Ho Ho Ho Daxi Readers, As I write this Editorial I am listening to Christmas songs at Daxi HQ and getting into the festive spirit as Christmas is now just around the corner. I for one cannot wait! Many of you I know will be be planning trips back to the UK or other countries to celebrate with family and friends, but there will also be a large number of our readers remaining in the somewhat warmer climes here in Cyprus. The stunning and innovative developments were recognised for their excellence at the European Property Awards 2016-2017 at the Marriott Hotel, in Grosvenor Square, London on 28th October, 2016. Pafilia Property Developers got a Five Star Award for their project, ONE Residence, a landmark building made up of luxury seafront apartments. They wowed judges with their iconic, 37-storey residential property that dominates the skyline - towering over the trendy, cosmopolitan coastal town of Limassol. Cyprus-based Aristo Developers also won a Five Star Award in the residential property category for Rose Villa, a luxury development in Paphos Town, within walking distance of some of Cyprus’ famous blue flag beaches. Marios Makris Interior Design Consultant Ltd won a Highly Commended Award in the leisure interior design category for The Crystal Lounge Bar & Restaurant at Limassol Marina. With a breath-taking view, the dining area literally floats on water! All three Cyprus-based companies competed against the best property professionals across Europe to be awarded these impressive titles for their projects. The European Property Awards, now in their 24th year, are judged by an independent panel of 70 industry experts. They consider design, quality, service, innovation, originality, and commitment to sustainability when making their decision. The judging panel is chaired by Lord Caithness, Lord Best, and Lord Liverpool, members of the House of Lords in the UK Parliament. The European Property Awards are the region’s largest, most prestigious, and widely recognised property awards. Raymond 'Duch' Peter By now, many of you will have heard the sad news of the death of Duch Peter who was tragically killed in a car accident in Paphos during the early hours of Saturday 29th October. Duch Peter was not only a close personal friend to many of us, but a celebrity in his own right having written a book about his early life challenges 'A Fighting Chance'. He also featured on several TV programmes in the UK in previous years for his impressive ability in a variety of martial arts and fitness. Most Daxi readers however will remember Duch Peter for his incredible singing talent and many of you will have had the privilege of seeing him perform live in a variety of venues throughout Cyprus. Duchy was a beautiful, kind, gentleman with the voice of an angel. Duchy's funeral was held on Wednesday 23rd November in South East London in the UK where his body was finally laid to rest. A celebration of Duchy's life is being held on November 30th at Kama Lifestyle in Pernera and funds are being raised throughout Cyprus to help his partner Vicky and Duchy's family. Ayia Triada Cat Appeal

An agreement was signed on 1st of November 2016 between the Municipality of Deryneia and the Architect/Engineers Company, to provide consulting services and inspection of creation of the Farmer’s Market in Deryneia. The main aim of the upgrade is to create a shelter, cafeteria, recreational areas, parking areas and toilets. The Farmer’s Market first opened in June 2013 and is open every Saturday from 7am to 1pm. The market attracts producers from all over Cyprus and comes with very affordable prices and excellent quality and freshness of their products. Direct from the producer/farmer to the customer. The number of local and foreign customers is constantly increasing, making Farmer’s Market a regular social gathering.

Twinning of the Open-Air Museum of Folk Art Traditional Trades in Deryneia and the Coffee Museum in Trieste Italy Held on 18th October in the city of Trieste, Italy, twinning event of the Open-Air Museum of Folk Art Traditional Trades of the Municipality of Deryneia and the Coffee Museum at Trieste. During the event, a Cooperation Agreement was signed by the two Museums, between the Head of the Coffee Museum of Trieste and the Deryneia Mayor. In a special area of the Coffee Museum Trieste there is a presentation of traditional Cypriot coffee serving utensils, which are donated by residents of Deryneia.

