Welcome

I

t gives me great pleasure to welcome you to the first edition of Southport Exclusive Magazine.

We are all lucky enough to live in a great town and a town that we should be proud of. It is very easy to criticise this or that and generally emphasise what we feel is bad or wrong about Southport. For some strange reason this seems to be human nature wherever one lives but actually we should be shouting from the rooftops about the positives of living in this gem of a town. Next time you find yourself strolling down Lord Street, just stop and take a look around at our tree lined thoroughfare instead of simply taking it for granted. It’s famous you know. And then there is shopping in general. Of course the crisis that has engulfed 8

the world in the last few years has affected Southport which has its share of empty retail units currently but we are not on our own in this regard. It’s that negativity that creeps in again. ‘e shopping is not what it used to be in Southport’, I hear you say. Take a closer look. Before you jump in your car or head off on the train to Liverpool next time you need a new dress or a smart shirt for that birthday party at the weekend, take a look at what Southport has to offer. We have shopping arcades and streets full of fashionable shops and friendly boutiques that will change your shopping experience forever. ere really is so much more. e selection of restaurants for example that you have to choose from in the resort is staggering. I couldn’t begin in this short introduction to list the international cuisines that are available right on our doorsteps. Spring 2014

With parks and gardens, a hugely successful modern and expanding seafront and a selection of golf courses that are truly the envy of the world, I urge you to take a breath….and maybe even feel a little lucky that you can call Southport your home. And so with this in mind we bring you Southport Exclusive Magazine. Our objective is to show you just what we mean by the above plaudits. We want ‘Exclusive’ to expel a sense of community and togetherness and bring into your homes just what our town has to offer. Let’s all support Southport….Our town.

HISTORY

The Beatles

In Southport

20

Spring 2014

It is 50 years since the Beatles took the giant step from being a big band to being a massive band – and they took that step in Southport. Arthur Johnson was an 18-year-old reporter at the time but here he takes an Exclusive look back on that historic night in the Floral Hall.

HISTORY

S

outhport can boast of being a milestone in the history of the Beatles' rocketing to fame and I can boast of being the first journalist to witness the events of that cold October night when it all happened at the Floral Hall back in 1963. I was just 18 and cutting my teeth as a reporter with the Southport Press Agency which made its money out of selling stories to national and regional papers. By this time the Beatles were big, but not yet huge in the eyes of the national press. ey were another Liverpool band that may be here today but could well be gone tomorrow. But that day the word leaked out that they had been invited to play at the Royal Variety Performance. Four lads from Liverpool playing rock music in front of Royalty … unheard of!

The Beatles played at the Floral Hall on four occasions. The other dates were 20 February and 20 November 1962; and 23 April 1963. On February 5, 1962, the Fab Four preformed for the very first time as John, Paul, George and Ringo at the Kingsway on the promenade. Just over a year later their single She Loves you reached number one, two weeks after it had been recorded at the Little Theatre. Brian Epstein was evacuated to Southport during the war and it is rumoured that one Beatle – either Paul or John – had a fling with a girl from St. Luke's Road.

e Fleet Street offices of the national papers discovered they were due to play Southport that night and ordered their northern offices to get reporters and photographers down to the Floral Hall – and fast.

Len Farrington, to come up with an angle on the Beatles. He wanted us to get an exclusive line for the national press. It so happened that my uncle, John Gregson, a famous film star of the time, was in a play in Liverpool the following week and was already back in his Merseyside home for rehearsals. We were very close as my father had died before I was born and the actor had taken me under his wing. I knew that the Beatles were John Gregson fans as he'd told me about them asking for his autograph soon after they started 'making it'. His uncle Paddy (my great uncle) had also been a musician in his time and had wonderful thick white hair he always combed forwards. at was it! at was the angle! e story for the nationals would be that the Beatles had modelled the hair styles on Uncle Paddy's. So far so good. I called my uncle and explained the situation. He was planning to take Paddy out for a drink that night anyway and was going to ask me to join them so why not meet in the Beatles' dressing room? We had contacts with the theatre and I explained that I wanted to bring this famous film star, John Gregson, to meet the group and they were more than happy to agree.

at morning in the tiny office of the press agency in the centre of Southport, which doubled as a photographic shop, I'd been told by the boss, one

HISTORY

We met in the manager's office and were taken to meet the lads in their dressing room. e late Derek Taylor was a Manchesterbased reporter on the Daily Express at the time. He was also a friend of our family and he writes about the evening in a book he wrote with George Harrison many years later. He was among a pack of Manchesterbased reporters and photographers who had arrived at the theatre to be told there was no way they could get in to see the Beatles. After a number of attempts to persuade the theatre management and minders Derek managed to distract the attention of one of the doormen...

