inter is now behind us and spring is in the air as we welcome April with open arms. Now is the perfect time to get ready to start moving forward with your plans of a new home or renovation. You have spent the time researching and making decisions about what you are able to spend and you have ideas of what you may like, but there are so many more decisions to make. The key thing to remember is that this process is a journey, one that should create excitement and anticipation of the end result – your new home! Whether you are building a new home or renovating an existing one, you want to make sure that you have all of the information necessary to confidently move forward. No matter what decisions come with the project, it is essential to choose a builder you are comfortable with and who will keep you in the loop. This way they can assist you throughout the process by providing expert advice while keeping the project in synch with your timeline. Before you make this major decision, talk with different builders and find out what their expertise is in the industry. Have they received any third party awards? Will they provide references? What are their communication plans and strategies throughout the construction process to keep you informed? What is their policy regarding site visits once construction has begun? How are change orders handled after the contract has been signed – what is
the impact to the timeline, price, etc? These are critical questions and considerations to ask and think about before you make your final decision. After all, you are choosing who will have the responsibility of not only building your house, but the home where your family will live and grow together. Understanding the process and being able to have open dialogue with the builder will help build trust and have a greater sense of satisfaction when you turn the key in the door of your new home on move-in day. Some of the questions may seem overwhelming in terms of choosing the right builder for your project, however there are a few key areas where you can help gauge how committed a company is to professionalism within the construction industry – all of which is a reflection of their company. For example, is the company a member of a professional association such as the Nova Scotia Home Builders’ Association (NSHBA)? Do they have recognized safety training for their employees? Do they offer new home or renovation warranty protection? Do they carry Workers’ Compensation Coverage and liability insurance? Do they have any additional designations such as Certified Aging in Place Specialist, Certified Residential Builder or RenoMark? With many of these programs, companies are required to participate in continuing education training to keep up-

to-date on housing trends, knowledge of building science and industry initiatives. With any decision, no matter how large or small it may be, there is always research and planning that needs to be done before a final decision is made. Taking the time at the beginning to do your homework will help save you stress and unnecessary delays once the process begins. It is important to have open conversations with your builder to discuss your wants and needs for your project. In addition to openly communicating with your builder, you need to make sure you have a written contract in place before any of the work gets under way. When it comes to a written contract, this is an important piece of your project, as it provides you and your builder with what is expected during the whole process. Your contract should include the construction details such as the start and completion dates, payment schedules, product selections that will be used in the construction process and it should also address the implication of how changes will be handled once the contract is signed. To help make the process easier for homeowners, the NSHBA is hosting its popular series of Consumer Protection Sessions at various locations. The Halifax sessions will be held at the NSHBA office (124 Chain Lake Drive) on April 19th and May 9th. There will also be a session available in Truro at the Holiday Inn on April 26th. During each of the sessions, homeowners will find out valuable information for their new home or renovation projects to help them make informed decisions. The Consumer Protection Sessions will include information on heating options, energy efficiency choices, design trends, aging in place solutions, home warranty considerations, safety on the work site, just to name a few of the topics. All sessions are held at no charge to participants. Attendees will receive a package of resource material and have the opportunity to hear industry experts address on topics that will help them with their new home or renovation projects. Local program brings NSHBA members together to offer help throughout Nova Scotia communities. F
or over a decade, members of the Nova Scotia Home Builders’ Association (NSHBA) have been coming together to build, renovate, and increase efficiency for their communities. To date, volunteers have completed well over $1 million in projects that benefit the community. NSHBA began undertaking renovation and building projects on a volunteer and donation basis in 2005 when the group decided to build a house with Habitat for Humanity. Then, after coming together for a second Habitat for Humanity project in 2007, the NSHBA decided to form their own

group as a regular part of their organization. Homebuilders Care was launched, with the first official project completed in 2009. The NSHBA is the representative voice of Nova Scotia’s residential construction industry and brings Nova Scotia builders and suppliers together in networking and keeping up on the latest training and industry developments. Homebuilders Care is an opportunity for the NSHBA
membership to give back to their communities in what they do best: building and renovating. “We really wanted to provide an opportunity for non-profit organizations to have a chance to grow. If they had renovation needs that were holding them back it would allow them, through our volunteers, to be able to meet those needs,” explains Sherry Donovan, CEO of the NSHBA. homes, Homebuilders Care has undertaken a number of diverse projects. The group built a three-bay garage for Halifax Regional Search and Rescue’s Lakeview location; provided exterior and energy saving renovations for Brunswick Street Mission; provided the Wee Care Development Centre, with a completely renovated kitchen with energy efficient appliances; built a wheelchair accessible cabin for Camp Kidston; and undertook needed home renovations for a family whose mother was dying of cancer (Horton Renovation Project) in Carrolls Corner. NSHBA members contribute to Homebuilders Care projects by volunteering their expertise and labour and/or by donating necessary materials.

