ne aspect of home building and renovations that is continuously gaining traction is energy efficiency. “This is an evolving industry,” says Barry Walker, Community Outreach Coordinator at Efficiency Nova Scotia. “Actually right now, energy efficiency has a growth rate far exceeding any industry in the country, certainly here in Nova Scotia.” Walker adds that, approximately 1,200 people are employed through the programs and services affiliated with Efficiency Nova Scotia. Efficiency Nova Scotia experts will be on hand in full force at the Real Home Show to answer an array of questions, from making your new home as energy efficient as possible to reducing your existing heating bill, whether you rent or own. One of Energy Efficiency’s flagship programs is the Home Energy Assessment. “From the energy assessment, the homeowner gets a very

detailed report which prioritizes areas for improvement,” Walker says. Using this, homeowners can apply for rebates – up to $3,000 for electrically-heated homes and up to $1,500 for non-electrically heated homes. An interest free financing program for major renovations is also available. Those building a new home can have their building plans evaluated by one of Efficiency Nova Scotia’s Certified Energy Advisors – this must be done within 30 days of receiving their building permit – to find out how to increase the energy efficiency of their design and to be eligible for rebates. And saving money isn’t the only benefit of energy-efficient homes. At the Real Home Show, you can talk to many professionals who can elaborate on the additional benefits, such as health and comfort. “Energy efficiency is an investment that will pay for itself as long as you own the house, and I challenge any other feature in the home to be able to provide that same kind of return,” he says. “It’s a win-win-win: the house will be more comfortable, it will have better indoor air quality and it’s going to cost less to operate.” What you’ll find at the Show There will be great information on your energy efficiency needs at the Real Home Show – insulation tips, upgrade suggestions, heating recommendations and the professionals who can answer your questions.

Muirhead encourages all those, whether they are building a new home or wanting to address a problem in their current home, to come visit their booth at the Real Home Show.

These models show the performance at building code requirement stage and what certain upgrades can mean to the overall energy efficiency of the home. itchens are still one of the top rooms homeowners renovate, confirms Rob Chaisson, General Manager at Progressive Cabinets. Progressive Cabinets is one of largest kitchen and bathroom custom cabinet manufacturers in Atlantic Canada. Based on the company’s portfolio of renovating and creating new custom kitchens, and crafting cabinets for a variety of clients, Chaisson says there’s a “real mix” of trends right now.

“Some people go for a very modern look, like a flat pannel door, and it might be a high gloss white or a high gloss red or a combination of colours,” he says. “But locally here in Nova Scotia and the Maritimes, we’re pretty traditional too – we still like our wood products.” Chaisson adds they’ve also been installing quartz and granite countertops much more than ever before, as homeowners continue to be influenced by

new styles and trends Chaisson invites people to come visit with their professional consultants at the Real Home Show, ask plenty of questions and get some new ideas. Their booth, based on their new showroom station12, located in Dartmouth, will feature both Progressive Cabinets and Living Lighting products for kitchens, bathrooms and more. Glen MacDonald, owner of Cabinetworks, will also be at the Real Home Show. His company, which manages the entire kitchen creation process, “from design to installation,” will be featuring several kitchen types at the Home Show. “We will show a painted kitchen – with all doors made in house – and a Corian counter accented by retro style Elmira appliances,” MacDonald shares as an example. Cabinetworks will also be displaying some of their new Medina TFM cabinets, which MacDonald describes as “attractive, durable, economical and very popular,” among other kitchen pieces, like a “laminate counter with an undermount sink”.


