About the Bulls Bay Area
unning along South Carolina’s coast between the metropolitan areas of Charleston and Myrtle Beach is a rural stretch of land that beckons to a time when things moved a little slower. The Bulls Bay Historic Passage consists of the northern tip of Charleston County which contains the towns of McClellanville and Awendaw.
Bounded by over a quarter of a million acres of Francis Marion National Forest to the west and 22 miles of protected coastline in the Cape Romain Wildlife Refuge to the east, as well as the Santee Coastal Reserve and Santee River delta to the north, this area is buffered from urban growth and development. Residents choose to live here as a way to get out of the city and back to nature. The history of the area is rich, dating back to the Native American tribe known as the Sewee Indians, from whom many local names such as “Awendaw” derive their roots. The area also witnessed its first European settlers dating back to the 1600’s. French Hugeonots settled along the Santee River and gave rise to rice plantations. The Gullah-Geechee culture is still preserved by the descendants of former slaves. Hopsewee and Hampton Plantations are both open to the public providing visitors a glimpse into the history of the area. McClellanville and Awendaw came about as coastal retreats away from the swampy, mosquito-filled rice fields of the plantations. McClellanville’s Historic District holds many homes dating back to the mid to late 1800’s. Much of the area’s beauty is drawn from its natural surroundings; the creeks and marsh, the oceans and sunsets, the native palmettos and live oaks draped with Spanish Moss. The diverse ecology spreading from the forests, swamps, marshes, and beaches makes the area a prime destination for bird-watching and photography. An abundance of deer, turkey, and ducks also allow for great hunting opportunities. Other outdoor activities centering around the waters of the wildlife refuge include boating, world-class fishing, and shelling on the secluded beaches only accessible by boat. The wildlife refuge is a Class 1 Wilderness Area, prized for its pristine water and air purity and is the longest stretch of the protected coastline on the eastern shore of the U.S. Kayaking, canoeing and paddleboarding are also great activities to enjoy in the saltwater creeks. They also offer a chance to spot a friendly dolphin or explore the mysterious black waters and swamps where you might encounter an alligator or two. McClellanville’s Jeremy Creek is a hub for commercial fishing which includes its famous shrimp boat fleet, as well as clammers, oystermen, crabbers, and fishermen. Their bounties can be purchased fresh from the local seafood markets or eaten cooked to perfection from any of the area’s fabulous restaurants. A strong artist community also flourishes in this area rich in inspiration and several boutiques and galleries offer the work of many artists, authors, and craftspeople. Southern hospitality lives on in the hearts of these communities. Strangers hold open doors, people wave and smile, families get together for Sunday lunches and neighbors catch up with one another over a glass of sweet tea. Welcome Home to Bulls Bay.

Justin is a graduate of Purdue University, married to area health and fitness guru Lindsay Mattingly, and member of Seacoast Church where he volunteers to manage their social media. This spring brought with it a very active time for real estate in the Bulls Bay area. For the first half of the year, MCVL Realty, once again, held the top position claiming over one quarter of the sales in McClellanville and Awendaw. In fact, at the half way point in 2016, we have surpassed the total number of sold properties for the entire year of 2015! When we compare sales in the area for the first two quarters (Q1 and Q2) to historical data, we see that the real estate market continues to rally. As a whole, the market is only slightly behind pace of the stellar performance put up last year. While Awendaw has been producing a larger and larger portion of the sales in the area the past few years spurred by people escaping the growth of Mount Pleasant, a dip in Awendaw’s inventory of low- to mid-priced homes and land led to fewer sales so far in 2016. We are expecting this to change as more properties come to market and more and more people take an interest in the area. The luxury end of the market is also starting to pick up pace, which will mean lots of waterfront sales along the Intracoastal Waterway and Awendaw Creek. McClellanville, on the other hand, is seeing its strongest sales numbers ever. When we break sales in McClellanville down into homes vs. vacant land sales, we can see that while the number of homes sold in the area during the first half of the last 3 years has remained approximately the same, vacant land sales nearly doubled over the last year. MCVL Realty was especially busy in this part of the market, involved in over half of the McClellanville land sales in Q1 and Q2. Although the number of sales has returned to prerecession levels, we are still not seeing sale prices of properties back at their 2006 heights. I attribute this largely to the backlog of inventory of properties which grew for most of the last decade and can’t be expected to disappear overnight. This spring, we did however begin to see a decline