This Year’s Special Project While Homebuilders Care typically focuses on helping non-profit organizations, this past year the group undertook a unique project to help the mother of Private Richard Green. Pte Green, at age 21, was a member of the Princess Patricia’s Canadian Light Infantry and one of the first soldiers killed in friendly fire in Afghanistan during the Tarnak Farm incident. Private Green’s mother, dealing with the grief of her loss, was also living in a home which was not safe. The house’s pitch roof was caving in and forcing the walls outward, basically falling apart. The tragic situation struck a cord with the home builders’ association and in February of this year Homebuilders Care volunteers replaced the caving in flat roof with a full metal roof including trusses making her home safe to live in. Grant Cadeau, Classic Roofing & Siding, donated labour for the project along with five of his employees. The roof had to be restructured, with trusses and a steel roof replacing the original structure as well as other elements such as the fascia and gutters. Heath Pierson, Blue Ridge Builders, was Project Manager. “Homebuilders Care is a wonderful program helping people in need,” says Pierson. “It took us one week, Monday to Friday. We had a good time working together and got to meet more people in the industry. Everyone was great and it was a great cause.” This was Pierson’s third project with Homebuilders Care and he plans to do more. Cadeau participated in the Habitat For Humanity projects and plans to do more with the program on future projects as well. “It was a good cause and we need to do more things like this for the community,” says Cadeau. Also for the Pte Green project, Scotia Metal Products donated the full metal roof; Barrett Lumber supplied lumber and siding materials; and REgroup donated the waste bin material during construction.
How Members Help Communities At one point or another, Donovan said, a large part of NSHBA members have helped in one way or another with Homebuilders Care projects. “So many of our members have stepped up to participate in our projects of the number of years that we’ve been doing this. need and they are able to use their skills to give back.” Involvement in Homebuilders Care projects depends on specific expertise, time, and what members are able to do for a project. “This is definitely an important part of what we do as an association,” adds Donovan. “For me personally, it’s about being able to come together as a membership and allowing us the opportunity to work towards something as a team and take heart knowing that we’ve done something really great for our community.” Beyond a chance to give back to the community through projects, NSHBA membership allows member companies
10
to share ideas and find out what is going on in the industry, talk about trends and successes, and be able to network with others in the industry. Membership in NSHBA also provides opportunities for various training and other programs that allow member companies and their staff grow their knowledge and stay competitive. NSHBA also offers marketing opportunities and special events such as home shows, auctions, and consumer seminars. “It is about being involved in an organization where everyone is represented in the industry,” says Donovan. Currently NSHBA are in the midst of revamping the Homebuilders Care program. A committee will be developed
that will be an offshoot of the Renovator’s Council and be able to turn over projects on an annual basis with projects being selected in a competition format. Projects are chosen based on need, how many people will benefit, and what the organization’s volunteers are able to contribute. Home Builders Annual Auction One of Homebuilders Care’s major fundraisers is the NSHBA annual auction. The auction has been taking place for over 20 years and helps the organization plan their work for upcoming projects. This year’s auction will be on April 29, at the Westin Hotel in Halifax. Everyone is welcome and tickets are open to the public. “The auction will include everything from building materials to anything and everything – a wide range of products and services. There really is something for everyone,” says Donovan. “We do a live and silent auction, raise some money for a good cause, and really have fun with it, so be prepared to have fun if you’re coming.” Auction tickets ($25) must be preordered. HGTV’s Carson Arthur joins local experts to discuss our backyard lifestyles