You expect a warranty on your new car... It’s natural for any homeowner thinking of a new kitchen to feel puzzled as to where to start, says MacDonald. He recommends begin looking in magazines and online to get at least a sense of the range of colours, materials and styles available today. “Then it is time to come to our showroom and make use of our expertise,” says MacDonald. “New home builders should bring us their plans so we may begin sharing ideas, budget and design. For renovators we will make a complimentary visit to obtain measurements and get design started.” The Real Home Show is a great onestop-shop to get ideas and access to the pros. “Come to the Home Show,” invites MacDonald. “We’ll show you what is new and make it easy for you to get started on a new kitchen!”

or homeowners, windows and doors should not be an afterthought,” says President of Revolution Windows and Doors, Bob Wood. “Especially if they are planning on staying in their home for years

more than once,” says Wood. “So it’s very important for the homeowner to know and have a say in what they’re getting.” For example, Wood suggests that homeowners conscious of our maritime climate might invest in such materials as stainless steel exterior hardware on casement windows. Triple-glazed windows are a popular choice for those concerned with energy efficiency. Or for those looking for a higher-end window that will maintain its colour over time, wood aluminium clad windows are a fashionable choice. “One of the big trends in the last five years has been decorative glass kits with sidelites going into coloured doors,” adds Wood. “It creates curb appeal and a lot of real estate agents will tell you that the best money you can spend is in a new entry system on a house.” If you want to ask anything about windows and doors, Wood invites you to stop by Revolution’s home show booth, where you can also check out some of their products, like the Laflamme line.


“We like to make sure the customer fully understands what they’re getting, we want to answer all of their questions and take out any guesswork of the entire process,” he says. Nova Doors and Windows will also be at the Real Home Show this year. As the only window manufacturer in HRM, and one of only four in the province, the company takes pride in their product, says President Darren McDonald. He notices that now customers are equally keen about quality. “We went through a period of time where people we’re chasing the price of products,” says McDonald. “But now we’ve noticed in the last year to year-and-a-half, people are starting to touch and feel the product prior to making a purchasing decision. They’re realizing sometimes it’s not all about the rock bottom price, that there are differences in windows and doors that need consideration.” At the Home Show, stop by the Nova Doors and Windows booth to learn about their diverse product offerings as well as their installation services. “Our full sales staff will be here over the weekend to answer any questions you might have or to book any in-house, free estimates you want to have done, McDonald says. “Or if you want someone to pop over to your home and take a look and give you an opinion, we also do that complimentary.”

omeowners renovate their bathrooms for numerous reasons: to match current trends, keep up with a growing family, update before putting a home on the market, or even to accommodate an aging occupant. Chris Bowie, who co-owns Beautiful Baths Renovations with his wife Tori,

We are also doing a lot of acrylic simulated tiles (also groutless) that are available in about 20 popular colours.” Bowie adds they are frequently converting bathtubs to either walk-in showers or walk-in bathtubs to make them more accessible for those with limited mobility. Beautiful Baths will be showcasing some accessible showers at the Real Home Show. Lee Castle of Lee Castle Plumbing Ltd., certified in both plumbing and heating with 40 years in the business, also completes a lot of new and upgraded bathroom projects. In fact, bathroom renovations are one of his specialties. “Every bathroom is different,” Castle says. “We can design a bathroom in variety of layouts and styles. People often have preferences or ideas for what they


want to have, but a professional can go into a room and help provide advice on the best way to lay it out.” While professional installers like Bowie and Castle will be able to help with suggestions on how to turn your bathroom dreams into reality, suppliers and retailers will be on hand to provide inspiration for your new or upgraded bathroom. athroom renovations are one of the most popular home improvement projects in Canada. Creating your dream bathroom can add greatly to both the value of your house, as well as your family’s enjoyment of your home. But bathroom renovations also offer a number of opportunities to include several features that can dramatically improve the energy- and water-efficiency of your house, while making your home healthier and more comfortable. If you’re thinking about renovating your bathroom, Canada Mortgage and Housing Corporation (CMHC) offers the following tips on how to make sure your renovation is as efficient, green and affordable as possible: Install low-flow faucets, showerheads and fixtures, as well as ultra-low flush toilets that consume 6 litres of water or less per flush. Bathrooms account for about 75 per cent of the water used in the average Canadian home. Water-efficient fixtures can significantly reduce the amount of water your family sends down the drain on a daily basis. To conserve resources and minimize your environmental footprint, select certified forest flooring and cabinetry, recycled countertops and tiles, and locally-sourced products and materials. Plus, choose materials, products and finishes that are low-emission, low-polluting, easy to clean and maintain, and which will remain in good condition for years to come.

