McClellanville Transformed to 1940’s

Last month, McClellanville was once again selected as back drop for the filming of a movie. Set in a small southern coastal town in the 1940’s, Sophie and the Rising Sun, stars Dianne Ladd, Julianne Nicholson, Margo Martindale, Lorraine Toussaint, and Takashi Yamagushi. Filming was almost entirely in and around McClellanville. MCVL Realty arranged accommodations for many of the cast and crew. Several locals, including my wife, were used as extras as well many other roles behind the scenes. The production company was great and brought us all a little excitement and have now moved on to finished up the post production of the movie. The film will be submitted to various film festivals, where if it does well, could mean that it could get picked up for release in theaters. I’ve started a collection of posters from movies filmed in McClellanville which includes Paradise (1991) with Melanie Griffith, Don Johnson and a young Elijah Wood, Forrest Gump (1994) which used scenes from McClellanville after Hurricane Hugo as their own news storm footage, and most recently The New Daughter (2009) starring Kevin Costner, which was filmed mostly at the Wedge Plantation on the Santee River but also included scenes at T.W. Grahams, Bulls Bay Supply, and McClellanville Arts Council.

tretching along South Carolina’s coast between the metropolitan areas of Charleston and Myrtle Beach is a rural stretch of land that beckons to a time when things moved a little slower. The Bulls Bay Historic Passage consists of the Northern tip of Charleston County which contains the towns of McClellanville and Awendaw. Bounded by over a quarter of a million acres of Francis Marion National Forest to the west and 22 miles of protected coastline in the Cape Romain Wildlife Refuge to the east , as well as the Santee Coastal Reserve and Santee River delta to the north, this area is buffered from urban growth and development. Residents choose to live here as a way to get out of the city and back to nature. The history of the area is rich, dating back to the Native American tribe known as the Sewee Indians, for whom many local names such as “Awendaw” derive their roots. The area also witnessed its first European settlers dating back to the 1600’s. French Hugeonots settled along the Santee River and gave rise to rice plantations. The Gullah-Geechee culture is still preserved by the ancestors of former slaves. Hopsewee and Hampton Plantations are both open to the public providing visitors a glimpse into the history of the area. McClellanville and Awendaw came about as coastal retreats away from the swampy, mosquito-filled rice fields of the plantations. McClellanville’s Historic District holds many homes dating back to the mid- to late- 1800’s.

Much of the area’s beauty is drawn from its natural surroundings; the creeks and marsh, the oceans and sunsets, the native palmettos and live oaks draped with Spanish Moss. The diverse ecology spreading from the forests, swamps, marshes, and beaches make the area a prime destination for bird-watching and photography. An abundance of deer, turkey, and ducks also allow for great hunting opportunities. Other outdoor activities centering around the waters of the wildlife refuge include boating, world-class fishing, and shelling on the secluded beaches only accessible by boat. The wildlife refuge is a Class 1 Wilderness Area, prized for its pristine water and air purity and is the longest stretch of the protected coastline on the eastern shore of the US. Kayaking, canoeing and paddleboarding are also great activities to enjoy in the saltwater creeks. They also offer a chance to spot a friendly dolphin or the mysterious black waters and swamps where you might encounter an alligator or two. McClellanville’s Jeremy Creek is also a hub for commercial fishing which includes its famous shrimp boat fleet, as well as clammers, oystermen, crabbers, and fishermen. Their bounties can be purchased fresh from the local seafood markets or eaten cooked to perfection from any of the area’s fabulous restaurants. A strong artist community also flourishes in this area rich in inspiration and several boutiques and galleries offer the work of many artists, authors, and craftspeople. Southern hospitality lives on in the hearts of these communities. Strangers hold open doors, people wave and smile, families get together for Sunday lunches and neighbors catch up with one another over a glass of sweet tea. Welcome Home to Bulls Bay.

