SINGLE A single piece creates a strong focal point or zone in a room. It’s also easier to hang one piece than align several pieces, such as in a grid arrangement. Ample wall space needed for breathing room around perimeter.

Everyone sees art differently, for infinitely different reasons. But one thing we can all agree on about it is this: there are a finite number of ways to position art on a wall so that it complements all the other design and dĂŠcor elements in a room.

Here are the top seven layouts, and guidelines for when to use them.

Hung in precise rows and columns emphasizing order and symmetry. Lends itself well to similarly sized pieces with the same frame and collections with numerous pieces. Works for walls with either a little or a lot of wall area. Pieces can hang as high, low, wide, close together, or far apart as desired.

CLUSTERED Arranged within a loosely defined, more organic space. It’s also easier to hang one piece than align several pieces, such as in a grid arrangement. Keep in mind that ample wall space is needed for breathing room around perimeter.

LINEAR Hung in a line emphasizing rhythm and balance. Works well with pieces that are the same size and framed with the same frame. It’s a good choice for a larger wall or to emphasize another horizontal element in the room.

SALON STYLE Characterized by a floor-to-ceiling, wall-to-wall collage hung tightly together. A good way to showcase pieces of art of different sizes and with different frame materials, especially if you have a sizable quantity of pieces. Best used in spaces with high ceilings, and layout should work around furniture pieces rather than vice versa.

LEANING OFF THE GROUND Leaned on an architectural feature, such as a shelf. If you change artwork frequently, but aren’t handy with a hammer or have space constraints, this is a good choice. Smaller frames can be layered in front of larger ones.

LEANING ON THE GROUND Placing artwork on the floor and leaning it against the wall. Same flexibility as the shelf approach, with a sense of casualness and dramatic flair. No drilling or nailing. A great option if you have a large piece of artwork and insufficient wall space to hang it. Looks best with hardwood floors rather than carpet.

Featuring Dave Perry-Miller Real Estate’s Kristin Smith, a member of NAR’s Young Professionals Network, who also serves on 14 boards and committees at the local, state and national level.

HOST: Glad to have you. First of all how’s business down in Dallas? KRISTIN SMITH: Business is booming. It is one hot real estate market, that’s for sure. Multiple offers on everything. HOST: That sounds kind of challenging from a real estate point of view. KRISTIN SMITH: It is challenging, but the good thing is that we typically do win out on offers because it is so important that it’s not just price, it’s really how you structure an offer. There are so many different paragraphs to the contract that really matter when you present us your highest and best offer. HOST: Well, Kristin, tell us about the buyers you work with. Who are your clients and what are they buying down in Dallas? KRISTIN SMITH: Well for me, my business is styled by catering to my sphere of influence. So, I have millennials, I have people from every generation that I work with. First-time home buyers, you name it. I think that they’re all taking advantage of the low interest rates right now. It’s extremely affordable to obtain a loan and it’s gotten a little bit more lenient. I think that people are definitely making home buying a priority. HOST: From what you’re saying, it sounds like they are finding mortgage money is available? KRISTIN SMITH: Absolutely. They definitely are. HOST: Kristin, there are a lot of new mortgage products out there and some only require a 3% down payment. Also lenders are accepting lower FICO Scores in many cases. Are your clients taking advantage of this new, sort of more relaxed lending environment? KRISTIN SMITH: Absolutely. And a lot of people don’t know this, but when it comes to lending, there are bankers and then there are brokers. And when it comes to the FICO Score, bankers, they actually will go down to 580. HOST: 580? KRISTIN SMITH: 580! And the brokers, they’ll go down to 620, like you were mentioning, and it’s just so important to take advantage of that right now. These good times don’t always last and it just kind of depends

So, when it comes to the 3% down Fannie and Freddie are offering, and then FHA, we have 3 1/2% down. So there are plenty of options for buyers to choose from when it comes to buying a home. HOST: You know it sounds to me like in this new environment, there might be some buyers who can comfortably get a house. Who, for instance, last year might not have been able to get one. KRISTIN SMITH: Yes, that is true. There are all kinds of things that go into the lending process. Obviously, the lower down payment you have, the more private mortgage insurance you’re going to have on it. And you know, it just depends on what works for you. If you have the cash to put down, as a down payment or if you’d rather stay more liquid with your funds. HOST: So it sounds like it’s a good environment for home buyers down in Dallas. KRISTIN SMITH: Oh, it is. It is a great market. Every agent should be taking advantage of it. HOST: So there’s our answer. Mortgages are easier to get—and more people have access to homeownership this year than in the past.

The DFM, at the intersection of Pearl and Cadiz, has always served as a bridge between farm and market. Even back at the turn of the century (make that 19th to 20th), farmers sold meat and produce from their wagons. In 1941, the city took over and it became a more official, permanent fixture with several structural enhancements and added health code requirements. The DFM meandered along through the decades until the early ‘90s when it reached a critical turning point. It was then that Ida “Mama Ida” Papert, a visionary citizen turned change agent, rallied the city and her friends, convincing them to throw support behind the farmers or risk losing a valuable community asset. She is given much credit today for keeping the market “fresh,” as it were, with cooking classes and other attractions. In 2013, another new private ally for the DFM took over from the city and proposed a significant overhaul. With a little patience and perseverance, we’ve finally arrived at a Farmers Market for the ages. And it not only has a new look, but a new mission, too. “We want to change how people think about their food,” new director of market operations, Amanda Vanhoozier, said in a release. “The Dallas Farmers Market can become an educational model for healthy, seasonal food choices that are both unique and local to this city, and we are actively scheduling chef demonstrations, school tours, dinners and events to help educate and spread awareness.” The new owner has also ensured we can all get to know the farmers, vendors and restauranteurs, and stay up on current DFM events, by creating a robust web and social media presence.
