The first—and most important—step is to thoroughly research your project. Whether you are renovating your existing home or building a new one, having all the necessary information is key in order to proceed. Some may know exactly what they want to do and can confidently move on to the next step, however, others may not know where to start. To help make this step easier for homeowners, this spring the Canadian Home Builders’ Association of Nova Scotia (CHBANS) is hosting its popular series of Consumer Protection Sessions at various locations across the province. The purpose of these sessions is to provide homeowners with valuable information for their new home or renovation project and help them make informed decisions. All sessions are held at no charge to the participants. Attendees will receive a package of resource material and have an opportunity to hear industry experts address a variety of related topics.

Step Two: Talk to a Professional Once you have determined what your project will be, we suggest a face-toface meeting with multiple companies to choose the one that you are most comfortable with. You will want to look for a company that will keep you in the loop and assist you throughout the process by providing expert advice while keeping you in sync with your timeline. Things can quickly transition from exciting to overwhelming so it is vital to find a professional you can rely on if times get tough. Understanding the process and an open dialogue with your builder or renovator will build the trust necessary to help successfully carry out your plan. This will result in a greater sense of satisfaction when you reveal your completed project to your friends and family!

Step Three: Ask Tough Questions Before you make any final decisions, here are the top ten critical questions you must ask your builder or renovator before you proceed:

1. Have they received any third party awards? 2. Will they provide references? 3. What are their communication plans and strategies throughout the construction process to keep you informed? 4. What is their policy regarding site visits once construction has begun?

5. How are change orders handled after the contract has been signed and what are the impacts to the timeline, price, etc.? 6. Do they belong to any professional associations such as the CHBA-NS? 7. Do they have recognized safety training for employees? 8. Do they offer new home or renovation warranty protection? 9. Do they carry Workers’ Compensation Coverage and liability insurance? 10. Do they have any additional designations such as Certified Aging in Place Specialist, Certified Residential Builder or RenoMark? Asking these questions may be intimidating, but they will allow you to gauge their level of expertise and commitment to professionalism within the residential construction industry. When companies are involved in additional programs, they are typically required to participate in regular training to keep upto-date on housing trends, knowledge of building science and industry initiatives. You will quickly decipher who is truly reliable given that these professionals are willing and able to provide you with the answers to all these questions.

Step Four: Sign a Contract A lot of renovation and new home horror stories have circulated but rest assured— you do not have to fall victim! The written contract is a critical piece of your project. It provides you and your professional with mutually agreed upon expectations throughout the process. Your contract should include construction details such as the start and completion dates, payment schedules and product selections that will be used in the construction process. It should also address the implications of how changes will be handled once the contract is signed. Taking the time at the beginning of this process to research, meet with professionals face-to-face and signing a mutually agreed upon contract will help save you stress and unnecessary delays once the process begins.

ver the past several years, there has been a trend towards modernstyle homes in Europe, the United States, and Western Canada. Now, what seems to be only recently, we are seeing the same modern trend in our local HRM communities. Reminiscent of the midcentury modern style, contemporary modern exteriors are generally characterized by low pitched or flat roofs, linear/block design, over-sized windows, the use of multiple material types, and bolder/contrasting colours. Home builders know, perhaps more than most, that we live in a time of choice. With several television shows and a vast multitude of websites and social media dedicated to home building and renovations, consumers have the ability to view home styles from all corners of the world. And with choice, comes demand. Buyers of new homes are demanding

TRADITIONAL more style choices that will showcase their personal tastes and it's up to our industry to fulfill that demand. A simple survey of local home construction gives us an insight. Looking within the city, the surrounding subdivisions, and the regions of HRM extending outwards, it is clear that variety of exterior styles are in demand rather than a single style. On a drive through West Bedford—one of the more active new home construction areas in the region— you can find markedly different home design styles between adjacent streets or even on either side of one street. Many individual communities outside the city are characterized by a particular exterior style, as buyers choose a community in which their preferred style is dominant and that reflects their chosen lifestyles. While yet other communities show a mix in styles throughout.

