October is Renovation Month! Make the journey a positive one. Work with Professionals and do it right the first time. By Sherry Donovan
NSHBA Staff
Fall is always an exciting time of year as people start planning ahead for the upcoming year and start their renovation wish lists for projects they would like to do in their homes. With every change in the season, comes different choices, options, new products and trends, which can create interest for changing the space we live in. What renovations are on your wish list? To help create a better understanding of various renovation options, every October, the Nova Scotia Home Builders’ Association (NSHBA) hosts a series of Renovation Consumer Protection Sessions taking place around the province, to help homeowners gain more knowledge about options, opportunities, potential and risks associated with renovations. “Knowledge is power,” says Paul Pettipas, NSHBA chief executive officer. “When it comes to renovating, there are a lots of decisions that need to be made throughout the process and the more informed you are before you begin, the better your experience.” Being informed, knowing the right questions and choosing the right renovator to take on a project within your home can be a daunting task and you want to be sure that you have the proper information and are ready to meet the challenge. Making the decision to renovate is really
one of the only easy decisions you will have to make during the renovation process and knowing what to expect will make the difference between a positive or negative experience for your family. Many people don’t consider all of the steps that are involved and get overwhelmed once the walls start getting torn out and the mess and dust start to pile up. “Going into the renovation prepared and armed with the right information will make the process smoother,” says Pettipas. “The need for this information is where our consumer protection sessions stemmed from.” Pettipas adds that the sessions help to break things down in manageable pieces to help homeowners better understand the importance of their decisions that are best for their home and their family. Whether it is home heating solutions, energy efficiency solutions, window choices, insulation needs, safety considerations, contracts, popular renovation features, hiring a contractor, deck construction and maintenance, permits or contracts, you will be able to move through the process with greater confidence and understanding of what your next steps include and what your plan will look like. Pettipas also notes that hiring a professional can save you considerable time, stress and headaches. The members of the NSHBA want to be able to provide homeowners with an option to choose such a professional – someone who has the necessary training to provide valuable insights on building science and who can best understand the needs of their family and how to incorporate that into a place they can call home. One way to help provide this is through voluntary certification programs, such as the NSHBA’s Certified Residential Builder and RenoMark programs. Certi-
fication under these programs requires members to take a series of training and continuing education courses, providing them with information on industry trends and programs and enhanced knowledge of building science. This training, coupled with specific warranty requirements, a code of ethics and professional work standards, establishes them as professionals in the industry. In saying this, make sure you feel comfortable talking with the contractor, ask for references and verify they have workers’ compensation coverage and liability insurance. Even more important – get everything in writing. Your next project – whether it be a small renovation, a major addition, or a brand new home – should be one you

Pat McCarthy recently had an eye-opening experience when he checked out the home of a new client. They’d previously DIYed an extensive renovation, and were upset because the ceiling was sagging dangerously low. “When we checked it out, the homeowner had actually taken out the home’s load-bearing wall,” says McCarthy, owner of Pat McCarthy Renovations. “Not only that, but they’d installed a big soaker tub above where the wall had been.” A filled soaker tub weighs thousands of pounds. Without a support wall, the floors had cracked and popped – causing the entire second floor to sag. “We had to bring in engineers to install new joists, and make sure everything was safe again,” says McCarthy. “Whenever Continued...

you’re dealing with a structural component, you want to bring in the experts to make sure it’s done properly – and that no corners are cut.” Paul Pettipas, CEO of the Nova Scotia Home Builders’ Association, says it’s a matter of knowing what you can do – and what you can’t do. “When something is outside of your capabilities, then it’s important to hire a professional,” says Pettipas. “You need the right person for the job – someone who is certified, and has the qualifications and training.” Before hiring a renovator, Pettipas says
homeowners need to check a candidate’s references, ask to see photos of their previous jobs, and make sure they have proper insurance. Homeowners also must secure a signed contract that includes the quote, a breakdown of costs, and the project scope. McCarthy says a professional renovator knows exactly who to consult in any given situation – whether that’s a sub-trade, a member of a city planning department, or a structural engineer. He explains that some of the most important aspects to a renovation are the items that people don’t see. “An aspect of the project may not seem