John Gregson, movie star, no less, full of cheer and a drink or two, with his old uncle Paddy and nephew, Arthur Johnson, a newspaper man indeed. A local freelance with access to the Beatles! For a moment we stood there, confronted by the object of our visit, the keepers of the quotes, the treasured stars of these new times. Gregson's greeting broke the spell: 'Derek! It's Derek Taylor, Vera's boy,

He takes up the story: “Crash I was in and all the press of the north west seemed to be tumbling in. Inside the small room were the Fab ree, no John to be seen – but who's this?

22

Spring 2014

George, do you know Derek Taylor?' Well thank God for that. I put out my hand to George, who accepted it and said 'Hello' I asked George if he was wondering what the fans would think about their appearing in the royal show. 'Dunno' he replied with a lop-sided smile. en Ringo said: 'I want to play my drums for the Queen Mother.' at was it. We had our quote - 'I wanna play me drums for the Queen Mum.'

HISTORY say watched because we couldn't hear any of their music over the hysterical screams of the almost all-female audience. I can still see the baffled look on old Uncle Paddy's face. He had been a concert pianist in his time and just couldn't take in what he was witnessing. After a quick drink with the two older Gregsons I filed my 'exclusive' about how the Beatles had modelled their hair style on Paddy's. e photographer got his pictures on their way and we made a good number of national papers with the story next day.

And then the door opened and into the sweatbox squeezed John, unsmiling but not unfriendly. 'John,' a collective cry. 'What about the Royal Show?' All of us milling around the other three, Gregson, Uncle Paddy and Arthur still in the room. John turned to the sink, washed and dried his hands and said: 'I dunno. You'll have to ask Brian about this. It's up to him what we do.' So now we had seen them all and we had our quotes.” When the Beatles finally got on stage my uncle, great uncle and I stood in the wings and watched their performance. I

I had seen the band play in the Cavern and Litherland Town Hall a year or two before the Southport night and was lucky enough to have dealings with them once I moved on to the Liverpool Echo. In the following years I co-presented Paul's Kings Dock concert, presented him with a Scouseology Award and had two or three extended 'one-on-one' interviews with him. ere is only one point of regret to the historic Floral Hall night. While we were in the dressing room with the band getting our exclusive pictures before the nationals gatecrashed the room the photographer said to me: 'Arthur, get in with the group and your uncle and great uncle. I'll take a shot for the family album.' A few weeks later the Beatles were huge international stars and I realised I hadn't seen the family shot. And I never did. e photographer had lost the negative! But I still have this one shot of the Fab Four, John and Paddy to remind me of that night to remember. I think the expression on Paddy's face just about sums things up!

magine an office environment that’s friendly, welcoming and stress-free. Somewhere where work and pleasure always mix. A place where you can choose the most convivial work mates. Where the work-life balance firmly champions lifestyle over lifeless meetings and where staying after hours is something you positively relish. Form an orderly queue, power dressing optional, because it’s time to clock on for a not-so-hard day (or evening) at the Office Bar & Restaurant. is sleek, contemporary establishment, in the heart of Southport’s professional enclave of Hoghton Street, is a town centre favourite of some repute.

Spring 2014

Stepping through the trendy garden terrace, through the heavy wooden doors, you might be surprised at what awaits. e uplit black-marble bar is the focal point of a stylish design ensemble, underscored by urban-chic stone brickwork above and behind it. Funky modern prints hang from the brilliant-white walls, above curving leather booths and chunky wooden furniture. Nestled beyond the funky chrome light fittings, and flatscreen TVs, of the bar you’ll find an all-star cast of premium spirits and cocktails - without the premium price tag – and a smiling team of bar staff waiting for your next order. You’re the boss remember. It’s an altogether relaxed, unpretentious atmosphere that reigns supreme. An office that still feels homely if you will.