What's your style? The modern exterior style, sometimes also referred to as contemporary-modern or urban style (although there are differences between these) focuses largely on clean and simple rectilinear or curvilinear forms. The idea is crisp, sharp, and modular, augmented by mixing multiple textures and colours, resulting in simple forms while still producing a striking visual effect. Rooflines are distinct and low pitched with cantilever or large overhangs. Windows are many and over-sized with horizontal panes. Many modern facades are made up of several materials and a mix of flat vinyl with natural or natural-like materials such as wood, brick, and/or stone. The colour palette mixes darker colours with bolder, brighter highlights. It is not unusual to see different Continued... New Homes & Renovations

colour windows and multiple colours of siding on the same house and an additional, different trim colour all combined with two or more different stone or brick products on the same house. In Nova Scotia, the modern style currently trending tends to be less extreme in these characteristics than modern homes in other regions, with elements— sometimes more, sometimes less—of other exterior styles mixed in. “There are varying degrees of styles of craftsman and modern styles,” says Ryan McNeil, President of Stonewater Homes, a custom home builder in Nova Scotia for 12 years. “Modern in Nova Scotia is not necessarily the same as modern styles in western Canada or

the US. There is a range within each style. We as home builders and the general public, adopt certain aspects of different styles and we implement those styles in our home plans. It keeps things fresh and creates different aesthetics and different streetscapes from one location to the next.” Another building company, Cresco, began seeing a demand in their clientele for a modern exterior over the past two or three years. Breanne Markotich, Customer Experience Coordinator at Cresco says that the company is now building 10-15% of their homes with modern exteriors. “Our demand has definitely changed. When we began building 28 years ago, there would not have been as high of a demand for a

modern look,” says Markotich. “This has been heavily influenced by magazines and TV. We are finding that there are more ways for prospective buyers to find new ideas on home trends and renovations and it has definitely shaped the way they envision their home. The modern home is unique, you don't see that style as often in traditional HRM communities, and some people are really drawn to that.” For the past decade, craftsman style (or "Art and Crafts") homes have been the most popular choice for new home construction. Typically characterized by having covered front porches with tapered square columns, stone accents and gabled rooflines with decorative brackets or rafters, these homes incorporate a more traditional simple colour scheme. Previous to that the traditional style predominated market demand, although in some market segments the demand for traditional style homes is again overtaking craftsman. These styles are also subject to changes in their own trends. “Exterior pillars now tend to be square, whereas a decade ago they tended to be round,” says Keith Sawlor, Owner of Sawlor Built Homes, giving one example. Sawlor has been in custom built homes business for over 30 years and his biggest demand continues to be for traditional style exteriors. Josh Norwood, general manager of Nature Ridge Homes, has also seen trends

change. “People are now expressing themselves through bolder colours on exteriors. More vibrant blues and reds. They're not sticking to the beige hues which would have been popular a few years ago. For example, a very popular colour choice now for us is eggplant,” says Norwood. Nature Ridge Homes based in Porter's Lake has for the past six years built custom homes in that area fulfilling a demand for craftsman style exteriors with strong arts and crafts elements. While elements of modern exterior design are influencing choices in other styles such as traditional, craftsman, and arts and crafts, for a large part these influences are subtle. “About 4-5 years ago we would often speak to clients about craftsman style exteriors. That has been replaced in the last couple years with a demand for a traditional style home with elements of a contemporary or modern style mixed in subtle areas,” explains Sawlor “There are more questions and conversations with our clients on different options for colours on windows and trim details, but these home are still traditional style”. The demand for traditional and craftsman-style homes that builders like Sawlor Built Homes and Nature Ridge Homes fulfill illustrates that, although subtle modern elements may become trending, the demand for these exterior styles is still high both within the city and elsewhere in HRM. For companies such as Stonewater and Cresco that are seeing a much higher demand for the modern style, the mainstay of the HRM market demand is still the traditional or craftsman. A difference in exterior style choice can be seen between buyers looking for spec homes versus those looking to build a custom home. It is generally the younger demographic, many of whom are buying their first home, that is driving this increased demand for modern exteriors. This demographic generally seems more interested in spec homes that they can buy already built and ready to move into. For people in the 55+ demographic, those at a point where they looking to down-size to build their forever home, the traditional and craftsman styles seem to be the most in demand. Companies that build homes by design predominantly are not seeing the trend towards modern exterior facades. “Traditional and craftsman style homes are certainly the biggest demand with our clients,” says Sawlor. “Since our company Continued...

