Because, it’s not just a slogan of ours, we are genuinely 100% for the builder. Every day we come to work asking ourselves how we can add value and help the builder.

Finance remains an issue and developers are clinging onto land like it's gold. Consumer confidence is all over the place, thanks to the interest rates. On top of that, there's a whole other checklist for builders to get on top of with NCC compliance –thermal efficiency, condensation, and accessibility standards (in Victoria). Plus, there's the need to make sure everything meets standards, avoiding conflict and non-compliant LVL. The list goes on with lots for you to think about.

Fortunately, we're likely at the bottom of the housing sales slump and there's hope on the horizon. If interest rates plateau or even drop, we could see a much-needed boost in housing sales. This will be good news for everyone.

HIA UPDATE 2024

ANOTHER CHALLENGING YEAR AHEAD

Home building activity will slow this year despite government plans across the country to increase the number of homes built. A major challenge for governments across Australia is to review the regulations that apply to the home building industry and look to repeal unnecessary restrictions and red tape.

Consumer confidence also needs to be improved with interest rates having to stabilise and excessive taxes reduced or removed.

A number of regulation changes have started to have an impact this year.

In Victoria there are new planning rules designed to encourage the building of granny flats or small second dwellings as they are now known. Provided the dwelling is less than 60m2 in size, is self-contained, has access to the front street and meets some other requirements it can be occupied by family, friends or a tenant. The limit of 60m2 unfortunately limits the impact of this reform.

Gas connections to new Victorian homes are being stopped with any development requiring a planning permit required to exclude a gas network connection. Projects that don’t require a planning permit or are a renovation of an existing home with a gas network connection are okay for now.

In Canberra, new tree protection laws are intended to provide greater protection for Canberra’s trees, both on public and private land. These new laws include expanding the number of protected trees, mandating tree management plans, requiring bonds to ensure trees are not damaged during protection work, and of course increased penalties.

The ACT Government has also introduced a regulation to prevent new gas network connections in new residential buildings and extensive renovation projects or knockdown rebuilds where a gas connection has been abolished. There are arrangements in place to exclude some development applications and building approvals to reduce disruption on current projects.

Finally, the Building Commissioner in New South Wales now has the power to enter and inspect any residential construction site in NSW at any time. Rectification orders or stop work orders can be issued

to the contractor. There are also strengthened licence cancellation powers for builders, contractors and certifiers.

This all means that inspectors from Building Commission NSW could visit your building site at any time. They could inspect areas of the building, ask questions about the work or site, check licences, request the provision of document records and take samples if required, even if that requires breaking open a building element or destructively testing. You may be issued an order following the inspection.

DAHLSENS FAMILY LEGACY

Dahlsens has come a long way from its beginnings in East Gippsland, Victoria, to become one of Australia’s oldest and most successful privately family-owned companies. Now, it stretches from the far north of Western Australia all the way to the indigenous communities in Far North Queensland.

From Cairns to Sydney, through New South Wales and the Australian Capital Territory, to its heartland in Gippsland and across regional Victoria, Dahlsens is proud of its long history — a history shaped by the vision and determination of its founders.

The story of Dahlsens dates back to Johan Christian Dahlsen, a Danish gold seeker who started JC Dahlsen and Co in Bairnsdale in 1877. Johan, later known as John, was a forward-thinker with sharp business skills and a strong belief in the potential of Bairnsdale and East Gippsland.

After Johan passed away in 1906, his eldest son, Percy, took over the family business. Percy expanded the company until health issues forced him to pass on the leadership to his sons, Ron and Keith (Bill). They were the third generation to run the business, expanding it beyond East Gippsland.

Keith Dahlsen, born in 1907, grew up in Bairnsdale, deeply connected to the community. His siblings, Thelma, Leila, and Ronald, were also involved in the family business.

Although Percy remained the director until his death in 1952, Keith took charge of day-to-day operations in the 1930’s. He was by his father's side when he fell ill and eventually passed away.