in new listings. When coupled with these high sales rates, we should start to see the inventory of properties for sale finally begin to diminish. It is only after this decline that we will start to see a transition from the buyer’s market that we are still in and the seller’s market that many other parts of the country are experiencing. That being said, some segments of the local market, such as interior (non-waterfront) land in Awendaw and homes under $300K in Awendaw and McClellanville are experiencing scarcity causing a high demand for such properties. We are also beginning to see an increase in investors looking in the area for opportunities, especially long-term rental properties, for which the prices have simply exploded in the past years under extremely high demand and nearly non-existent supply. With fewer options of existing housing and great land prices, I am expecting to see more investors turn toward building new rental properties in the area, which would be a completely new movement for this area, but one that seems to have a lot of great potential. This would also have a positive effect on home sales in the long run, because there is a segment of home buyers who like to rent in an area before buying who have not been able to do so. There are also a lot of people purchasing land in the area with the goal of building a home, however with no rentals, some find it is more difficult to transition from a home owned outside of the area to a finished new construction home in this area without renting locally during the construction period. You’ve always dreamed of owning a couple of acres in the country with a garden and some chickens... the problem is that you don’t have a clue where to begin to get there. We’re currently riding a wave of new buyers from Mt. Pleasant and other metropolitan areas looking to McClellanville and Awendaw as a way to escape the hustle and bustle. The common theme in their request is peace and quiet that comes with more land, lower home density, and less commercialization and the Bulls Bay area delivers exactly that. Based on this growing demographic, I thought it would be good to address some of the frequently asked questions we hear from inexperienced “city folks” looking to buy a home or land in the area.
Future Growth - If your reason for moving is to escape overdevelopment, the first question you may ask is whether or not the Bulls Bay area will suffer the same fate in a few years if everyone moves here next. While I can’t predict the future, I can discuss some of the factors protecting the area and guiding future development. The protected lands of the Francis Marion National Forest and Cape Romain Wildlife Refuge bring with them groups fighting for preservation of the area such as the Coastal Conservation League. Unincorporated Charleston County and the Towns of Awendaw and McClellanville share a common goal in preserving the existing way of life through conservation and zoning. Awendaw has some large tracts of land which may be developed and increase the population and services, however home density plans to remain rural. The Town of McClellanville has passed numerous rules to protect its rural nature including maximum home size limits of 3500 sq.ft., 1 acre lot minimums, and commercial and sign restrictions to protect the highway corridor from becoming over-commercialized. Well and Septic Systems - With few exceptions, the Bulls Bay area is served by well and septic systems which also serve to protect our rural nature. Paradise Island has public water and sewer and the Town of Awendaw has begun extending public waterlines from their Town Hall to residents on parts of Doar and Seewee Roads and is seeking funds to continue this project, but there is currently no public sewer system. Wells in the area are typically dug to a depth of around 60 feet (costing around $3,000) and produce clean drinking water. Traces of sulfur are common in Awendaw and iron is common in McClellanville, however both can be treated and removed with on-premise water treatment. There are several types of septic systems that can be approved depending on the soil condition and their costs can vary from $3,500 to as high as $20,000 in some rare cases. Commuting - Many people moving here will continue to commute to Mt. Pleasant or Charleston for work and they fear moving farther away and increasing their drive. I put together the picture on the right to illustrate how long it takes to drive from different locations into or out of Mt. Pleasant and although the distance is much greater to McClellanville and Awendaw, the actual commute time isn’t so bad because you are driving on open roads with no traffic or stop lights. The most common thing that I hear echoed from commuters from Awendaw and McClellanville is that the drive is worth it when they get to come home to a place that is truly relaxing. Modern Conveniences - Those used to the conveniences of city life may find moving out of the range of pizza delivery a scary thought. McClellanville is nearly a half hour drive to the closest grocery store, fast food, bank, etc. Many residents become more self-sufficient and group their errands together rather than making lots of trips; an extra fridge, chest freezer, or large pantry doesn’t hurt either. It’s not uncommon to hear, “I’m going to town, do you need