T

he choice to undergo a renovation or to build a new home is always a bittersweet decision. It can be exhilarating and satisfying when the results turn out exactly how you envision them. On the other hand, both options can take a turn for the worse and develop into a disaster if they are not approached in the correct way. The renovation and building process can be both costly and time consuming. However, if the critical research is completed before you take on this commitment, you can dramatically reduce your transformation anxieties. The decision to renovate or build is not one to be made without significant thought. Here are the top three things we suggest you consider before you sign your name on a contractors dotted line:

Have a written contract for your project: This seems like it should be common sense, however, many people choose to overlook this step or simply do not know what

should be included in their contract. A good contract will outline your expectations, timelines, and will ultimately give you piece of mind that you have completed your due diligence as a homeowner. It should also include construction details such as start and completion dates, payment schedules, product selections that will be used in construction process, and should also address the implication of how changes will be handled once the contract is signed.

Interview your Contractor in person: An initial face-to-face interview with your contractor is a key component to building a solid relationship. Having an open dialogue with your contractor before your final decision will allow you to gauge their level of expertise in regards to being able to achieve exactly what you truly want and need in your home. As uncomfortable as it is, there are some non-negotiable questions you should ask your contractor before proceeding: Have

they received any third party awards? Will they provide references? What are their communication plans and strategies throughout the construction process to keep you informed? What is their policy regarding site visits once construction has begun? How are change orders handled once the contract has been signed- what is the impact to the timeline, price, etc?

Understanding your Contractor’s level of expertise: There are a few key areas that will help determine how committed a company is to professionalism within the construction industry – which is ultimately a reflection of their own company. Being a member of a professional association such as the Nova Scotia Home Builders’ Association (NSHBA) or having additional designations such as Certified Aging in Place Specialist, Certified Residential Builder or RenoMark is an indication that they are dedicated to staying up-to-date with mandatory training. With many of these programs, companies are required to participate in continuing education to have the latest knowledge on housing trends, knowledge of building science and industry incentives. It is also recommended to ask if they have recognized safety training for their employees? Do they offer new home or renovation warranty? Do they carry Workers’ Compensation and liability coverage? This is a lot of information to consider and with so much information available, it needs to be organized in a way that works best for you without being overwhelming. The NSHBA has developed a series of homeowner consumer protection sessions that which break down some of the information needed to begin a renovation or home construction into manageable sections. These sessions will provide homeowners with the information to make better decisions before beginning, allowing for a better experience throughout the renovation process. All sessions are held at no charge to participants. Attendees will receive a package of resource material and have the opportunity to hear industry experts address topics that will help them with their new home or renovation projects. ost homeowners in their ‘30s don’t need grab bars near the toilet or enough space for a wheelchair to slip through the doorway, but that shouldn’t stop them from reinforcing their walls and widening their doorways. Nova Scotia Home Builders Association CEO Sherry Donovan says homeowners across the province are realizing the benefits of renovating their home for people with mobility issues, whether it’s for themselves (now or down the road), their aging parents, or even a potential buyer when they eventually sell their home. “People are looking at their homes differently, especially here in Nova Scotia where we’re extremely aware of our aging population,” says Donovan. “It’s not

just seniors, either. We have various-aged homebuyers thinking ‘Will I have mobility issues down the line?’ or ‘Will my in-laws move in someday?’ and they’re also thinking about resale.” Lawtons Home HealthCare business development manager Ron Swan says it’s all a matter of demographics, as the Baby Boomers are now in their ’60s and late ’50s. “We want to live where we want to live, do what we want to do, and maintain our independence,” says Swan, 63. “Nobody is considering long-term care as an attractive option and people are living a lot longer than they used to, so we’re going to see this trend continue for the foreseeable future.” Swan says seniors most commonly need to enter long-term care because

