More than two decades ago, we published the first Jackson Hole Report to fill the valley void of specialized market analysis. Today, that report remains the definitive source for Jackson Hole real estate, regularly cited in national publications. Since the recession, we’ve seen the high-end segment grow in strength and subtlety, and we published the inaugural Jackson Hole Luxury Report 12 years ago to give special attention and analysis to this elite market segment. This year’s report focuses on condo/townhomes and residential lots worth $5+ million and single-family homes worth $10+ million for a total of 999 properties.

12TH ANNIVERSARY OF THE JACKSON HOLE LUXURY REPORT

IDENTIFYING LUXURY AREAS IN THE VALLEY

In the 2023 year-end Luxury Report, we discussed how the single-family luxury home market in Jackson Hole changed over the two years following COVID. With the lack of available home inventory and the demand to live in Jackson Hole skyrocketing after the height of the pandemic, values rose exponentially. Some areas experienced as much as a 100% increase in value. So, at the end of last year we had to raise the Luxury Market price point to $10+ million.

After adjusting the price point, we set out to determine which homes in the valley qualified and which did not. After months of analysis, we determined there are currently 515 single-family homes worth at least $10 million. Of those, 229 (44%) were located on the Westbank. Some subdivisions on the Westbank have several homes that qualify, but a large majority are in Teton Village and Shooting Star Ranch.

While we did not raise the price point on residential vacant land and condo/ townhomes at the end of 2023 above $5 million, we have seen a dramatic increase in properties that qualify. Today, there are 314 vacant residential lots and 170 condo/townhomes that meet this new standard. When you combine the lots and condo/townhomes with the single-family homes, there are a total of 999 properties considered Luxury in today’s market. Of the 999, 54% are located on the Westbank, with half of those located in Teton Village and Shooting Star.

On the east side of the valley, there are also concentrated areas of Luxury homes with the most prevalent in 3 Creek Ranch, the Gros Ventre Buttes, and along the Snake River corridor.

As for condo/townhomes, Teton Village and Shooting Star is where you’ll find 87% of the inventory. The rest are in the Town of Jackson.

Luxury residential vacant lots are not necessarily located in just a few high-end resort zones. While there are currently 315 identified, 60% of those are 35+ acres scattered throughout the valley. Overall, the Westbank again has a slight majority at 51%. When it comes to available 35+ acre tracks though, the east side of the valley dominates with 73% of the remaining vacant tracks. Most of these large parcels either have live water or elevated views of the valley, but rarely both.

Looking ahead, we are seeing a steady demand for well-priced listings and a lack of inventory. Inventory is decreasing and prices have moderated into a slower growth curve. While inventory levels are still at historic lows, without more Buyers in the market, some Sellers will have to lower their expectations if they want to close in 2024. OVERALL LUXURY MARKET

$5+ MILLION

Comparing mid-year 2024 with 2023, we discovered that the overall number of Luxury sales decreased 30% to 14 total sales. The overall dollar volume, however, only decreased 5% to $275 million. NOTE: While Luxury sales only made up 10% of the overall number of sales in Jackson Hole, they accounted for 42% of the total dollar volume so far in 2024.

We observed 21% of all sales falling between $5 and $10 million.

Eleven Luxury properties sold for more than $10 million in 2024 (down 21%). However, only three were reported to the MLS; a trend that underscores the necessity of enlisting us as your Realtors when entering this elite market.

The highest priced sale was The Gros Ventre River Ranch, a 118-acre ranch east of Kelly on the Gros Ventre River. The price of this private sale was not disclosed, but it was listed for $58 million.

NOTE: At this time, there are 44 overall listings priced at $5+ million, and 55% of those have been on the market for more than 12 months.

Tracking Luxury market values becomes challenging without comparable sales. While many properties in Jackson Hole are worth more than $5 million, no two are alike. For this reason,

some Sellers start by overpricing their homes beyond market levels. Then they lower the price progressively until the property reaches market value. This is one reason why more than half of the Luxury listings have been on the market for over 12 months. If you plan to sell your property soon, do not make the mistake of overpricing. Through our confidential property and market analysis, we can help you through the entire process.

