01 JŪRMALA’S ČIEKURI Competition, Hotel & Residence in Jurmala, Latvia DROM + LOCAL + CLOUD / 2022, 2023 Masterplan, renovation and new construction 81 000 sqm of GBA Status: Winner, 1st prize Role: Architect

I led this competition from the research and feasibility study to the final delivery. Once we agreed on the main direction of the master plan, we in DROM developed the new construction residential part while managing the project as the master planners. I did regulation analysis, urban research, master plan, facades of three villas, and plans of the new development part. Once we won the competition, one of the partners and I did another feasibility study / research: we tested the plot from another perspective and made an analysis of every option. We came up with a very similar master plan with minor changes. Context. Jurmala is a resort town in Latvia that lies along the Baltic seacoast and formed from several coalesced villages. Since the late 18th century Jurmala has been known as a major spa destination due to its oceanic climate, forests, beaches, and historical legacy. The abandoned hotel is heritage from the soviet period of Latvia. It was built for Communist officials in the 20th century. There is a plan nowadays to turn the site into a branded luxury hospitality complex. The competition’s main goal was to create a vision for the site while fulfilling economic criterias. We had choosen to act carefully and kept most of the hotel’s construction and the most valuable trees. We came up with a porous but well-connected planning solution both on and under the ground, where the urban villa typology became a flexible and various but family-looking element.

The Urban villa has become the main typology of the project. Combining flexibly sized and placed buildings with diverse cores and facades we have got typologies for different types of accommodation and kept as many trees as possible.

02 MICRODISTRICT 2036 Residential quarters in Barnaul, Russia DROM / 2021-2022 Mass study, preliminary and detailed design 55 000 sqm of SFA Status: Construction in progress Role: Architect I led the project and made a significant contribution as a designer, I communicated with a client and subcontractors. Starting from the mass study I was doing a variety of tasks in every stage, including supervision in the late stages.
Context. The site is located in the very last available for development Soviet-planned microdistrict number 2036 in Barnaul city. A microdistrict is a selfcontained element formed by principles of providing basic social infrastructure achievable in a short time, abundant sunlight, and open public spaces. Sounds good, but in real life microdistricts have a loose structure, an undefined hierarchy of public and private spaces, and undistinguished architecture. We strived to take the best qualities of the idea of microdistrict but refused stereotypical approaches to planning. We aimed to create a clear structure of the master plan, form functionally and spatially defined spaces with clear private-public gradient. We made blocks different, buildings more playful, and reacting to the urban framework.

The courtyard’s gardens are made in a figurable manner in contrast with regular architecture. They are located on a parkings’ rooftops and the planting consists mainly of perennial grasses with sprinkles of flowering. An inclination to the south helps to canalize rainwater and bring it to the shared path where the primary water buffer and drainage are planned.

03 EKATERININSKAYA, 27 Residential quarters in Perm, Russia MLA+ / 2019-2020 Concept Generation and Feasibility Study, Preliminary Design, Detailed Design 6.000 sqm of SFA Status: completed in 2022 Role: Architect I was one of two architects who designed the building and led the entire working process from the first sketches to detailed design and obtaining a construction permit. I communicated with the client and subcontractors on the engineering part and developed project materials.
The local context of the project’s site was a major challenge that triggered unexpected solutions and defined the approach to architecture. The small site located in one of the oldest central quarters of Perm surrounded by wooden buildings. The quarter is going to be redeveloped in the nearest future, and most of the traditional wooden buildings eventually will be replaced by new ones. Nevertheless, we came up with the idea that historical continuity has cultural and esthetical values that we can build upon today. Designing the building, we were thinking about vernacular architecture and local typologies: from the shape to the facades, the building is full of references to its wooden predecessors. But the main aim was to bring new-old quiality of life for the residents, thus we proposed different typologies of apartments and designed spaces for people to gather.

городского силуэта, но и неочевидных на первый взгляд качеств исторической среды: гуманности масштаба, психологической комфортности параметров уличного фронта, гармонизированного пространственного ритма «тел» и «пустот», высокой степени озеленения и пр. На смену проницаемым, дисперсным кварталам приходят свободно стоящие «муравейники» или периметральные многоэтажные «ленты», нарушающие сложившийся характер места. В работе с исторической городской тканью нельзя допускать утрату ценных качеств среды. Важно понять принципы и закономерности, по которым складывалась застройка и благодаря которым она обрела те качества, за которые мы ее любим. Даже если исторические дома какой-либо конкретной улицы сами по себе не служат выдающимися образцами национальной архитектуры, сегодня они превращаются в ценнейший ресурс для будущих преобразований. Новая застройка не должна вступать с ними в конфликт; она должна вести уважительный диалог, не подавляя масштабом и не шокируя контрастом форм и материалов.

MASSING PRINCIPLES
Initially, there were two wooden houses on the site, the new volumes continue the rhythm of the street and inherit the quality of the visual permeability of the environment. We imagined the insert as an element that unites residents, containing a common front entrance, lobby, and terrace, and clearly establishing a public-private relationship between the street and the courtyard. The element refers to the local typology of dwellings with gates.

It was the most multiscale project in my practice. As the project and team lead, I worked with an interdisciplinary team and communicated with the client and stakeholders. We started as a small team of two designers from analysis and research, we traveled to the site and carried on with the touristic trails hypothesis, conceptual master plans for the villages, and concepts of the main tourist hubs. We formed a semantic narrative for the future cluster and even designed street furniture. Context. Touristic cluster Belaya Mountain in Sverdlovsk region is turning into a major destination point and looking for ways to attract visitors not only in the winter for skiing, but also in other seasons. The cluster is being created to diversify the market supply for local tourism. The territory has great potential. The Chusovaya river is a legend of Russian development in the Ural mountains. It used to be the key ‘road’ to transport all Russian metal from its vicinity to the central regions. The place is full of history and legends but also is a unique natural environment. MLA+ Russia was invited to develop an area within the cluster – around the Chusovaya river to create the place for all season activities. But we also wanted to address the problem: how to protect the place’s legend and heritage while turning it into an accessible attraction?

Caring for existing settlements has become the key to our approach to the concept of the touristic cluster. Compact placement of infrastructure, in balance with the restoration of the lost structural parts of the settlements and the inviolability of cultural and valuable natural landscapes, was urged to protect the history and legends, implicit in those places.

Context. The destruction of small historical towns is a common problem in Russia today. Drained out by megapolises, and struggling of luck of complex regional development programs, they became empty in terms of human capital and manufacturing resources. As a group of students, we were sent to small Ural’s metallurgic town-factory Bilimbay founded in 1734 by the Stroganov dynasty. We had goals to find and determine potential monuments, touristic routes, and programs. We researched the historical planning structure, valuable regular housing, and the old town’s center - the factory’s ensemble. The Manor house had a significant role in the historical ensemble. The major residential building had an impressive history: it used to belong to the famous Stroganov dynasty, and three factory managers lived there. In 1899 there stayed scientist D.I. Mendeleev and Russian Emperor Alexander I. Despite its value, the Manor house was demolished in 2001. The site, with a brick outbuilding, was sold from the municipality to a private actor. For the project I graphically reconstructed the building, put forward a theory about its complicated origin and chronology, and made a design proposal. Based on the results of our research a book about Bilimbay, its history, and its legacy was issued.