aving just passsed the halfway mark in the year, I thought it would be helpful to compare the number of properties sold in the McClellanville / Awendaw area in previous Q1 and Q2 periods to see how this year is stacking up. As you can see in the graph, we are off to a great start, even exceeding sales numbers from 2005 and 2006 when the market was red hot. This May accounted for 21 of the 65 total properties sold, the single highest month of sales ever for the area. By mid-June we had already surpassed the year-end sales numbers in 2007-2013. The phones are ringing off the hook at MCVL Realty and we’re staying very busy showing land and homes across all price ranges. At the time of publishing, MCVL Realty had 5 properties under contract. Daniel Bates wrapped up Q1/Q2 period leading all other agents in terms of sales volume for properties sold in McClellanville / Awendaw region and represented nearly a third (32.6%) of the total sales volume of properties sold in McClellanville alone. Factors attributing to the growth include a rallying stock market, low interest rates, and recovering economy and jobs market. We are also starting to see Generation Y (people born from the early 1980’s through early 2000’s) buyers start to set their sites on the area for the first time. The largest driving force however has been the incredible growth of neighboring Mt. Pleasant. What we are finding is not so much the people who are moving to the area now, but those who moved to Mt. Pleasant previously are escaping this ongoing growth and looking to get into a more rural market where they can enjoy less traffic, larger lots for gardening and pets, get more for their money, and be closer to outdoor activities on the water or in the forest all within an easy commuting distance to work in the “city”. Sellers - Whether you are ready to list or still getting things ready, give us a call to discuss your property and how we can market it best for a sale that meets your needs. A lot of buyers are looking for turn-key homes right now, but we have had success moving fixer-uppers with sound strategies and excellent marketing. Interest in land has risen sharply in the past year, if you’ve been sitting back waiting for your property values to rebound, now may be the time. Buyers - Create a list of “must-haves” and a list of “want-to-haves” and a budget. We can show you the properties which match that description and keep you updated on new arrivals the instant they come on the market so you don’t miss an opportunity. Buyers who have gotten accustomed to moving at their own pace to see properties are finding that some are selling before they have a chance to take a look. Land prices have been stable for the past year, but as supply of attractive properties declines and buyer activity builds, I definitely see those prices starting to move upward. Decisive buyers are making fair offers and getting the properties they want before the best deals are gone. Renters - With the same inventory of homes for rent and a 10 fold increase in demand over the last few years, finding a rental in the area is becoming nearly impossible. I keep a waiting list of of active renters, but pets or a small budget puts you at the back of the list for landlords looking for a tenant willing to pay top dollar (often putting 2 months rent up front as a deposit) and keep their home in top notch condition. Talk with a lender candidly about your finances and see if there are any programs which will allow home ownership instead of renting.

Save Money with MCVL Realty

n often overlooked statistic in real estate is the Sale-to-List Ratio. This number takes the final sale price of a property divided by the list price to create a percentage. In other words, if a home were listed for $100,000 and sold for $95,000 it would have a 95% Sale-to-List Ratio. For properties sold in the McClellanville / Awendaw area in the first half of 2015 that were not listed by MCVL Realty, there was an average sale-to-list ratio of 92%. During the same period, MCVL Realty listings sold at a much higher 97% ratio with half of those listings selling in less than 50 days. That 5% average that we saved our seller clients almost completely paid for the listing and the buyer’s agent commission. As the market transitions from a buyer’s market to a seller’s market, you should see these percentages increase across the board. Some very active markets with low inventory and high demand have average sale-to-list ratios above 100% right now as properties are receiving multiple offers for over the list price. When acting as a listing agent, we use our knowledge of the market to assist the seller in pricing their property so that we don’t leave a dime of their money on the table while still aiming to bring them an acceptable offer in the shortest amount of time possible. When we go to bat for buyers the tables are turned however, as we want to save them as much money as possible. As is often the case these days, buyers come to us only after quite a bit of real estate window shopping online, but they quickly find that they have lots more questions than answers after consulting Zillow and Trulia. My job is to offer those answers by putting our years of expertise to work for them. We recently worked with two clients who came to us for just that sort of help. The first was a couple looking for a starter home and came to me with a firm budget. One of the homes they requested to see was over their budget, listed at $239,500. Being familiar with the homes sold in the market, I felt that the home’s actual value was within their budget. They loved the house and we made an offer supported by other sold homes in the area. After careful negotiations, we were able to get them the home of their dreams for $213,000, an 89.7% Sale-to-List price and a savings of $24,500. The second couple was looking for a building lot in Awendaw and was able to pay cash. After showing them properties all day, they settled on Paradise Island as where they wanted to build their future home. In Paradise Island there are plenty of lots for sale in the area, but they aren’t marked clearly, the views and footprints of each are different, and prices are all over the place. After weighing the pros and cons of each of the lots, I asked the couple for their top choice if the price wasn’t a consideration. They choose a lot priced at $158,000 which was priced $33,000 more than a fairly similar lot. Again, after careful negotiations, I was able to get them the property for $115,000 and save them $43,000 with a 72.8% sale-to-list price. From the point of first contact with the listing agent to the closing there were numerous times where both of these deals could have fallen through. I have a Certified Negotiation Expert designation and pride myself on my ability to best represent my client’s side while also working toward an agreeable conclusion. These two examples represent the daily battles that we go through to represent our clients best interest whether on the listing or the buying side. Proper negotiation strategy takes into consideration all of the terms of the offer, market conditions, and buyer’s and seller’s motivations.
