Nova Scotia Home Builders are
Building Green Energy efficient homes offer health, lifestyle, and financial benefits By Heather Clarke Contributing Writer
More Homes, Less Emissions
If you build it, they will come – assuming, of course, that you’re building an energy-efficient home with low utility costs, excellent air quality, and a small carbon footprint.. “There are not many situations in this world where it’s a win-win for everybody, but building an energy-efficient home is one of them,” says Paul Pettipas, CEO of the Nova Scotia Home Builders’ Association. “What you put onto your mortgage might be a little higher – because you’re upgrading – but your utilities will be substantially lower.” “The nice thing about these homes is that they pay you back every month.” Pettipas says one of the biggest misconceptions is that an energy-efficient home won’t pay for itself. “If you put $10,000 into these upgrades,
From 1990 to 2010, the number of homes in Canada grew by over 35%. Due to constant improvement in the energy efficiency of both existing and newly-built homes, total greenhouse gas emissions from all homes fell by 6% over the same period.
first of all, you’re putting it on your mortgage – so as long as you can cover your payment every month, you’re ahead of the deal,” says Pettipas. “Then you’re saving on your utilities every month. And when you sell, you’ll get that original $10,000 back.” “People who understand how much they’ll save, compared to how much they put in, quickly become converts.” Pettipas says he sees many owners of energy-efficiency homes saving $200 or

more on utilities every single month, and that savings can be applied to their mortgage, saved, invested, or spent on other things. While some people with older homes may switch between different heat sources trying to lower their costs, Pettipas says it’s never much of a savings. “Energy costs are getting higher, and the cheapest energy is the energy you don’t use,” says Pettipas. “Although it hurts to see our energy costs go up, the direct benefit is that people are now more aware of what they need to do.” Joseph Daniel is the General Manager of Cresco, which has been winning the Peak Award for Most R-2000 Homes Built back-to-back every year since 2009. He says homeowners are “slowly realizing, bit by bit”
Nova Scotia Home Builders’ Association
how much they could save if they built an energy-efficient home. “We made the conscious decision to go all out with energy efficiency about six or seven years ago for numerous reasons, and the biggest one was financial consideration for the consumer,” says Daniel. “You just save so much money. I live in a 4,000 sq. ft. home, and I paid less than $2,900 last year for energy, power, heat, and lights.” When Daniel hears what people are pay-

ing to heat older, inefficient homes, he says he’s “shocked” that they sometimes need some convincing. “Unfortunately, some consumers still look strictly at a house price, and don’t take into account the energy efficiency of a home,” says Daniel. “But we have customers who compare their current energy bill to their old one, and they say ‘Oh man, what a difference.’” “You spend a little more on the purchase price, and then you have the pay-off for the rest of your time living in the house.” John Faddoul, Cresco’s Sales & Marketing Coordinator, says while customers are happy to pay for fancy countertops and giant bathtubs, they’re not as quick to pull out their chequebook over something they can’t even see. “When you walk into a house, you see the granite and the sound system and the flooring and the cabinets, but you don’t see how tight that house is actually built,” says Faddoul. “But we find with bigger, custom homes, people are usually willing to spend more money up-front when they realize how much they’re going to save over the years.” Tamara Barker-Watson, President/Owner of Whitestone Developments, has been building R-2000 homes since 1998. They built the very first full R-2000 community – Willow Ridge – have won multiple Peak Awards for Most Energy-Efficient Home, and won the 2011 SAM Award for Most EnergyEfficient Home.
1975 Home vs. Today’s Home
Compared to an identical home built in the mid-1970s, a home built today is 66% more energy efficient! A recent study done by the Canadian Home Builders’ Association (CHBA) took an actual comparison of an Ottawa-built home in 1975, complete with archived construction specifications, with a computer simulation for exactly the same-sized house built using today’s specifications. The results showed the 1975 home reached an EnerGuide rating of only 41, while the home built today was rated as an 80. In overall terms, the same home built today used 66% less energy for all purposes – heating, lighting and everyday living.
Nova Scotia Home Builders’ Association
Barker-Watson says they choose to build nothing but energy-efficient homes because they want their customers to love their homes – and be pleased with the cost of maintaining them. “Our customers will get their first utility bill and say ‘We can’t believe it! I know you told us, but we still can’t believe it!’” laughs Barker-Watson. She recalls working with a family who moved from an 800 sq. ft. bungalow into a sprawling 3,000 sq. ft. R-2000 home by Whitestone Developments, and their energy costs dropped dramatically. “They have natural gas, so their monthly power bill dropped to $60, and they spent less than $1,200 for the whole year on heat, hot water, and power combined,” says Barker-Watson. “Of course, no two houses or two families are the same, but there’s a formula where we can work out what a home’s energy costs should be.” More and more Nova Scotians are enjoying lower utility costs as energy-efficient homes continue to pop up all over the province. In 2010, Nova Scotia’s Building Code included a new standard that would require all new homes to achieve an EnerGuide rating of at least 80. In 2012, Nova Scotia’s average EnerGuide rating was 84.9, which Pettipas says is “quite amazing” considering the standard was less than two years old.

