“Harmonizing uses” is an urban renewal project located in the center of Bogotá, specifically in La Capuchina neighborhood between Streets 17th and 16th and Roads 13th and 12th, this place has the presence of consolidated trade clusters such as electrical supplies and household appliances known at the metropolitan scale.
The project focuses on studying the relationship between commerce, storage and housing within the same structure, as well as its relationship with public space. It was born because of the want to understand and solve three key problems in the area: First, the lack of public and permeable space in the UPZ of Las Nieves where 50.33% of the space is occupied and the rest does not provide a suitable public space for its inhabitants. . Second, the large presence of warehouses in the intervention block, which has 86% of the area dedicated to storage, leading to, third, a housing deficit in the area which generates problems such as insecurity during hours of commercial inactivity.
These cases are studied to understand why the warehouses has displaced the housing and to find solutions that will bring a coexistence between said uses. So, taking this into account, a building that fulfills multiple functions is generated; it creates a block front where the commercial clusters are maintained, optimized warehouse spaces are provided that meet the needs of the trade, levels of mixed uses are design, generating housing and office spaces; and finally, the center of the block is recovered, which allows the creation of a public space, largely permeable, suitable for the improvement of the area.
This is where the name “Harmonizing uses” comes from, since it seeks to create a space where these activities, which until now have been carried out mutually exclusive, can coexist harmoniously, improving the sector and setting a precedent for future interventions.
Floor plans
The project provides two basements for the storage of household appliances, a first floor for commerce, and upper floors for offices and housing.
Due to its height, holes were created in the structure that allow sunlight to enter the interior of the building and the offices and homes on the intermediate floors.
Additionally, green areas were added to the interior and the top floors of the project to create meeting spaces with the possibility of developing options such as urban gardens inside.
Finally, the center of the block, which is currently used as a parking lot, was recovered to provide a public space for the sector and the city, with permeable areas and suitable for all ages.