anything?” in McClellanville and it is implied in the statement that Mt. Pleasant is said “town”. McClellanville and Awendaw also each have a local Dollar General, which probably won’t suit all of your shopping needs, but is great at supplementing the basics like bread, milk and toilet paper between trips when you just need a few things to pull dinner together. Cable and Internet - Most of the area is serviced by TDS Telecom who offers home phone and hi-speed internet, which is fast enough to stream Netflix. There is not a cable company, so Dish Network and DirecTV are common providers of cable television channels. Residents of McClellanville enjoy free trash collection as part of their taxes, but the rest of the area takes their waste and recycling to Charleston County convenience centers. Schools - McClellanville and most of Awendaw make up Charleston County School District 1. This area is now served by top-ranked Wando High School (9-12) and St. James Santee Elementary-Middle School (K-8). 7th and 8th graders also have the ability to transfer to Cario or Laing Middle Schools. There is also top-ranked Cape Romain Environmental Education Charter School (or CREECS for short) in McClellanville which serves K-8th grades. Final Word - MCVL Realty was founded on serving this rural niche and we are experts in all aspects of sales in the area from homes to land, residential to commercial, waterfront, acreage and more. Agents not knowledgeable about construction, septic systems, wells, wetlands, docks, local zoning, restrictions, etc. can unintentionally do a lot of harm to their clients through their inexperience. Is Ecotourism the “Secret” to Preserving Bulls Bay?
Being in the real estate and rental management business means that we make our living introducing people to the Bulls Bay area and help others discover some of the areas secrets. Several years ago, we helped formed the Bulls Bay Chamber of Commerce and established our mission statement as “promoting local businesses while preserving the historic, cultural, and natural resources of the area”. I believe that the second part of that statement is more important than the first because if we fundamentally change the appearance of the area, we will have destroyed the reason that people choose to live, work and play here in the first place. Thus are the basic tenants of “ecotourism” and what I see as the secret to preserving the area as it is for generations to come as one of the last holdouts to development on the Atlantic coast of the US.
Charleston Zip Line Adventures is just the latest outdoor activity to join the Bulls Bay Area. Located on Guerins Bridge Road in Awendaw, the site includes zip line canopy tours, kids zip line, and a climbing wall all built on and among the naturally occurring pine trees. McClellanville and Awendaw locals undoubtedly know that the area holds a wealth of outdoor recreational opportunities. There are amazing secret gems hidden down winding dirt roads and off the beaten path if you know where to look. The secrecy of these spots is part of their splendor making those that have enjoyed them a matter of privilege. In recent years however, the area has started to find its place on the map as an outdoor adventure destination attracting new businesses like Charleston Zip Line Adventures who embrace the beauty of the area and let people get up close and personal with it. Just a few of the fun things to enjoy in the area: -Catch a ferry boat ride to Bulls Island within the Cape Romain Wildlife Refuge and experience the state’s only Class 1 Wilderness Area. You can even opt for tours of the Cape Romain lighthouses, sunrise beach photography trips to the Bone Yard, and more. -See rehabilitated eagles, hawks, falcons, and owls take flight while touring the Center for the Bird of Prey. -Take a guided kayak tour in pristine local waters (both salt water and black water tours) with Nature Adventure Outfitters. -Bike or hike dozens of natural trails including the Palmetto Trail, where you can begin your journey at Buck Hall Campground and the Awendaw Passage and go over 500

Swing on a tire swing at the 1000 year old Dear Heard Oak, spot dolphins at the Town Hall public dock, or see our Shrimp Boat Fleet. -All along the way there are great places to stop to buy seafood (fresh off the boat or expertly prepared), find locally made art and gifts, have a biscuit or a cup of coffee and just unwind in the beautiful surroundings. There is certainly a lot to do in our neck of the woods if you just get out there and do it. The most amazing part of these activities is that they do not take away from the natural beauty of the area and the businesses involved certainly live by the age old slogan of “take only pictures, leave only footsteps”.
The culmination of these activities is creating a synergy that I believe is going to drive a different type of growth within the area. The appearance of that growth would be altogether different however. It would be bike paths rather than traffic jams, farmers markets instead of supermarkets, tiny homes in the place of townhomes. Lodging options will expand to include B&B’s, cottages, and campgrounds, not hotels. At the center of this will be a hospitality industry rooted in serving those that come to enjoy the simplicity and natural riches of the area if only for a brief period.