In 1955, Keith faced another loss with the death of his wife, Mary. However, in 1960, he found companionship with Anne Winters, with whom he travelled the world. Anne made headlines for refusing to curtsy to Denmark’s Queen Margrethe II during a ceremony honouring the Dahlsen legacy in Australia.

Keith valued the sense of camaraderie within Dahlsens, often celebrating team members’ milestones and organising large events like the centenary celebration in 1977. However, Keith’s leadership faced challenges during the Second

World War, leading to the end of shipping activities and the sale of properties due to governmentmanaged railway closures.

Later, John Dahlsen, Keith’s son and the current owner, took Dahlsens national, expanding it across Australia. Before joining the family business, John pursued a career in law and business, serving in leadership roles in various companies.

Despite Dahlsens’ growth to over 1,400 team members and 65 locations nationwide, John remains committed to East Gippsland, ensuring the company stays rooted in its origins.

We spoke with Andre Regli who co-owns Regli Construction, a wellestablished registered construction company based in Bairnsdale, East Gippsland, Victoria, about how he and the team look after their customers.

With 25 years of experience in the industry, Regli Construction has built a strong reputation for their expertise in commercial shedding and turnkey projects and Andre confirms that going the extra mile for their customers is the key to their success.

While specialising in commercial shedding, Regli Construction also offers a wide range of construction services, including the installation of swimming pools, retaining walls and concrete work. They have gained recognition for their ability to deliver high-quality projects.

Their commercial sheds are known for their excellent facilities including disabled toilets, kitchenettes and offices, making them a popular choice for businesses looking for turnkey solutions.

One of the key factors contributing to Regli Construction's strong reputation is their commitment to customer satisfaction. They understand that providing a superior service is essential for building trust and loyalty. Andre believes that going the extra mile is crucial for establishing a good reputation. Whether it's ensuring a clean site after completion, organising trades for clients, or assisting them throughout the construction process, Regli Construction prides itself on its dedication to customer care.

“We go a lot further than our competitors will go, making sure everything's spot on,” says Andre.

“We make sure small things are done, things like cleaning up the site properly at the end of the job, or engaging trades for our clients. We’re happy to hold their hand and guide them through the entire process.”

One project that particularly stands out for Regli Construction is the Lakes Delivery Service building. This turnkey commercial project involved constructing 1300 square metres of shedding, 80 square metres of office space, extensive paving, concrete and landscaping work. The successful completion of this project showcases Regli Construction's ability to handle largescale projects with attention to detail. Currently, Regli Construction has a team of five employees working on-site and one team member in the office. Their small but efficient team makes sure each project receives personalised attention.

“When my account manager Ron came onboard, he negotiated a heap of extra stuff between us and the Dahlsens steel roofing centre in Sale. He now organises all of our steel supply, so we’re never stranded,” says Andre.

At the Dahlsens Shepparton truss and frame plant, where the sound of hammers and smell of fresh-cut timber fill the air, Amit’s journey unfolds: proof of determination, team work, and the pursuit of a better life. As a carpenter at Dahlsens Shepparton, Amit’s story is all about resilience and the seizing of opportunities.

Thirteen years ago, Amit arrived in Australia, leaving behind the bustling streets of India, chasing a dream of a brighter future. But the road wasn’t smooth. There was a maze of immigration hurdles and the challenge of establishing himself in a new country – all while supporting a family.

In the midst of his struggles, Dahlsens provided an opportunity. Recognising Amit’s valuable skills and talents, Amit was offered sponsorship and avenues for professional development. When the news of his permanent residency broke, joy quickly spread throughout the company and Amit’s own family.

From late-night emails to a feast to mark the occasion, the Dahlsens Shepparton crew rallied behind Amit, celebrating his win as their own.

Amit’s story has inspired us all at Dahlsens and we are so pleased he and his family have allowed us to share it.