Ayia Thekla Christmas Market, 12th November People saw a huge turnout of both stall holders and shoppers at Ayia Thekla's first Christmas Market at the St Thekla Restaurant by the beautiful blue church. Almost 40 artisans came to display their wares and the public responded in their droves. From freshly made mince pies, turkey and stuffing rolls to jewellery, hand crafted soaps and Christmas cards to souvenirs and a huge variety of Christmas gifts - the variety and quality was superb. Adults, families and children flocked to the market where Santa and his Elf were on hand to hear Christmas wishes and distribute those early Christmas presents to every child who visited his grotto to the sounds of Christmas music. Paralimni Dog Pound benefitted from the market's success and special thanks must go to Carole and Steve Simpson and Lisa Aston, whose original ideas and fantastic efforts went into organising the day so perfectly. Yannis and his mum at St Thekla were happily amazed at the numbers of folk who joined in the festive fun at this first Ayia Thekla Christmas Market. We all look forward to an even bigger and better Yuletide event next year, but in the meantime thanks to everyone and a very Merry Christmas. Written by Dave Hancocks 12

Pauline, who has been feeding the cats near to the church at Ayia Triada for 11 years (circa 28 cats), will have moved to Larnaca by the time this article is published. Mimosa F& P Bowling Club, Charity Cup, October 2016 The Mimosa Famagusta & Paralimni Bowling Club held its ninth Charity Cup sponsored by Paralimni Municipality, played in glorious sunny weather. This year there were 88 players from the five Short Mat Bowls Clubs in Cyprus Mimosa & Kama from Protaras, Shogun & Star from Paphos and Kiti Bowls Club. The players were drawn into teams of four, so there were 22 teams split into four groups and then played on a league basis with the top team from each group going through to the semi-finals. The team of Kevin Males and Fred Josling (Mimosa) and Jim Allison (Shogun) and Maureen Hoye (Kama) won group A. They faced the team of Gerry Edmands (Mimosa), Rod Fry (Kiti), Peter Bullivant (Star) & Phil Lodwick (Shogun), winners of group C with the latter winning through to the final. The other semi-final was between the team of Julie Dumbarton (Kama), Pam Wilson (Mimosa), Derek Smith (Shogun) and Ray Williams (Kiti) who won group B. The winners of Group D, Ann (the Witch), Males and Alison Soutar (Mimosa), Tony Graco (Kama) and Linda Fourmy (Kiti), again the latter winning through to the final. The final saw some high class bowling from both teams but there was no stopping skip Ann Males team who won 14-3 to win the Trophy. George Karas representing Paralimni Municipality donated the Trophies & presented the Charity cup to the winning team. Over €1300 was collected on the day which will be split between KEPA and PASYKAF. Christmas Without You… As we prepare for the ‘Most Wonderful Time of the Year’ as Andy Williams sings. As the tree and decorations go up and the kids (and some grown ups!) are writing their list to Santa. As we are deciding whether it’s turkey or beef for the main event. As we debate on whether to eat out on Christmas Day, with no mountain of dirty pots to tackle after a nice belly full of glorious food as all that you will want to do is snooze. The most important question of all, is with who we are going to spend the festivities with? I’m sure there are many of us who would love to have their ‘lost loved one’ sat at their table on Christmas Day, to see, hold and talk to them once again and to clink a glass with at the festive table. Birthdays, Anniversaries and Christmas are always difficult periods where we feel the void more deeply and we can become emotionally charged and waves of sadness are upon us. To be without someone who meant the world to you is never going to be easy. We adapt, we move forward but we never forget. Look at your family and friends, look at your life and look at yourself, somebody was a part of that and ultimately in some way, is still by your side. Find comfort in your memories of past Christmas’s. Remind yourself of the times of laughter and reflect on the sentimental moments that you treasure, take a breath and smile. Time is a vault of holding all what is precious to us, keeping it safe and secure. As some people travel back to the UK for the Christmas period to be amongst their family and friends, miles will keep others apart. Technology is so advanced now with applications such as Skype and Facetime, we can have both a visual and verbal presence. We can actually witness the opening of the presents, along with the reactions of joy, or maybe not depending on whether its another pair of socks! All being together at Christmas is something that we all wish for but sadly is not always possible through all sorts of different reasons. As much as life in Cyprus is so wonderful, the biggest sacrifice is leaving loved ones behind and at times of celebration having to adapt being miles apart.

Unlearn all negative and harmful beliefs that you are conditioned with because they will limit your ability to see clearly and act upon the opportunities and possibilities that lie right before your very own eyes. Opportunities, new paths, ideas and solutions exist and always did, but you must first become aware of their existence before the Law of Attraction can bring them to you. The Law of Attraction gives you what you want in life and by that I mean, it responds to your most dominant thoughts and intense feelings (whether conscious or unconscious.) Whatever you focus on, you get more of. The Law of Attraction doesn't know if you're thinking something because you want it or because you don't, it just reads the vibration of your thoughts and then gives you more of it. It is important to consciously focus on what you want, without limiting thoughts of doubt, uncertainty, fear, etc. Being aware of your thoughts gives you the advantage of becoming the conscious and deliberate creator of your life. Leafy Hedgehogs I love this time of year. The cooler weather, occasional rain, leaves changing colour and difference in the landscape and views in general. I thought I would use these changing leaves in our project this week and create a little art with them.