pretty, but it’s critical to the safety and integrity of the house,” says McCarthy. “The most important thing is that the home is structurally sound, and that’s what professional renovators do every day.” McCarthy says he’s witnessed some “pretty sketchy” renovations in various homes, but adds that the issues are not always intentional. “Something may look perfectly fine to the average homeowner, because they don’t realize it was a problem to remove that part of the wall, or cut out that area of the floor,” says McCarthy. McCarthy says it’s a good idea to find renovators with experience working on the same types of projects, so you can feel confident they understand the process. “If you’re hiring someone who usually only does bathrooms to do a full renovation of an addition, they won’t have the same expertise,” says McCarthy. “You want to make sure they don’t miss any steps, and that they organize themselves properly, and that’s what a professional will do.” Gordon Smith of G & I Smith Home Improvements says a common problem is range hoods and bathroom fans that are vented through the attic – rather than directly outside. “That leads to moisture in the attic, and moisture brings mould, and mould creates poor indoor air quality,” says Smith. He says it’s also not uncommon to see junction boxes buried in a wall – with the
Far left: In most deck structures, the majority of the weight is supported by the deck posts sitting on either blocks or footings (depending on deck height). If the deck post is not properly secured at the footing, as shown here, there is a high potential for a collapse. live wires still attached! “We’ve seen junction boxes with live wires buried in the walls of bathrooms – right behind the shower, all tiled in!” says Smith. “Often, the homeowner has no idea, because they are unaware it is even there.” One of the most dangerous issues Smith has seen is when a homeowner or inexperienced person cuts or removes a home’s load-bearing walls or structural beams. “A homeowner might just want to cut through the beam to run a pipe, so they can move the toilet from one side of the room to the other,” explains Smith. “But if it’s a load-bearing beam, that can have a serious impact on the integrity of the home.” Like all aspects of construction there are building code requirements for decks, spans, attachments, etc. Smith adds that we know that there have been news articles about decks that have collapsed because of improper support or attachment to the house in the past. The consequences of the above are not issues homeowners should have to deal with. One of the benefits of hiring a professional renovator is that they bring in skilled sub trades as required – like electricians, plumbers, and heating and ventilation specialists. “Experienced renovators bring with them the knowledge to work with other qualified trades to ensure the safety and structural integrity of the finished product,” says Smith. If homeowners are going to attempt renovations, they need to familiarize themselves with the building codes and Continued...

requirements and required inspections, says Smith. “Building codes are there for a reason – they’re there to help you, and protect your home your family,” says Smith. A renovator’s reputation is critical, so Smith says a true professional would never take shortcuts that could hurt a client – or jeopardize their good standing in the industry. and the proper tools. Dan Monk of Monk Renovations has seen some interesting quick-fixes over the years – especially in bathrooms. “We’ll see people who have used electrical tape or duct tape to stick garbage bags against a wall in their bathroom as a ‘waterproof’ solution,” says Monk. “What happens is that the water still seeps behind the garbage bag, and they’re encouraging mould to grow.” Monk says he also sees homeowners attempt to seal up a damaged area, rather than address the source of the damage. “People will have rot or water damage,

and rather than dealing with the issue, they will just patch over it,” says Monk. “You need to trace the problem back to the root, and address it, or else it’s going to keep coming back.” Monk says a homeowner will spend $20,000 or more on a renovation and simply ignore a leaky roof or plumbing or drainage issues – but it will come back to haunt them, every time. “The finished renovation might look great, but that underlying problem is going to continue to fester,” says Monk. “It might have cost you a few hundred dollars to fix it at the time, but now you’ll have to rip everything out to do the repair – and it’s going to cost a lot more.” Monk says homeowners sometimes find themselves in a sticky situation if they’ve purchased their home from a “house-flipper” – someone who bought a home, quickly fixed it up, and turned around to sell it again. “Flippers are trying to make as much money as possible, so they often do most – or all – of the work themselves, and they may not know anything about construction,” says Monk. “It’s a huge challenge, because people who are buying the home often don’t realize it’s been modified by someone who wasn’t really qualified.” The idea of adding a basement bathroom appeals to a lot of homeowners, but Monk says if you don’t know anything about plumbing, you probably shouldn’t

attempt it. “It might seem expensive to have a professional add a shower or build an entire bathroom, but it’s worth it to have someone who knows what they’re doing,” says Monk. There are dozens of renovation TV shows that make projects look easy, but Monk says they “never show the hard parts.” “People think something’s going to be very easy, and then they muddle it up because they don’t understand what they’re doing,” says Monk. He jokes that “YouTube University” also gives people a false impression that a project will be simple. “It can be a very effective way to watch an instructional video made by a supplier, for example, but it also gives people the idea that they can tackle projects beyond their skill level,” says Monk. “If your only source of knowledge is a YouTube video, you definitely want to go a little deeper.” Monk suggests seeking the advice of a professional renovator before beginning any project – even if it’s something you plan to do yourself. “Explain what you want, and have the renovator describe the scope of the project and everything that’s involved,” says Monk. “Then you might say ‘OK, I can handle that,’ or you might realize you need to hire a professional. It may be too big to handle on your own.” “If you’re sick, you’d call a doctor,” says Monk. “So when it comes to a serious renovation that requires calling a professional renovator, why wouldn’t you want to call a professional instead of trying to handle it yourself?” END