Get your deliveries safely

In our industry, safety is essential, especially when it comes to handling deliveries. Taking a few minutes for safety can save time, prevent accidents and ensure that everyone goes home unharmed at the end of the day.

PLAN

Assess the site's layout and identify potential obstacles or hazards. Ensure correct safety distances from power lines and trenches, remove obstacles, clear pathways and designate areas for unloading to streamline the operation.

COMMUNICATE

Ensure clear communication regarding who is doing what. For example, designate a spotter to guide the delivery vehicle safely to its destination.

LIFT WITH TECHNIQUE

Lift with your legs, not your back, and keep the load close to your body to minimise strain. Consider using mechanical aids like forklifts or cranes for heavy or awkward loads.

If you see something wrong, please say something! We would rather know than let an accident happen.

PERSONAL PROTECTIVE EQUIPMENT (PPE)

Always wear safety boots, gloves, and highvisibility clothing to protect against hazards. Always wear a hard hat to safeguard against head injuries, especially when working with cranes and in areas with overhead hazards.

STAY ALERT

Be aware of signs of instability or shifting loads during unloading. Take your time and work methodically to prevent accidents.

GET HELP

Don't hesitate to ask for help if you encounter challenges or uncertainties during the delivery process. Reach out to colleagues or supervisors for guidance and support.

Prioritising safety during deliveries is essential for the well-being of builders on the job site. By following these safety measures and staying vigilant, we can minimise risks and create a safer working environment for everyone involved.

The home, Nonpareil, located a stone’s throw from Pearl Beach on the Central Coast of NSW, is a multi-award winning project, having taken out seven significant industry awards.

Hurford’s Coulee cladding and creating shou sugi ban

Kane’s dedication to selecting the best products to create a unique, high end look with longevity, saw him consult closely with his Dahlsens account manager, Dave Milton, to select Hurford’s Wood Elements Coulee cladding for the exterior.

Kane then worked with Hurford’s to obtain rough sawn ironbark cladding with an off mill look.

This is broken up with shou sugi ban, also from Hurford’s, all fixed with a seamless secret screwed system.

In addition, Kane charred many other items himself such as columns, screening, and timber window frames to compliment the charred cladding.

“Personally I love to find the balance between colour, texture and performance,” said Kane.

What inspired you to enter the building industry –and what keeps you going through its ups and downs?

As a child, my siblings and I spent many weekends with our parents looking through display homes to get ideas for our own new home.

This is where I fell in love with design, materials and all the amazing marketing that formed part of the excitement of building homes.

When I first met my husband John, we soon realised that we both had a passion for building. John had just completed his first build at the age of 21 and I had a personal life goal to build property in the future.

When we were in the position to build our first home together, we built with Southern Vale Homes and loved the experience so much that we both wanted to work for the company, to give to others the same experience we had. John began as Construction Manager and was promoted to the General Manager role.

I joined as Head of Marketing and Communications. Since then, I have worked across multiple areas of the company and now look after product and special projects and oversee marketing, recruitment and client selections. A busy job but I love it!

When the opportunity came up for John and I to step into the ownership of Southern Vale Homes, the timing was perfect for us. It was a smooth transition and something that I am very proud that we have been able to achieve together.

The thing that gets us through the ups and downs of our industry lies 100% with the team that we have. I feel so blessed to be able to work with each person within our team. We are a tight knit crew and everyone genuinely cares for each other.

We do not claim to always get it right, but each person that forms Southern Vale Homes are always making the decisions each day that they believe are the right ones.

Without the positivity and support that we provide each other through

stressful times, it would be quite difficult to manage the down times. As everyone knows, there have been lots of challenges within the building and construction industry over the last five years.

Can you share a pivotal moment in your career where you overcame gender-related challenges or biases, and how did it shape your approach to fostering inclusion within your business?