What you will need: A sheet of plain paper or card Glue Brown and black crayons A googly eye A good collection of fallen leaves

How to:

Step 1 - Start by heading outside armed with a plastic bag or bucket and collect yourselves lots of leaves. Oranges and browns work best but you will also need a few greener leaves too. Step 2 - Draw a large teardrop shape on your paper and ask the children to colour it in brown. This will be your hedgehog’s head and body. The body area will mainly be used as a guide as this will be covered up. Step 3 - Get your green leaves and stick these in a line underneath your hedgehog‘s body so that they can look like a grassy floor. Step 4 - Now use your browner leaves and stick these onto your hedgehog’s body. These leaves will be his prickly spines. Step 5 - As a final touch add a little black nose and a googly eye to your hedgehog’s face A perfectly prickly companion! Written by Sam Barnes. In this world, which some of us would call evil and desperate, still lives the hope of light coming upon us. In one of her most important novels, Jodi Picoult openly discusses one of our greatest complications. The issue of the raising hatred, caused by some false understanding of a hierarchical perfection, is vividly examined. Racism is one of the biggest problems that America has ever faced. The novel tells us the story of a woman of colour. Ruth Jefferson is a labour and delivery nurse at a Connecticut hospital. During her shift, Ruth begins a routine checkup on a newborn, only to be told a few minutes later that she’s been reassigned to another patient. The parents are white supremacists and don’t want Ruth, an African American, to touch their child. The hospital complies with their request but the next day the baby goes into cardiac distress while Ruth is alone in the nursery. Does she obey orders or does she intervene? Ruth hesitates before performing CPR and as a result, is charged with a serious crime. Kennedy McQuarrie, a white public defender takes her case but gives unexpected advice. Kennedy insists that mentioning race in the courtroom is not a winning strategy. Conflicted by Kennedy’s counsel, Ruth tries to keep life as normal as possible for her family. Frozen Shoulder (Adhesive Capsulitis) Your shoulder joint is made up of three bones - humerus (upper arm), scapula (shoulder blade) and clavicle (collarbone). To help your shoulder move more easily, synovial fluid lubricates the shoulder capsule and the joint (I commonly refer to this as the body’s natural WD40).

cause and underlying factors are properly investigated and treated promptly. General advice tends to sway towards using your shoulder joint as normally as possible and seek advice sooner rather than later. There is no quick fix to treating adhesive capsulitis, it is a gradual process.

Adhesive capsulitis is one of the most common causes of intrinsic shoulder pain. The symptoms tend to gradually get worse over months or years. You will typically experience shoulder pain for the first 2-9 months, which can be severe, followed by increasing stiffness which may affect your ability to carry daily activities. It occurs in about 2-3% of the general population and most commonly affects women more than men between the ages of 40-60.

Your risk of developing adhesive capsulitis increases if you're recovering from a medical condition or procedure that prevents you from moving your arm, such as a stroke, rotator cuff injury, broken arm, surgery and systemic diseases. People who have certain diseases appear more likely to develop adhesive capsulitis including: • Diabetes • Overactive thyroid (hyperthyroidism) • Underactive thyroid (hypothyroidism) • Cardiovascular disease • Tuberculosis • Parkinson's disease Patients usually report that the initial pain was nocturnal or pain associated with combined movements such as combing one's hair and reaching overhead for a seat belt. The pain then progresses to a constant pain at rest that is often aggravated by any movement of the shoulder, psychological stress, exposure to cold or vibration and changes in the weather.

There are several phases of adhesive capsulitis: Phase 1 - The painful phase - An insidious onset, usually without a precipitating factor. The pain is not related to activity, although the farthest range of motion (ROM) can increase pain. This phase can last 2-9 months, the diagnosis may remain unclear. Phase 2 - The frozen or adhesive phase - Pain from phase 1 can persist. Progressive limitation in ROM occurs in all directions. Normal daily activities can be severely affected. Hallmarks of this phase are an inability to move at great amplitude. Diagnosis is easier in this phase than in phase 1. Although phase 2 is reported to last 3-9 months, it can persist longer. Phase 3 - The thawing or regressive phase - Pain progressively decreases and limitations in ROM progressively increase over 12-36 months. It should be remembered that adhesive capsulitis is often caused by, or result in problems in other areas such as the neck, back or elbow. It is therefore highly important that the