started in 1969, we have always been custom home builders and we build whatever our clients wish to have built. Most of them want a traditional look and feel to the exterior. We would gladly build an ultra contemporary home, but our existing clients have not asked for that.” Location is also key. People choose a community that reflects their lifestyle, stage of life, and personal tastes, so

community and style demand are linked. Cresco's developments are largely in the subdivisions of HRM, not far from the city core. For Stonewater Homes, where they also have suburban or rural projects, the exterior style tends to depend heavily on the community and proximity to the city. Builders in other areas of HRM are not seeing the same demand for modern style homes. For example, the Nature Ridge

community attracts those who want more green space both on and around their properties. Here buyers want natural or natural-like exterior material and a more rustic, crafty feel that extends the exterior design into the yard with elements such as “edible landscaping”. “One of the most popular things our clients ask for are the arts and crafts details. Whether it be tapered columns with stone on the front or a natural stacked dry stone on the front of the house, gable bracket accents, tapered column, shakes, something to dress up the house and give it a unique look to set it apart from other house in the areas,” explains Norwood.

Other Factors Regional differences in climate also affect exterior design. Two key considerations here are choice of exterior materials and over-sized windows. Materials appropriate to climate must be balanced by final sales cost and energy efficiency. This is particularly important in spec homes, as the

sale cost must reflect what buyers deem reasonable within a given community. Vinyl products are still by far the most in demand because once material, installation, and maintenance costs are factored, vinyl products are the most economical. And with new vinyl products hitting the market at rapid rates, this no longer needs to constrain choice in exterior style. “There are vinyl products now that, at a reasonable distance, even someone in the industry would have a hard time distinguishing from natural products,” says McNeil. This may be helping the trend for modern exteriors to rise in HRM as builders can manage balancing style with sales costs, making choice more accessible to buyers. Vinyl products also win in terms of being low or no maintenance. In both older and younger demographics, people are demanding low or no maintenance materials, as they consider both the monetary and time costs of natural building products such as wood. Regional building codes are another consideration. “One thing we always like people to keep in mind is, if you see something on TV or the internet, make sure you use a quality supplier. Just because you can't see it, doesn't mean there should not be a concern regarding the design. What's behind the walls really matters. Building codes change from region to region—you might see an amazing home that is okay for one area, but not for the building codes where you want to build.” says Markotich. While an increased demand for modern style homes is definitely rising, it is not by far the majority. HRM and the surrounding communities are by and large not the typical urban centres, with many communities either suburban or lakeside. The increased demand for modern exteriors is predominantly in the urban and subdivision areas closer to the city and we can reasonably expect increased demand for these exteriors in these areas. Although some people are choosing a modern exterior on a lake-front property, these are not common. With our predominantly non-urban living spaces, our laid-back Maritime culture and long-standing traditions, it seems unlikely that modern design will overtake all others as the dominant home style, at least not any time soon. What can be said, however, is that regardless of past traditions, current choices or future traditions, Nova Scotians will continue to take whatever trend comes and make it a style all of their own.

ere in the Maritimes, the warmer months can’t get here soon enough. But when the sun starts to shine longer throughout the day, a lot of us like to take advantage as much as we can of the brighter rays. What easier way to spend time outside than to step into our backyard or onto our balcony? “Staycation is the term I always use,” says Gerry MacInnis, designer at Bergman Landscape and Masonry Centres. “It’s getting so expensive to travel and people tend to want to invest in, more or less, a lifelong of vacations in their backyard instead of just that one expensive getaway.” But investing in your outdoor space doesn’t have to be exorbitant or beyond your means. There are budget-friendly ways to spruce up a home exterior - whether it’s a new or improved patio, deck, veranda, porch or balcony, or simply adding some outdoor features. It all comes down to figuring out the scope, materials and style of a project that fits your budget, lifestyle,

and your vision on how you would like to spend time during the warmer months.

Improve or Start Again? So your home has a deck that’s seen better days. You would feel better if it had a makeover, making it more inviting for you, your loved ones and guests. It would also be nice to have the peace of mind that everyone spending time on your deck is safe. But how do you know if it’s better to make improvements to your deck, or to demolish it altogether and start anew? Plus, which option is more affordable? “It depends on the situation,” says Maurice Meagher, owner of Archadeck of Nova Scotia. “Sometimes it might be more affordable just to tear it out and build new. Other times it could be more cost effective to leverage some of what’s already there.” It’s a good idea to have an expert come out and take a look at the deck, adds Meagher. “We would get a look