they’ve suffered a bad fall, but there are ways to mitigate the risk so they’re able to return home safely. His 87-year-old mother lives in an apartment and Swan works with her landlord to make sure she has everything she needs for safe accessibility. Grab bars are a common bathroom addition to make it easier to get on and off the toilet, as well as climb in and out of the tub. If you don’t need grab bars but you’re renovating your bathroom for other reasons, Donovan says it’s smart to reinforce the walls while you have the chance. larger, that might be an especially smart decision. “You really want to make that bathroom as large as you can so there’s space if someone needs to go in with a walker or a wheelchair,” says Swan. Many homeowners assume their only accessible option is removing their tub entirely and replacing it with a zero-threshold shower. This is a great option to consider, especially if showers are your preference. However there are many specialized bathtub models, either newly installed or available through retrofit, which provide a low-threshold, watertight doorway on the side of the tub. If mobility issues still prevent someone from stepping into one of these specialized bathtubs, have no fear – Swan says there’s no age limit on relaxing in a bubble bath. “We can put in bath lifts that can lower you into the tub and then bring you back up again, for people who enjoy the full experience of a bath,” says Swan. He says these bathroom renovations can be so attractive that most people don’t even notice the accessibility features. “They walk in and say ‘Wow, this is a really nice bathroom.’ It doesn’t have to look clinical at all,” says Swan. in choosing a renovator. CAPS renovators understand the skills required to successfully renovate a home so a person can remain there comfortably into their golden years. “These professionals have taken the time to better educate themselves on the needs of people with mobility issues,” says Donovan. “It’s another tool in their toolbox to better serve their client.” She says a lot of builders and renovators without the CAPS certification may not consider againgin-place options, as they’re simply not accustomed to thinking about designing for mobility-changed homeowners. “With CAPS, they have that expertise to ask the homeowner ‘Have you considered wider doorways or additional lighting in the kitchen?’” says Donovan. “Or they might say ‘You don’t need grab

bars in the bathroom yet, but we may want to reinforce that wall so it’s easy to add them in the future.” Donovan notes that most homeowners tend not to think about these types of renovations until they suddenly find themselves – or a loved one – in desperate need of grab bars or wheelchair-accessible doorways. That’s why she encourages anyone renovating their home to keep an open mind when it comes to small or large changes that could save them a lot of money down the road. “It’s much less expensive to do these things when the walls are already open,” says Donovan. “It’s also far easier to execute them, compared to when you’re suddenly in the hospital with an injury and can’t go home until the modifications are done to the home.” Continued...

accessible for wheelchairs or walkers, so Swan says that’s where renovations can be essential. Installing a porch lift – a specialized exterior elevator – sounds like the far fancier option, but he says it’s often more practical than a ramp. Since a ramp must be 12” long for every 1” of height in order to meet code requirements, a home with a door that’s 5’ off the ground would require a staggering 50’ ramp. Ramps require more maintenance and need to be shovelled all winter long, and they can also be an eyesore. Porch lifts can be discreetly tucked off to one side. Interior elevators are another option. Although far more expensive, these can be retrofitted into a home within a closet or other open space, opening into a garage or the somewhere near the front entry. Just like commercial elevators, you can incorporate a stop on each level of your home, providing access to all areas. Swan recently worked with a Bedford couple to renovate their two-storey home by adding a residential elevator with six stops to reach every level – including the basement and outside entrance. “He and his wife are in their early ’80s and they don’t want to go anywhere else, so the elevator is going to allow them to stay there as long as they can,” says Swan. While the elevator was a $100,000 project, Swan says there are less expensive upgrades that can make a huge difference to a person’s quality of life. Kitchens can be made more accessible by installing appliances with front-mounted controls and special cabinets that lower themselves to a person’s level. Raised outlets and lowered light switches are hugely helpful for people using wheelchairs. As with any renovation project, Donovan says it’s critical to research a renovator’s credentials and get everything in writing. “There’s a lot of money at stake when you’re renovating, and you’re putting a lot of trust into the renovator that they’re going to be able to meet your expectations,” says Donovan. “Unfortunately, there are always people out there looking to make money off others’ misfortunes.” The CAPS (Certified Aging-in-Place Specialists) program was designed to give homeowners greater peace of mind

someone living in long-term care than it does to support them in their own home. Before rushing to put an aging parent into long-term care, he believes it’s important to think about all of the options. “Some people in assisted living are paying $4,000 or $5,000 a month, and you can make your home fully accessible – and maybe bring in a caregiver a few days a week – for a fraction of that cost,” says Swan. “Once they’ve had an assessment with an occupational therapist and you get an idea of the cost for the changes that would need to be made to the home, then you can make a decision based on the big picture.” END