Beating the Christmas Blues (Mindfulness) Christmas time can be stressful. It is often a time where parties, decorating & shopping can move us into a perpetual mode of doing. Christmas activities such as parties, shopping & decorating can often add stress, especially during economic hardship. Overeating & drinking can upset your mind & body, so remember to try to be gentle with yourself, keeping in mind that alcohol is a central nervous system depressant & too much can make you feel down the next day. Time constraints & time management can also cause stress. This year, you may like to try practicing mindfulness & slip from a mode of doing into a mode of undoing, a mode of being. Mindfulness arises when you pay attention on purpose without judging & it gives you the opportunity to be with what is already there as your life unfolds. By paying attention in this way and establishing an awareness of your inner & outer life, you are likely to feel calmer & refrain from acting habitually. Some helpful tips to help free you from the usual Christmas stress are listed below: Try to make time for a few mini meditations each day, just a 5-minute breathing space can be enough to help. During this time, practice being mindful by paying attention to your breath as it flows in through your nose, allowing the breath to travel to a comfortable place, such as your abdomen or down to your toes & following the breath up & out again through your nose. If your mind wanders, as it naturally will, bring it back to your breath & carry on in this way. As the thoughts come, be gentle with yourself & try observing rather than judging them, letting them flow into your mind & away again. Another helpful tip can be listing what is most important on a priority basis & learning to say ‘no’ to invitations, so that you can have energy for the important things in your life. Limit spending & enjoy free activities instead, such as window shopping. This can also help decrease stress, as can avoiding making New Year’s Resolutions which may be difficult to achieve. Instead, try to set manageable goals as this can be more rewarding, remembering to applaud yourself for achievements & trying to practice self-compassion when things don’t go as planned. In addition, enjoying holiday festivities with family & friends can help you deal with holiday stress, without forcing yourself to do too much. Getting fresh air & exercise by walking with a friend or a beloved pet are also excellent stress reducers. While incorporating these suggestions, try to remain in the present time as much as possible, avoiding ruminating about the past or worrying about the future. The way to do this is to observe the thoughts as they come into your mind, without judging them, focusing on your breath & developing a body awareness, that is, noticing the sensations in the various parts of your body & breathing into them. Often, in this process, the charge attached to your thoughts weakens, giving you another opportunity or a space for a new perspective. Developing a mindfulness practice can help build a greater calm & offer you a sense of confidence in your ability to deal with life events. It can help deepen your connection to yourself & the world, both during the holidays & every other day, leading to a more fulfilling & happy life. Increase Your PC’s Speed Christmas is approaching and it is now time to think about your New Year’s resolutions. One of them, for example, could be to have a faster PC (desktop or notebook). It would also be nice not to spend a lot of money for this purpose! But how? If your PC is not too old, let’s say 5-6 years, there are some procedures that allow you to achieve good results (it’s not that easy, so if you are not expert, get some help). 1. When we start using a new PC, it will flash up in a few seconds and all applications and windows will run quickly. However, as time goes on the more applications you install, the slower Windows becomes. The quickest solution to this inconvenience is to re-install the operative system and make your PC work like new. 2. If you are not satisfied with your PC’s speed, compared to a state-of-the-art one, you have another possibility. Replace your HD (Hard Disk) with a SSD (Solid State Drive). A SSD is a mass storage device (that is a unit that, as well as a hard disk, allows us to store data), that uses a fast flash memory (such as USB keys). Now you may be wondering, if I can store data in any standard Hard Disk, then why are SSDs so special? Well, SSDs have several advantages in comparison to standard Hard Disks. SSDs, contrary to HDs have no mechanical moving parts and this brings the following benefits: • Reduced access time: in simple terms, SSDs are faster in writing and reading data in comparison to a standard HD, which has an access time to magnetic disks 50-100 times longer than SSD. • Lack of noise, thanks to the absence of a rotating engine, as we saw above. • Lower heat output • Better shock resistance • Less chance of breakage, SSDs usually have an average lower fail rate in comparison to HDs. • Lower energy consumption, so if you have a Notebook your battery will last longer. The only real disadvantage is that for equal data storage capacity, a SSD costs more than a HD. If you search on Amazon, you can find 120Gb SSDs for €40-70, 250Gb SSDs for €60-100 and 500Gb SSDs around €150. According to my experience, after having replaced your HD with a SSD you won’t recognise your PC anymore! James Bond Cars As a big fan of Ian Fleming and his James Bond novels, along with the films, I thought I would include all of the cars that have been driven by Bond in the films for this month's article. If you have read Ian Fleming's James Bond and watched the films you would know that the order of the books and the films are totally different. Casino Royale (1953) was the first James Bond novel and in it he drove a 1930 Bentley 4.5 Litre. Ian Fleming actually died before the release of the third film Goldfinger in 1964.