EATING & DRINKING A la carte mains weigh in at between £14.95 - for the pot roast red snapper with garlic, chilli and lime leaves on a bed of basmati rice - to £19.95 for the king of steaks; a juicy fillet with pink peppercorn and mushroom gratin, drizzled in rich port sauce. ere are also duck, lamb, pan-fried calves liver and fillet of cod options.

Proprietor & Head Chef Lee Adamson with his team of Chefs

As one of the most respected restaurants in Southport, Office keeps its menus varied and fresh, with a constant eye to evolution and finetuning. Only the freshest seasonal ingredients - sourced from local traders wherever possible - make it to the plate and out of the bustling open kitchen. A highly-trained company of chefs, many of whom have plied their wares at some of the region’s best restaurants, bring a wealth of culinary flare and experience right to your table. Ten pound, two-course Tuesday menus (from 5.30-9pm) offer great value, without scrimping on trademark quality and flavour. Tantalising starters feature such tempters as crispy hake goujons, smooth chicken liver pate or a fresh parmesan risotto. ey don’t hold back on mains either.

e regular a la carte menu weighs in with mid-range pricing and ample choice. Sumptuous starters range from mouthwatering seafood options like seared scallops with pea puree, truffle oil and chicken crackling or sautéed garlic gambas (prawns to you and I) with crab and sesame toast. Perhaps you’d prefer an enticing panroasted pigeon breast with a ginger puree and rhubarb vinaigrette or a meat-free goats cheese pana cotta with an aubergine puree and tomato reduction herb toast. We’re talking precision cuisine here and that’s just for starters. You’re looking at a price range of between £5.25 and £8.95 (for the scallops of course).

Consider the pork loin steak and blue cheese sauce or poached fillet of salmon, crushed new potato and pea veloute (one of the five "mother sauces" of French cuisine, derived from the word velour or velvet). Plus, vegetarians might be tempted by the courgette, chili, tomato and potato bake. All in all, this is one seriously cheap deal that packs a considerable punch to the taste buds.

A fun kids’ menu comes packed with all your office junior’s favourite bites, like spaghetti bolognaise or pizza and chips, plus those essential ice cream desserts. ere’s also a very reasonably priced light bites menu and a daily lunch menu, offering a single course for £8.95, two courses for £11.95 or three for £14.95. With those sorts of economies of scale, the strawberry and clotted cream brûlée (not to mention the full assortment of decadent desserts) are hard to resist. e daily fixed price table d'hôte menu offers two course meals for £13.95 a head, Tuesday through to ursday and Sundays exclusively, then on Fridays and Saturdays it rises slightly to £15.95 per person. To give you a flavour (excuse the pun) of what’s on offer, starters range from honey glazed belly pork with a sweet potato and rosemary cake and a red wine reduction, to ai flavoured mussels served with grilled focaccia.

EATING & DRINKING Mains are just as impressive, featuring such culinary delights as pork fillet stuffed with apple, ginger and apricot, wrapped in Serrano ham and drizzled in port sauce or the pressed shoulder of lamb with champ potato, sweet carrots and baby onions with a red wine and rosemary sauce. As with all the Office menus, tasty sides are available on demand and will even leave you change from £4. Sunday lunch menus follow the same three-point price format as the daily lunches. Expect an array of starters, and of course a roast of the day, tempered with filling alternatives and those naughty desserts. An evening tapas menu will debut shortly. Monthly live acts and tribute bands, featuring top quality singers and entertainers from across the UK, rock out in the bricked archway stage area (akin to Liverpool’s legendary Cavern Club). Office also caters for all special occasions,

including birthdays, christenings, weddings and staff parties – all completely tailored to your needs. e restaurant features 120 covers of seating and a 30-seat table for those larger soirees. As office spaces go, it’s got ample floor-space but still retains a cosy feel that’s perfect for intimate candlelit dinners for two or lively hen groups alike. Office’s tenure at the top of its game reaches four years as of August 2014. In today’s tough market that’s quite the milestone. Proof, if ever it was needed, that this place has the right ingredients and staying power to survive where others have struggled and ultimately cleared their desks, or should we say tables, for good. You’ll find Office Bar & Restaurant at 9 Hoghton Street, Southport. For reservations call 01704 543354 or alternatively check out their Twitter and facebook pages.