and see is there anything salvageable. If it is salvageable, how much more life is remaining? There’s also the question, ‘Does it allow us to do what we want to do functionally and design-wise?’ But if there was rot or deterioration then we would look at demolishing it and starting over.” To determine whether a deck is structurally sound, it is important to examine its footings, frame, the flashing and how it is attached to the home, says Heath Pierson, owner of Blue Ridge Builders. “If it has a good structure, then it would definitely be more affordable to just take the flooring and rails off [and replace them],” Pierson says. “But you need to also think about how long the structure has been there. If it has been there for 15 years, then for the amount of money it would cost to redo it—unless it’s a really large deck—I would recommend replacing it. It's more than likely that the existing framing isn’t going to last as long as the [new] decking put on top.” Continued... New Homes & Renovations

Deck Materials Whether you are building a new deck or upgrading an existing one, choosing the materials to use is going to be one of your main decisions. Decking and railing are not only a question of aesthetics – each type has its own particular lifespan and maintenance requirements. Generally, wooden materials are more affordable, but require more maintenance. “Wood is prone to cracking and splitting so surface protection is vital for long term performance,” says Lloyd Ruelland, vice president of Capstone Building Products. Although still vulnerable to cracking and splitting, Ruelland recommends pressure-treated over natural wood. Having gone through a preservative treatment to ward off pests and rot, pressure-treated wood is not much more expensive than natural products, he says. When selecting pressure-treated wood, Ruelland warns against cut-rate prices. “With this product, in my experience it is always better to pay a little more and get the quality,” he recommends. “A little bit of advice would be to walk around the retailer’s yard and look to see how many culls and defective pieces they have lying around. This will give you a pretty good idea

on the quality of the material they stock.” While not always readily available, Ruelland says his top choice for natural wooden decks is Western Red Cedar. Although it costs more than natural and pressure-treated wood, it “will last a lifetime if maintained every couple of years,” he says. Manufactured as opposed to wooden decking is more expensive, but generally has a longer lifespan and is maintenancefree. “And you’re able to have a colour or a finish that doesn’t require the staining that a wood would require,” adds Maurice Meagher. “The other thing with the manufactured materials is they’ll wear better with traffic or resistance to scratch.” Of the manufactured products, Ruelland says composite materials are the best. “We at Capstone do a lot of research before we support and inventory a product, and we feel that MoistureShield Composite Decking is not only the best product on the market in this category but probably one of the most affordable and definitely the best bang for your buck,” he says. “It is the only composite decking tough enough to be installed on the ground, in the ground or underwater, while still being protected by the industry’s leading lifetime warranty.” Vinyl decking, such as Duradek, is also

an option. “Duradek is a great product when installed properly, as the color choices and overall look when completed is incredible,” Ruelland says. However, one drawback of this product, he adds, is that it is difficult to install on anything but straightforward, rectangular decks. Whether you choose to go with wood, composite or vinyl decking, Ruelland offers a simple piece of advice that can have a significant effect on the longevity of your outdoor space: “put a small strip of tar paper on top of all your joists before putting your decking down,” he says. “I have ripped 50-year-old decks made of untreated spruce off houses where the joists were as good as the day they were installed; and I have ripped 10-year-old treated decks off that were rotten. The difference being a strip of tar paper on the joists.” Railings for decks also come in wood, composite and vinyl, as well as other materials like aluminum or glass. Both the latter mediums have a distinctive aesthetic and are relatively maintenance-free (although it’s recommended that metal railings “not be installed within two miles of salt water.”) As with decking, maintenancefree railing products are more expensive. Not every home has the capacity to host a large deck or patio, but that does not mean residents have to stay inside. This apartment roof-top space in Halifax shows how usable outdoor space can be reclaimed using a creative combination of privacy walls, pressure-treated decking, patio furniture and planters.

One might consider mixing and matching materials, such as having a wooden deck with an aluminum railing.