Dr No (1962) - 1962 Sunbeam Alpine series 11. From Russia with Love (1963) - 1935 Bentley Mk 1V Drophead 3.5 Litre. Goldfinger (1964) - 1963 Aston Martin DB5. The Aston Martin was the most famous and also the most beautiful Bond car. It had a large array of gadgets such as machine guns, ejector seat, pop up armoured rear window protector, smoke screens, oil slick sprayer and tyre slashers. The DB stands for David Brown of David Brown Tractors, who bought the company in 1947. The DB5 also appeared in Goldeneye (1995), Tomorrow Never Dies (1997), Casino Royale (2006), Skyfall 2012 and Spectre (2015). You Only Live Twice (1967) - 1967 Toyota 2000GT. This car was a hardtop coupe but Sean Connery was too tall to sit comfortably, so Toyota made it into a convertible. On Her Majesty's Secret Service (1969) - 1968 Aston Martin DBS. Diamonds are forever (1971) - 1971 Ford Mustang Mach 1. Bond uses a loading ramp to put the car on two wheels to escape down a narrow pedestrian walkway. The Man With The Golden Gun (1974) - 1974 AMC Hornet X Hatchback. Brilliant 360 barrel roll with Sheriff J W Pepper sat in the passenger seat. The Spy Who Loved Me (1977) - 1976 Lotus Esprit S1. This car turned into a submarine and takes out a helicopter with a sea to air missile. For Your Eyes Only (1981) - 1981 Lotus Esprit turbo. This car self destructs after a henchman ignores the burglar protected sticker and breaks the passenger window. 44

Bodywork that can withstand sledgehammer blows. Just the job for Cyprus car parks! The World Is Not Enough (1999) - 1999 BMW Z8. Die Another Day (2002) - Aston Martin V12 Vanquish. Complete with adaptive camouflage and a comprehensive host of gadgets. Casino Royale (2006) - 2006 Aston Martin DBS V12. Also appeared in Quantum of Solace (2008). Spectre (2015) - Aston Martin DB10. Following being chased Bond ejects successfully from the car which sinks in the river Tiber. The final scene of the film is James Bond driving away the Q branch restored 1963 Aston Martin DB5.

LOCAL SPORTS - RUGBY UNION It may come as a surprise to some of our readers to discover that rugby union is alive and kicking here in Cyprus. There is an enthusiastic national team, The Mouflons, whose exploits can be followed not only in the local press but also through their own website, http://www.cyprus-rugby.com. The team is made up of a mix of Greek Cypriots, British and Eastern European players as well as a few from further afield. The sport was, unsurprisingly, played since the 1950s by the British and United Nations forces who set up and played in an exclusive local league consisting of six teams until 2003. The first civilian side to join the league were the Paphos Tigers who joined in 2003 and finished second in their inaugural season. They were joined in 2004 by Limassol Crusaders and Nicosia Barbarians. The eastern end of the island is a bit of a backwater as far as the sport is concerned but moves are afoot to set up a rugby union team and find a suitable venue in the Larnaca area. Trends at Christmas? The absolutely great thing about interior design these days is the trend for mixing periods and styles, and a longing for something unique in our home. We feel encouraged to be bolder in our choices, even if (or maybe because) everybody else is doing it. This does not encourage me - or possibly you - to buy a brass hall table with ostrich legs, but it seems a lot of people are buying them, and that’s by no means the wackiest item I have found in my blog and internet explorations. Now, how long this mix’n’match trend will last, I don’t know, but it was Coco Chanel who said: ‘Fashion fades; only style remains’. She was a wise bird so always buy things that you love, trend or not. What has all of this got to do with Christmas in Cyprus, you may say? Well, if you look at the magazines and shops, trends are all about getting you to buy new decorating stuff for Christmas, something you may not have the time, money or inclination for. But the great thing about Christmas decorating of the home is that it really is individual, and mixing old and new brings comforting memories and new joys together. Scouting around the internet, Country Living’s Christmas table ideas (published in August this year!) are simple and fun, and can set the theme for the rest of the house. I really liked the small wooden box as a table centrepiece for filling with foliage and/or decorations because you can use it to ring the seasonal decoration changes throughout the year either on the table or anywhere else in the house, for that matter. Would you ever dream of re-decorating your walls, cupboards or doors just for Christmas? Daxi Compost Corner