HEALTH & Beauty

Portland Hall Spa

P

ortland Hall Spa is situated in the centre of Southport and is a two minute walk away from Lord Street which is the main thoroughfare of central Southport.

It is a Day Spa in a building with a considerable history. A plain building was erected in 1865 as a Quaker meeting house, as befits this unostentatious religion, but with magnificent 14ft high leaded windows paid for by a Liverpool shipping merchant. e interior segregated men and women and the arrangement as used can still be seen today. In 1954 the building became available to the New Jewish Reformed community and until 2005 was a Synagogue. e leaded lights were altered to reflect Jewish iconography and the windows are truly magnificent. e building became too large for the congregation and so the story of Portland Hall Spa begins. Lyn Siddle had been in the beauty business for some years managing a successful team of sales people. However she felt she could do more. After a plan to open a modest beauty premises had fallen through her appetite was whetted. Noticing the Synagogue

50

Spring 2014

was for sale she ( impulsively – as she admits) bid the full asking price. is was for a building several times bigger than anything she had previously contemplated. e building became hers. Her idea had always been that her future business would revolve around personal space and relaxation for her clients and her conversion of the building to a day spa would revolve around this ideal, avoiding the herd mentality of hotel spas. e unique candlelit spa pool was to only be used privately and would be the relaxing start to the customer journey. And so the conversion to a day spa began. Lyn managed the project herself and directed a hoarde of workmen who, among other things, fitted a mezzanine floor, inserted a pool area, and laid Elton John’s laminated flooring. (Two tons of laminate remaining from one of Elton’s White Tie & Tiara Balls). Once the rooms were fitted with services Lyn could then start to arrange the décor. e reception area was to have an Art Deco feel with a huge reception desk inlaid with marquetry to Lyn’s design. e seven double and treble bedded treatment rooms were to have a beautiful

HEALTH & Beauty Moroccan theme. is was continued with the magnificently ornate ceramic Moroccan Mud Rasul which together with the spa jet, a dry float and the candlelit spa pool area were to give customers the relaxation they would be seeking. A large lounge was furnished in a comfortable, cosy style and a dining area was fitted out. With the refurbishment continuing staff were hired and sent on training courses with the prestigious Elemis Company and their products were to be used. Lyn worked hard to turn the project around in just 6 months, and on the 3rd November 2005 it was opening day. After a publicity blitz the spa was formally opened by Marina Dalglish following a speech by the Mayor of Sefton. With calm and relaxation being the watchword clients using the Spa are taken on a journey in which they are encouraged to forget about time as staff guide them through the experiences and treatments from beginning to end. Clients can also have the treatments worked around lunch with a simple but healthy menu available and when it is then possible, relax in the lounge. is system works so well that clients often have the impression that they are the only ones in the building even though it is busy. In a perfect world the spa would have people queuing outside from the beginning but a brand new business has to get known. Initially there were advertisements in the local press and radio but it slowly became apparent that the catchment area of the Spa was the whole North West of England. Advertisements were taken in Lancashire Life, Cheshire Life and glossy magazines in Liverpool and Manchester. e website took a little time to create and has now been developed further using Facebook and Twitter and other social media. Editorial space was gained from the local press. One of Lyn’s publicity coups was to get the players from Southport Football Club to come and use the pool and have mini treatments before match day. is was covered by the local press with the headline ‘Port Splash Out at Last’.

is had the required effect and customers from far afield arrived. Various packages were promoted and overnight stays were introduced. Lyn currently works closely with the Ramada and Metro Hotels and is extremely proud to be able to support the local economy in this way. Eventually the spa was approached by the Good Spa Guide, an independent publication. A mystery shopper was sent and gave the Spa the maximum rating. e Spa was established. One of the Spa’s commercial strengths has also been the use of gift providers on the Web. Portland Hall Spa features widely and contributes to Southport’s tourism by bringing people into the town from far and wide. We are now in 2014. e Spa is extremely busy and trading profitably. Many lessons have been learnt over the years and the business model has been refined. e Spa specialises in massage, facials and relaxation for single people, couples, friends and larger groups celebrating birthdays, weddings and anniversaries. Portland Hall Spa is now an ESPA Spa using ESPA’s fantastically aromatic and natural products. After eight successful years, Lyn is working as hard as ever to make Portland Hall Spa a jewel of Southport.

