uying a house is a long, complicated process with lots of paperwork and steps. Whether you’re buying for the first time or you’ve done it half a dozen times, the process can get overwhelming. But there are plenty of available resources to enjoy you check all the boxes, ask the right questions and end up with a home you love and can afford.
PAGE A3 Friday, June 21, 2019
U.S. News and World Report released a Guide to Buying a Home, which walks homebuyers through what they need to know when beginning. Start with people. You’ll need: A real estate agent: Especially for first-time homebuyers, a real estate agent is critical to making homebuying more pleasant and less stressful. Your agent has a wealth of knowledge about questions you should ask, the timeline, what to look for as you’re looking for houses and more. He or she also will be your negotiator with the seller and handle all the paperwork. You are hiring this person, so look for recommendations from people you trust and don’t be afraid to interview a few agents to find someone with whom you trust. A lender: You can start with your own bank or talk to your real estate agent about good lenders in your area. Find a lender early, even before finding a house; many sellers won’t entertain an offer if it doesn’t include pre-approval from the buyer’s lender. To get that, you’ll need several documents and a credit check,

Buying: What You Need
all of which can take time. In the way of paperwork, you’ll need bank statements for all of your accounts, including retirement accounts, for all the people whose names will be on the loan. You’ll also need income tax returns and pay
stubs, as well as documentation for any other income or debt you have. Lenders want to make sure you have the means to make your payments. Finally, you need to know what you want. Start with your budget; figure out how
much you can afford to pay each month, including insurance, property taxes and mortgage insurance and determine how much you can pay up front for a down payment. From there, consider your needs and wants in a house: number
of bedrooms and bathrooms, whether you want a garage or a big yard or kitchen, what neighborhood or school district you’d like to live in, the commute to work, and so on.

and includes information about the home itself, including potential drawbacks like living near an airport or previous issues with the structure. When your offer is accepted, you’ll put a small amount of money down with the title company. This starts the escrow period, a set amount of time during which certain steps must be completed. Your agent can help you find an assessor, who examines the house to make sure it’s in good condition and what repairs are needed. You can ask the seller to make those repairs or negotiate a lower price or other trade-off. States allow only a certain num-
ber of days for the assessor to come in and for the buyer and seller to negotiate repairs, so start the process quickly. Your lender will send an appraiser, who looks at the home itself and also at similar nearby homes that have sold recently to determine the home’s value. You likely will not be able to get a loan for more than the appraised value of the home; if it comes back less than the asking price, the buyer and seller may have to renegotiate the price or the buyer puts more money down. You can also appeal an appraisal if you believe it to be incorrect.

4 fence design trends of 2019
Friday, June 21, 2019 PAGE A6
A fence does more than provide security and privacy. It also shows off your personal style and can add the perfect finishing touch to the overall look of your home and garden. Here are the top fencing trends of 2019 that you should know about. 1. A modern esthetic Give your yard a contemporary look by installing a fence that uses horizontal boards instead of vertical ones. Keep the design sleek and simple and avoid incorporating ornate embellishments. 2. dArk colours Darker colours are becoming increasingly popular for fences. Consider making yours charcoal grey, midnight blue, chocolate brown or jet black. 3. including plAnts Embrace nature by planting wild-looking perennials that will grow along your fence every year. Or, build small shelves into the fence where you can place potted flowers or herbs. 4. AlternAtive mAteriAls Wood was once the go-to material for fences. Nowadays, low maintenance vinyl or composite can be just as attractive and more affordable to boot. Other fashionable options include stone, brick and metal.
Studio or storage: tips for building a shed in your backyard Need a place to store your gardening supplies? Or perhaps you’d like to create a studio or office that’s separate from the rest of your home? In either case, building a shed in your backyard could be the solution. Here’s what you should do before you begin. evAluAte your needs If you intend to use your shed for storage, start by figuring out how big it should be. Place all the items you want to store in it on the ground and then

measure the amount of space they take up. Be sure to add a few extra feet to give yourself room to move. Will you need to store large items like a riding lawn mower or snowblower? Then choose a design with double doors. Also, be sure to include a strong floor and to install shelves and racks to help keep the space tidy. If you’re planning to use your shed as a home office, studio or playhouse, there are other considerations to take into account. You’ll probably want windows to let in natural light and you’ll need insulation to seal the space off from the elements. An electrician will be required to safely connect your shed to a power supply. decide where you’ll put it How you intend to use your shed should dictate where you place it. If you’ll use it to store gardening supplies, place it at the back of your yard close to your garden. But if you intend to use it every day, make sure the entrance is easy to access in all seasons. In all cases, make sure you position your shed on flat ground and in an area that won’t flood. get the necessAry permits Before you start building your shed, check your municipal bylaws. You may need a permit to build one on your property. Additionally, there may be stipulations regarding where you can place it.