Christmas is here again and I thought it might be an idea to make some decorations from things you can find in your garden. Pinecones always remind me of winter and there are lots of things you can do with them, even placing some in a bowl on your table with a sprinkle of glitter creates an instant table arrangement, or spray some silver, gold or any colour to match your Christmas decorations. Alternatively, you can tie a ribbon and a bow on them and hang them from your tree. If you have friends or family coming to dinner, why not paint your pine cones and tie a tag on them with their names and use them as place settings. After dinner pop them into a basket and you have a new arrangement!

Make Your own Christmas Table Arrangement

Making your own Christmas table arrangement is very easy and cheap. The only things you would need to buy would be a piece of oasis, which when soaked will keep your arrangement watered and fresh for up to a week or two. You will also need a drip tray for your oasis to sit on. When you are making your centre piece you are going to need a collection of different leaves, berries and twigs. There are many shapes and colours of foliage with different textures - you can use pinecones, tree balls, bows and rustic pieces of wood. Small, thin, large or chunky candles can also be placed into your arrangement. I usually collect lots of different things together before I start. The first thing you must do is to hide the bottom of the drip tray the best you can by using the leaves. When I put my leaves in I always cut the stalk so that you have a nice neat edge to push into the oasis. Try to insert the stems at an angle to cover your tray being careful not to damage the oasis. The idea is to cover everywhere with leaves first, then you can start adding your finishing touches of cinnamon sticks tied with string, fake fruits or Christmas ornaments. If you fancy having a go and you are not quite sure how to do it, I will be giving a demonstration at the Corner Pin in Kapparis, on Sunday 11th of December at their annual Christmas Fair. As is our tradition at this time of year we would like to review the highlights and lowlights of 2016 to make sure you are all informed about any important changes for property owners that have taken place: • Title Deed transfer fees are now permanently reduced by 50% for properties where no VAT is applicable, and to zero where VAT has been paid (even if paid at the reduced rate of 5%). New rates are now 1.5% on the first €85,430, 2.5% on the next €85,430 and 4% thereafter. • Immoveable property tax in 2016 was reduced by 75% from the bill of 2015 and there are plans to abolish it in 2017. It is still important that you register to pay your IPT if you haven’t done so already. • The number of properties sold in the region is showing solid and sustained growth both from foreign and domestic buyers. This has also translated into our first quarter of rising prices since 2009. The growth was small, just 1%, but it is a step in the right direction! • The trapped buyers law is now delivering results and many of our owners have successfully received their title deeds with the assistance of the procedure. Many more are in the pipeline and we expect significant progress next year. All in all it has been a very exciting year and the mood is extremely positive going forward into 2017. Communal Property Advice 4 While there are many benefits to owning a property in a communal building, development or resort, there are also additional concerns. Your fellow owners and neighbours become part of your investment, almost as if they were indirect partners. They can negatively affect your investment as much as a bad business partner can affect a business.

Regulations? The standard regulations from the communal property law do not specify where the AGM should be held, or restrict its location to Cyprus. However, if your property has submitted custom regulations, these should be checked to ensure there is no restriction on holding the AGM outside of Cyprus.

This is why it’s essential when purchasing property with communal facilities that you properly understand the unique aspects relating to communal property ownership.

This issue: Selecting the AGM Location If you missed it in last month’s article, I discussed the importance of planning for the maintenance of your communal building/resort. In this issue I will discuss how to get owner involvement by increasing attendance at the Annual General Meeting. Lack of involvement by property owners is a serious problem. Important items can be overlooked and payment rates decreased when individuals are unaware of the condition of the property, financials, maintenance, budgets etc. Our most successful developments are the ones with active committees and high attendance at their AGM’s. They benefit from healthy communal funds, proactive maintenance and site improvements because owners are aware and actually feel involved in their investments. Location, Location, Location? The first instinct when selecting the venue for the Annual General Meeting is the development/building itself especially if there are a large number of Cyprus Resident owners. However, many developments built in the last 15 years relied heavily on overseas investors. Usually a development would have been marketed by a developer/sales firm to a particular market and of course, one of the most popular markets to promote Cyprus Investment Property is the UK. Most overseas property investors rarely visit their properties and travelling to Cyprus for the purpose of attending the AGM is both expensive and time consuming. As a result of this, AGM’s can be very poorly attended. Where the majority of owners are located outside of Cyprus, I advise our clients to consider holding the AGM in that location. For example, where a development is owned primarily by UK Investors, popular AGM locations are Birmingham or Milton Keynes due to their central location and easy transport access.