In each forthcoming edition, Southport Exclusive will meet a prominent local business person to ďŹ nd out a little more about their likes and dislikes and how they came to be doing business in the town.

Miles Turner Mr Landlord

We were delighted to have recently had the opportunity to meet and chat to Miles Turner, a hugely successful property entrepreneur whose extensive knowledge of the property market in Southport has guided him to success as a property manager and landlord, property developer and now onto his latest venture.

LOCAL Business So Miles…Were you born in Southport ? No, we moved to Southport when I was 2 and I lived here until I was 20, moving away for my career and ended up back in the area in 1997 so I definitely see Southport as “home”. How did you get into the property industry ? By mistake!!! My intention was to take A levels and go to university but a friend’s father was the Chief Housing Officer for Sefton Council and asked me to do some filing over the summer holidays between school and sixth form. Sefton then offered to sponsor me through day release at college and subsequently to take my professional qualification as a member of e Chartered Institute of Housing (CIH). So I stayed for 5 years and was one of the youngest qualified members of the CIH at the tender age of 21. Did you want to go into property from school ? No, I always wanted to go into banking – that was a close escape!! Have you always worked in the property industry ? Yes, from 16 years old until now, nearly 36 years later, I have been in the property industry either as a property manager, developer, landlord, lecturer or with my internet based businesses. Have you any professional qualifications ? Yes, I am a qualified member of e Chartered Institute of Housing and have studied for a law degree. Why did you establish your business in Southport ? I ended up (by pure chance) working in Formby for a property management company. An opportunity to acquire a failing property company arose. My then boss in Formby was exceptionally generous and let me take some of the

properties I was managing for his company with me to merge with the failing company I bought and hey presto – the start of my business ownership in Southport. Could you imagine ever moving away from Southport ? No, this is my home. My businesses are all based here or in the area, my friends and some of my family are here and I love the place. We can walk into the town from home, go into any coffee shop, restaurant, bar or pub and always meet someone we know. Southport is a great town and the sea front developments over recent years have improved it greatly. I cannot imagine not having my base here. You mention coffee shops and restaurants…Which is your favorite ? Lords Café Bar on Lord Street is like a second home. We are there for coffee (well full English breakfast or lunch to be honest) as often as possible. You are obviously a busy man but what do you do with your spare time ? I am a Scuba Diving instructor, spending time in the UK and all over the world teaching diving which I find extremely rewarding and relaxing. I have also recently got into motor bikes and love the freedom of being out on my bike. I did more mileage on my bike last year than in our two cars.

friends there. e island is very small but has the best restaurants. We travel all over the world but Patricks in Gozo is by a long way my favorite restaurant in the world. We also go somewhere different every year, last year it was Cape Verde and Mexico and we use the bike to tour the UK. ere really are some beautiful places on our own door step. What are your plans for the medium term ? I am developing the property management business I have in Southport (Todd and Turner @ Ellis and Sons Ltd) and I am particularly keen to expand my internet businesses, www.Mrlandlord.co.uk and www.turnerandhoward.co.uk. ese are specialist legal sites for landlords who want to regain possession of their properties. Most landlords and managing agents do not know the intricate legalities of the possession process and over 70% of actions taken at court fail because the paperwork is defective. e internet allows me to provide a service to landlords all over the country and in fact the largest percentage of our repossession clients are based within the M25 area. With 36 years experience and academic background I consider myself an expert in this small but important area of law. It constantly amazes me how little most lettings agents know about the legislation affecting their clients. I am a great advocate of formal licensing of property letting agents to weed out the poor standards that are rife within the industry.

David Roberts & Partners

Insurance Brokers

Why use an Insurance Broker rather than an online provider? at is a question we get asked a lot and the simple answer is there is a place for both. We know that we will not be the cheapest quotation every time and we don’t pretend to be. We use a phrase “price proximate” and what that means is we have to be close enough on price for our customers to consider whether the value we offer is worth the difference.