On many occasions when I have said to someone that I work in building new homes, I have had many comments such as – “so, what do you do – do you work in reception?”. Whilst reception is a fantastic, challenging and rewarding role, I feel there is gender bias and perceptions of the job roles a woman might be expected to do within the industry I work in. Also, because I work with my husband, I have had many assume that I am his Personal Assistant.

I feel that being a woman in construction, I sometimes have to explain or justify what I do and often have people underestimate my ability. I definitely don’t take gender bias to heart, but I do believe that it should not exist. When it does, I like to flip the conversation quickly and impart knowledge onto others. It can be quite satisfying when I hold conversations with clients who may not expect me to have this knowledge.

We as a company are aware that there is bias in industry, however 50 per cent of our employees are women. In our workplace we foster inclusion by providing equal opportunities for training and career advancement regardless of gender and have implemented policies

to prevent discrimination in the workplace. Regarding recruitment, we don’t see a job role as being a male or female role, we actively seek out and attract diverse candidates selecting the right person for the role… always.

As a successful woman in the building industry, how do you inspire and empower other women to pursue careers in construction and related fields?

I truly hope that I empower the women within our business to pursue and further advance their careers, not only for Southern Vale but more broadly in our industry. I do look for opportunities to grow the talent that we have within our walls.

I have a community focus and with Southern Vale as a platform I am involved with media, sponsorships and building award ceremonies – sharing the success of what we do and how proud I am to be working within the building and construction industry.

What strategies have you implemented in your business to promote diversity and inclusion, particularly for women, within the traditionally male-dominated building industry?

We have diverse hiring practices to reach female candidates for all levels of employment and partner with HR companies that support inclusion.

Our job roles have gender neutral job descriptions and titles, focussing on skill and qualifications rather than gender specific language and pay grades to be based on qualifications and experience not gender.

In what ways do you collaborate with others in the industry to advocate for greater gender diversity and inclusion, both within your own company and across the broader construction sector?

I am currently enrolled to attend the Women in Construction Summit in March and cannot wait to network with so many strong female leaders within the industry.

What advice would you give to young women aspiring to enter the building industry, especially those who may face barriers due to gender stereotypes or cultural norms?

There are so many diverse and rewarding roles that form part of the building and construction industry. Take the time to pursue education and training to build a strong foundation of knowledge, get out and connect – expand your networks and embrace opportunities.

Reaching for the stars COST EFFECTIVE WAYS FOR YOU TO REACH 7 STARS!

Since the implementation of NCC 2022, residential construction has undergone significant transformations. The introduction of 7-star energy efficiency requirements and adjustments to the Livable Housing Standard have posed challenges and opportunities for builders. These standards have impacted construction costs and necessitated innovative solutions and strategic adjustments to traditional practices.

In New South Wales, BASIX 7-star and BASIX 70 energy targets have been effective since October 1, 2023, while the Liveable Housing Standard awaits adoption. The Australian Capital Territory embraced 7-star energy efficiency, condensation management, and the Livable Housing Design Standard from January 15, 2024. Victoria implemented 7-star energy efficiency, the Livable Housing Design Standard, and condensation management from May 1, 2024.

Builders must upgrade existing homes to 7-stars, enhance accessibility in designs, and maintain cost-efficiency. Dahlsens has partnered with industry associations, advisors, and manufacturers to develop cost-effective solutions.

Insulation is crucial for achieving 7-star performance, offering energy efficiency at low cost. Innovative strategies such as underslab insulation, high-performance membranes, effective ventilation,

high-performance cladding, and energy-efficient windows may be required. Whole-of-Home energy assessments stress the need for energy-efficient appliances like heat pumps, especially with the phasing out of gas connections in regions like Victoria and the ACT.

Additionally, livable housing design emphasises accessibility and comfort. Dahlsens offers solutions such as zero-threshold entry, wider doors, and frames to comply with accessibility standards. As builders adapt to regulations, Dahlsens provides expertise and support to integrate new standards seamlessly.