arson Arthur meets a lot of homeowners, and he says right now there seems to be three types with very different sets of needs – especially when it comes to their outdoor spaces. “The Baby Boomers, as a group, are in transition. A lot of them are selling off their big homes and downsizing – they’re all about the bungalows,” says Arthur, HGTV’s outdoor design and lifestyle expert. “They’re taking a little of that extra money from selling their family home and renovating their outdoor spaces to meet their current needs.” He says Boomers are people who have enjoyed gardening for decades and they don’t want to end up in a high-rise apartment, but they do want to be able to downsize their outdoor spaces to make them more manageable. “We’re seeing them in invest in patios and low-maintenance outdoor spaces for entertaining their friends right in their backyard,” says Arthur. “It’s important for them to still feel part of a community.” Arthur will appear on HGTV’s Home to Win, premiering on April 24, where he and 19 other HGTV builders and designers will transform a house into a fully-furnished masterpiece. He’s met a lot of homeowners on the opposite end of the spectrum, too – millennials who are looking to amp up their gardening game. “These are the people just entering the marketplace – maybe getting a little help from Mom and Dad – and while they’re looking for a house with character, they are addressing their backyards completely differently,” explains Arthur. “They want to grow vegetables! I’ve never been asked so
much about raised planters and heirloom tomatoes by a group of young people, but this is what they really want: to grow their own food.” Arthur says this generation is immersed in the concept of non-GMO, ethically-produced food and they’re passionate about chicken coops, beehives and planting pollinators. “I call them ‘backyards to survive in.’ They’re really coming back to sustainability in their own space,” says Arthur. “They want to incorporate things that humble them to nature and brings them back to the environment.” Those in the middle of the pack – Gen Xers – are addressing their backyard in a completely different way. They don’t want small outdoor spaces and they don’t seem to care much for vegetable gardens. They’re also not interested in shelling out for a summer home or cottage because they want to create an escape in their own backyard. “We’re seeing swimming pools and high-end items like outdoor kitchens,” says Arthur. “They know they’re going to be there for 10 or 15 years and they’re spending money on their space knowing it’s an investment.” Of course, for all three types of homeowners, Arthur says there’s always a demand for low-maintenance finishes and products. “We’ve packed more into our lives on a daily basis than we ever have before, so we appreciate anything that gives us the opportunity to have a beautiful, practical area to enjoy with our family,” says Arthur. Covered decks and sunrooms can provide year-round enjoyment, especially with our local weather conditions, becoming a natural extension of your home – not to mention increasing your square footage
Low maintenance, durable options include stone and concrete patios - good for any sized yard.
Since Canadians don’t get as many opportunities to use outdoor spaces as our U.S. counterparts, Arthur says outdoor rooms are becoming very popular. Even adding a roof and mosquito netting to a patio can increase the value of your home. “Outdoor rooms are really being perceived as extensions of the home, giving you extra living space and extra square footage,” says Arthur. He says real estate agents will often include the square footage of a patio or deck into a condo’s listing and that same mentality is extending into homes as well. 1,000 sq. ft. of living space, including a 200 sq. ft. patio, sounds a lot better than an 800 sq. ft. residence. “Anything that sets your house apart
from your neighbour’s house is perceived as a good thing,” says Arthur. “It’s what’s raising your value.” Brian Johnston, president of All-Craft Decks & Sunrooms, says while new home construction rates are down significantly, many homeowners are choosing to upgrade their existing home. “A lot of these homeowners have been in the home for 25 or 30 years and maybe the mortgage is paid off so they have more disposable income,” says Johnston. “They want to make the outside of the home more enjoyable since we have such a brief window of opportunity, with regards to weather.” He chuckles that he always hears the same thing from a homeowner a year after their new sunroom is finished: “I live in that room now!” “It gives them the benefit of sitting outside no matter what Mother Nature throws at them all winter,” says Johnston. “They have huge windows giving them full exposure to their property and their landscaping. They love it.” In fact, Johnston says there’s no better place to wait out a blizzard than in a beautiful sunroom sipping a coffee and watching the swirling snow. While a homeowner may not recoup 100 per cent of the value of their new sunroom or screened porch when they sell their home, Johnston says these are

features you add for your own enjoyment – as well as for marketability. “If there are two very similar houses but one has a sunroom and one doesn’t, the sunroom really draws people towards choosing that house,” says Johnston.