When someone reaches out to discuss making a home more accessible, Swan says he arranges a consultation with the family so he can explain their options. If the renovations are for a person who needs them immediately, due to declining health or mobility, he loops in their healthcare provider and an occupational therapist. “If their goal is to maintain their independence, they need to say ‘OK, where am I now? How could my needs change in the future?’” says Swan. “An occupational therapist can assess their ability to safely function in their home – physically and cognitively.” Swan says an OT will sometimes ask the person to perform different tasks – like preparing a meal or going through their bathing routine – to see what modifications need to be made to the home. “You need to spend that time getting a really good understanding of what your situation is up front and what it may be like two, three, four or five years down the road so you can make decisions based on that,” says Swan. He says it can cost far more to support 10

T

here are few things as personal as your home. It’s where you hang your hat and where your heart is. It’s your own special place in the world. Whether you raise your family there or just use it as a place to sleep and put all your stuff, choosing a home must be the right fit. So what meets your needs? One of the biggest questions you’ll need to answer is: should you buy a home or should you rent? Both buying and renting have upsides and downsides and while there will be a million considerations that will influence the decision, but they can be boiled down to two basic factors, lifestyle and finances. These two factors are unique to each person and may change more than once over a lifetime. LIFESTYLES OVER A LIFETIME

In the real estate world (renting or buying), “lifestyle” seems to be a key word everywhere you look. “The decision to rent or buy has a lot to do with where you’re at in your life and what you are looking for,” says Sherry Donovan, CEO of the Nova Scotia Home Builders Association (NSHBA). “There are many factors. Family size, location, local schools, what is available in the community, and so many others that determine your lifestyle and what you are looking for in a home.”

Young and Growing Families Most first-time homeowners are young families. According to Statistics Canada these are primarily the Millennial (20-34) and even the Gen-X (35-50) generations. Many of these families are focused on putting down roots in a community, developing homes for their children and

the lifestyle they want for their families, and building equity for their retirement. For them, taking on the responsibilities of home ownership makes a lot of sense. But for many first-time buyers the financial hurdles can be significant, so a first (or starter) home may not have all the elements or quality of products you would ideally want. However it may allow the owners to build enough equity to buy a second-time home in the future and begin to establish those roots for the lifestyle they want for their families. Scott Smith, owner of Rooftight Construction, has been building homes for 20 years. “First-time buyers tend to choose a home based on location and price and make their family fit their home. They are looking for a starter home and the best bang for their buck in what they can get,” says Smith. “First-time buyers don’t tend to buy on energy efficiency or the perfect space, but on price.” However, second time buyers tend to be those that have growing families and have built enough equity when selling their first home that they can be more focused on upgrading. Second-time home owners are more about upgrading. They are in the 3555 age group and have built equity by selling a first home. “There are two things that these home buyers are looking for. The first thing is they’re looking to fix mistakes they made on their first home, so all the things they wish they had or wish they would have done. The second thing is they have a family that has grown so they are looking to build a home that fits their family now. That’s where our conversations with our clients usually Continued... starts – we interview families to see how their family lives and design a home around that,” explains Smith. Smith and Donovan also bring up an additional point: the differences between buying an already lived in home versus buying a newly built home. When buying an already lived in home or with renting, there is less certainty in where the home is in terms of its lifespan and so budgeting for repairs and renovations can be difficult. “A major benefit for owning a new home is knowing what you’re getting,” says