Patios and Walkways You don’t necessarily need to construct a deck in your outdoor space. Another option - for a more Mediterranean feel or because it suits your space better – is a patio made of brick, stone, concrete or other such materials. The problem with concrete, however, is that it cracks and needs to be replaced, says Gerry MacInnis from Bergman Landscape and Masonry Centres. In the long run, he says, brick pavers are the best deal. Once you invest in them, “it’s a one-shot deal.” “They’re just a very durable product,” says MacInnis. “The companies that we deal with warranty their products for up to 50 years.” If some of the pavers become uneven or compacted, it’s an easy fix, MacInnis adds. “You can just pick them back up, add some more gravel, throw them back down, sweep in some sand, and you’re good to go.” Landscaping stones and slabs for a variety of projects, from patios and walkways to stairs, walls and driveways, come in a diversity of styles. MacInnis helps 16

homeowners select products based on their tastes. “I explore options with my clients to see if they’re more inclined to a contemporary style with smooth, clean lines or do they have a more curvilinear-type interest, suggesting more of a flagstone or natural stone texture,” he says. The styles are endless and there are many different colours.” When using pavers or paving to create outdoor spaces, water drainage should always be considered, notes MacInnis. Industry standards prescribe the “two percent slope” rule, which equates to a quarter inch drop per horizontal foot. But in some cases, due to a yard’s layout or lack of space, it may be difficult to achieve an adequate slope for drainage. “So what all of the paver companies came up with is a permeable paver, where the water permeates through,” says MacInnis. “So in that case you don’t have to worry about any type of slope on your patio at all.”

Balconies and Smaller Spaces Not every home has the capacity to host a deck or patio, but that does not mean residents have to stay inside. Smaller houses, townhomes, condominiums and

apartments have a series of options, like porches, verandas and balconies. Archadeck’s Maurice Meagher says they’ve used any of the wood and manufactured materials (that they use for decks) to also construct balconies for condos, townhomes and apartments. “Also concrete can be used for balconies on multi-unit buildings,” says Meagher. Deck squares and carpet are an option as well, “but they would need to go over some sort of sub-structure always,” he says. Archadeck also creates “dry deck systems,” where a roofing membrane and gutter are utilized to keep the space below the deck dry; these systems come in handy with apartment buildings and condos. “So if there is a living space below, or if there needs to be dry space below those balconies, then we’ll use a membrane,” says Meagher. “So it becomes a dry area underneath, but also becomes a finished a base that people can walk on.” Heath Pierson of Blue Ridge Builders says—in addition to many deck, framing, garage and outdoor feature, like pergola, jobs—his company constructs quite a few porches, including screen porches. With front porches, they employ some creative elements for curb appeal.

“A lot of times what we’re doing for front porches is adding stone around the support post about halfway up,” Pierson describes. “Then, to dress it up, we'll install a PVC pillar the rest of the way, whether it be straight or tapered.”

Building to Code The abundance of resources and videos on the Internet has made it easier for homeowners to at least attempt their own outdoor projects and renovations. But when is Do-it-Yourself reasonable, and when should it be left to the professionals? “It depends on the homeowner’s skill set,” says Pierson. “If they want to do it themselves they really need to do some research, and make sure they are getting the proper building permits and that they are building it to code.” The main reason for getting permits, Pierson adds, is to make sure a deck or other outdoor project is structurally sound. “The Nova Scotia Building Code Regulations describe that permits are required if (a) structural work, (b) non structural work with the value of $5000.00 or more, and (c) alterations to the plumbing system is to be done,” says Sergio Grbac, the Halifax Regional Municipality’s Supervisor of Building Standards (Buildings and Compliance). “Simply replacing the decking typically doesn’t require a permit, but most other structural type renovations do.” Municipal bylaws exist that define safe residential building standards. Grbac points out that the HRM, for example, has By-law

You don’t necessarily need to construct a deck in your outdoor space. Natural stone, concrete or interlocking pavers are great choices for maintenance-free, long-life entertainment areas. You may even decide to incorporate natural-looking turf­—all the green without lawn cutting means more time to enjoy it!

M-200 “Respecting Standards for Residential Occupancies.” This includes a section on “Stairs, Decks and Balconies” which requires they be “maintained in good repair so as to be structurally sound, free of holes, cracks, and other material defects which may constitute accident hazards”. It is a good idea for homeowners to ensure their outdoor structures are in good repair for everyone’s safety. “In most cases a homeowners should call a contractor or qualified person (architect, engineer, etc.) to inspect their own decks,” advises Grbac. “If the homeowner feels comfortable, there are many deck evaluation checklists available online, such as the checklist put out by the North American Deck and Railing Association.” For those who are renting an apartment, they can call their municipality’s building official to come and do an inspection of their balcony. Selecting a qualified and reputable contractor is an important step in ensuring your new or improved outdoor project is safe, secure and of a high calibre. “A list of reputable contractors is available on the Canadian Home Builders AssociationNova Scotia web site,” says Grbac. “Personal 18

referrals and the Better Business Bureau can also be helpful.” Pierson also recommends selecting a contractor that is a member of the CHBA-NS and “to make sure that they have adequate workers’ compensation and liability insurance.”