Twenty-six year-old Gavin Crawford was tired of working his restaurant job. He dreamed of being a carpenter, but wasn’t sure he’d ever have the opportunity. But everything changed when he was accepted into Renovator 101 – a brandnew program organized by the Nova Scotia Home Builders’ Association (NSHBA) and the Black Business Initiative (BBI) that would help him learn the skills and experience he needed to break into the industry. During the 12-week program, Crawford and three other students were trained in all aspects of residential construction through
classroom lessons and on-site instruction. Each of them also completed a co-op placement with a local renovation firm. Crawford was paired up with Conrad Mullins of Skymark Renovations. Crawford’s steady, reliable work ethic impressed Mullins during the on-site training, so Mullins offered him a full-time position during the graduation ceremony – and Crawford happily accepted. “It’s hard work, but it’s a lot of fun when it’s something you enjoy,” says Crawford. “With carpentry, your work is the first thing people see. It’s right there, front and centre.” Mullins says the program is an ideal way to connect the youth of the community with the renovation industry.
“When I started out in the industry, it was a tough go. I felt like it took me a long time to get to the place I wanted to be,” says Mullins. “It’s nice that we’re able to give them a fast track to the good stuff.” Describing Crawford as a “quiet fellow,” Mullins says the entire Skymark team has taken him under their wing. “We’ve watched him come out of his shell, and really build his confidence – which is a big thing with young people,” says Mullins. “If you have the knowledge and the confidence, you have the ability to be a solid renovator. Gavin’s a good fit for us.” Continued...

Sherry Donovan, Communications Director of the Nova Scotia Home Builders’ Association, says the program has proved to be “invaluable” in training, mentoring, and introducing young people to the renovation industry. “We recognized a need in the renovation market, so we began working with the Black Business Initiative to create an opportunity to train students,” says Donovan. “We wanted to give them a taste of what it would take to become a renovator – helping them learn to read plans, work with a team, and understand the hazards of the job.” All four of the students had completed the BBI’s Constructing the Future program. Constructing the Future is the single-largest conduit of African Nova Scotians into the community college system, and introduces participants to various trades – such as plumbing, electrical, construction, and metal fabrication. These students had identified a passion for construction, so they were the perfect choice for the inaugural class. Before the program began, Donovan sat down with three active renovation companies to ask them the all-important question: What are you looking for in a renovator? “We wanted to find out which skills they’re asking about in job interviews, and how we could train these students to make them valuable assets,” says Donovan. The program began in late December and wrapped up in March. The students worked in the classroom for two days, and then spent three days working on-site. The curriculum covered everything from demolition, taping, trimming to flooring, energy-efficiency, decks, and interiors. The next training session is set to begin in November, and Donovan says there’s been great interest from students and members alike who want to be part of the program. Although more than 20 people are clamoring for a spot, Donovan says they will continue to keep the class under a dozen students in order to provide one-onone training. The applicants must undergo an extensive interview process in order to determine which ones are serious about pursuing a career in renovations. “This is such a great opportunity for people who maybe didn’t have the opportunity to go through other training programs, but want to develop their skills,” says Donovan. “It allowed students to find out what it’s like to work in the renovation industry, and determine their specific areas of interest.” Continued...