Donovan. “You’ve chosen the products and materials to build the house and you have the warranties in hand. With that, along with a home warranty, you can better budget for the home’s lifespan. When renting you don’t have that luxury. You may not know the age or quality of the products or have any control over upgrades.” Smith adds that what attracts many second-time buyers to designing a home is that they can opt for energy efficient homes. The Lock and Leave Lifestyle Within the Gen-X and Millennial generations it seems there are more people delaying or deciding not to have families or needing increased flexibility due to the nature of the modern work-force. The days of working at one job for 30 years is gone. Moving between cities and provinces is becoming common in the modern job market. For these lifestyles, taking on time and money needed for house ownership and maintenance may not be the best choice. Being tied to a mortgage doesn’t make sense when you don’t know yet where you will be in five years. Renting allows for greater mobility because at most your commitment to a home will be a one-year lease. Jason Brunt, Vice President of Business Development for Clayton Developments, feels that it is very important that housing opportunities fit all lifestyles. He makes the point that market forces have changed over the years. “Right now is relatively unique,” explains Brunt. “We have a couple factors going on that are driving some different behavioural patterns. The region has a very diverse demographic audience and a very diverse financial audience as well. So the key for this market, from our perspective, is to make sure we cater to as many segments as possible.” “What is more relevant right now is lifestyle choices. When you compare the top and the bottom ages of the demographic spectrum, there are a lot of consistencies between them that never would have popped up before,” adds Brunt. “Take for example property maintenance vs. alternative lifestyle interests: just as many young individuals enjoy ‘locking and leaving’ as you see with the older generations. Personalizing/Customizing your space PRO: Buying a newly built home you have control over the design and the ability to customize to your unique needs. With an existing home, you have more control over changes or improvements to the home over time as your needs change. Your options for changes can be simple (like painting) or far more complex (like an addition).

PRO: You have the option to tour many apartments and choose which one suits your style and tastes prior to signing a lease. You have the freedom to move to a new apartment once that lease has expired. You always have the option to add personality to your living space with accessories, artwork and furniture.

CON: With change, comes expense. Although you have more control and options, you are also responsible for maintaining any upgrades and related warranties/costs.

CON: Most rental properties, new or existing, do not allow for interior changes like painting or fixtures. So you are at the mercy of the landlord to make cosmetic upgrades.

Energy Efficiency & Comfort PRO: You can choose the best heating and cooling source based on your personal comfort levels and budget. This gives you the ability to work towards net-zero (no utility costs). With this, you also have better control over your impact on the environment. CON: Heating and cooling equipment can be very expensive, especially if out of pocket (Not rolled into a mortgage); you are responsible for upkeep and also at the mercy of the variable fuel-source costs.

PRO: You have the option to seek units that includes utilities - quite common in this market – and can choose based on your level of comfort (ie. air conditioning). Newer units will have better insulation for comfort. CON: You have less control over the impact you may have on the environment, nor the energy-costs if paying for utilities. Older units may have inconsistent temperature, plus you must rely on the landlord to make repairs to faulty equipment/services.

Living Space, Property, Storage, Privacy PRO: With a purchased home, you typically have more interior living space, multiple levels/rooms and storage. You also have outdoor space including a yard, gardens, patios, etc. You will usually have a driveway for vehicles and possibly a garage directly outside your residence. In most cases, as you do not share a wall or ceiling/floor, you may have less chance of hearing your neighbours or being affected by their activities (within the home). CON: Extra square-footage usually means increased cost for heating, cooling, maintenance and property taxes. You are responsible for maintaining (either cost or physical effort) all property, landscaping, exterior, etc. This also means your ability to “lock and leave” is limited.

PRO: Many rentals, especially newer buildings, have large, multi-room units with additional storage space. Features may also include car wash stations, common rooms, entertainment facilities, work-out facilities, libraries, concierge services , pools/spas and more. Exterior spaces (other than your unit’s deck/patio) may include common BBQ areas, decks, patios or shared gardens. Newer units are also constructed using concrete and/or higher-grade insulation for sound control and privacy. CON: You are limited to the space you rent, the parking space you are granted, as well as the storage provided for you. You will have to share common spaces such as elevators, hallways, parking, common rooms, entries.

Investment & Finance PRO: Owning a home allows the buyer to build equity, have re-sale opportunities down the road and can promote other long term financial planning such as preparing for retirement. Equity built from a first home could also help up-scaling with the purchase of a second home, or other investment or recreational property.

PRO: Without the cost of maintenance, taxes, etc, renters can have a greater saving capacity or more freedom for luxury items (regular trips, cars, clothing, etc). Renting gives the ability to get into your choice of apartment without having to come up with a downpayment and other fees associated with buying.

