This 80,000 SF Hotel was programmed to combine 3 buildings that works collectively as one.
Programming for Existing Site
Building #1 approx. 6,000 sq. ft retail with just 2 restaurants and corridor with outdoor seating. No rooms above. Building #2 Hotel - approx. 50,000-53,000 sq. ft. All rooms in a 5 story structure. 14' ceiling - same as retail. 25 rooms per floor - all rooms on 2nd thru 5th floor - just one corridor down the middle of the rooms - just the one elevator and storage room area - all stacked. Each floor approx. 10,000-11,000 sq. ft. lobby completely open at front building footprint approx. 170' x 60' Lobby open 170' x 30' and offices/kitchen = 170' x 30'.

Building #3 Conference area - approx. 9,000 sq. ft. This space includes a large Conference room with 6000 SF of uninterrupted space, Business Center, 2 conference rooms and gym.

Design Rendering #1 The exterior hotel was designed to add modern elements to a traditional hotel facade. Floor to ceiling glass windows combined with glass block accents adds dimension and a traditional Florida charm Design Rendering # 2 Night time view s adds an additional dimension with natural white and blue accent lighting that provides an attention grabbing light show. Design Rendering #3 The retail area was design to add a modern edge for dining and shopping in this traditional Florida commercial area.

Woodland Hotel Hotel Planning and Design Development Deland, Florida Main Floor Plan The main floor layout is approximately 30,000 sf and includes 6,OOO sf of retail space with outdoor dining, 7,000 sf of conference including one large conference area The Hotel building includes a large main lobby with a glass storefront and skylight, breakfast room, outdoor pool, hotel gym and accessory areas

Second Floor Plan The second floor plan includes 2 suites, 20 typical guest room, vending area and hotel offices and support areas. The second floor plate is duplicated at the 3rd, 4th and 5th level minus the Hotel office space. The hotel building includes 100 guest rooms total. Design Rendering #9 The typical room design has floor to ceiling windows providing full natural lighting during daytime hours. Decorative wall panels to replace traditional hotel art and etched glass surround enclosure at the bathroom, and closet.

“Meraas Development commissions AS+GG to design $15 billion development in Dubai, including several of the world’s tallest tower”-Chicago Tribune The above was published in the Chicago Tribune in October 2008. I was hired as the senior designer for this master plan development project. My primary responsibility was he space planning of all 74 floors of the Za'abeel Hotel Tower which included 76, 909 sf of commercial space, 11,868 sf of retail and restaurant space, 365 hotel units and 204 residential apartments. 8485 Umatilla street, Denver CO, 80221 Design Rendering #1 The VIP lounge was designed to be a warm Hi tech space complete with electric fireplace, The surround is designed to give the space privacy while still allowing the occupants to feel like the are still apart of the Club beyond. The walls of this space is design with brass frames to match the new details of the space throughout. Etched glass inserts allows light to pass through the space while minimizing visibility

Guitar Stage Stage designed to look like a modern electric guitar. Existing framing altered with additional framing to create the guitar. High gloss wood veneer finish with brass detailing set flush in the raised stage area for decorative guitar look. Clear acrylic drink ledge along the edge of the stage. 8485 Umatilla street, Denver CO, 80221 Entertainment Stages Stage 2 and 3 are designed to accent the main stage (the grand piano). The stage is designed with decorative wood, cut to create the shape of this wave. Mirrored glass underneath the decorative wave adds a 4th dimension to it’s design. Led lighting at base of all stages at the perimeter. The stage has blue soap stone, and black lacquer finish with brass accents at the dance area and two additional levels for dance entertainment. The runway is designed to be removed from the two stages

Outdoor Patio The outdoor patio design with red and white metal panel walls and treated wood decking and framing. The deck has full exterior bar with VIP seating using twin bed size sections along the rear wall. The patio has over three seating style options and an exterior stage that works as an additional seating platform or dance stage when live music is not available.

This modern restaurant update was design to keep some of the original concepts of this Chicago Brand while giving this space a more youthful casual feel that competes with major competition in the area that appeal to the Chicago sports and young adult market. Leona’s has always been a trademark Italian family restaurant , and while the menu has always been the main attraction this space was designed to change this brand to combine a home-style menu with a fun atmosphere that can be enjoyed by it regulars but also attract new customers during weekend and after work hours.

Holovchenko Residence Exterior Entertainment space Design Rendering #1 The pergola has a retractable awning and side curtains for use under any weather condition. The pergola living space includes a stone fireplace with entertainment above. This area is raised 6� to maximize views and has an additional space for outside dining. Landscaping surrounds pergola giving it a greenhouse feel. Design Rendering #4 Exterior bar has a modern geometric shape with modern bar stools to accent tile and metal finishes. The bar was designed to be a good accessory to the pergola. Tress in this area should be planted to provide shading and some protection from the elements will a modern canvas umbrella can be provided for rain but this is not a fixed structure.

Holovchenko Residence 4424 Bergama DR. Encino, CA 91436 Pool Deck and Patio A spa bath set above main pool, accented by deck lighting and stone surround. Short post glass and railing by Discovery Glass & Aluminum Inc. (or equal) at all exterior guard and stair railing.
Energy efficient lighting is another key feature. LED lighting at perimeter of pool deck and pool lighting by manufactures specifications for maximum night lamination. Main walk to access lounge, pergola, pool deck and bar area. Accent lighting beneath second story decks for night lighting of outdoor dining and bar area.

The concept for the main lobby was to be an extension of the company's newly designed website where they expressed their ideas of the future global market changes and advancement of medical supply technology.
Design Rendering # 1 Design Rendering #1 Custom water wall design with company logo. Decorative LED lighting and built-in seating. 65,000 S.F. office design. The concept was to replace cubicles and smaller offices with large open work areas. The design incorporated a modern Zen style thru-out the new spaces. The program included the design of 6 open work areas, theme team rooms, a new employee gym, 3 large buffet style dining rooms and a high-end executive suite.

Chiropractic Office Interior design, office layout and space planning, schematic design and design development Purpose of the design To develop 2 empty office units side by side into one functioning office space. Each unit is approx 43' in length by 14' wide. Combine the two units (either knock the entire wall or part of it) to make one large office for a chiropractic business. Each unit has one window at the end and one bathroom at the front which cannot be moved. It is a vanilla shell. Ceilings are already in place with some lighting. The floors are concrete REQUIREMENTS: Entrance/Door Front desk area Waiting area for patients Two rooms for adjusting patients Doctors office Therapy Room X-ray Room Massage and acupuncture room Yoga/Physical therapy area A small kitchenette with some storage for towels/gowns is required for staff/doctor use. A display cabinet/shelf for vitamins and products sold in the office.
