that they love survive and thrive. Precision engineering After hitting the ground running, the plant is already pumping out precisionengineered steel wall frames, floor joists and trusses. It uses ScotSteel design and engineering software that enables 3D modelling and efficient construction. Deliveries are being made across the Gippsland region, up to ACT and south coast of New South Wales.
Government grant hopes At the time of writing, a $500,000 grant application lodged by Dahlsens, under the state government’s Victorian Forest Transition Program, is pending. We are hopeful that this grant will fund manufacturing expansion, and open up more employment opportunities for locals to cushion the impending closure of the region’s primary industry.

Servicing Melbourne and East Gippsland, with more than 30 years of experience, CDK Building Group create high-quality new homes and renovations in both commercial and residential settings. Brothers and co-owners, Chris and David Knowles, have a passion for building bushfire-resistant homes. Chris told us that the Black Saturday Bushfires had a significant impact on them personally and professionally. “We started the business in the Yarra Valley after the bushfires back in 2009. We found these builds were also required throughout eastern Victoria and expanded to the Bairnsdale area in 2022,” said Chris. “We were in Bairnsdale visiting family and saw the devastation to the community. We thought we could help, and so, we brought our business to the area,” he said.

Before Chris made the move to Gippsland, he didn’t have business contacts in the area and told us he was supported by his Dahlsens account manager who helped him to network and make the right contacts in town.

the only two people I knew. Obviously our business is reliant on knowing the right trades and suppliers. I've got to say that Dahlsens has helped with 80 per cent of my networking. I've got a really good account manager, Ron Storck, who has taken me to events and introduced me to the different trades. “If I needed a plasterer he would give me three numbers of guys in the area. If I needed a roofer, or a bricklayer, again, he would hand over three numbers. He was right onto it. He really helped me build up the company last year.” Like Dahlsens, CDK is a family business which provides a kind of partnership that has helped to see success through the ups and downs of these recent years. “You're never going to trust anyone more than your brother. We've grown

up playing in the same footy teams, the same school, we have the same group of friends—and so we've got quite a tight bond. The benefits are that you can lean on one another as we have done our whole lives. But it’s more than a great connection that makes CDK a success—they’re also great on the tools. “We had good coaching in our apprenticeships. My brother and I worked on the same level. In August 2023, Dahlsens held a nation-wide event for all 1,400 team members that left a lasting impact. For two hours, everyone paused their work to hear from safety advocate Patrizia Cassaniti and CEO Geoff Dahlsen. Sadly, Patrizia lost her 18-year-old son, Christopher, to a preventable workplace accident. Her story is a powerful reminder of the importance of safety in the workplace and to never take it for granted.

Patrizia’s story is one of unimaginable tragedy and profound strength. She recounted the heartbreaking loss of her son, Christopher, who tragically lost his life when overloaded and unsecured scaffolding collapsed. With a heavy heart, Patrizia shared her experience, not to dwell on her pain, but to inspire change and prevent such tragedies from happening again. In her powerful speech, Patrizia emphasised, "Losing Christopher was the most devastating thing that has ever happened to me. But I refuse to let his death be in vain. I want to ensure that no other family has to go through what we have experienced."
Our circle of care Patrizia's story resonated deeply with every team member. It reminded us of our personal responsibility to prioritise safety in every aspect of our work. That a "she’ll be right" attitude often leads to unsafe and potentially deadly practices. Geoff Dahlsen reiterated this sentiment, stating, "Safety is not just a set of rules and regulations. It is a mindset, a way of life. We owe it to ourselves, our families,

It is our collective responsibility to look out for one another and prevent any more lives from being lost. After all, Dahlsens is a family company, and we must look after each other like family." She continued, "Christopher's death was preventable. If someone had spoken up or taken action when they noticed the unsafe conditions, my son might still be here today. Let his death be a reminder that we must never ignore or dismiss potential hazards."
Take responsibility Dahlsens' team members left the event with a renewed sense of purpose and a commitment to prioritising safety in their daily work, understanding that it is a collective responsibility. We were reminded that it is not enough to simply follow guidelines and procedures; we must actively seek out potential risks and take immediate action to mitigate them. Geoff concluded the event by telling team members to speak up and report any safety concerns. He stated, "We have created an open and inclusive culture at Dahlsens, where every voice matters. If you see something that could endanger yourself or others, don't hesitate to speak up. You have my full support. Together, we must each take responsibility to create a workplace that is safe for everyone." Patrizia’s tragic story of losing her son, Christopher, served as a powerful reminder of our need to take responsibility for those in our circle of care. Her courage in sharing her experience highlighted the significance of creating a safe working environment for both team members and customers. THE RISE OF HEAT PUMPS Reliable hot water that doesn’t cost the earth, literally, is high up on people’s wish list when building or renovating.
Expect more demand for heat pumps Recent changes to the National Construction Code (NCC) have also raised the bar regarding a new home’s thermal performance and energy usage. In addition, the move away from gas appliances, and bans on new gas connections in some states, puts the spotlight on reliable, energy efficient water heating alternatives. Enter heat pumps.
Efficient water heating technology If you’re not familiar with heat pumps, they use a small amount of energy to take heat from the surrounding air to heat water, in a similar way to how a refrigerator functions, just in reverse. The wrap-around coil in the centre of the heat pump serves to quickly heat water uniformly and economically.
A solar alternative that works anywhere Heat pumps are especially useful for homes where a traditional solar water heater is not an option, because unlike solar, heat pumps are not weather dependent. They consistently work at temperatures as low as -5 degrees Celsius and up to 43 degrees Celsius. Heat pumps are also suitable for harsh water conditions.
Significant energy savings The savings add up too. When compared to electric water heaters, heat pumps can save up to three times water heating energy consumption.
Save with rebates and grants Heat pumps may be eligible for grants through the Small-scale Renewable Energy Scheme (STC), depending on the geographic location of the installation and how sustainable the hot water system is.