CON: the biggest obstacle for most looking to buy is to meet the downpayment and other cost requirements. Also, the costs of upkeep, maintenance and taxes along with market fluctuations could offset potential gains.

CON: Although saving potential is higher, the onus is on the renter to actually save those dollars and invest accordingly to offset future costs, such as retirement. Equity is less, so potentially less investment opportunity.

Others see the additional (“real”) costs of home ownership as outstripping the benefits and opt for renting instead.

The “real costs” of home ownership The down payment is probably one of the key considerations when deciding whether to buy a home. “The financial system has a lot of rules and regulations on how they will accept the down payment, how they will allow it to be supplied or provided,” explains Andrew Gibson, Bank of Montreal Mortgage Specialist in Nova Scotia. “First and foremost, we try to get a sense of what a future homeowner’s plan is. Is this a first home, starter home, or forever home? Then we start to have a conversation around what is their budget, what do they think they can afford, what is their current lifestyle. We also want to talk about what the bank’s parameters are in terms of affordability and the financial requirements to qualify”. Financial requirements to secure financing include employment stability, credit factors, and level of debt obligation. “These financial factors can be an obstacle for many first-time buyers. We work on a case by case basis with people and try to help them make ownership possible whether immediately or down the road,” says Gibson. When calculating the “real costs” of home ownership, items to consider include: down payment, closing costs, property taxes, responsibility for all utility bills, regular upkeep and maintenance costs, as well as the lifespan of the home and repair and upgrading costs. Financial benefits include building equity, developing credit options for future projects, re-sale opportunities, and the financial ability to eventually upgrade to a second home from a starter home. For the last 20 years, there has been an increase in apartment and multi-unit dwellings and a decrease in detached home construction starts, illustrating the shift in Nova Scotia from primarily a home-ownership market to one with more diverse housing options.

The financial pros and cons also need to be matched to the person’s lifestyle preferences and financial position. While there are many benefits to owning, including long-term investment, it is expensive and often means financial sacrifices elsewhere. “People want to maintain a standard of living that they enjoy, which will impact their housing choices,” Donovan adds. Renting could allow for more saving

Guillaume Neault, Principal, Market Analysis (Halifax) at the Canadian Mortgage and Housing Corporation (CMHC), says that CMHC research indicates that housing market and demographic changes including increased aging populations, the job market, ups and downs in employment for different demographics, immigration and emigration, and changes in the local and national economy are all affecting the housing market forces. Nova Scotia has suffered drops in sales volume and price growth in recent years, particular for the age groups in the 25-34 year range resulting in a slump in the new homes industry and low rental vacancy rates, explains Neault. Home builders are keeping a much smaller inventory and home values have gone up. However Neault indicates that the economic forecast predicts better times ahead. While too early to say for 2016, CMHC research indicates that the trends for 2015 and part of this year’s first quarter are showing increases in employment and buying power that will hopefully in time lead to the return of prosperity in our housing market. But beyond these external factors, people are making different lifestyle choices than they did years previously. “It’s not a specific demographic anymore that’s walking into any one of these options in renting versus buying. A lot of it is strongly dictated by the lifestyle the individual wants to lead,” concludes Brunt. While trying to decide whether to buy or rent a new home is complex decision, for most the decision will primarily come down to their lifestyle choice and the building industry in Nova Scotia is standing up and listening to those market demands.

magine your company was declared to be the best at what it does, when it was not even seven years old. That’s what happened to Dan Monk and his company, Monk Renovations. They won 2016 Renovator of the Year at the Nova Scotia Home Builders’ Association (NSHBA) Peter Kohler Peak Awards last November. That night Monk also picked up a Peak Award for Most Outstanding Residential Renovation of a kitchen. This wasn’t the Hammonds Plains-based

company’s first year being recognized by the NSHBA. In 2014, Monk Renovations won a Marketing Excellence Award (for annual campaign under $10,000), and two years prior they had another top-notch kitchen renovation. It is clear though, after talking to Monk, that how his company is run is much more important than winning prizes. “It feels good that we’ve had some success and we’ve got some really good people who work with us,” he says. “We’ve had some

amazing clients and we keep focusing on the client aspect.” This customer focus is illustrated by a testimonial from a Monk client, Marilyn Hourihan: “…Seeing my thoughts and ideas come to fruition was exciting and satisfying all in one. BEFORE

