PRESENTING MARKET REPORT

The US economy, growing inflation, rising interest rates and a soft housing market continue to make headlines and content for most conversations. It is therefore timely to share our Third Quarter 2022 Market Report—a comprehensive overview of the residential real estate market for Long Island, Brooklyn, and Queens. You will be pleasantly surprised to read that our markets are performing well when compared to a normal real estate year.

The real estate market of 2020 and 2021 was a phenomenon brought on by the pandemic, an abundance of people working from home, and many New York City residents pouring out to Long Island and the boroughs of Brooklyn and Queens. Yes, the number of homes sold have declined throughout 2022 when compared to the same quarter of 2021, but if we compare this year to the local housing statistics from 2019—the last time we saw a normal market— it is apparent that the numbers remain close to or outperform those of 2019.

All our markets have seen decreased days on market anywhere from 32–52% and an increase in average sales prices ranging from 12.8–28.2%. All our markets also saw an increase in the median sales price, with a range of 11.9–48%. In addition, the number of sales in Brooklyn is up 16.7% compared to 2019, as well as in Queens, with an increase of 29.8%.

Even when compared to 2021, Nassau County saw an increase in the number of sales, up 15.6%, average sales price, and median sales price. Brooklyn saw an increase in the average selling price, median selling price, and highest selling price. Queens saw an increase in the number of sales up 21.2%, and the East End saw an increase in the median sales price of 4.3%.

Inventory levels continue to play a key role in the overall landscape of the real estate market. While asking prices are up in most of our markets, the number of homes available is down from 2021 and 2019, which is a key factor in slowing the speed of our markets. There are qualified buyers in the market, many of whom were shut out of the pandemic market and remain ready to purchase but are waiting for the right home and the right price.

MEDIAN

The threshold which divides the real estate market into two equal halves, in reference to pricing. One half of the homes in the market were sold at a price above the median home price, while the other half were sold below that price.

AVERAGE

The sum of prices of all homes sold in a certain area in a certain period, divided by the number of properties sold in the same area in that period.