Less Hassle, Less Heat While stonework has long been considered a simple way to upgrade the look of your home, Arthur says there can definitely be too much of a good thing. Homeowners who put in large paved areas or extensive brick or stone patios can be significantly raising the temperature of their backyards, creating what’s known as an “urban heat island.” “Neighbourhoods that are predominantly paved are up to 10 degrees warmer than neighbourhoods with plenty of grass, trees and shade,” says Arthur. While he loves a good low-maintenance patio, Arthur notes that it’s important to remember to balance it with proper shade to prevent the sun from beating down on it and raising the ambient temperature. Adding umbrellas or shady trees will keep everyone cool and lower the temperature
for everyone in the area. Danny Bergman, manager of Bergman Landscape & Masonry, says more homeowners are upgrading their outdoor living spaces because it’s a way to get more value for their money. “If you throw a bunch of money towards a trip or a cruise, it’s disposable income that is spent and then it’s gone,” says Bergman. “But when you’re spending that same money on your own property, it’s added value that you get to enjoy every night or every weekend. It’s also equity you’re putting into your home, and you’ll see the value when it’s time to sell.” Bergman says there’s always a lot of interest in their smooth, durable concrete that holds up to the salt and shoveling abuse of Maritime winters. “People used to think concrete was cold and not very inviting, but we have so many colours – warm tones, grey tones – that can match any feature,” says Bergman. Because our outdoor spaces spend so many months buried with snow and ice, Bergman says it’s especially important to Maritimers that they choose materials that can stand up to the blast. “We want to know with confidence that

Over and above improving a shed’s storage and
organization space, the latest trend is converting them into micro-entertainment or themed recreation zones, complete with bars, fridges, big screen TV’s and furniture. [Editor’s note: Google “shed trends” for some fun ideas!] While your head is spinning with visions of neatly-organized storage cabinets, stylish covered patios and weatherhardy stonework, don’t forget about the softer touches. Since everyone longs for a backyard sanctuary – whether they’re entertaining friends over drinks, snuggling with a loved one or just relaxing with a book – Arthur says outdoor curtains are bigger than ever. “More and more units are coming with pergolas with drapery and there are chairs with their own little structure built around them for privacy,” says Arthur. “It’s a really neat concept of being able to disappear into your backyard.” No matter what your exterior – from condo balcony to estate-sized backyard – there are many ideas and options for you to explore. Energy efficiency = big pay-offs I
f you’re building a new home in Nova Scotia, and you’re making your home energy efficient, you’re in good company. Within the last than five years, over 4,500 homes have been built here with an average EnerGuide rating of 85. These homeowners are saving 5,500 kilowatt hours annually compared to a code-built home. “On average, these homeowners are seeing savings of over $800 a year,” says Ryan Kelly, program manager for Efficiency Nova Scotia’s New Home Construction. “Some are pursuing high performance standards such as net zero and Passive House, but many are simply focusing on what matters most –insulation.” Insulation is a critical factor when building an energy efficient home. can save you energy and money. Maximizing the amount of insulation installed is a great investment and continues to save over the course of the home’s lifetime. It is much more affordable to add the best insulation during the building stage, rather than adding it at a later date through a renovation. “Another positive effect of upgrading the insulation of your future home is that it can reduce your space heating requirements,” says Kelly. Instead of having to invest in a high-capacity heating system, you can invest in insulation and a smaller heat pump, for example. To help cover the cost of investing in these smart choices, Efficiency Nova Scotia offers rebates, incentives and expert advice for people building new, electrically-heated

Prizes represent successes from an outstanding renovation and best new home to marketing excellence and energy efficiency. The most coveted (or rather the peak of the) Peak Awards are Renovator of the Year and Builder of the Year. The most recent NSHBA Peak Awards were held on November 27, 2015, and on that night, Whitestone Building & Renovations took home the Builder of the Year prize.
