The demand for vacant Luxury lots to date in 2022 is down 46% when compared to mid-year 2021. Sales totaled 7 transactions with a dollar volume of $50.5 million. One occurred on the Westbank; four sales occurred in the Gros Ventre Buttes; one North of Jackson; and one South of Jackson.

Vacant Luxury lots under contract are down 50% compared to mid-year 2021, with two lots under contract at an average listing price of $8.95 million. NOTE: One of the listings is 35+ acres.

NOTE: Current Luxury home inventory is up 9% with only eight homes built in the last 10 years. Only three of the 35 Luxury homes currently listed sit on 35+ acres.

Gros Ventre Buttes enjoyed the most Luxury lot sales by mid-year 2022 with four Luxury parcels for a total dollar value of $30.5 million.

Available inventory of Luxury lots is up 43% at mid-year 2022 with a total of ten single-family Luxury home sites currently listed. With an average list price of $17 million (up 53%), and a median list price of $9.75 million (no change), available inventory breaks down into the following: five lots listed between $5 and $10 million, two listed between $10 and $20 million, and three over $20 million.

Of the ten listings, four offer 35+ acres.