S

ince forming in 1977 David Roberts & Partners ( Insurance Brokers ) Ltd have established themselves firmly in the top 100 Insurance Brokers in the UK. Managing Director ( and Hillside resident ) John Page explains the things to look out for when purchasing home and motor insurance, the benefits of using an insurance broker and some tips for the winter. Is every Household and Motor insurance policy the same ?

e warning we offer to anybody buying insurance online and purely on price is it is not like buying groceries where probably the worst thing that happens is that you might get some products close to their use by date. You only ever know how good your insurance arrangements are when the worst happens and you have to make a claim. at saving you made on your premium in March might not look such a bargain if you are struggling to get your flood claim paid in December. We invest significant sums in training our team – every new employee who comes into our business must now complete professional qualifications and it is that expertise customers buy from us. We have also helped a number of past customers to get claims paid when their new insurer was refusing to help them. A broker should be the person on your side and we fight extremely hard for our customers. If you are arranging insurance direct who is fighting for you ?

No. Each insurer has their own policy range and there are a lot of Insurers ! Insurance companies also recognise that there are differing requirements depending on the assets of an individual. Terms such as high net worth, mid net worth and Private clients are used by insurers to describe policies that are aimed at more affluent individuals. We tend to use the term Private Client.

What is the difference between standard Home & Motor Insurance and Private Client insurance ? ere is more value at risk for the Private Client – whether that be the value of the home, the value of the vehicles, valuables or art. As a result it is a tailored risk management service that is required rather than simply buying an off the shelf product. at is why we have a dedicated team for Private Clients that offer a bespoke service to ensure that our customers homes, cars and belongings are insured correctly, and at the right premium.

60

Finally John, during a severe winter, can you offer some tips on how to avoid home insurance claims? I have listed my top 5 tips below 1.Leave your heating on "constant" ie 24 hours per day during severe freezing temperatures. 2.Know where your main stop valve is located and make sure you can turn it on/off with ease. It's also a good idea to label it so that all the household are fully aware of its location in an emergency situation. 3.Make sure that exposed water pipes and tanks in the loft are properly insulated. 4.Repair dripping taps. It is usually just a washer that is needed.

What types of policies can you offer Private Clients ?

5.Make sure that gutters and drainage systems are inspected and cleared of any obstructions, leaves or other debris. Overhanging icicles may indicate that guttering is not draining thawing snow adequately

Anything they require - we can arrange insurance for the main home, private motor vehicles in addition to second homes in the UK and overseas properties. We can cater for family fleets, travel insurance and arrange specialist cover for Jewellery, Collections & Fine Art.

Finally If you plan to go away, for no matter how short a period, leave your heating on constantly if a cold spell is predicted. Also check if any unoccupancy conditions will apply to your insurance policy !!

Frozen

Pension?

I T H I N K I MAY HAVE ONE OF T H O S E S OMEWHERE? Whilst having an enjoyable Sunday afternoon with mates in my local waiting for the football to kick off, conversation casually drifted to the topic of pensions. It’s usual for many a varied subject to be discussed over a few pints and the more consumed the more '' experts'' emerge from the woodwork! Unusually though it turned out the chap directing this particular conversation was significantly more qualified than the rest of us as he did in fact work within the pensions industry. e question asked of myself and my four compatriots was simply, '' which of you here has a frozen pension?'' To my surprise we all had one and Kevin had two! 64

Spring 2014

e conversation then continued into a boisterous discussion until the extremely important issue of the 4pm kick off arrived. What this had actually highlighted were two very important facts. Firstly, it is estimated, there is currently in the region of £3 Trillion invested in frozen pension funds in the UK. is means a significant number of adults do have money sat in previous company schemes and secondly, a large percentage don't have a clue about past performance, the amount of money currently in their frozen pensions or even if the pension company are still in existence and they have any money left at all ! It started me thinking a little more about this issue and some of the facts are quite disturbing! It is estimated today that 80% of UK Company Pension Schemes are in serious deficit. e UK has approximately 7,800 pension schemes of which over 1100 have already collapsed, mostly final salary schemes, with the overall deficit in the region of £196 Billion!