Outdoor Design If you go with a highly regarded contractor, chances are it’s a company that also makes an effort to truly understand a client’s lifestyle and needs, which can have a huge impact on the design of an outdoor space. “People are all unique so we try to get a good idea of the individual client and then we’ll understand what elements they may need,” says Archadeck’s Maurice Meagher. Working within a client's budget is also very important. “If a deck is in good condition, maybe it just needs to be refreshed,” says Meagher. “Redoing the decking, or updating the railing, or adding some benches, planters or some lighting. Those are all ways that you can cost-effectively improve the space.” As for affordable sources of shade and enclosures, Meagher says awnings, pergolas

and screen porches are generally more cost effective. A roof structure that’s open on all four sides, like a gazebo, would be more budget-friendly than a screen room, threeseason room or sunroom. New projects can also be made more affordable, without compromising quality, by selecting a project size that works within the client’s budget. “One other way to keep decks and outdoor spaces more cost-effective, if people are looking for an affordable solution, is to build the structure or space and not have as many bells and whistles, like not as many built-in planters, built-in benches or high-end railings,” says Meagher. “Without those elements you can keep costs more affordable.” Once all the decisions have been made, you can then look forward to soon relaxing in your home’s outdoors. But make sure to leave some room in the budget for entertaining. “In the short season that we have,” says Capstone’s Lloyd Ruelland, “there is nothing better than sitting around your backyard with family and friends, having a glass of wine or whatever your poison, watching the sunset or maybe, with any luck, watching the sunrise, with a few logs on the fire!” END

S

cott Smith just might have the happiest homeowners in Halifax, but —surprisingly—he didn’t achieve that by focusing all of his attention on customer service. That’s not his top priority. The owner of Rooftight Construction admits his approach is “markedly different” from what many other developers might do, and it’s to put his employees first—yes, even before his customers. “My No. 1 customers are my staff. They’re my family. They’re the people I spend the most time with during the week—more time than I spend with my family,” says

Smith. “I go out of my way to treat my staff well because they are so important to me. I will literally do anything for them.” In return, Smith says his team delivers “a tremendous amount of loyalty” and everyone has an unflagging work ethic. This means his customers are getting five-star treatment from people who feel happy and appreciated. “I can’t be in front of all my customers all of the time,” explains Smith. “My staff are my front-line, so I want them to love their jobs and work hard to make our customers just as happy.”

It must be working, because Rooftight employees regularly hear subcontractors comment that it’s “such an awesome place to work” or that they wish they were customers themselves. Homeowners have even asked Smith if they could come work for him after he builds their house! He still employs the very first person he hired 22 years ago thanks to what he calls his “secret sauce.” By purposely over-staffing his business, his employees are able to offer a superior customer experience. a satisfied customer might tell 10 friends, but an angry or disappointed customer will rant to 100. “All of our clients become our brand ambassadors because they tell their friends how happy they are with us,” says Smith. Rooftight Construction recently won the Canadian Home Builders’ Association-Nova Scotia (CHBA-NS) 2017 Peter Kohler Peak Award winner for Builder of the Year—an award they also won back in 2012. CHBA-NS CEO Sherry Donovan says Builder of the Year is one of the most coveted awards because it shows you’ve stepped up from normal business practices. This was the first year the Peak Award winners were determined by out-ofprovince judges, and she says they clearly identified Smith’s devotion to the homebuilding industry as well as his leadership skills. “He’s always been one to share his knowledge and passion, and he’s a great mentor for many in the industry,” says Donovan. “Rooftight is doing a great job creating a brand for themselves, and it’s nice to see the judges recognize them for the work they’ve done.” Since their first win, five years ago, Smith believes they’ve really grown as a company. They’ve worked hard to meet the criteria of the prestigious award—which encompasses a builder’s community involvement, company philosophy, and the way they do business.