“The more you can create these learning opportunities, the better the industry will be.” - Sherry Donovan, NSHBA Communications Drirector
Peter Briand, the owner of Econo Renovations, prepared and presented material during the classroom sessions, as well as supervising students during their on-site training. He says he appreciated that the program allowed his students to gain realworld experience. “You get hands-on training with a community college, but this program cuts through all of the red tape and gives them direct access to working professionals,” says Briand. “It brings them right out into the field, and the small class size allows you to focus on helping them individually.” Briand hired his co-op student, Leona Desmond, and says she’s turned out to be quite the apprentice. “I keep hearing positive reviews from her job sites, and she always represents the company very well,” says Briand. “She’s been a great hire.” One of the biggest components of the program was that students were connecting directly with industry professionals, and learning the ins and outs of the job that aren’t covered in a textbook. Dan Monk, owner of Monk Renovations, says he and his team enjoyed working with the students and exposing them to a carpenter’s everyday routine. “There are so many little things – like taking care of your tools, and cleaning up at the site – that you don’t think about after a while, but it’s all brand-new to someone who’s learning the industry,” says Monk. “They don’t always realize it’s not a nine to five job – it’s a 7:30 until 5:30 job – and all of the work that goes into everything we do.” One of Monk’s pet peeves is when renovators aren’t properly trained, and he says it’s critical to have a combination of classroom learning and hands-on work. “Yes, you have to be literate and articulate in order to communicate with your employers and your clients, but – more than anything else – your brain has to connect with your hands,” says Monk. “When you have a knack for something, you’re comfortable doing the task and it becomes natural – like riding a bike.” You can’t complete a project without the right tools, and the students started off the program without so much as a hammer or flat-head screwdriver. When the NSHBA approached STANLEY and DEWALT about helping the young apprentices get their own gear, brand spokesperson Harp Gill says they didn’t hesitate to join in. “There is such an importance in Canada to focus on skilled trades. There is no doubt
a shortage, and attention must be brought to it,” says Gill. “We feel strongly that a program such as this one is a step forward to help reduce and bring attention to this shortage.” Gill says DEWALT and STANLEY are supportive of the program because they are “strong believers” in training programs and apprenticeship programs being made available to students. They have been involved with Skills Canada – both nationally and globally – with local college programs in each province across Canada, and with training programs involving the native community. So at different milestones throughout the program, the students were presented with STANLEY and DEWALT tools to use during the practical component – and to help them get started on the right foot. At the emotional graduation ceremony, surrounded by their friends and family, each student was gifted with a DEWALT Cordless Drill & Driver set, adding to their total arsenal of tools worth more than $650 – which included STANLEY hand tools and storage plus DEWALT power tools, hand tools and accessories. “Our tools have been at key construction sites around the world and have helped build some of the most famous buildings in the world since 1843,” says Gill. “When it comes to being a contractor or jobsite professional, you need the right tools for the job.” Donovan says the teams from Monk Renovations, Skymark Renovations, and Econo Renovations were “phenomenal” with the students – providing classroom instruction as well as hands-on training in the field. “They see this program as the future of renovations, and we have to be able to foster those relationships that will increase the industry’s knowledge base,” says Donovan. She keeps in regular contact with the students’ employers, and says she receives “fabulous feedback” on how they’re handling their new responsibilities. “It was such a rewarding experience to work directly with the students, and get to see them grasp this knowledge and put it to practical use,” says Donovan. “It was a proud moment for me, to see them come into their own and take pride in the work they were doing.” “It’s all about mentoring, learning, sharing experiences, and just growing professionals within the industry.” Three of the graduates were hired into Continued...

RENOVATION 101

full-time positions during the graduation ceremony, and the fourth graduate is currently expanding their skill-set to secure employment in the industry. Michael Wyse, Director of the Black Business Initiative, says the emotional graduation ceremony brought many of the audience members to tears. “It just goes to show that you can achieve great success when a small group of people come together,” says Wyse. “I had a few parents come up to me and say ‘You’ve changed the potential for their future,’ and it’s really powerful when you hear that.” He believes the program is a “win-win” for both employers and future employees, because the students are being trained and mentored by the people who will one day sign their paycheques. “How many students are offered full-time employment by their workplace sponsor at their graduation ceremony?” says Wyse. “We’re not only training these students to their specifications, but we’re connecting employers with young people who are highly-motivated to work in the renovation industry.” “We’re arming them with the skills and certifications they need to be successful, and helping them secure a job at the end.” Wyse says construction is the core of the Black business community, and this program is an excellent opportunity to make the sector even stronger. He also says the program wouldn’t have been possible without the support from the Department of Labour and Advanced Education, as well as the BBI and the NSHBA. “The renovation sector is in high demand, and we want people to be welltrained and highly certified,” says Wyse. “This is about giving people the opportunity to make informed decisions about their career.” Donovan says the program is especially beneficial given the shortage of skilled trades in the province. “We need to think about who is interested in living and working – and raising a family – right here in Nova Scotia,” says Donovan. “The more you can create these learning opportunities, the better the industry will be.” END

