Securing tenants for an unfurnished home is sometimes challenging - this property on Fulham Road had great potential, it was difficult to present it to those viewing the property without the use of furniture as a visual aid. The flat was placed on the market for rent on 14th August, and by 20th November had not secured a tenancy. This is remarkably common in locations where there is a high number of first-time tenants who won’t have their own furniture - and is often overlooked. Our team were tasked with furnishing the property on behalf of the client, and we began the process of generating interior scheme concepts and sourcing items for the project. When furnishing rental properties we are careful to ensure all items are selected with a number of important factors in mind; the monthly asking price, property style and location, desired tenant type, and the clients budget. From start to finish the entire furnishing process for this project took two weeks. A common issue in such affluent areas is the reluctance of potential buyers to place offers that meet the expectations of the property owners - and one of our projects in Wellington Court suffered from this exact problem. A large family apartment, this property spent three months on the market without success. Two Manchester suburbs, Cheadle and Didsbury, are experiencing an increase in competition from both buyers and sellers the town centre in Cheadle is a designated conservation area featuring architecture from the 19th Century, while Didsbury is considered one of Manchester’s most affluent suburbs. Two homes were recently brought forward for staging in these areas, each semidetached with three bedrooms, and within commuting distance of central Manchester. The house in Cheadle was valued at £299,950, while the property in Didsbury was valued at £315,000 - both considerably higher than the regional average. The developer’s goal was to achieve rapid sales for both properties, and the project’s brief sought to appeal to the high-end expectations of buyers in the area, while emphasising the character of the surrounding environment. The budget for staging was around 1% of the value of each home, and the entire process, including design scheme generation, item sourcing, delivery, and installation, was completed within two weeks. The homes both performed exceptionally well when marketed at the end of the staging process - the house in Cheadle was viewed a total of 9 times, going under offer at the full asking price within four days, while the
house in Didsbury exceeded the original asking price within a similar time frame. In both cases, the new owners opted to keep a number of the furnishings used in the staging of the homes.