Plan for future renovations by making sure your bathroom will be able to adapt to changes in your needs as you or your family members get older. For example, make sure the controls and fixtures are within easy reach, install grab bars beside the toilet

and bathtub, use a non-slip surface in the bathtub or shower, and install a shower head on a vertical slide bar so it can be set at a variety of different heights. To cut down on your monthly utility bills, choose low-energy lighting and exhaust fans, install more energy-efficient ENERGY STAR® windows, insulate the hot and cold water pipes, and improve the insulation in the walls and ceiling wherever feasible.

Prevent the growth of mold by using moisture resistant materials and finishes, such as ceramic tile, natural stone or laminates. Also, make sure your bathroom has adequate ventilation to ensure that condensation, moisture and odours will be vented directly to the outside.

If you will be replacing any cabinets, fixtures or materials, plan in advance for how you can reuse, recycle or safely dispose of the old fixtures.

To keep costs to a minimum, avoid potentially expensive rework by identifying and addressing any concerns that might arise before you begin construction. Use quality, durable and longlasting materials. And select a timeless, efficient design that will extend both the life of your bathroom and the time until your next renovation.

oday more than ever there seems to be a flooring option for every lifestyle. And you’ll probably find most of them at The Real Home Show. “There are a lot of new flooring products that are perfect for any scenario in your household – whether or not you have kids, if the home needs to be wheelchair accessible, if there are pets, whether it’s a high traffic area or …” says Jay Clarke, store manager at Wacky’s Flooring. “There are a lot of options out there that people should consider, and they just need to be aware of them.” Depending on if you are building or renovating, Clarke says it is important to talk to a flooring professional who can advise you on what products will sustain your particular household and be able to present new options for consideration. The team at Wacky’s Flooring will be at the Real Home Show offering specials on their wide range of products, as well as showcasing a unique product line. “We’re going to be displaying our exclusive HGTV line,” says Clarke. “It’s put out and produced by Shaw and includes everything from carpet and hardwood to laminate and luxury vinyl.” Vintage Flooring will also be at the Real

Home Show offering home show specials and showcasing many of the options they provide. Those who visit their booth can learn about the quality and performance of products available and popular today, as well as about Vintage Flooring’s range of services. “We’ll have various stair components,

examples of how to customize and match staircases to floors, and all types of flooring including luxury vinyl, cork, laminate, carpet (which is much better for air quality than it used to be) ceramic tile, and of course hardwood,” says Vintage’s owner, Darrell Cooke. For homeowners with existing hardwood floors who are seeking options other than how to replace them, Vintage Flooring also refinishes floors for those looking for an updated aesthetic look. “A lot of people have old birch or oak floors that are yellow or amber in colour, but the more popular colours today are mediums browns and greys,” says Cooke. “So we can refinish floors and change their colour at the same time.” Cooke recommends homeowners learn all they can before making a flooring purchase. “Rather than buying a product because it’s on sale, you really need to take your time because it’s a big ticket item,” says Cooke. “If you do your research and buy a good quality product, you’ll be happy with your floors for a long, long time.”

we’re booking already for the spring,” shares Brian Johnston, co-owner of the NSHBA Peak Award-winning company, All-Craft Decks & Sunrooms. “The summer we have here in Nova Scotia is short, so you want to take advantage of it as much as possible. You should have a conversation with a builder, such as myself, in February or March, not April or May, because if you wait until late Spring, you’re not going to get it built until July. Then we’d be occupying your space and cutting into your time building your project that you could otherwise be enjoying while outdoors.” Maurice Meagher, owner of Archadeck Nova Scotia, says planning ahead is ideal as many outdoor space projects involve preliminary work, like creating designs or applying for permits. This is especially the case with combination projects or the ‘outdoor living room’ that has become ever more popular in the last six to eight years, he says. “Our services have become more robust where we’re designing decks, patios, retaining walls, sunrooms, outdoor kitchens, lighting, fire features… so the projects have more of a design component and require multiple trades and different skills. They’re just getting more and more interesting,” Nova Scotia Home Builders’ Association