The new 20V MAX* Lithium Cordless Drill with AutoSense™ Technology is the first drill designed to intuitively understand when to stop screws flush with the work surface. Research has confirmed that the automatic clutch has proven to be three times more accurate than a mechanical clutch. Provides two modes, drill and drive. In drive mode, a microprocessor continuously measures the tool’s performance. As the screw enters the material there is a rapid change in its torque profile. The microprocessor analyzes the rate of change and stops most screws flush with the material within three milliseconds. To countersink screws, the tool provides depth control for micro adjustments. In drill mode, the combined power of the 20V MAX* battery and the drill’s 0-800 RPM motor provide the performance necessary for the quick completion of any homeowner application. Energy-Efficient Natural Gas Tankless Home Heating System This heating system consists of a tankless water heater connected to a hydronic furnace. Instead of storing litres of hot water and re-heating it day and night, a tankless unit produces hot water only when it’s needed. As well, ‘on demand’ hot water can also be used to warm air: the hydronic furnace uses an ultra-high efficiency (ECM) fan to gently distribute heat throughout the home. The system provides up to 97% thermal efficiency, dramatically lowers home heating costs, and helps lower pollution. Simplified installation also saves time and money. In retrofit situations, existing ductwork can be used. With new home construction, 3” high velocity mini-ducts fit inside standard walls, eliminating the costly need for extra bulkheads. www.heritagegas.com

THE PROFESSIONAL EDGE
Taking the mystery out of home heating A Perfect Autumn Upgrade... Fall is the perfect time to start thinking about home upgrades that will help you ease into the winter months. As the cooler weather approaches, many Nova Scotians are trying to find ways to manage the rising costs of home heating. “Our oil furnace was on its last legs,” says Holly Fraughton of Dartmouth. “We were spending a lot of money on oil and the house was often pretty uncomfortably cold, especially on winter days.” It’s a situation many Nova Scotians find themselves in says Ian Henman of Sunshine Renewables. “We find our customers think a lot about how they’re going to heat – and pay to heat – their homes over the winter. Heat pump technology has changed that for a lot of families in Nova Scotia,” says Ian. “Now that we have a heat pump, we won’t be changing back to oil,” says Holly. “It’s cleaner, quieter and has definitely cut down on our heating bills. The installation was easy too. Sunshine Renewables did an amazing job. We had considered a hot water baseboard system, but our mini split heat pump was so much simpler. It actually only took a few hours to install, it was great.” Sunshine Renewables helps their customers find the most affordable, reliable and innovative renewable energy solutions, and heat pumps are the perfect example according to Ian. “With so many options to choose from, they can be the right fit for almost every home,” says Ian. “If you’re looking to do some home renovations this year, upgrading to a heat pump could be right for you.” “I still wait at night to hear the loud furnace kick in, and I never do. It’s awesome,” says Holly. “The best part is that it’s really been cost effective. We couldn’t be happier with our choice to switch to a heat pump.”
How does a Heat Pump work? Heat pumps work by absorbing natural warmth from the outside air and gently distributing it throughout your home. When you choose an ENERGY STAR rated model you can expect it to work as low as -15 degrees Celsius outside (even -25, depending on your make and model). When temperatures dip below -15, your backup system takes over for those few hours. You’ll get a more natural, even and cozy heat and save money on oil or electric costs.

Fuel costs based on market price data from September 2013 to August 2014. System efficiencies of 232% for ductless heat pumps (with electric baseboard backup), 200% for central ducted heat pumps (with electric backup), 100% for electric resistance, 93% for natural gas, 77% for oil.