“Before the code, you just had to be able to prove that you could heat the house you built. If you wanted to build an inefficient home with a huge heating system, you could go right ahead,” says Pettipas. “Now that we have the minimum requirement, many people are going well beyond that.” “Every year, we see the bar is being raised.” Scott Smith is the owner of Rooftight Construction, which won the 2012 Peak Award for Most Energy-Efficient Home, and was recognized as the 2012 Lifestyle Home Builder. He agrees that many of today’s homeowners are actively engaged in lowering their energy costs, and that building energy-efficient homes has “become the norm.” “We bring people to our design centre in Fall River and say ‘What do you think of
this?’ and they just say ‘Wow,’” says Smith. “We’re showing them how we heat our hot water from the sun, and how a heat pump works, and they want it.” Smith says clients sometimes ask about retrofitting their existing home, but it usually makes more sense to start from scratch. “Test your home, and if it’s 40 per cent efficient – as opposed to 90 per cent efficient – do the math for a 50 per cent efficiency loss every month,” says Smith. “We can give people a ballpark of what it would cost to renovate their home, but it’s never worth it – never even close. So they sell their current home and move into a new one that we build for them.” Rooftight began focusing on building energy-efficient homes seven years ago, when Smith realized he didn’t like the direction the industry was heading.

“This has gone away from being the fringe thing to do. It’s the way of the future.” Smith says these homeowners tend to really appreciate that an energy-efficient home requires minimal upkeep. “These homes are easy to run. They’re very, very low-maintenance, without a lot of moving parts,” says Smith. “The utility rooms are typically half the size, and they don’t require a whole lot of service – and what is required is maybe pulling out a filter and sliding a new one in.” The filters themselves are also a top selling point for many families, particularly when someone suffers from allergies or asthma. “We use heat pumps as a standard, and the air quality is the best you can get. It’s fantastic,” says Smith. “If you have allergies or asthma, you can put HEPA filters on the heat pump, and it’s really helpful.” Donald Dodge, Program Manager at Efficiency Nova Scotia, says energy-efficient homes are also more comfortable spaces to live, play, and sleep. “With a nice, tight home that has a properly-sized heating system, you won’t experience those peaks and valleys,” says Dodge. “Generally, your house stays at the temperature you set it at.” The secret is in the snug construction. Dodge says the homes generally use higher-quality materials, and there’s often more attention to detail during the building process. “When you’re framing these houses, we’ve learned that you have to make a very tight home – and that takes a really good
carpenter, to tend to those details,” says Dodge. Suzanne Bona says the standards for R-2000 homes are constantly being tweaked and improved. As the President/ Owner of Scotian Homes – which won the CHBA’s R-2000 Builder of the Decade Award in 2000, as well as multiple Peak Awards for energy-efficiency – Bona has been actively involved with building the first R-2000 home in Nova Scotia according to the 2014 standards. “There are a lot of changes. The envelope now has to meet more stringent requirements, there needs to be tripleglazed windows, there needs to be a higher energy factor to the outside wall system, and there also has to be more use of renewable energies in the home – like solar panels and greywater heat recovery systems,” says Bona. R-2000 homes are focusing more on healthy living, with an emphasis on “clean, solid surfaces.” Bona says the products have to meet different standards in order to be approved for use in the home, and the homes themselves are also scrutinized. “Typically, building an energy-efficient home is building to a higher standard, and also receiving third-party endorsement or inspection,” says Bona. “So for the homeowner, they’re getting the additional comfort of knowing their home meets a different standard – and that’s not just for today, it’s also about planning for the home down the road.” “As a homebuilder, we could spend a lot of money doing a lot of things for homes, but this is the best – and most lasting – thing we can bring to the table.” Smith agrees that building energy-efficient homes gives builders confidence that they’re “doing a better job” overall. “When you’re building an efficient home, you have to insulate better, and make sure every crack and draft is sealed,” says Smith. “Once you do that, it becomes your standard. It feels like you’re building a better house than most.” But for homeowners who choose a tight-as-a-drum home, the benefits go far beyond comfort, good health, and lower utility bills. For just $300, they can register with Efficiency Nova Scotia’s PerformancePlus program and have their plans evaluated before they break ground. The review

