HOMEWISE Adding a Storm Shelter Real Estate Tips and Advice
One factor homeowners consider as they view a potential property is emergency management. Adding a storm shelter to your existing home not only adds value, it gives buyers peace of mind that they have a safe place to wait out severe weather or other dangerous situations. Before going to market, analyze your property’s ability to offer protection. If your home lacks a basement or spacious crawl space, you can consider installing an exterior storm shelter. Of course, this process is best left to professionals as it will require extensive excavating and planning. Whether you are considering this addition for your forever home or aiming to spruce up your space before putting it up for sale, there are several options to consider.
panic rooms in case of danger on the property. With all the great things to say about above-ground shelters, there are a few negative aspects to consider. The biggest downside is if you are short on room inside, they can seriously reduce your square footage. However, with the right planning and assistance from shelter experts, this addition can be a welcome advantage to those viewing a home, or to a family that takes their safety seriously.
IN-GROUND SHELTERS
SHELTER TYPES
If you live in an area that experiences severe weather, you are likely familiar with in-ground shelters. Did you know there is an aboveground option that offers just as much protection? There are advantages and disadvantages to each, so consider which one works best for your property and space.

When you are in an area with a tornado season, you have heard your local weather service advise you to seek shelter in a basement as the storm approaches. If adding this underground safe spot isn’t an option, an in-ground shelter can be just as effective. According to the experts at Home Advisor, the 2018 national average storm shelter cost was $5,681. While it might be a hit to many budgets, the safety advantages are priceless. When deciding where to place an in-ground shelter, make sure it’s close to your home. This can help you get to safety sooner and avoid entering stormy conditions as you rush you to your shelter. If you have an attached garage, ask your service specialist about installing the unit in this space.

HOMEWISE Increase Your Buying Power Real Estate Tips and Advice
REPAIR A CREDIT SCORE
You should make sure you are in good standing to receive a loan before visiting with lenders. They are quick to shy away from borrowers who have a history of negligent payments or an excessive amount of credit. Take the time to analyze and improve your financial situation to receive optimal buying power when you do visit an institution. You should also go in with a budget in mind. According to property data firm ATTOM Data Solutions, the first half of 2018 saw 362,275 United States properties with foreclosure filings. Avoid this by only viewing homes that you can reasonably afford. To get the most out of your loan, remember these tips to enhance your buying power and find your forever home.

DOWN PAYMENT
Mortgage 101
A lender will take your application more seriously when you have a substantial down payment to put down on a purchase. This shows them you are committed to investing in a property and can save a large sum toward your obligations. So, how much should you save before applying for a mortgage? According to the Lenders Network, the days of presenting at least 20 percent of a home’s cost are gone. In

What are the benefits and drawbacks of short- and long-term mortgages? How can you compare interest rate options? What is an ARM? Might you qualify for special government loan programs? There is a lot to work out when you’re getting a mortgage. The Consumer Financial Protection Bureau breaks it all down for buyers on their website at https://bit.ly/2EkxVfR. fact, in 2016, the average down payment in the United States was just six percent. This can still be a large chunk of money depending on how expensive the property lists for. If a down payment is what’s holding you back from mak-
ing a purchase, you may also qualify for specialty programs like Private Mortgage Insurance, which allows you to qualify for a loan that you might not otherwise be able to get. Some experts recommend against PMI because it will likely increase the size of
your monthly mortgage payment and only offers protection to the lender. That said, a smart payoff plan can keep you on track to getting the benefits out of PMI. Talk with your local mortgage specialist for your best options.
Your credit report is a tool used by lenders to judge the risks in loaning money. Take the time to obtain a copy and check it for accuracy before applying for a mortgage. Negative scores may not completely dismiss you getting the loan, but it can introduce special circumstances like a higher interest rate. If you feel there are errors on your credit report, there is an avenue you can take to correct it. Under the Federal Trade Commission’s Fair Credit Reporting Act, both the credit-reporting company and information provider are responsible for correcting inaccurate or incomplete information. Simply send a certified letter to document the transaction explaining why you dispute the information and ask that it is removed or corrected. Contesters will usually hear back within 30 days. The FTC also allows citizens a free copy of your credit report once every 12 months.
RESOLVE LONG-TERM DEBTS
Another factor lenders research is the time period of your outstanding debts. Take time to pay down the loans or credit cards you have had open the longest, before applying for a loan.

HOMEWISE Keep Cool, Save Money Real Estate Tips and Advice
The heat of summer means increased energy bills. But if you follow these simple, inexpensive tips from the Department of Energy, you’ll ensure you stay cool and save money throughout the season.
that keeps them running longer than necessary. Also, make sure furniture and other objects are not blocking airflow through your registers.
MORE ENERGYEFFICIENT COOLING TIPS
USE YOU WINDOWS
Natural ventilation is one of the most of effective ways to stay cool and save on energy at night. Turn off your AC at night and open the windows while you sleep. Shut them and lower the blinds during the day to keep cool air inside. Window coverings can also prevent heat gain and improve energy efficiency.
THERMOSTAT STRATEGIES
Set your thermostat as high as comfortably possible when you’re home to lower your cooling bill. When you’re away, keep your house warmer than normal and lower the setting when you return for maximum saving. Remember: A colder setting than normal when you turn on the air will not cool your home any faster and may result in unnecessary expense.
FANS AND VENTILATION
Fans help circulate air and can keep you cooler at a higher thermostat setting. Remember to turn them off

as summer begins can help keep your equipment running in top shape. Avoid placing lamps or electronics near thermostats. Thermostats sense heat from appliances
• Avoid using the oven on hot days. Cook on the stove, use a microwave or an outdoor grill. • Install efficient lighting. Incandescent lights produce more heat than light. • Take advantage of daylight instead of artificial lighting, but avoid direct sunlight. • Wash only full loads of dishes and clothes. Consider air drying both dishes and clothing. • Take short showers instead of baths. • Minimize activities that generate a lot of heat, such as running a computer, burning open flames, running a dishwasher, and using hot devices such as curling irons or hair dryers. • Seal cracks and openings to prevent warm air from leaking into your home. • Add caulk or weatherstripping to seal air leaks around leaky doors and windows. • Turn down the temperature of your water heater to the warm setting (120°F). You’ll not only save energy, you’ll avoid scalding your hands.
