Along Dodd Boulevard near County Road 50 in Lakeville stands a few scattered homes among tall prairie grasses and weeds — signs of yet another casualty of the housing market. However, unlike many other stalled developments throughout the Twin Cities, Donnelly Farms has been revived. Minneapolis-based developer Wyatt Pudel Pointer I took over the plans in November 2009. “It is a wonderfully designed project and in a
great community. We saw it as a real investment,â€? said Wyatt Pudel Pointer I Chief Manager Jim Deanovic on why he saw potential in the project. This is the first project south of the river for the company, which develops throughout Minneapolis, Deanovic said. City officials say they are pleased Wyatt Pudel Pointer I has taken over the project after it sat idle for two years. “Obviously, we want to see it completed ‌ and Mr. Deanovic seems to be committed to doing just that,â€? Lakeville City Planning Director Daryl Morey said. The 125 unit singlefamily housing project was approved by the City Council in 2004 and was
to be built by Lakeville-based home builder M.W. Johnson Construction. It was named after the Donnelly family who have farmed in the Lakeville-Farmington area for generations. The family sold 120 acres for the housing development. Previously, they had also sold land for the construction of All Saints Catholic Church up the hill and Meadowview Elementary in Farmington. When the M.W. Johnson — which was the state’s 11thlargest home builder according to the Builders Association of the Twin Cities — filed for bankruptcy in 2008, the project came to a halt with only half the homes completed. The company purchased the land in a short sale which created obstacles in getting approval from a lender, Deanovic said. “What’s happening due to these situations is that everyone starts losing trust,� he said. “It’s a difficult environment to work in.� The developer also had to address various issues with the city of Lakeville such as restrictions they wanted to change, among other details. “Fortunately the city has worked really well with us,� Deanovic said. Since taking over the project Wyatt Pudel Pointer I has made only a few minor alterations but has, for the most part, kept the existing plans to maintain a consistent look throughout the development, Deanovic said. “Our vision for the project is to keep it in a manner that is expected,� he said. Deanovic said he expects the 74 single-family and 108 town homes will be completed within two years, if economic conditions continue to improve.
