While renting in NYC can be challenging - knowing how to navigate the market, understanding the requirements, and having an agent that can help you through the entire process is not only helpful, it’s a necessity.

I’ve created a step-by-step guide to make your rental experience as stress free as possible.

5 Tips for Preparation

1. Prioritize Your Wants vs. Needs

The 3 largest variables when searching for a rental are usually: Size, Price and Location. Work with your agent on determining what’s most important for you. From there, you can discuss other options such as views and building amenities.

2. Be Realistic About What You Can Afford

Knowing what your budget is before you start looking will save you both time and money (and potential disappointment).

3. Start Your Search, 30-60 Days Ahead of Time

The market is ever-changing. Starting too soon, or too late may leave you with limited inventory.

4. Be Prepared to Apply

If you find a place you like, be prepared to apply, submit documents, and if approved, make a commitment immediately.

5. Organize Your Documents *

You will need:

• Verification of income from any lawful source (wages, social security, vouchers, etc.)

• Verification of other assets (if any)

• Photo ID (Driver’s License, Passport, etc.)

• Other possible documents required by landlords (TBD)

*Some requirements do not apply if you have rental vouchers or other similar rental assistance that meet or exceed the rental price.

Moving Costs & Income Requirements

To be approved for an apartment (unless you’re paying with rental vouchers or other similar rental assistance), you’ll be expected by many landlords to make 40 to 50 times the monthly rent and go through a credit check. If your annual income does not meet that requirement, then it may be possible to combine income of roommates/ partners or use a guarantor. Many landlords require that a guarantor typically make 80 to 100 times the required monthly rent and most landlords prefer that they be from the Tri-State area (NY, NJ, CT). If you meet the requirements for a specific listing, you may apply.