Stuffing’s for Christmas Christmas is the time of year for gathering friends, family and loved ones to sit around the table laden with all your favourite Christmas food. The secret of a carefree Christmas is in planning ahead and preparing in advance, so make lists and plan your dates well in advance. I am going to give you a couple of recipes for stuffing the Turkey, they are really easy to make and the both is delicious when served with your turkey dinner. My Christmas will be spent with my family, wife, children and grandchildren. Wherever you are spending yours, may I wish you all a very merry Christmas. CHESTNUT STUFFING (makes about 400gms) Ingredients: 40 grams of butter 1 tablespoon of olive oil 1 large white onion, chopped small 450 grams of cooked chestnuts (Kokkinos usually stocks them for Christmas) chopped up very fine 50 grams of fresh white breadcrumbs 3 tablespoons of fresh orange juice ½ teaspoon caster sugar Grated nutmeg or nutmeg powder Salt and pepper to season Method: Heat the butter and olive oil in a saucepan and put in your onion. Cook them until they start to soften, this should take about 3 mins. Remove from the heat and mix in the chestnuts, breadcrumbs, orange juice, grated nutmeg or a pinch of powdered nutmeg and put in your caster sugar. Season with salt and pepper. If the stuffing is warm, allow to cool and then stuff the neck of the turkey. CRANBERRY AND RICE STUFFING (makes about 450 gms) Ingredients: 225 grams of long grain rice (Uncle Bens) washed and drained 600 ml of chicken stock 50 grams of butter 1 tablespoon of olive oil 1 large white onion chopped small 150 grams of frozen cranberries (you may get some fresh ones around Christmas in supermarkets but you can use either) 4 tablespoons of orange juice 1 tablespoon of chopped parsley 2 teaspoons of dried thyme Grated or powdered nutmeg Salt and pepper to season Method: Place your stock in a saucepan with the rice and bring to the boil. Then simmer for about 15 mins. Once cooked, tip the rice into a mixing bowl. Place the butter and olive oil into a saucepan and put on the heat, add in the onion and cook till soft, this should take about 3 mins. Add the onions to your rice. Place your cranberries and orange juice into a saucepan and if using fresh cranberries cook until just soft, if using frozen just warm through. Put them in bowl with the rice and onions, then add your parsley, thyme, nutmeg and season. Allow to cool and stuff the neck of your turkey.

Portfolio Management I talk to people a lot about managing their portfolio, in particular about how best to make sure that diversification is high on the agenda when building your portfolio for the long term. Portfolio management is very different for everyone and is dependent on each persons’ attitude to risk, expected return, timeframe, financial means and most importantly financial goals. How best do you diversify your portfolio to have the best chance to meet those goals: Most people will choose a combination of stocks, cash, property bonds and mutual funds. These should all vary in their level of risk. We should not be restricted to picking only FTSE 100 stocks or similar, in fact the complete opposite is more likely to give the peace of mind that most people seek for the planning of their longer term financial goals. A choice of different asset classes with different returns will ensure that while one class is underperforming another is providing positive returns. This doesn't presume that you should only load your portfolio with high risk stocks. In fact you should vary your choices as much as possible for example, by geographical area, country, industry, company size (large cap and small cap) therefore reducing the risk to individual to individual companies or countries. Most financial advisers will tell you that diversification will not ensure against losing money but having a diversified portfolio is the best way to reach longer term financial goals such as retirement planning or succession planning while reducing the risk, although there will always be an element of risk however small with any portfolio and this should be taken into consideration when constructing your portfolio or taking advice from a professional on how to. A key question that is always asked is, “how many stocks should I buy”? The theory tells us that once we have more than 10 different stocks in our basket we are approaching optimum diversification but again you need to ensure that these stocks are chosen from different geographical locations, different industries and different sized companies. Ensure that you are properly diversifying your portfolio and not just loading it with 10 or more emerging market stocks or other high risk investments In the end there is no one size fits all portfolio model that will be perfect for each investor. Instead we must all take into account as I mentioned earlier, our financial goals, our financial means, our investment knowledge and/or experience and of course our appetite for risk. All of these factors will dictate what a diversified portfolio means to us individually and ensure that we have the best chance of meeting or exceeding our long term financial goals.