provides homeowners with different ideas for how to increase their rating – and ultimately create a more efficient home. “They give you a few options, and you decide how deep you want to go into it,” says Dodge. “Then, after the house is completed, we do an onsite EnerGuide evaluation and give you a final rating.” Homes that receive an 85, 86, or 87 qualify for a $3,000 rebate. Homes that score an 88 or 89 qualify for a $5,000 rebate. A rating of 90 or 91 is tougher to get, but results in a $7,000 rebate. And homes that rate 92 or higher will get a rebate of $10,000.
Last year, 1,500 homes went through the PerformancePlus program, and the average rating was an 84.9. “It’s really quite stunning. If you were to compare our results to other provinces, you’d probably still see low- to mid-70s in the other provinces,” says Dodge. “Nova Scotians hate to brag – but boy, we should!” Dodge says there are a number of builders in Nova Scotia that have been driving this energy-efficiency movement, and they’re “happy to do it” because there’s been a huge increase in homebuyers who are asking about a potential home’s energy costs.

“Three or four years ago, the first question was all about location, location, location,” says Dodge. “But now we’re hearing that the first question builders are being asked is ‘How energy-efficient is this house?’” Dodge says if people are still struggling with the idea of paying more up-front for an energy-efficient house, Efficiency Nova Scotia’s PerformancePlus program can be helpful because it breaks everything down. “We show you all of your options, and you can see exactly what the additional measures will cost on a monthly basis – through your mortgage – and contrast it with what you’ll be saving,” says Dodge. “The savings is always higher than the outfall. Always.” END

Electricity from Your Roof. Canadians are used to seeing photovoltaics (PV) – devices that create electricity from sunlight – embedded in calculators, garden accent lighting and other electronic devices. More recently, we have also become more familiar with the sight of the flat, black panels of PV systems mounted on the roofs of houses everywhere. As more systems get installed, we are learning more and more about how well they work in our extreme Canadian climate and the relative costs and benefits. Most residential PV systems are installed on houses connected to the electricity grid that spans each province or territory. The “grid-intertie” allows homeowners to both receive electricity from the grid as needed and deliver the electricity produced from their PV systems back to the grid. Another finding about PV systems is that most of them do not store electricity in batteries – a feature that would allow the PV/battery system to provide power to the home in the event of a power failure. However, this also C A N A D A
Ask CMHC... Lessons Learned from Canadian PV Installations
results in a more complex and costly system that most homeowners avoid despite the security a backup power system can provide. Another key finding is that the methods available for contractors to use to estimate how much electricity your PV system will generate have been quite accurate. One of the benefits of PV systems is that they work reliably. There are no moving parts to set up and look after and to fail. The components that make up the system are also all relatively well-proven technologies. The electricity output has been found to stay quite steady for years but may taper off over decades. Inverters are the devices that convert the direct-current (DC) electricity generated by PV systems to the alternating current (AC) electricity used in our homes and electricity grid. There have been a few reports of inverter failure, sometimes due to lightning strikes, but overall inverters have been performing well. Performance data on PV systems monitored to date reinforces the idea that