The Beginnings Dan Monk started his renovation company in 2009. Prior to that he worked as a regional manager and engineer for Atlantic Industries Limited (he completed a civil engineering degree) and then as a project manager and estimator for Dexter Construction. When he realized there would be no opportunity for him to run the whole company he was working for, Monk decided he wanted to start his own. “I spoke with my wife and she gave me

the confidence and said ‘Go do it and I’ll support you’,” he recalls. “So I decided to start my own company.” Monk looked at many companies to potentially purchase or partner with, but none were quite the right fit. Then he started to think about what he loved to do: working with his hands, creating things and interacting with a variety of people in the construction industry. “I’ve always loved being in the construction industry,” Monk says. “I started when I was 15. My first paying job was with a local company on the Eastern Shore and

my first job was assisting with pouring a concrete foundation for a new home.” Starting a construction company after leaving a steady position and paycheque is not for the unambitious. “I didn’t have any income the day after I left my job,” Monk shares. “But I did some marketing and started with some small jobs. I hired some good people… and continued to focus on the client.” Today, Monk’s residential renovation company focuses on five key areas: kitchens, bathrooms and ensuites, basements, home additions and outdoor upgrades (including decks, siding, windows, doors and more). “He was in a different industry and really took a leap of faith to start his own company, so he brings a unique approach to business,” says Sherry Donovan, the Chief Executive Officer of the NSHBA. “He’s deeply committed to the success of not only his own renovation company, but also to the success of his clients and of the projects he becomes involved in.”

Always an Engineer Although Monk now works in home renovations – no longer designing bridges and sewage treatment plants - he says he will never stop tapping into his engineering background. “When I look at going from somebody employing me as an engineer to me working in my own company, I am my engineer,” he explains. “I look at every

project and every estimate and every client with that engineering perspective to give them – as I committed to over 25 years ago – the best quality that my knowledge can give them.” When Monk graduated from Dalhousie University with his engineering degree back in 1993, he and his fellow graduates took an oath, known as an “Obligation,” at the Ritual of the Calling of an Engineer ceremony. The Obligation speaks to such values as the “Care” “towards the honour, use, stability and perfection of any works to which I may be called to set my hand,” and even to strive against “professional jealousy” or the “belittling” of colleagues. “I take that obligation very seriously,” Monk adds. “It’s not to say that others don’t have that strong sense of obligation because many of them do. Many of my colleagues at the NSHBA have that same dedication and obligation to their clients and to the skills that they have.” Other professionals in the local industry also take note of Monk’s engineering background and how it enhances the home renovations his company does. “Dan’s background in engineering complements his career as a builder,” says Pam Tower of Tower Interiors. “He is always very professional and transparent. I trust Dan completely.” The registered interior designers at Tower Interiors have worked on many projects with Monk Renovations, with Tower designing and Monk building. Custom designed and built projects have included a luxury home office, floor to ceiling built-ins in a master bedroom and an award-winning renovation of a main floor mudroom, kitchen and family room. “We recommend Monk Renovations, and Dan goes to meet with the client to review the scope of work and prepares the quote for the work required, as per our drawings,” explains Tower. “Dan is very knowledgeable and thorough, and concerned with structural integrity and safety.” Creating the best product for his clients is of the utmost importance to Monk. Cutting corners or cutting a cheap deal is not a part of his company’s modus operandi; but building strong relationships is. “When we’re done, I want to be able to have a beer on your deck with you and enjoy your company,” says Monk. “I don’t want to have to avoid you because we didn’t do something right or we didn’t treat you right.”