The NSHBA’s 2013 Renovator of the Year By Michelle Brunet Contributing Writer
The Nova Scotia Home Builders’ Association (NSHBA) Peter Kohler Peak Awards recognizes those residential home building and renovating professionals that embody excellence. Each award is an honour. But just as ‘Best Picture’ is the most anticipated award at the Oscars, ‘Renovator of the Year’ and ‘Builder of the Year’ are the Peak Awards’ crème de la crème. “The Builder of the Year and Renovator of the Year are probably the most prestigious of the awards because they not only encapsulate the recipients’ workmanship they do with their houses in the run of the year; they also encapsulate the work they do in the community, their activity within the NSHBA, and how they bring professionalism and advancement to the industry,” says the NSHBA’s CEO, Paul Pettipas. “Our Association depends on strong leaders, and that’s often identified through professional awards like Builder and Renovator of the Year.” At the last Peak Awards, in November 2013, the Renovator of the Year prize went
to the eco-friendly home builders and renovators, Whitestone Developments. “I think you look at everything as a package, and what Whitestone Developments is doing within the industry, they’ve really stepped up to make the NSHBA and their community a priority and that shows within the work that they do,” says Pettipas, reflecting on Whitestone’s win. Husband and wife, Andrew Watson and Tamara Barker Watson started the home and renovation company nearly 20 years ago and continue to own and run it today. Whitestone has grown to impressive proportions and yet still maintains that family business feel through its interactions with customers, staff, the industry and the community.
Building a Company In 1994, Andrew was a builder-renovator and Tamara was a real estate agent. The couple met when Tamara sold Andrew a piece of land.
Nova Scotia Home Builders’ Association
While they were dating, Andrew was mainly renovating as opposed to building new homes. Tamara was selling properties for another builder, but she just wasn’t satisfied. She felt what she was selling was “cookie-cutter” and subpar. Tamara remembers feeling then that there was a real niche to be explored–one of quality building that went against the grain. This motivation fuelled the creation of Whitestone Developments, which was founded by the end of 1995. Together, Tamara and Andrew are complementary business partners. As CEO of Whitestone, Tamara handles a whole gamut of roles from purchase agreements and contract negotiations to budgeting, advertising, public relations and supplier dealings. An adventurous spirit – she has a pilot’s license and also rides a Harley. “I like knowing how every aspect of our business works and it’s important for me to Continued...

be able to do the things our team does,” she says. “It’s not fair for me to ask them to do something that I wouldn’t do.” As Whitestone’s President of Operations, Andrew is also multi-talented. He has a portfolio of skills and specialties, from energy efficient building to interior and exterior design. He is also passionate about each build and reno Whitestone undertakes. This excerpt from Wayne and Sharon Pickett’s testimonial about their home renovation shines a light on Andrew’s dedication to the company and his clients: “Both Andrew and Dale gave the design their personal attention, and made sure that every square inch of the addition on the house would add something to the space that would make our lives easier… Even after we had settled on a design, they put our minds at ease by assuring us that if we changed our minds about anything that they would work around this… Andrew was a hands-on supervisor, devoting much of his day to overseeing our job, and many

times working right along with the crew up on a ladder…Truly, we are not sure if we have met a more obliging individual and we consider him a friend. We cannot thank Whitestone enough for our beautiful renovation. The house functions better than we could have hoped for. And we have our dream kitchen and breakfast nook.” Andrew reflects on how the company has evolved. “We have grown a lot since we started the company back in ’95,” he says. “We started with one employee. Now we have 26 and together we complete about 40 projects a year. Our staff are amazing. They’re highly-skilled and multi-talented. I’m proud to work with them every day.”
Green from the Beginning Whitestone Developments is known for being ecologically conscious, and for good reason. They are pioneers. They started incorporating environmental best practices and products in their building and renova-

tion projects “before green was gold.” “We started employing eco-friendly practices from the get-go,” says Tamara. “It was just better for the planet. When you put people and the planet first, the profits will follow. I’m not a fan of taking the easy road, especially if it’s not the moral one.” From the beginning, Tamara and Andrew were continuous learners. They travelled to observe what other builders were doing and consistently experimented to figure out which products had the best energy efficiency performance. This philosophy of always discovering, studying and improving on building and renovation projects is consistent today, and Whitestone continues to specialize in energy efficient homes. Some of the energy efficient products Whitestone incorporates are air source heat pumps, insulated sheathing (its use also reduces construction waste) drain water heat recovery systems, raised heel trusses, heat recovery ventilation systems and many more.

Furthermore, all their homes are solar ready, says Tamara. This means if a homeowner is not ready to invest in solar technology right away, they still can down the road, as the required logistics–like unobstructed space on the roof that is structurally able to accommodate the system, among other criteria–are already in place. Whitestone’s designs also incorporate the natural properties of the sun through positioning windows to get the most out of the heat (passive solar gain) and light (daylighting) that it provides during the day. If clients have novel ideas on how to make their homes more efficient and environmentally sound, Whitestone is all ears, and will work with them to have them incorporated.
Custom Builders To Whitestone , not only are environmental and energy-efficiency practices the keys to their success – the needs and desires of the people who will be or who are living in the homes they build or renovate are just as important, or more so. “We are 100 percent custom builders so it’s whatever the client wishes and everything is as they request and require,” shares Tamara. “We’ll work with them closely to figure out their style, budget and needs. We listen to them and keep the lines of communication open throughout the entire building or reno process.” Throughout the years, Tamara, Andrew and their team have built a wide range of homes, big and small, from bungalows to two-storeys, from Arts & Crafts and saltbox to contemporary, from townhouses to vacation homes and cottages. In addition to their clients’ personal styles, budgets and energy concerns, Whitestone helps them create spaces for the long term. As part of their “Build Smart” process, Whitestone incorporates “flex home design” to reflect homeowners’ changing lifeContinued...

