Why List with Daniel Bates - MCVL Realty

Why List with Daniel Bates?

Introduction The biggest issue facing real estate today is that of trust. I’ve seen studies placing the public perception of real estate agents on par with used-car salesman. I’ve also witnessed the actions of agents time and time again which give the public good reason to feel this way. If I could say one thing above everything else you will see here is that I am here to help you. I take my oath to serve my client’s best interest above all else very seriously. This sometimes means: ● Telling you the truth when you do not want to hear it. ● Giving you facts to make educated decisions ● Choosing not to list a property with terms that I do not believe will be conducive to a sale. As a real estate agent, I am often responsible for the largest financial transaction of my client’s lifetime and I take that duty extremely seriously.

I hope that you will allow me the opportunity to earn your trust.

Statistics and Rankings Many people believe that Past Performance is an Indicator of Future Success, while our business is not the oldest in the area, we have worked our way to #1 in the McClellanville and Awendaw market and continue to grow more and more market share in this rural niche.

In 2014 MCVL Realty: ● ● ● ●

Ranked #1 in terms of volumes of real estate sold in McClellanville / Awendaw. Represented 1 out of every 3 people buying and selling properties valued over $200,000. Represented 5 of the 6 sides buying and selling waterfront properties in McClellanville. Managed more long-term and short-term rentals in the area than any other company.

Bigger is Not Always Better One of the most common objection that we at MCVL Realty have to overcome is the idea that bigger is better when it comes to listing companies. MCVL Realty consists of two real estate agents. Those real estate agents happen to be ranked #1 and #2 in sales volume for property sold in McClellanville / Awendaw area in 2014. Some people feel that if they go with a bigger company they will have more agents working to sell their home. The truth is that real estate is not a team sport, it’s a dog-eat-dog every-man-forthemselves business, so whether a company has 1 agent or 1000 agents working for them, the only the listing agent is working to sell your home for you. Another common belief is that a larger company is going to be more professional or have better resources, connections, marketing, etc. I hope you will find that this presentation and proves that thinking process wrong as well.

Real Estate is Local...You Need a Local Expert! MCVL Realty Specializes Exclusively in the Awendaw and McClellanville Markets. This rural landscape has many intricacies that are uncommon to the surrounding metropolitan markets. Agents who are not deeply familiar with the specifics of this market are not well equipped to assist buyers and sellers in the area. I live, work, and play here and am the best one to represent your property to buyers who will appreciate it for the same reasons that you did.

Why We Are Different With thousands of agents to choose from, my argument for why you should list your property with me is based on the distinctions that set me apart from the rest. Anyone can say that they are an expert or that they are knowledgeable, but I want to use this presentation to prove in quantifiable terms how I am. I’m going to do this by focusing on the main things that will allow me to help you sell your property faster and for more money:

Listing Syndication

Everybody is well aware of sites like Realtor. com, Zillow.com, Trulia.com and want to make sure that their listing will be displayed on these and we absolutely do. The dirty little secret in real estate is that this happens automatically for most agents. When I enter your listing into the MLS, it is automatically distributed to these and many more sites, but this is the absolute lowest bar by which to measure a real estate agent. I am also the ranked #1 agent in the “McClellanville real estate section on Trulia and Zillow. Realtor.com does not rank profiles.

MLS Membership MCVL Realty is a member of 3 different MLS (Multiple Listing Services) to expose your listing to real estate agents including both residential and commercial agents from the Charleston Metro area all the way to the Grand Strand. Syndicating listings on Zillow is great, but statistically, your property is much more likely to be shown to the buyer by a real estate agent and with our area so close to the Georgetown / Pawley’s Island / Murrells Inlet area, we wanted to ensure that your listing is being exposed to those agents as well. Most offices do not belong to any two, yet alone all three these MLS, so your listing is not being seen on the platform that real estate agents turn to find listings for their clients.

