The demand for vacant luxury lots in 2021 did not decrease even though the number of sales did (down 11%) when compared to year end 2020. Sales totaled 25 transactions with a dollar volume of $219 million (up 6%). Five sales occurred on the Westbank; eleven sales occurred in the Gros Ventre Buttes; three North of Jackson; and six South of Jackson.

Vacant Luxury lots under contract are on par with 2020 with three lots under contract at an average listing price of $7.73 million. NOTE: Two are 35+ acres.

As previously discussed, several factors accelerated sales of luxury lots. Current luxury home inventory is down 4% with only three homes built in the last 10 years. NOTE: Only two of the 25 luxury homes currently listed sit on 35+ acres.

HOT SPOT

For the second year in a row, the Gros Ventre Buttes enjoyed the most luxury lot sales in 2021 with 11 luxury parcels (up 38%) for a total dollar value of $113 million.

CURRENT LANDSCAPE

Available inventory of luxury lots is down 12% at the end of 2021 with a total of six single-family luxury home sites currently listed. With an average list price of $9.9 million (up 18%) and a median list price of $6.9 million, available inventory breaks down into the following: five lots listed between $5 and $10 million and one at more than $10 million.

Of the six listings, none offer 35+ acres.