Close analysis of the statistics supports the following conclusion: When compared to mid-year 2023, the current overall available inventory is down 24% to 44 listings with the dollar volume down 32%.

In contrast, the average sale price increased by 7% to $19.3 million, and the median sale price increased 35% to $19.5 million. NOTE: The average and median sale prices are both record breaking.

To date, there have been eight home sales over $10 million (down 36%), of which five sold for between $10 and 20 million and three for $20+ million.

2024 Luxury Home Market Inventory Level

Based on the number of sales to date in 2024, there are currently seven months of inventory.

Of the existing inventory, 28% has been on the market for more than a year. Some homes continue to be overpriced for the current market, while others do not match the value of the land they occupy.

This situation is constraining Buyers. For instance, in the $10+ million segment, Buyers may choose from 18 homes valley wide. Of those 18, three include more than 10 acres, 15 are 10+ years old, and 11 have water features. Further complicating the process, many Luxury homes only appeal to a specific Buyer—a precise pairing that requires substantial marketing.

HOT SPOT

The Westbank had half the sales to date in 2024, with four. Only one of the eight overall sales sat atop parcels with 35+ acres. Five of the sales had some kind of water feature.

With an average listing price of $17 million, and a median listing price of $17.8 million (up 27% - record breaking), the available inventory breaks down into the following: six between $10 and $15 million; seven between $15 and $20 million, four between $20 and $25 million, and one over $25 million (see most expensive home listing). NOTE: Of the 18 homes listed, only one sits on 35+ acres. Also noteworthy: 15 (83%) of the Luxury homes currently on the market are more than 15 years old.

The demand for vacant Luxury lots to date in 2024 is down 75% when compared to mid-year 2023. There was only one transaction with a dollar volume over $5 million: a 1.72-acre estate lot in 3 Creek Ranch for $7.5 million.

Available inventory of Luxury lots is down 43% at mid-year 2024 with a total of 13 single-family Luxury home sites currently listed. With an average list price of $7.42 million (down 29%), and a median list price of $7.5 million (down 9%), available inventory breaks down into the following: 12 lots listed between $5 and $10 million and one listed at $10.9 million

Of the 13 listings, four offer 35+ acres.

Two are currently under contract. One in San Rodo III listed at $10.495 million and a 35-acre parcel in Flat Creek Fishing Club for $6.95 million.

The current breakdown is as follows: 38 units in the Four Seasons Hotel; all 21 Granite Ridge Lodges; three Timbers of Granite Ridge; 72 units in Shooting Star (Lodges or Cabins); two in Snake River Lodge & Spa; six in Crystal Springs Lodge; three in the Tram Towers, two Timber Ridges, one Hotel Terra, one Moose Creek, two Granite Ridge Cabins, one Granite Ridge Homestead, and 21 units in the Town of Jackson.

At mid-year 2024, the number of Luxury condo/townhome sales were down 25% from 2023, as there were only three sales over $5 million in the first six months of 2024. All three sales were in Teton Village.

MLS shows nine Luxury units listed—six in the Town of Jackson and three in Teton Village. They range in size from 2,527 to 3,646 sq. ft., and prices range from $5.195 to $7.9 million. Why Wyoming

For a decade running, Wyoming has ranked #1 for business-friendly taxation on Tax Foundation’s annual State Business Tax Climate Index.

Wyoming does not charge state tax on personal or corporate income. And its sales tax, property tax and inheritance tax are among the lowest in the U.S. In particular, property taxes are based on assessed value. The Teton County rate is 1.2% of the property’s assessed value while the Town of Jackson rate is 0.8%.

JACKSON HOLE LUXURY REPORT GLOSSARY

MLS: A multiple listing service (MLS) is a database established by cooperating real estate brokers to provide data about properties for sale. An MLS allows brokers to see one another’s listings of properties for sale with the goal of connecting homebuyers to sellers.

Median sale price: the price of a property that falls in the exact middle of the price scale, as in there are the same number of sales above and below it.

Average sale price: the total combined dollar volume divided by the number of sales. Market value: the value of property in terms of what it can be sold for on the open market; current value.

Overall: All luxury sales in Teton County combined – homes, lots, condos, commercial and ranch.