simple, south-facing, sloped roofs are the best locations for PV installations. Roofs that have complicated shapes, chimneys and overhanging trees that may shadow all or some of the PV modules will reduce electricity production and makes it more difficult to predict the output accurately. We’ve also seen that the installed cost of a PV system has dropped at least 30 per cent in the last several years, making them more affordable. Estimates for grid-tie solar PV systems (without battery backup) range from $3,000 to $5,000 per kilowatt depending on the local market prices, roof type and complexity, efficiency of the solar panels selected and overall size of the system. Larger systems will cost less per kilowatt than smaller systems. Upgrades to your home help save energy, save money. New Waterford couple gains comfort, peace of mind, and energy savings Contributed by Efficiency Nova Scotia NSHBA Energy Partner
Home comfort, peace of mind and energy savings have arrived hand-in-hand for Weldon and Rose Nicholson of New Waterford, Cape Breton.
By taking advantage of Efficiency Nova Scotia programs, the retirees reduced their home energy consumption, satisfied their insurance company’s concern, and gave themselves the option of sleeping late, without fear of waking to frigid indoor temperatures in the depths of winter. “You just lay in bed and you let the furnace look after it,” says Mr. Nicholson, a Devco pensioner. That’s luxury for a couple that relied on an old cast iron coal furnace to get them through the first three months of each year. No fans of automatic coal stokers, the Nicholsons did the job manually and that meant rising promptly each morning. Now they burn oil year-round. The change was affordable, thanks to a

series of insulation and energy-efficient upgrades through Efficiency Nova Scotia’s Direct Install program and its EnerGuide for Existing Houses, now known as the Home Energy Assessment Service. “(Our) oil bills were about $500 or something a month in the winter,” recalls Mr. Nicholson. “It went down to a little over half of what we paid before.” After the upgrades, Mr. Nicholson qualified for $830 in rebates and according to Efficiency Nova Scotia estimates, he is expected to save about $170 on his annual electricity bill and shave 227 litres off his yearly furnace oil requirements. A before-and-after energy audit revealed the Nicholson home boosted its EnerGuide rating from 69 to 72 by improving the attic insulation, install-
ing a new window and front door, and caulking all the windows. Other energy efficient steps included switching 27 lights to compact florescent lamps, two nightlights to LEDs and disconnecting the coal furnace from the oil furnace pipes. An energy assessment revealed significant air leaks in the attic and around the front door. “In the attic, gee the cold air was coming down like anything,” he says. “The outside entrance – it was wicked out there! All I had was a hollow door. It was cold there all the time. But I didn’t mind when it was coal-heated it didn’t matter anyway.” Does he recommend other homeowners take advantage of Efficiency Nova Scotia programs? “Would I ever!” he says. “Anybody I talk to I tell them, ‘What a difference!’”

Showcase of Homes THE OFFICIAL NSHBA SHOWCASE OF HOMES GUIDE • MAY/JUNE 2013
Public Home Tours Every Saturday & Sunday from 1 PM to 4 PM
May 18-19 • May 25-26 • June 1-2 • June 8-9 This year marks the 25th anniversary of the Energy Efficiency Showcase of Homes (previously “R-2000 Showcase”), produced by the Nova Scotia Home Builders’ Association (NSHBA) and featuring some of the latest in energy-efficient home construction and technology. This year’s Showcase features 25 homes from 16 different builders, on display every weekend from 1 – 4 pm, May 18 to June 9 (some exclusions noted). The homes are located in Halifax, Dartmouth, Bedford, Bedford West, Hammonds Plains, Middle Sackville, Timberlea, Waverley, Fall River, Enfield, Belnan, Ingramport, Brookside and Hunts Point. “The Energy Efficiency Showcase of Homes allows visitors to see for themselves what is available in
terms of energy efficient construction and talk to the professionals who build the homes,” says Paul Pettipas, NSHBA chief executive officer. “The benefits of energy-efficient construction are vast, but it helps when you can see for yourself what is included in making this type of housing choice.” The homes range in size, price ranges and features, but one thing they all have in common is that each of the homes is designed, built, tested and certified to reach or exceed a specific EnerGuide ratings that exceeds current Canadian building codes. A unique blend of technology and craft, these homes offer significant energy savings, health and comfort advantages and are more environmentally friendly than the conventional home.

