Sydney has certainly turned out magnificent weather for what has been a mild winter so far, providing pleasant market conditions for agents, buyers and vendors. Genuine vendors are still enjoying fabulous results, as many properties are still selling well above reserve. As you know the Reserve Bank has kept interest rates at an all-time low and despite some major banks nudging rates up a few points (much to the disappointment of their customers), this has not affected the market yet. What we have seen as standard in the industry, is less stock during the winter months which has enabled prices to stay firm. 2
We have also been selling our properties prior to auction on occasions and I believe this is due to buyers desire not to risk the outcome of an auction result, instead making an offer on the higher side of the disclosed price guide and this has been to the satisfaction of the vendors. Spring will soon be upon us, providing fresh stock, generally more than our winter months, lots of competition and loads of media attention.