Website Presence MCVL.net is the leading website for real estate and community information regarding McClellanville and Awendaw. The site contains content that I have written on a multitude of subjects of nearly a decade drawing people in and front and center are all of our listings.

Some features of MCVL.net ●

● ●

Responsive Design - looks great on all size screens including smart phones and tablets (45% of buyers report using mobile devices to search for homes) Search homes and land for sale Neighborhood Information found nowhere else.

Photography I to take all of my own pictures with professional equipment including a high-end camera with wide-angle lens and tripod. By taking photos myself I can make multiple trips to capture the optimum lighting and tide instead of just working around the schedule of a photographer. I also know what buyers are looking for and what will be written in the property description better than a second-party photographer. Here is a small sample of my work

Photoshop Being proficient in Photoshop allows me to digitally process all of the photos that I take to make them even better. You can also take a moment to do a search for land for sale in the area and see that the competition uses crudely cropped black and white plats, random pictures of trees, and screenshots of the property lines for their properties. I create images to convey details about the scope of a property and where its boundaries are located to give the best possible impression of the property.

Videography Video is another great tool that we have at our disposal. We post our videos on Youtube, the 2nd most used search engine, next to google.

Through video marketing I have enabled out-of- area buyers to preview homes they would not have normally seen and have even sold properties where the buyers made offers and purchased having never walked the property on in person.

Previous Education and Experience I attended Archibald Rutledge Academy in McClellanville from Kindergarten through 12th grade. I then attended Appalachian State University where I graduated in 2002 with a major in Criminal Justice with a minor in Psychology.

From 2002 to 2006 I served as a police officer in Rock Hill, SC.

Professional Accomplishments I am a REALTORÂŽ which means that I am a member of National Association of REALTORS, South Carolina Association of REALTORS, and Charleston-Trident Association of REALTORS.

I believe strongly in education and in addition to the 150 hours of education required to obtain my broker’s license, I have also received the following training to advance my career.

Community Involvement Any success that I have experienced would have never been possible without the communities of McClellanville and Awendaw. I was raised here and believe strongly in giving back to this community and investing in its future. MCVL Realty sponsors numerous local events, and I offer my web design, hosting, and marketing to help many local businesses and organizations. I was the founding Chairman of the Bulls Bay Chamber of Commerce that serves McClellanville and Awendaw where I served for 2 years. I have also served as the Chairman of McClellanville’s Architectural Review Board, on the board to form Cape Romain Environemental Education Charter School (CREECS) and was Deputy Town Marshall.

Testimonials I would like to recommend Daniel Bates if you need to sell your house. He will do everything in his power to get it sold. After two other agents tried to sell my house with no success, Daniel did it in just a few months!! He went out of his way to work with me and made suggestions. Because of my buyer's contingency to sell her house before she could buy mine, we had an off and on again contact. Daniel did a wonderful job of keeping in touch with my buyer's agent and with me. He stays on top of everything. You never need to wonder if anything is being done!! - Doris Straight I had a very unique piece of hunting property that I needed to sell. I am a retired real estate agent, so I interviewed several agents in the area with a specific set of criteria I wanted met. Daniel rose to the top of the list so I listed with him. He did an excellent job marketing the property with good photos and description. Within 1 week of the listing we had a ratified contract on the land. I would thoroughly recommend Daniel Bates. Due to the changing needs of our family, we moved out of our McClellanville home several years ago. At the time, Daniel advised us on whether to sell our property or whether to hold the property as an investment. To our pleasant surprise, he was able to find several good tenants to lease the property. As the years passed, Daniel also earned our trust as a property manager. He was always responsive and sensitive to our concerns. If I had to pick the one thing I like about Daniel the most- it would be his honesty. Being so far away from our home, it meant a lot to my wife and me to have someone trustworthy managing the property. When it was time to sell our property, Daniel helped us decide on the best asking price as well as making sure the property was in good condition to show. I still can’t believe how quickly we received a great offer. - David and Kristie Goodall