Insulation

Wall, Ceiling, and Roof Insulation

Insulation is a low-cost method for enhancing performance and contributing towards a 7-star energy rating. Dahlsens offers expert recommendations and a variety of

insulation options to suit different builds. We supply a range of options including wall and ceiling batts, blankets, membranes, rigid insulation and underfloor options from Australia’s most trusted insulation manufacturer in various R values to suit your requirements.

Slab Insulation

One strategy to reach 7-stars is to employ the use of underslab insulation made from extruded polystyrene (EPS). EPS can be used in a waffle pod system to fill voids in concrete slabs, lowering the amount of concrete required for a build (and therefore the cost) while also achieving a higher level of insulation through the natural air pockets in the waffle pod design.

Another option is to use an underslab or slab edge EPS system, which can help prevent thermal bridging around the perimeter of a home and provide additional insulation benefits under concrete slabs.

High-performance membranes

Condensation management continues to be a focus in the NCC 2022, with increases in vapour permeance to wall sarking within climate zones 4 to 8. While the NCC 2022 does not change building sealing and airtightness requirements, there is a trend towards more airtight homes, with passive houses leading the way. Dahlsens offers a range of building

membranes to suit climate zones located in Vic, NSW and ACT, including class 4 wall wraps and high-performance membranes suitable for passive homes.

Ventilation

The more airtight our homes become, the more ventilation is required to control condensation; this is the catalyst for the increased ventilation requirements in NCC 2022. New homes will require exhaust systems to discharge air

directly out of the building from kitchens, bathrooms, sanitary compartments and laundries at a designated flow rate. Roof cavities will also require ventilated battens in some instances.

Dahlsens has long-term partnerships with ventilation suppliers and is here to support you with a range of solutions to meet these new requirements.

Cladding

Autoclaved aerated concrete (AAC)

Choosing high-performance cladding is a clever way to reach energy targets while also boosting a home’s acoustic properties. Hebel’s AAC panels can have up to three times the insulation R-value of a traditional 110mm house brick, providing a unique combination of thermal resistance and thermal mass that can assist in reducing energy costs. AAC can also be used as flooring panels.

Insulated cladding

Build thermal performance into your homes with insulated cladding systems such as an expanded polystyrene and render system, or for homeowners who prefer a premium look, architectural steel-faced insulated wall cladding. Both of these solutions offer excellent R-values up to 3.2 in some instances.

Windows

Along with the design and orientation of the building, insulation, and the use of energy-efficient appliances including solar, windows are expected to be one of the biggest contributors to reaching 7-stars. As part of the building’s design, window size and orientation and the types of windows used will be scrutinised. Upgrading to doubleglazed, triple-glazed, or argon gas-filled windows will quickly move the needle towards 7-stars, while

large, single-glazed windows facing north or west will pose challenges to overcome.

A new energy budget for fixed appliances, known as Whole-ofHome, has been introduced in the NCC 2022.

The new assessment builds on the thermal performance assessment by providing information about the energy use of the following appliances:

y Heating and cooling

y Cooking and plug-in appliances

y Onsite energy generation and storage

Appliances

Heat pumps

With the new Whole-of-Home energy budget in the NCC 2022, Dahlsens anticipates a trend towards more energy-efficient appliances such as heat pumps. This will be especially true for Victoria, which has recently begun phasing out gas connections

for new builds requiring a planning permit, and the ACT, which is working towards going gas-free in 2045.

Compared to conventional hot water electric systems, heat pumps can reduce hot water energy consumption by up to 74% and can work at temperatures as low as -5 degrees Celsius and up to 43 degrees Celsius. Dahlsens has partnered with key heat pump manufacturers to offer you a reliable solution for your builds.

Heating and cooling

Depending on the relevant climate zone, heating and cooling can account for 20 to 50 per cent of household energy usage in Australia. Like hot water, heating and cooling are trending towards electricity, thanks partly to solar, which allows homeowners to generate their own power to support the running of these appliances.