LOCAL BuSINESS

SO W H AT I S A FROZEN PENSION? If you have pension funds from a previous employer some people mistakenly call this a frozen pension. A common choice for most people when leaving a company is to leave their old company occupational scheme benefit where it is and start a new one with their next employer, and in many cases this process can be repeated several times over. ey may refer to their old pension as being a frozen pension, but this is actually not the case. e correct term is either a deferred pension or paid up pension. With these so called frozen pensions, the policy holder or deferred member will not be able to make any further payments into it. e reason the term frozen pension is not accurate is because the pension benefits are not actually frozen. Depending on what type of company pension scheme you have, the pension fund could be invested (ese are called Defined Contribution pension schemes and not frozen pensions). While this investment will continue to grow (or fall), you, your previous employer nor your future employer are likely to be allowed to make any further contributions. e other type of pension scheme people sometimes call a frozen pension is a Defined Benefit pension scheme. Again, this is not a frozen pension because the benefits you have accrued in your pension scheme will increase each year from the date you left that employer up to your retirement age. Some of these increases will be by inflation but some of it may be by even more but it is clearly not a frozen pension.

WHAT IS A SIPP? e Self–Invested Personal Pension (SIPP) is essentially a pension wrapper that is capable of holding investments and providing you with tax efficient savings for when you retire. As a form of personal pension scheme they offer an individual complete control of their assets and the option to choose and manage their own investments, unlike a frozen pension where they have no say in how it is invested. Quite often many individuals have more than one frozen pension and so with this in mind one of the major advantages of a SIPP is that you can transfer in pre-existing pensions. is allows easier management of your investment portfolio and also allows you to continue making contributions if you wish to do so.

WHAT SHOuLD I D O? For free information on any points featured in this editorial you can e mail any questions you may have to our help desk on helpmagazine@mail.com

SO W H AT ARE THE OPTIONS? After reading through many reports on the internet from pension experts, newspaper reports and official government sites it really comes down to two options. Leave things as they are, in which case sort out your old paperwork and contact the relevant people concerning your frozen pension and find out exactly the current 'financial health' of your pension or look at moving it into a SIPP (Self invested Personal Pension Plan) Either way it is probably very prudent to gain professional advice at this point to have a measured idea of the options and which is best suited to you. is in itself can be a minefield as there are an abundance of licenced pension advisors out there to choose from!

Property Matters Welcome to the ďŹ rst edition of Southport Exclusive. In what I hope will be a regular feature, I am delighted to have the opportunity of talking to you about the local property market. I have been an Estate Agent in Southport and the surrounding areas for over

72

25 years now, having experienced a number of booms and busts and I have found the last few years quite challenging! One of the many questions I am asked is how is the local market? What are prices doing?

LOCAL Business

So what has 2014 got in store for Southport? e local market stumbled in 2007 suffering in the last few years due to a lack of economic confidence and a shortage of available buyers. At last there are positive signs that the local market is improving - somewhat slower than the rest of the country to be sure. Enquiries have increased significantly over the last quarter of 2013 and I would suspect that this will continue into 2014. Whilst large areas of the country have seen a rise in prices in the last year to

18 months, Southport has lagged behind with prices remaining fairly static. I would expect that local prices are likely to see a rise but only a modest rise of around 5% over the next two years. A help to the market in general, and certainly locally, is news that the council of mortgage lenders have stated that gross mortgage lending is likely to rise from £170 million to £195 million in 2014. David Barron, Director at Barron Financial Solutions, a local mortgage expert, is quoted as saying that “there have been lots of the signs that the housing market is moving in

the right direction and it looks set to show greater levels of activity in 2014”. He added that “Barron Financial Solutions have noticed the positive impact from the introduction of the Government’s Help to Buy scheme and predicts that this will continue into the New Year”. Some interesting statistics supplied by a well known property website: According the Rightmove, 31 million property enquiries were made up to October of 2013 and in October alone 29% of all email enquiries of properties for sale where sent using a mobile device. Residential property transactions in England and Wales reached their peak in 2004 at 1,628,000, falling to 772,000 by 2009, but they are forecast to rise to 950,000 for this year. e last few years have seen an increased number of people renting property for various reasons but it is interesting to know that 96% of tenants asked still dream of owning their own home someday. All this internet activity is fantastic, but there is still NO SUBSTITUTE for the professional local knowledge, advice and support of your local Estate Agent!