says Meagher, whose company does work around HRM and various places throughout the province. “Regardless of the size of the project, people seem to be taking a lot more care and looking at it from a different perspective. Rather than asking for just a deck or a patio, they’re looking at all the elements, whereas I don’t think the mindset was that way a few years ago.” At the Real Home Show, Meagher says Archadeck will be showcasing information on the various projects they’ve created as well as advice for those looking to building various kinds of spaces, from firepits to sunrooms. They will also have visual displays and materials on hand, such as decking and railings. “In the last year-and-a-half, I would say there are a lot more contemporary styles being used in railing,” notes Meagher. “Even designs in decking and layout are getting a lot more sleeker and modern looking.” Kevin McGinnis from Shaw Brick will also be at the Real Home Show. McGinnis travels to various major shows outside Atlantic Canada as well, like Hardscape North America in Louisville Kentucky and the Landscape Ontario Congress in Toronto, so he gains a real sense of what’s hot in the masonry and landscape product worlds.

“One masonry trend I’ve also observed is bringing the outside inside, meaning exterior light weight veneers – natural or manufactured stones – that are on the house facade, being brought inside to accent around fireplaces, bar areas, wine cellars, or kitchen backsplashes,” McGinnis shares. “Another is the use of natural stone tiles that give the look and feel of a garden path or outside sitting area inside. I think it’s about the calming feeling that natural stone brings.” Every year Shaw Bricks introduces new materials while continuing to produce the same clay bricks characteristic of the company’s 150-year-old heritage. At the Real Home Show, Shaw will focus on showcasing their masonry products, although representatives will be able to answer questions you may have about their outdoor landscaping products as well. “Some of the things we’ll have at the

Real Home Show are installed clay brick, installed manufactured products that mimic natural stone…” says McGinnis. “We’ll also have on display panel systems that are thin veneers where people who are looking at renovating their homes can use a thin veneer versus a full-bed masonry.” Johnston adds that All-Craft, which has built some projects for Paul Lafrance, host of HGTV’s Decked Out, will be showcasing a vast portfolio at the Real Home Show of

their very own creations they’ve designed and built, and can discuss various outdoor space options with visitors to their booth. “Take advantage of getting into the Home Show because it’s an early event,” says Johnston. “If you have ideas or you have something you want to talk to a professional about, you have the perfect opportunity to speak with experienced builders, contractors and designers, who will all be at the show.”

ach renovation project can present its own unique hazards, from tripping on an uneven surface while replacing flooring, to falling in holes while digging for deck posts or pools, to electrocuting yourself by touching live wires. While industry professionals are trained to identify these dangers – and protect themselves accordingly – the average person might put themselves at risk without even realizing it. “Homeowners need to appreciate the fact that their home is now a work zone,” says Damon Alcock, Chief Safety Services Officer with the Nova Scotia Construction Safety Association (NSCSA). “You need to ensure that family members, friends, and pets stay out of work zones in order to keep themselves and the work crew safe.” Alcock recommends that pets are placed in a kennel – or boarded with friends or family members – during a renovation to keep them out of harm’s way. It’s ideal if you and your family can stay elsewhere, too. “If staying in a hotel isn’t possible,

Jobsite Safety Tips then the homeowner and renovator should discuss what is a work zone within the home – and agree to keep out of that area, or make a plan to access it safely,” says Alcock. “If you need power and water in the evenings, make sure your contractor has made it safe to do so.” Alcock says it’s also important to advise your contractor about any health issues within the family that could be affected by the renovation, such as food allergies and respiratory issues. Giving them the head’s up about a severe peanut allergy will ensure workers don’t bring nut products into the home, and they can make sure to schedule work involving dust or fumes when someone with respiratory issues isn’t in the house. It’s critical to hire a properly trained and certified contractor with the skills and knowledge to complete the project safely. But it’s also important for you and your family members to do your part – because when your home becomes a construction zone, it also becomes somebody’s workplace.