However, unless you’re an experienced handyman and already own the necessary tools, this is a job best left to the pros. A fencing contractor has everything needed to quickly and efficiently build your fence. They’re also better able to deal with challenges that may arise during the installation. For instance, rocky or sandy soil may make it hard for fence posts to stay upright, or there may be

The Buying Process
ongratulations; you’ve decided to buy a home! It can be a scary process, but whether you’re a first-time homebuyer or seasoned homeowner, it’s good to know what’s ahead for you in the weeks to months you’re looking for and purchasing a house.
U.S. News and World Report’s Guide to Buying a Home walks potential buyers through the steps, the first of which is to find a real estate agent. This professional can answer questions about the housing market, help you set a price and set up appointments to show houses, negotiate with the other party’s agent and walk you through the entire process. Finding a real estate agent you trust is critical; ask friends for recommendations and interview potential agents. Next, find a lender. Collecting the necessary paperwork and getting credit checks can take a little while, and many sellers require a pre-approval for the loan amount to entertain an offer. The lender can talk you through the different types of loans, how much you can afford based on your finances and any programs for which you may qualify. Make a list of what you want in a home and keep it close by as you’re browsing houses. When you visit houses, ask questions, check out all the nooks and crannies, turn on lights and the stove and flush toilets. If
you’re interested in a house, talk to neighbors about what the area is like, figure out what school district you’re in, how long your commute would be and what traffic is like during rush hour. Check your local police department’s website for crime statistics.
When you’re ready to make an offer, get the preapproval for that amount in hand. Your agent will do the necessary paperwork, though you’ll have dozens of papers to sign. You and the seller may go back and forth on the cost. When an offer is accepted, you’ll
make a small escrow payment, then your agent will help you find an assessor to examine the house for problems, which you and the seller can then negotiate to get resolved. Your lender also will hire an appraiser to assess the value of the home; most
lenders will not make loans for more than what the house is appraised for. At the end of the escrow period, you’ll go to the title company, sign more paperwork and pay closing costs and down payment.
2. Use natural textures. Make your home feel like an extension of the outdoors. Use organic materials like wood and stone for the floors and decorate with items made of wool, rattan and reclaimed wood. 3. Incorporate light neutrals. Pale, neutral colours are hallmarks of farmhouse inspired homes. Grey, white and cream all work well with
4. Include one-of-a-kind pieces. Search flea markets and estate sales for unique pieces of furniture and decor that you love and that say something about your interests or personality. 5. Opt for weathered items. Though you don’t want your home to appear rundown, farmhouse style should look well loved, not shiny and new. There’s a fine line between farmhouse chic and country kitsch, so select items that are charmingly understated and add character to your home.
Home renovation on the horizon? Here are five tips for choosing a qualified contractor. 1. Get recommendations. Ask friends and family members who they’d recommend for the job — word of mouth is one of the best ways to find a good contractor. Checking online reviews is another method to search for possible contenders. 2. Ask for credentials. Hire a contractor who holds the necessary licences and permits to work in your area. 3. Interview several candidates. Ask each contractor about their qualifications, their experience, how their company works and if they have any suggestions for your project. Don’t forget to get referrals. 4. Check references. Call previous clients to ask if they were satisfied with the contractor’s work, if it was completed on time and whether or not there were any problems or issues during the renovation. 5. Get it in writing. Before the contractor starts, make sure he or she provides a detailed contract that includes the work to be done, the start date, the projected end date, the payment schedule, the materials and products that’ll be used and any subcontractors that need to be hired. By following these steps, you’re sure to find a trustworthy and hardworking contractor to make your dream renovation a reality.

1.Mix old and new. Farmhouse chic largely stems from mixing styles. In the kitchen, for example, don’t be afraid to combine hand-me-downs and flea market treasures with the latest stainless steel appliances.
wood accents. Complement the look with accent colours that are also on the lighter side.

How lawns a matted layer of grass clippings and other organic debris that collects on the top of the soil, is one indicator that a lawn could benefit from aeration, a process in which the surface of the lawn is perforated to break up compacted soil and allow oxygen, water and nutrients to reach root systems. Other signs that aeration may be necessary include patches of thin grass, brown spots and a high
concentration of clay in the soil. When faced with a lawn that could benefit from aeration, homeowners may wonder if such as task lends itself to DIY or if it’s best left to professional landscapers. Aerating a lawn is not always easy, and typically it involves the use of one of three types of aerators: Core aerator: A core aerator uses hollow tines to pull plugs of soil from the lawn. The plugs are left on the surface of the lawn. Homeowners can pick up the plugs or, according to the grass seed experts at Pennington, even leave them in the yard and allow them to break down. Spike aerator: The experts at Pennington note that spike aerators employ solid, spike-like tines to poke holes in the soil. These aerators leave the spikes in the soil. Some people wear spiked aeration shoes while walking around the yard to mimic the effects of spike aerators. Slicing aerator: According to Pennington, slicing aerators

That creates a lawn with weak roots, which make grass more vulnerable to disease and compromising its ability to withstand harsh weather, such as summer heat. The buildup of thatch, which is

Aerators can be operated manually, though professionals tend to use motorized aerators. The machines are often heavy, so homeowners should consider their health and physical ability before deciding to aerate on their own. Hiring a professional landscaper who has experience aerating may the quickest and most effective way to restore a lawn to full health.