styles with time. A den that can be easily transformed into a children’s bedroom or making hallways wide enough for possible wheelchair users in the future are just some examples of their “universal design model which makes everything in the home accessible to all people with or without functional limitations.” Whitestone can also help renovate homes cost-effectively to make them accessible for older adults or those whose mobility has been restricted. “We’ve been doing more and more Certified Aging in Place homes and renovations,” says Andrew. “People want to stay in their homes as they get older. It’s nice to be able to provide
these accommodations to give folks and their loved ones that comfort that they’ll be in a safe and relaxing environment.”
Strategic throughout Housing Market Cycles Despite the state of the recent housing market, Whitestone has not only persevered, but grown! IT 500 listing states Whitestone’s revenue grew by 51% from 2008 to 2013. Tamara says the fact they build new homes and also do renovations, business is always busy. “When the housing market is slow, the renovation market will often go up,” she explains. “Also when the housing market slows down, we try our best to be strategic, like buying land for future developments. That gets us ready for when the market improves.” This season, Tamara says, they are busy doing both new builds and renovations to get homes ready for Christmas.
In Touch with the Community As if Tamara and Andrew aren’t busy enough, both are very involved with their colleagues in the industry and the community at large. At the NSHBA, Andrew has served as co-chair of the Technical Research Committee, and Tamara currently serves as 1st vice president and chair of the Marketing Committee,. Both have also participated in various projects with the NSHBA’s Homebuilders Care Program, which assists nonprofit organizations and families in need of renovations. Elsewhere in the community, Tamara is a founding member of the Women Presidents’ Organization’s Atlantic Chapter, has served on the Centre for Women in Business’ Advisory Board and mentored female entrepreneurs, and Andrew has been coaching both their children Hunter and Miranda’s hockey teams.
An Overflowing Awards Case The prestigious Renovator of the Year prize was not Whitestone’s first Peter Kohler Peak Award. In fact, they picked up several in 2013 and in years past, in such categories as custom home, outstanding new home, most R-2000 homes built in a year, marketing excellence, membership recruitment, consumer choice, community service and TechReady, as well as being the Builder of the Year recipient in 2003. Additionally, in 2011, Whitestone won a Canadian Home Builders’ Association SAM Award for best single detached, under 2,500 square feet custom home. Tantallon Project Whitestone recently partook and completed a very special project – a simple “kitchen fix” for the owner’s sister – that evolved into this complete home renovation. Andrew Watson and Tamara Barker Watson, owners of Whitestone Developments, feel all of their customers are like extended family.
BEFORE
However, a recent project was a bit closer to home. Tamara’s sister Peg, who is in the navy, bought a home when she was transferred back to Halifax. Peg knew her sister and brother-in-law were going to make some updates to her new abode, but she had no idea how elaborate or stunning the renovations would be. “The only thing she wanted was a new, fresh kitchen,” smiles Tamara. “When she went out to sea, we decided we would surprise her and do an extensive makeover while she was away. Now her home is virtually new, inside and out.” “To start with, we added spray foam insulation in the attic and in the new walls,” notes Andrew. “As well as 2-inch foam sheathing on all exterior walls for energy efficiency.” On the outside, the home was widened by 8 feet, allowing for a new garage. New trusses changed the pitch of the roof to adjust the look, and a new front porch was

created. This, along with all new siding and stone, give it a craftsman-look. The changes continued inside. In addition to the new open-concept kitchen, hardwood floors and stairs, the new space above the garage allowed for a walk-in closet off the master and new bathroom featuring a custom shower. “Inside, it is now wide open with all new floors and two new bathrooms, plus ultraefficient mini-split heat pumps to cool and heat the home. She was shocked when she got home,” says Tamara. “She couldn’t speak! She was amazed with the transformation!”