Sherry Donovan, the Chief Executive Officer of the NSHBA, says the Peak Awards have merit because they are all judged by an objective, third-party panel. A company that is worthy of the Builder of the Year title, she adds, is one that produces excellent homes for their clients but also has made a significant impact on the community, the industry and the NSHBA. “It’s really looking at what the builder’s company is doing in terms of providing expertise to the community, what they are doing in terms of creating awareness in the industry, education and things along those lines,” says Donovan. “Showing that leadership and innovation in the work that they’re doing is always a huge component as well; so who is leading the industry, not in terms of volume but in taking initiative.” Whitestone, owned by husband and wife team Andrew Watson and Tamara Barker Watson, has indeed been consistently dedicated to helping individuals and families ‘feel at home,’ while networking with industry colleagues and being passionate about innovation, the local community and the Earth as a whole.
More Than 20 Years... Whitestone Building & Renovations has been in the homebuilding business in the Halifax Regional Municipality for over 20 years, and in two decades, they have grown from having one employee to upwards of 20. “We make it a priority to see that our employees are happy,” says Tamara. “They are just like family.” Customer care is equally important to Whitestone. “We want to ensure we provide our clients with quality work and good followup,” says Tamara, who is CEO of the company (her husband is President of Operations). A recent Whitestone renovation to an existing home that involved the incorporation of an exterior coy pond and patio into a fully-enclosed four-season oasis.
Whitestone prides itself on encouraging clients to fully customize their new homes and engages them throughout the whole building process. This might mean incorporating features like a walk-in pantry, a soaker tub, cathedral ceilings, en suite bathrooms, floor-to-ceiling windows and a remote-controlled fireplace – whatever the client envisions – not to mention the number and size of bedrooms, bathrooms and living areas. Customizing is also about being able to adapt the home to future lifestyles, and Whitestone embraces this with “flex home design” principles. For example, this could involve being able to easily convert spaces to a nursery or kid’s bedroom, or implementing adaptations from the get-go, like lower light switches and wider hallways, so homeowners can “age in place.” Although Whitestone was recently named Builder of the Year, Tamara says they divide their time evenly between constructing new homes and renovating existing ones. Whatever the project, the Watsons and their team are keen to offer their expertise while listening to their clients’ wants and needs.
Has Always Been Green From the beginning, even before it was a trend or the “new norm,” Whitestone Building & Renovations incorporated energy efficiency and eco-friendly practices into their projects. This has not been solely reflected in home design, but also with the kinds of 28
building materials used and a priority of minimizing waste generated from job sites. “After meeting several R2000 builders in the area, it was soon very clear to us that Whitestone stood out as the most knowledgeable and the most receptive company to our ideas for design and higher energy efficiency,” wrote clients in a testimonial about Whitestone. “With all the friendly, knowledgeable people at Whitestone to guide us through this process, we were able to move into a house that is exactly what we imagined when we first started.” For Whitestone, green practices are in the details. For example, Tamara says all their homes are solar ready – ready for if and when a homeowner decides to invest in solar power technology – and they only use LED lights. Using technology and structural features like raised-heal trusses (allowing for more attic insulation), heat pumps, drain water heat recovery systems (to keep hot water from ‘going down the drain’) and insulated sheathing (which enhances and energy efficiency while reducing material waste) are considered standard for Whitestone. Whitestone can also build using insulating concrete forms (ICF). The Canadian Home Builders’ Association describes ICF as “seamless walls from foundation footings to the roof” that resemble “giant children’s interlocking blocks.” Benefits to ICF construction include its structural strength and insulation properties – a study by Building Works,
Inc. stated ICF homes require 32 percent less energy to cool and 44 percent less to heat. Whitestone even incorporated ICF in their entire office, which is located on St. Margarets Bay Road. “In the Association we have a number of builders who are committed to energy efficiency and to furthering the advancement of building and innovation, and Whitestone is at that table every time,” says Donovan. “When there are new products or programs that are available, they definitely step up and participate. They are committed to growing their awareness and they’re able to take this knowledge and offer it to their consumers, which is really an excellent place to be.”