Get Started On Your Heat Pump Revolution We’ve heard a lot recently about heat pumps and how they can help Nova Scotians save energy. So we spoke with Don MacKenzie of Eastwing Products Limited to learn more about heat pumps and how they can work for us.
Q: Why are they a good choice for Nova Scotians? A: We’re lucky that Nova Scotia has a fairly moderate climate year round. This means that a heat pump system can be efficient all year long, since the milder climate makes it easier for the heat pump to extract heat from the outside air, water or ground and transfer it indoors.
Q: So what is a heat pump? And how do they actually work?
Q: What should people consider before getting a heat pump?
A: Basically, a heat pump is a heating and cooling system that uses refrigerant to move heat from one place to another. When it’s cold, the refrigerant absorbs heat from the air, water or ground outdoors and circulates it inside, where the heat is released to warm the house. During the summer the system works in reverse, absorbing heat from the air inside the home and releasing it outside, cooling the house down.
A: People should think about how they heat their homes now, and talk to an expert about what kind of heat pump would be most suitable. For example, if there is already a ductwork system in the home a central system might be the best fit. If the house has some form of baseboard heating then a wall mounted ductless system would probably make the most sense.
Q: Why do you think more and more Nova Scotians are choosing heat pumps for their homes?
A: Installation will vary depending upon the type of system you choose. Some systems require ductwork installation, others do not. The age of a home itself is not critical but insulation levels in the walls and attic will impact the effectiveness of any system.
A: First of all, heat pumps are one of the least expensive ways to heat your home. Even though every home is different, we’ve heard that our customers save significantly on their heating bills with their heat pumps. And they’re often much easier to maintain than other traditional forms of heating. Finally, we’ve seen air conditioning become dramatically more popular – people drive air conditioned cars and work in air conditioned offices, and understandably they want the same comfort in their homes. Heat pumps can provide all of this efficiently and cost-effectively. Q: Who do you think should consider using a heat pump? A: There are several different types of heat pump systems available today that can be a great fit for almost any type of home. Whether you’re in a fully furnished home with existing electric baseboard or oil hot water baseboard heating, or building a new home, there’s likely a heat pump system that will work well for your unique situation. They can be used as a complete replacement or as a supplement for an existing heating system. Q: How do they help increase energy efficiency in homes? A: Traditional ways to heat our homes have never been incredibly efficient. Heat from traditional furnaces can escape up the chimney, for example, and never make it into our home. With the advances we’ve seen in heat pump technology, the systems are remarkably efficient. For every watt of electricity needed to run a heat pump, two watts of heat are transferred into the house. Because of this, they help increase the EnerGuide rating on homes as well.
Q: How does installation work? Are they harder to install in older homes?
Q: What’s the maintenance like for heat pumps? Are they easy to manage? A: They really are easy to maintain. Day-to-day, the system will just run like clockwork and you don’t have to think about it at all. And like other appliances, we do recommend regular yearly maintenance to make sure it stays clean and running efficiently. Q: Are there other benefits people might see with a heat pump? A: Heat pumps can help improve the air quality in your home, making them an effective way for people with asthma or allergies to heat their homes. Since no fuel is burned in the house, there are no pollutants added to the air in your home. Also, when the system is used as an air conditioner it dehumidifies the air in your home as well, eliminating the need for a stand-alone de-humidifier in many cases. Q: How can people find out more about heat pumps or talk to someone about their specific project? A: Get in touch with an experienced professional if you want to learn more. You can visit HeatPumpsSetYouFree.ca for a list of heat pump contractors across Nova Scotia. Eastwing has been selling and installing heat pumps since 2001 and has worked with MacFarlane, Rooftight, Stonewater and Whitestone builders to install heat pumps in homes featured in NSHBA’s 2013 Energy Efficiency Showcase of Homes.
