Welcome From Daniels Thank you for taking the time to read the Spring edition of our ‘On The Move’ magazine. We hope you will find it interesting. The “buy to let” surge has now been and gone with plenty of buyers rushing to get an investment property prior to the increase in stamp duty deadline on the 1st April. The initial fear was that once this was passed the market would start to fall. Although it’s still early we are seeing no signs of this at all and although some investors are holding fire, others are still out there looking for properties despite the stamp duty increase and upcoming changes to the tax implications on buy to let investors. We continue to see a strong level of enquires from both first time buyers and home movers looking to either get on the property ladder or to move onto the next step. Buyer supply is definitely not an issue but there is still however a lack of property stock. So as long as a property is priced realistically there are several proceedable buyers per property, therefor I still can’t see how property prices could fall this year and I would predict prices holding or maybe even slight increases. The next hurdle for the property market will be the “in/out” referendum in June. With a population of around 61 million people, it’s the third most populated island in the world (behind Java, Indonesia and Honshu, Japan). The primary concern in the current sales market is the number of new listings coming to the market. Despite the hype, throughout Britain, new listings are down 9% in an annual comparison demonstrating there’s still plenty of properties for buyers to choose from. The areas where the dip in new listings is most pronounced are typically strongest markets of Greater London (19%), East Anglia (16%) and the South West (14%). It’s likely the supply of new properties has dried up most in these areas due to the buying frenzy in the capital and popular commuter destinations over the last year. The average asking price in Britain has increased steadily in the last six months.

By the end of September it was £282,744. This is 6.48% higher in an annual comparison. It’s likely this has been partially fuelled by increased competition amongst sellers as there are fewer properties coming to market. Rises in the average asking price for Britain as a whole have also been boosted by increases in the typically strongest regions of Greater London, the South East, the South West and East Anglia. Surprisingly, the average asking price in Wales also rose steadily in Q3 2015. Despite these increases, it’s likely average asking price will dip and selling times will lengthen as the market

Greater London saw the largest quarterly growth in Q3 2015. East Anglia experienced the second highest increase in Britain in both a quarterly and annual comparison. Both Scotland and the South East saw decreases in the average asking rent in a quarterly comparison. After consistently increasing rental prices, this is an indication asking rents reached a ceiling in these regions and are adjusting to find a natural equilibrium.

There are also some special tricks you can pull each season to give you that extra edge over other sellers and help increase that all-important sales price. Spring is no exception. The winter months are over, days are getting longer and flowers are in bloom.

Prepare the garden After a long winter, the garden can look tired and dishevelled. Plenty of buyers will check out the garden so you’ll want it to look bright and inviting in the spring. It should also maximise the value of your property as buyers are less likely to negotiate money off to get these issues fixed.
Keep it comfortable The weather in Britain is unpredictable most of the year and spring is no exception. Pay attention to what the weather is doing outside and adjust your heating accordingly. If it’s freezing outside, ensure your property is warm and inviting and vice versa. This will help make it more appealing to potential buyers.
Aromatherapy The scent of your house can help potential buyers see your property as a home rather than just another house. In general it’s a great idea to put a pot of coffee or a loaf of bread in the oven ready for when potential buyers arrive. You can, however, also tailor this selling tip to each season. To invite spring indoors, you could mow the lawn and leave the windows open for that freshly cut grass smell and put vases of seasonal flowers around the property.
If your home looks run down or tired take the time to smarten these areas. Consider a fresh coat of paint, new flooring or new doors if you need to transform and smarten up a tired-looking property for viewings.
Know your target market Tailor your space to specific groups of potential buyers. You will need to achieve the balance of appealing to your main target market without alienating other groups of people. 2016‌ the property market so far The UK property market is so buoyant that prices rose 0.3% across England and Wales in January alone. This is the highest rise observed for January since the onset of the financial crisis and is at odds with the typical seasonal trend. As usual, this trend was exaggerated in Greater London where asking prices jumped nearly 1%, adding an extra £15,000 to the average home value.
This trend looks set to dominate the UK property market throughout the rest of the year.
Despite a small uptick in supply, the total number of properties on the market fell to a new low. At the start of 2016 there were just over 386,000 properties for sale: 47% less than in 2008.
The average asking price for England and Wales is now 8.2% higher than it was in January 2015. As long as the supply-demand imbalance continues, this figure will continue to rise.
High demand means properties are selling in an average of 117 days across England and Wales. This is a record time for any January since the market crashed in 2008 and nine days faster than January 2015.