Local Developments On the theme of green, Donovan adds, “Whitestone constructed an all R-2000 subdivision, Willow Ridge, in Dartmouth, which was a huge commitment.” Willow Ridge is known as “Metro’s first Green subdivision.” All of the 120 homes are indeed R-2000 certified, referring to the energy efficient, environmentallyfriendly and healthy air standards set out by Natural Resources Canada. In an October 3, 2011 Metro Halifax article, journalist Jon Tattrie wrote, “A typical new home in Canada has an EnerGuide rating of about 70,” adding that Whitestone’s demonstration home had an EnerGuide rating of 94. Home construction in Willow Ridge is almost complete, says Tamara. “We have one model home and one pre-sold left.” The other developments Whitestone is working on now are Thistle Grove, Alpine Court and the townhouses at Wentworth. Thistle Grove in Bedford West features homes that focus on quality rather than square footage; they can be customized for single individuals, couples or families. Alpine Court is described as a “microcommunity” easily accessible to Hammonds Plains, the 102 Highway and the Bedford Highway. And the properties at Wentworth near Larry Uteck Boulevard boast extensive lots that back into a “lush greenbelt.” Just because these developments are not Willow Ridge, does not mean they lack Whitestone’s trademark ‘green.’ For example, a recent real estate listing for a Thistle Grove home includes descriptors like “open concept R-2000 bungalow,” “EnerGuide Rating 86”, “solar ready,” “efficient air-to-air heat pump “ and “skylight with double-glazed windows,” along with features like “7-year home warranty” and “Universal Design that could easily be made wheelchair accessible.”

lenges in the housing market as of late. “There are not enough buyers and it’s very hard for buyers to get into our market,” says Tamara. “We asked the council last week to extend the Deed Transfer Tax out over five years to help first time homebuyers get into the market, and they said no.” Tamara is referring to the March 22, 2016 Halifax Regional Council meeting where alternative recommendations regarding the Deed Transfer Tax (to make buying a house easier for first-timers) but these alternatives were not accepted. Luckily Whitestone, and other successful builders, remain strategic through difficult industry times. “We’re focusing on getting our procedures and processes down to a science of how we do things before the sales, after the sales and at every stage,” says Tamara. “We’re making sure that we’re ready for when the market turns, so that we can take on much more projects and have the same fluid reflection in service.”

Marketing Committee Chair at the NSHBA and Andrew has been Co-Chair of the Technical Research Committee. The couple has also volunteered their time, in the community through such initiatives as the NSHBA’s Homebuilders Care program, along with other builders and renovators. The Homebuilders Care program benefits non-profits and families in need, and past projects have included building a new kitchen for a preschool, and an accessible cabin for a summer camp. “When you look at the amount of volunteer time that a company is able to give up, it really speaks volumes to their commitment to the industry,” says Donovan. “What you put into an association is typically what you’ll get back, but (Tamara and Andrew) definitely go above and beyond in terms of that volunteer effort. And it’s not just about what’s in it for their company; it’s about what’s in it for the industry.” In turn, Tamara also has some nice things to say about membership with the NSHBA. “They’re very supportive over the industry and they’re a safe place to go to ask questions,” she says. “They’re a good resource network, and I find we rely on each other quite a bit. The NSHBA is also very educational, offering courses to any type of builder because it’s important to gain further knowledge and skills and to maintain builder certifications. We all benefit from increasing the level of professionalism in this industry –
contractors and homeowners alike.” Winning Builder of the Year was not the first time Whitestone Building & Renovations has been honoured at the NSHBA Peak Awards. BEFORE The Same, But Totally Different The goal of this renovation was to take a small, dark and outdated kitchen and transform it into a beautiful bright white, spacious and functional one!