Jennifer Clarke, Relationship Manager for the Wholesale, Utility Resource and Infrastructure Integrated Service Team with the Workers’ Compensation Board of Nova Scotia, says homeowners need to be engaged in the process, because we all have a role to play in workplace safety. “If you see something that seems dangerous, say something – and ensure steps are taken to correct it,” says Clarke. WCB data suggests that the top events leading to injury during a construction or renovation project are overexertion, falls from height, and bodily reaction. Sprains and strains are the most common injury, followed by fractures and dislocations, and cuts, lacerations, and punctures. “Homeowners should insist on hiring companies that carry workers’ compensation coverage, ask to see an up-to-date WCB Clearance Letter as proof of coverage, and ensure they are in good standing with WCB Nova Scotia,” says Clarke. “This ensures that the tradespeople and contractors who will be working in your home have access to assistance if they are hurt on the job.” Clarke says building or transforming your home can be stressful, but the end result should be an enjoyable experience. “If you eliminate existing hazards and take steps to keep workers safe in your home, you’ll have peace of mind in the work being carried out,” says Clarke. “The most important benefit to having a safe job site is that everyone comes home at the end of a hard day’s work.”

Heat Pump Revolution

With winter well underway, many Nova Scotians are thinking about how to keep their homes warm and cozy, and still keep bills affordable. A heat pump is a great option for almost every home. We spoke with Wally Myalls of Kings Refrigeration and Air Conditioning Ltd. to learn more about how a heat pump can keep homes comfortable and save money.

Q: So what is a heat pump? And how do they actually work? A: A heat pump is an efficient heating and cooling system. Nova Scotia has one of the best climates for a heat pump, as it is fairly moderate year-round. When it’s cold, a heat pump absorbs heat from the air, water or ground outdoors and brings it inside to warm a home. In the summer, it works in reverse, absorbing heat from the air inside the home and releasing it outside. Q: Is a heat pump right for me? A: Probably! The technology is very versatile, and we can find a solution for almost any home. They’re one of the least expensive ways to heat your home. The option for air conditioning is a major benefit to customers as well. Whether you’re in an older home with an existing heating system, planning to renovate, or building a new home and considering your options, there’s a heat pump system that can work for you. Q: How will a heat pump help save me money? A: Heat pump technology is remarkably efficient. For every watt of electricity needed to run a heat pump, you get up to three watts of heat transferred into the house. Because of this, they help increase the EnerGuide rating on homes. They are much more efficient than traditional ways to heat a home like oil, and customers can save a lot on their heating costs. Plus, with the ongoing fluctuation in oil prices, you can’t always predict what the cost to heat your home will be; but with a heat pump, you won’t have any surprises.

We also always recommend that a customer get more than one quote for a system, and ask their contractors any questions they might have. Q: How does installation work? Are they harder to install in older homes? A: Installation will vary depending upon the type of system you choose. Some systems require ductwork installation, and others do not. Most heat pumps are very simple to install, and the disruption to a family is very small, usually just a day or two of work and they’re up and running. Your contractor will work with you to take care of all the details. Q: Are there other benefits people might see with a heat pump? A: Other than cost savings, the biggest benefit is removing the need to burn fuel in a home. It’ll mean that pollutants are removed from your home, and many people gain quite a bit of space removing an oil tank. Removing the oil tank also means eliminating the general risk associated with having an oil tank. Heat pumps can also help improve the air quality in your home by dehumidifying in the summer and removing unwanted allergens from the air. When the system is used as an air conditioner it dehumidifies the air in your home, which can eliminate the need for a stand-alone dehumidifier in many cases. Q: What should I consider before getting a heat pump? A: The best thing people can do is talk to an expert – one of Nova Scotia Power’s participating contractors. efore breaking ground – or knocking down an interior wall – there’s a valuable piece of paper that you need in your back pocket. Property-owners in Nova Scotia are required to have a building and renovation permit, as well as book the required number of inspections to ensure their project complies with the province’s building code. Jim Donovan, manager of municipal compliance with HRM, says most folks expect they’ll need a permit for a new build, but sometimes they think a renovation is “no big deal” and they can just quietly do it themselves. “Renovation permits are almost more important, because you’re usually living in the building while it’s being renovated,” says Donovan. “There are all kinds of potential problems, so you need to be sure you’re going about it safely.” If it’s your first time building or renovating a home, and you have no idea where to begin, don’t panic – Donovan says to simply call Municipal Services and Information (3-11) and explain your situation. “We’re here, we’re available. Any of our