Santa’s Christmas List As a child the most important part of the run up to Christmas was the writing of ‘The List’. It required a great deal of thought especially as I got older and realised it was not so much of a shopping list, but rather a few ideas for Santa, Mum and Dad to select from. The Argos catalogue played a large part in the compiling of the list & I would spend hours poring over the 'book of dreams'. One year my Mum gave me an old copy for me cut out pictures to make a Christmas collage of the things that I liked (I now realise this was a great way of passing the time and keeping me quiet!). I remember presenting my carefully constructed list to Mum, a list that filled a whole A4 page - I'd basically copied everything out the book! I think I'd listed every annual, along with more toys than I could have fit into my bedroom! With amusement Mum asked me to highlight my favourite things and if I could maybe narrow it down a little! Then of course we had the TV adverts - amazing toys that you just HAD to have! They all looked so good and we didn't realise that they were never the same in real life. Care Bears, My Little Pony, Popples, Sindy and Barbie - we all fell for the fabulous marketing campaigns! I recently found some vintage Argos catalogue pages online which are an amazing snapshot of time gone by. The products, the pictures and fashions seem hard to believe now. I was also shocked at the prices, I would have assumed the toys would have been much cheaper in compassion to today's prices. It's a little different for my boys as they don't see English adverts and we don't have an Argos book. They don't go to the shops and they are not bombarded with advertising. This year is the 1st time they have been to a toy shop (one which tends to mainly be full of overpriced plastic tat rather than brands we know and love) so they don't really know what there is to want! This is generally refreshing and it means that they are not continually demanding expensive toys but it does make buying presents more of a problem! I spent hours online last night looking for inspiration and usually being thwarted by stupidly high postage charges to Cyprus, or just them refusing to deliver at all. In the end I eventually solved the problem with one big Amazon order (total postage £18) and a couple of Ebay bargains. So in fact I think I may still be better off, no need to walk up and down the high street and be tempted by Argos, Toys R Us etc. Now I all have to do is maybe make a few subtle suggestions when they write their letters to Santa! As for me, of course I don't write a list anymore, I did for many years even after leaving home. I've always been a big kid at Christmas time and loved the surprise so I always wrote several things down for my Mum to choose from, ensuring I would still have a surprise. Now I struggle to come up with even a few suggestions much to my Mum’s frustration!


Gatehouse Singers

It is with great sadness that we have to report that the Gatehouse Singers have disbanded. We had no response to our call for another Musical Director to replace the (almost) irreplaceable Peter Day. Many of our singers had to suspend their attendance for various reasons, so it was decided that we would go out on the high of the Proms by the Beach event! Some of us may still sing as an informal group at some of the local Christmas events, but not as the Gatehouse Singers. If, in future, a Musical Director can be found, it would be lovely to think that we can restart, maybe under another name and with new ideas - watch this space and advertise our vacancy for us! Pet of the Month Here is Arthur. He’s hoping his Christmas will be a happy one this year! Arthur is a very handsome young dog of mix breed. His shoulder height is 55cm and he was born in November 2015. Arthur is one of many who has been saved from a pound which was due to euthanize him. He has been at Argos sanctuary some time now, probably because he is a big dog and people tend to want to adopt the small cute fluffy dogs. Arthur is quite a character - loving, sociable, playful and an absolute joy. He will make a very loyal friend to anyone who has time and love to give him. It is quite likely that your friends had been feeding Hugo something other than what he was used to at home. Therefore, in this case causing constipation rather than triggering a bout of diarrhoea. Tell your friends to stick to the original diet that your dog is used to having at home. I suspect that he was given food from the family dinner table or maybe even bones as a treat. If he is not used to this sort of food it could have been difficult for him to digest it and possibly disagreed with his stomach as well. Insist that your friends stick to his usual diet of dried dog food and tell them not to give him any bones or table food. Remind them that chicken bones cause constipation and are also dangerous because they can splinter and get lodged or pierce his intestines, as well as in his teeth and gums. Quick tip - if constipation occurs again relieve your pet by giving a bowl of cold milk straight from the fridge. I hope I’ve put your mind at ease and you can now enjoy your Christmas vacation. You're tired and struggling to see the point of some things on the 6th but you don't have a lot of give-up-and-quit in you either.