At last, the market in 2013 has shown definite signs of recovering, after several difficult years. Sales at Chris Tinsley Estate Agents in 2013 rose by a staggering 27% over sales in 2012. is improvement in the market is reflected in the fact that over 800 offers were submitted to our Southport 74

Spring 2014

office during 2013 and a total value of about 33.7 m worth of property had acceptable offers made! Nationally the Bank of England says that ‘e recovery is taking hold’ and Rightmove reports a significant upturn too. According to Rightmove in the nine months to September 2013, sales transactions nationally rose by 11% compared with the same period last year, with the third quarter of 2013 jumping significantly in England by 21%. Lending too has increased and confidence is beginning to return. On a more local level, we saw a 23% increase in the number of properties sold in the final quarter of 2013, compared to the same period in 2012. Whilst the upturn continued for the final quarter of 2013, we are hopeful of a sustained improvement in activity levels heading into 2014. e market in the Southport area will see a slight shortage of property for sale at the beginning of 2014, and demand is expected to continue to increase. SOUTHPORT HISTORY

Southport

The Duke and his Folly

S

outhport has royalty and a publican with a great imagination and flair to thank for its very existence. Arthur Johnson, a direct descendent of 'Duke' Sutton, the founder of Southport, looks back ... William Sutton became known as the Duke because of his habit of constantly dropping into conversation the fact that he had met the Duke of York. î “e title 'Duke' also fitted him well because of his love for fine clothes – his black velvet coat, soft hat, his knee breeches with pearl buttons and gaiters which he loved to wear.

84

Spring 2014

SOUTHPORT HISTORY Drink was to blame for the town getting its name. e 'Duke' decided to throw a party in his hotel and invited a solicitor from Ormskirk, Dr Miles Barton, as one of his guests. After eating and drinking very well indeed the doctor stood up to make a toast to the new venture in the south of the district. By this time he was hitting the port hard and raised his glass intending to toast 'South Hawes' after the sand dunes. He got as far as 'South' and his brain gave up. He concentrated on his glass and the gathering were invited to toast 'South Port'. e name Southport appeared for the first time in public records in 1798. He was also known as the Mad Duke because in 1792 he built a bathing house in the isolated sand dunes next to nowhere. But it wasn't such a mad idea after all. He transported guests to and from the recently-opened LeedsLiverpool canal four miles away. e bathing house was a modest success and six years later he replaced it with a hotel, but the locals were still not convinced and named the place 'Duke's Folly'. However, Sutton had the last laugh as in1809 a writer described it as 'a fashionable watering place'. It stood on a site which is now the southern end of Lord Street among the 'hawes', a local name for sand dunes. But there was still no such place as 'Southport'. Before branching out into the bathing business Sutton had been the landlord of the Black Bull – now the Hesketh Arms - in the Doomsday Book village of Churchtown. He was a likeable, fun-loving character and entertained his customers playing his fiddle, which is still in the local authority's archives.

By the 1840s the town had become a popular place and Louis-Napoleon Bonaparte lived in a house on Lord Street after his exile in 1846. He returned in triumph to Paris and won the presidency. Inspired by the wide Lord Street he set his architect, Baron George Haussman, to redesign the medieval centre of Paris replacing the narrow streets with broad tree-lined boulevards, covered walkways and arcades. Now where did he get that idea from? ere was a further massive boost for Southport in 1848 when a rail link was established between the town and the prosperous port of Liverpool. Before that the only way of reaching Southport was by canal or road. en, five years later, a rail link with Manchester, via Wigan, was established and workers from the Lancashire mill towns started heading for the seaside in their thousands. e Duke did not live to see the success of his 'Southport'. He died aged 88 in 1840. It is believed that his affairs took a turn for the worse and he ended his life in Lancaster gaol for debtors. Someone said at the time he was 'on the fiddle or just fiddling'. He was buried in St Cuthbert's Church, Churchtown alongside his first pub. A plaque dedicated to William Sutton is on the corner of Duke Street and Lord Street.

Every junior school child in Southport has now been issued with a nifty free entry credit-style card, as part of this Yellow Bird Junior Club initiative.