Building Permits building officials will be happy to talk you through the process,” says Donovan. “You can also download brochures on Halifax.ca.” When you’re ready to obtain your permit, stop into one of the three Power Centres (Alderney Drive, Bayer’s Road, or Acadia Centre in Lower Sackville) to apply. The process itself is quick and straightforward. Donovan says a permit for new home construction is usually issued in five business days or less, and a renovation permit is often much faster. A permit won’t bust your budget, either. A renovation permit costs just $5.50 per $1,000 of construction value, and the guidance it provides is invaluable. “You’re paying very little to get objective advice from a third-party individual who is there to help you – making sure your project is compliant and safe,” says Donovan. “At the end of the day, a permit that might have cost you $75 is well worth it.” Once you’ve secured your permit, you’re good to begin the project. Just be sure you know exactly when you’ll need to have a building inspector come by to check on your progress. There are typically seven mandatory inspections on a new build, and 4-5

inspections for a renovation project. If you skip the permit process, you might be making critical construction mistakes and putting your family’s lives at risk. Donovan says major problems can arise after the project is complete, when someone realizes the proper permit was never obtained. Sometimes homeowners just assume their builder or renovator will take care of the paperwork, but when it comes down to it, the property owner is solely responsible for compliance. “It’s really important to use professional, qualified builders, because they are aware of the necessary arrangements – and they’ll talk to you, somewhere during the process, about who will be obtaining the permits,” says Donovan. He says most homeowners find building officials very helpful, and they’re grateful for the wealth of information and support for their decision-making – both at the design stage and during the construction process. “They see that we’re here to help them.” For building and renovation permit info in HRM visit www.halifax.ca/PermitsInspections

lthough about two-thirds of Nova Scotia households are homeowners – which is one of the highest rates in the country – the dream of homeownership is out of reach for many people. The team at Housing Nova Scotia recognize they’ve “got some work to do” to break the barriers to home ownership and address that gap. Housing Nova Scotia was founded in 2013 in order to meet the realities and challenges facing today’s families and communities. After collecting feedback from more than 500 individuals and organizations, they crafted the province’s first long-term housing strategy that emphasized affordability, choice, partnership and communitybuilding. Housing Nova Scotia’s five goals are to foster healthy, vibrant communities; ensure affordable housing choices for owners and renters; provide paths to equity and home ownership; build partnerships that draw on the strengths of local communities, businesses, and governments; and serve

Affordable Housing seniors, people with disabilities, and vulnerable Nova Scotians with independence and dignity. One of the major hurdles for Nova Scotians who want to purchase their first home is down payments – and many people may never overcome the cost of full market rental rates to adequately save for their own home. Housing Nova Scotia will be creating new homeownership programs – helping people save for down payments and build equity – as well building moderately-priced homes for purchase – such as in Halifax’s Bloomfield development. “Bloomfield will be the province’s first mixed-market community, with more than 400 new homes ranging from townhouses to mid-rises – and 40 per cent of them will be affordably priced,” says Troke. The Housing Strategy will help seniors comfortably age in place within their own homes by renovating their current homes to adapt to their needs – like overhauling bathrooms, or making room for a caregiver to move in. Housing Nova Scotia will also provide people with disabilities with opportunities for social inclusion by building diverse housing that integrates supported and accessible units directly into the developments. “When Nova Scotians buy a home, that investment is a significant contribution to our economy and it helps to create good jobs,” says Troke. “It’s also an effective retention tool, as homeowners tend to stay longer when they decide to lay down roots.”