Whitestone has come a long way since it started nearly 20 years ago with a $5,000 line of credit. According to PROFIT, their revenue last year was in the $10-19.9 million range. All of them are yielding profits. “Andrew is not only my husband, the father of my children and my business partner; he’s also my best friend,” says Tamara. “I look forward as we continue to grow our companies together and to develop custom homes.” But for Tamara and Andrew, genuine
gratification still comes from creating spaces that enhance quality of life. In the RBC Canadian Women Entrepreneur Awards video (2013) featuring Tamara, she shares:

BEFORE Tired Kitchen Wake-up The Interior Designers of Tower Interiors were called upon to redesign this tired Clayton Park split entry. By removing all of the walls between the kitchen, dining room and living room they created a much more open, bright and spacious area. The new white shaker-style cabinets with faux-stone counter tops became extremely functional and are enhanced by the marble mosaic backsplash. The original hardwood flooring has been extended into the kitchen area for continuous flow. The light fixtures and handles are in an iron finish and the new bar stools were custom ordered in a color to match the dining room suite and living room tables. BEFORE Dream Deck: Vision to Reality
Before & After
Things that have meaning, depth, authenticity and retreat was the desire of this project! The only way to make this dream come true was a complete face lift to the rear of this property, change from having a deck to having a space that is the true representation of ‘out is the new in’. The owner describes it as a “life changing outdoor living space” for enjoyment. Complete with upper level pergola, large exposed aggregate patio, hot tub slab with pergola for a shade element and access to the front with an aggregate walkway. A vision became reality for these clients. All-Craft Decks and Sunrooms www.allcraft.ca

Expanded Space & Style The Breau family of four desired more living and entertaining space in their 11-year old home. Skymark Renovations was able to transform their existing 12’x16’ family room into an enticing 20’x18’ space by relocating the laundry room to the upper level of their home and replacing a load bearing wall with an engineered beam. Jamie and Kathy are delighted with their remodel and feel their home has been rejuvenated. Skymark Renovations www.skymarkrenovations.ca
BEFORE Walls Lost, Kitchen Found The new owner of this mid-80’s split entry in Tantallon was ready for a little upgrading. A little, turned into a lot! The entire home was renovated (see “Tantallon Project”, Pg.31). One of the most impressive transformations was the LR/Kitchen/DR area - recreated into a stunning open-concept great room, perfect for entertaining. In this area unnecessary walls were removed, new windows and insulation added for energy-efficiency. Upgraded hardwood and tile flooring, new cabinets, corner pantry, granite counters with bar-top, stainless steal appliances and pendant lighting to show it all off. Looks like a brand new home. THE PROFESSIONAL EDGE
Energy-Efficiency Tips Looking to reduce your home’s heating bill? Start with a Home Energy Assessment... Many of us know that making our homes more energy efficient will save us energy and money, but we don’t always know where to start. A Home Energy Assessment is a great way to learn how your home currently uses energy, and to identify which upgrades will save you the most. The cost of a Home Energy Assessment is around $500, but Efficiency Nova Scotia will cover more than half that cost, making it only $200 + HST for a Nova Scotia homeowner. It also qualifies homeowners for up to $3,000* in rebates for home upgrades like insulation, draftproofing and ENERGYSTAR® windows and doors. Homeowners who have a Home Energy Assessment, and complete recommended upgrades, save on average $800 a year on home heating costs. While the popularity of heat pumps has increased dramatically in recent years, it’s essential to make sure your home is as well-sealed and insulated as possible before investing in a new heating or cooling system. Efficiency Nova Scotia recommends that homeowners start by sealing leaks that allow cold air into your home and hot air out. A Home Energy Assessment can tell you where you’re losing heat – and how much – and makes sealing leaks easy. In a typical home, 45 percent of heat loss is through walls, floors and the roof, so adding insulation is another important

step to make your home more comfortable all year round. Efficiency Nova Scotia offers rebates for attic, exterior wall and basement insulation. After your home’s air leaks have been filled and insulation has been added, installing ENERGYSTAR® windows and doors is the last step to improve the energy efficiency of your home’s building envelope. Since the upfront cost of making upgrades is a barrier for many homeowners, Efficiency Nova Scotia now offers zero percent financing for up to five years, with monthly payments for as little as $50 depending on your loan amount. Homeowners can choose between rebates or financing, depending on what makes the most sense for them. Your home will also receive an EnerGuide rating, which describes your home’s overall energy efficiency, and can help your home stand out to prospective buyers when it comes time to sell. Efficiency Nova Scotia has added a number of resources to assist homeowners with their renovations, from a video that walks you through the assessment process from start to finish, to a series of tips and tools that can help you compare contractor quotes and select the right person for the job. The company’s website also includes a new “Find a Contractor” tool that helps homeowners locate contractors in their area. Companies that want to be added to the list should email efficiencypartner@efficiencyns.ca or call 1-877-999-6035.
*Efficiency Nova Scotia offers rebates up to $3,000 for electrically heated homes and $1,500 for non-electrically heating homes.