Rooftight experienced significant growth—102 per cent year over year, in fact—which Smith feels is “pretty remarkable” in the current climate. Expanding into The Parks of West Bedford was a huge milestone, since he says it’s “the hottest, fastest-growing area in HRM.” “It’s where the action is, and we’re the action people,” says Smith, who credits their solid partnership with Clayton Developments for helping their homes flourish in The Parks of West Bedford. “We feel it’s where our ideal clients are, and it’s where we belong.” Rooftight Construction’s estate lot community, St. Andrews West in Fall River, has sprawling lots for families who are craving more space. They’re also doing well in Rockingham South, where they’re developing single-family and multi-family homes with beautiful Basin views. So what’s drawing so many people to Rooftight’s homes? While many homeowners are still loving the modern look, Smith says he doesn’t believe in taking it—or any trend, for that matter—to the extreme. “I find the best trends in home construction are the ones that morph slowly over time,” says Smith. “Someone shouldn’t go from a traditional homebuilder to a modern home-builder overnight just to try to capture a segment of the market they think they’re missing.” While they may not change their home

designs overnight, change is a critical part of Rooftight’s success—especially when it comes to staying current. Their in-house interior designer, Michelle Reid, finds inspiration in other cities and countries, and even continents, in order to bring a distinctive style to every Rooftight home. Reid says they’re constantly looking at new ideas and processes so they don’t fall into a rut. In fact, she just returned from an architectural design show in New York City. “We’re always on the cutting edge, that’s how you stay ahead,” says Reid. “Scott’s a big believer in training, so we’re always learning

and seeing what’s new.” Before anyone officially becomes a Rooftight client, they sit down with Smith and Reid to discuss how they live in their home and what they’d like in a new home. This allows Smith and Reid to suggest features or configurations the client may not have considered, and then the process rolls smoothly from throwing around ideas to putting together a plan. “We’ve never done exactly the same plan twice. There are always changes, even if it’s the same house,” says Reid. “We work with the clients to make it theirs.”

Rooftight is the only builder in HRM with a full-time interior designer on staff, and Reid’s professional design consultations are included in the price of a Rooftight home. She walks homeowners through every step, from selecting paint colours to rounding up light fixtures. “We’re not sending them into the scary unknown of the home improvement store,” explains Reid. “They get to sit down in our comfortable design studio—with a coffee— and pick everything out with me.” With some other builders, she says Continued...

homeowners are often left to choose colours and finishes on their own, which could leave them fearful they’ve made the wrong selection. But she has examples of the most sought-after products in the Welcome Centre, and regularly brings in different examples from her suppliers. “It’s much easier to choose lighting when you’re looking at the cabinets and flooring sample, so everything is clearer this way,” says Reid. “We make it easy for

them because we want it to be an enjoyable experience. While clients appreciate the energyefficiency of their new Rooftight homes— which often have far lower power bills than the smaller homes the owners had previously—Reid says they also want “a bit of glam.” “They’re exposed to the finer things in life online and on TV, and they want it, more than ever,” says Reid. “But those half-

hour design shows are not realistic, so in the design community we’re always fighting against what people think is easy, costs very little, and can be done in an afternoon.” Since homeowners are busier than ever—with most actually working the jobs of 1.5 people, according to Reid—it’s important that our homes make life easier and more enjoyable. Sometimes this means adding to a space, and other times it means scaling back or changing things up. “Open concept is still popular but people also want walls to make them feel cozier and have a little separation so they can ‘cocoon,’” says Reid. “They might think they want a formal dining room, but then I show them another way to make their home work for Christmas dinner for 15.” But their homes are about more than solid construction and sharp decorating. Reid says they’re especially proud of the customer service they offer once a homeowner is settled into their new space—because that’s when a lot of builders disappear, never to be heard from again. “We have a full-time project manager who works with clients after closing, because we still want to stay in touch,” says Reid. “Our homeowners are part of the Rooftight family, so our services extend long after the day you get your key.” There’s a little bit of magic in every one of their homes, and Smith says that’s

because they always focus on “doing things no one else does”, resulting in unique spaces that are anything but builder-basic. “If you’re buying clothes, are you going to buy the same clothes all of your friends have? Or are you going to look for something more interesting? Something with personality?” says Smith. He sees people flock to their open houses, cameras in hand, eager to see the features and trends they’re showcasing— like all solid surfaces, no carpet, and moving away from the grey colour schemes that have dominated home decor for so long. “There’s never any one thing about our homes that people can pinpoint. They just say ‘It’s got a different feeling from the other six houses for sale on this street,’” says Smith. “They can’t always explain why, but they know they want one of our homes.”