Redefining Rural Community

The Villages of Seven Lakes is set to be the new standard of rural development in Nova Scotia. Gail Penney, president of Seven Lakes Developments Ltd., knew she wanted to use her 2,000 acre parcel of land to provide a comfortable, rural lifestyle in a brand new way. Penney says they listened to what members of the community wanted, and the answers were clear: a community that made it easy to enjoy time outdoors. A place where you could pursue recreational activities safely – without having to walk along the highway – and fish in the lake without being consumed by traditional lake laws. Conservation communities tend to be expensive and appeal to well-heeled buyers, but Penney says they’re keeping Seven Lakes “a very inclusive development” by making sure there are accessible pricepoints – with homes starting at just under $300,000.

“The community wanted housing choices, so older folks would be able to stay once they downsized,” says Penney. “They also wanted affordable housing for firsttime buyers, so young people who grew up in the area would be able to stay there to raise their own family. So that’s what we did.” Being a conservation community means that the land was carefully evaluated before development in order to respect and celebrate the natural landscape. “Anything of interest – wetlands, mature forests, good vistas, steep hills – was automatically protected and locked down into a nature preserve, so 60 per cent of the land is preserved forever,” says Penney. “There’s a large nature preserve all around the houses. It’s incredible.” Because all of the homes are placed within the remaining 40 per cent, Penney says the lots are clustered into little villages – linked by beautiful trails – and there’s a smaller road network for the municipality to maintain. There will also be a community firepit and a lakehouse. “People are excited about the community aspect of Seven Lakes, because

they say that’s something that they’re missing in their current home,” says Penney. “They want to feel connected to their neighbours.” The development is already proving to be very popular with city-dwellers and young families, as they rethink their lifestyle needs. Just 25 minutes to downtown Halifax, Seven Lakes is easily accessible on Hwy. 107. Porters Lake itself is a vibrant community with a brand-new elementary school, French school, junior high, high school, and plenty of amenities – such as grocery stores, an NSLC, restaurants, physiotherapy clinics, and even a health food store. Although Seven Lakes is situated on picturesque Bell Lake, there aren’t going to be any looming lakefront homes – a decision Penney said they didn’t make lightly. “By setting all of the homes back, it leaves the whole lake boundary accessible to everyone – with a beach area, a boat dock, and a gazebo,” says Penney. “There are also two lake access points, so everyone from the community of Porters Lake can continue to access it.” Making friends with existing residents in Porters Lake was important to Seven Lakes developers, so they looked for other ways to ease the transition. “The residents of Porters Lake needed a sports field, so we put in a community sports field for the benefit of everybody – as well as a combination of public and private trails,” says Penney. City-dwellers moving to a rural development often worry about losing their municipal water and sewer, so Seven Lakes developers put in a state-of-the-art wastewater treatment plant – which means Seven Lakes homeowners never have to worry about drilling a well or maintaining a septic system. “Engineers say this is actually the way of the future,” says Penney. “It’s also more affordable, because the cost of putting in

a wastewater treatment plant is slightly less than if everyone had put in their own systems. There’s also no risk of leak or contamination, and homeowners like that peace of mind.” During the development process, Penney says she was surprised to hear that recent revisions to HRM’s building plans mean that the face of rural living will change significantly over the next 10 years. “Because they’ve directed so much

attention to the downtown core being built up, they’ve placed restrictions on future developments in rural settings,” says Penney. “It’s going to be much more difficult to get approval for future rural developments, which means rural lots that are already approved – like Seven Lakes – will become even more valuable.” Two model homes are already open in Seven Lakes, both built by award-winning members of the Nova Scotia Home Builders’