Continuous Learning Monk notes that today, homes are no longer so simple compared to a few decades ago. The National Building Code has evolved. Efficiency products –from low flow toilets and faucets to LED lights and spray foam insulation – are no longer a bonus but the norm, and homes are now viewed as various systems working cohesively together. “It takes a pretty diverse team of skilled trades and other professionals to build or renovate a home,” Monk says. “We’re seeing more complicated structures that require

more knowledge from the people building them. If you don’t have a significant level of knowledge and experience, you certainly shouldn’t be out there building houses.” Naturally, continuous learning is a mandate at Monk Renovations, with regular coursework a priority. Monk mentions that many to most of these adaptations make the home accessible to those with disabilities and mobility issues, but can still be used by those who are able-bodied. “Those all apply to the types of renovations we do, that you and I could utilize just as well as somebody who is senior or physically compromised in some way, shape or form. Anyone can reach a low light switch that someone in a chair could comfortably utilize, or use a 17-inch tall toilet that is more comfortable than a 15-inch for someone with arthritis.”

Michele Horsman - a flooring sales consultant at Taylor Flooring who has helped Monk and his clients select flooring options, including coordinating colours and styles – has noticed the renovator’s dedication to lifelong learning. “I find he operates with a high degree of integrity and proficiency and is thorough in educating himself on the latest materials and techniques,” she says. “He is also great at communicating with both the suppliers

and customers and goes the extra mile to keep the projects on time and budget. His clients all seem to highly recommend him to friends.” Last year, Monk also became Red Seal certified, and the company is a Certified Aging-in-Place (CAPS) contractor. Monk incorporates many of these concepts that help persons age in their home safely, such as wider doorways and hallways to fit wheelchairs, adjusting the height of light switches, non-slip flooring, grab bars, seating within a shower, ramps, railings and under-the-counter microwaves.

Despite the time commitment it takes to run a company, Monk still finds time to volunteer and connect with his community. He’s a member of the Hammonds Plains Area Business Association who last year stated: “Not only is Dan and his family supporters of our business association, but they are integral members of our Hammonds Plains Community. You will see them at all our community events from skating at the rink to the Remembrance Day ceremonies.” Setting up a barrel painting booth, which won Fan Favourite at the Hammonds Plains Heritage Days this past August, is a case in point. Shortly after starting his renovation company, it was a priority for Monk to join the NSHBA, along with registering with the Better Business Bureau. “I believe that

any industry’s association is their voice,” says Monk, noting that it allows he and his colleagues to learn and get better. “Our industry association is a group of likeminded and thinking people who want the best for our industry, which means the best for the client.” Monk is not just a member of the NSHBA but is also enthusiastically involved, says CEO Donovan. “He sits on a number of our committees, our Renovators’ Council Committee in particular, and takes an active role in the activities of the Association. He’s always been at the forefront of discussions that have helped to lead change. So he’s definitely a great voice to have around the table when we’re talking about professionalism, reducing the underground economy and also making sure that our industry is working safely.”

We work really hard to try and have consistency of business 12 months of the year so that people can have consistency of income.” Monk is proud to say that they have been able to carry most of their employees all year and to provide them with benefits and a pension plan. Currently Monk Renovations employs six carpenters and two estimators, which they hired straight out of NSCC’s architectural design program. “These two young people came on and we’ve been training them on how

to estimate and project manage. It has been a great experience and they’re both enthusiastic, intelligent young guys and seem to be enjoying their new industry.” According to Donovan, Monk takes pride in everything he does whether it be for his company, the Association and the industry, his community or his clients. “No matter if it’s volunteer work or his day-to-day job, he definitely is committed to the successful completion of a project on any level,” Donovan says. “That definitely serves his customers well as he takes the time to build strong relationships with them and I think that plays a key part in why he’s been successful as well.” END

The Monk Team When asked what he is most proud of since starting his home renovation company, Monk says (with a hearty laugh) “that we’re still in business.” But he is also proud of his team of employees. When Monk was growing up, his father was a heavy equipment operator who worked seasonally. Since there was no work during the winter months, his dad would work long hours, six days a week, the remainder of the year. Seeing the toll this could play on his father and family, Monk wanted to create a

• Provide a detailed, written contract (including scope of work) for all jobs. • Offer a minimum two-year warranty on all work (excludes minor home repair). • Carry a minimum of $2 million liability insurance. • Have coverage for workplace safety and employers’ liability and/or work only with subcontractors who carry such coverage. • Carry applicable licenses and permits. • Maintain a professional level of knowledge of current building codes, permit procedures, and technical skills through continuing education. • Maintain a safe and organized worksite. • Return phone calls within two business days.
