HIGH PEAK BOROUGH COUNCIL

Buxton Cresent Hotel Location: Buxton, Derbyshire Completion date: 2020 Value: £60m

The development converted the Crescent and Natural Baths - into a 5 star, 79 bedroom luxury Hotel and Spa that offers visitors a rare opportunity to receive spa treatments using spring water delivered at source. Our works also involved the restoration and extension of the Natural Baths and restoration of the Pump House, both Grade 2 Listed. We also prepared a fully designed tender package to RIBA Stage H (as it was, now RIBA 4c) and then carried out monitoring role on behalf of the client. As the spring water is naturally warm we also designed a system to harness this heat prior to it going offsite to the Nestle factory. This heat is used in preheating the domestic hot water for the hotel. This was achieved by indirectly capturing the heat via a plate heat exchanger. As the heat captured is considered low grade we raise its temperature via a heat pump that takes the water from circa 10-20C and to 55C.

Throughout the construction we have worked closely with the Client, Main Contractor and M&E to review and agree alternative installation methods. This was partly due to the specific challenges of the project that came to light during the works as voids, and walls were opened up for the first time in over 70 years. The unique features of the building made traditional installation method difficult. Therefore the main pipework distribution systems through the floors are changed from copper/steel to up-to-date PEX pipe systems. This satisfied the challenges of the project due to its ability to meet the demands of long pipe runs with minimal joints, along with easy and quick installation. The full-bore fitting system provides improved flow rates over other similar systems ensuring the associated energy costs are minimised. Working within a Grade 1 listed building and having to adapt design on a regulator basis as the building fabric was opened up. Our involvement during the construction phase allowed us to undertake on site design changes and develop services with the contractor during the install. We have found when working on old buildings, particularly listed ones that a working relationship has to be established between all the disciplines and stakeholders so that the very best solution can be achieved. Therefore an honest and clear dialogue will ensure that the best holistic decisions are made not only for the short term but also ensuring that the building can be sustained as a heritage asset long into the future.

The Crescent, is a Grade 1 Listed Building, built in the 18th Century. The façade of the Crescent forms a dramatic arc facing south east, built as a unified structure incorporating a hotel and five lodging houses with a grand assembly room in the East pavilion, which still exists to this day in it’s original form. The Assembly Rooms became the social heart of 18th Century Buxton. The Crescent faces St Ann’s well where warm spring water has flowed for thousands of years. Subsequent development has included the construction of the adjacent Natural Baths and Pump House (both Grade 2 Listed).


CENTRAL BEDFORDSHIRE COUNCIL

Dunstable Leisure Centre Location: Dunstable, Bedfordshire Completion date: 2019 Value: £21m

DB3 were appointed by Central Bedfordshire Council to complete a Feasibility Study investigating options for the refurbishment of Dunstable Leisure Centre. The existing leisure centre, constructed in 1974, requires significant refurbishment to extend its life. During the initial stages of work a range of surveys were completed to assess the condition of the building structure, plant and fabric. These surveys identified a number of issues required to be addressed. Five options were then prepared, ranging from a basic refurbishment in order

to keep the building operational, through to a refurbishment with new build incorporating additional facilities, to complete replacement. Early in the feasibility process, it was recognised that the proposed redevelopment presented an opportunity for co-location of other council services, most notably the library, which also requires refurbishment. The indoor bowls hall was identified as the most suitable area to accommodate the library. A separate study was completed to identify options for alternative indoor bowls provision.


ARGYLL & BUTE COUNCIL

Helensburgh Leisure Centre Location: Helensburg, Scotland Completion date: 2022 Value: £22m

We assessed the site’s existing infrastructure to devise an efficient strategy using our client’s available resources. Our team analysed and reviewed every option for the heating and cooling, considering the use of heat from sewers, ground source heat pumps, air source heat pumps, Biomass, solar thermal and district heating. The most economically viable option for heating this building was CHP. The base load for heating and the anticipated carbon saving per year is around fifty tonnes against grid supply electricity. This solution exceeds the local authority’s

requirements, despite affecting our initially much higher targets to reduce carbon. The mechanical strategy was enhanced by a robust fabric-first approach where all building elements were specified to surpass the design guides for thermal and air tight performance. The client adopted BREEAM good practice throughout by using water-saving devices, metering, and minimising light pollution to meet Dark Skies conditions. Lighting is energy efficient LED with automated controls.

BRADFORD METROPOLITAN BOROUGH COUNCIL

Wyke Community Sports Centre & Cycle Track Location: Bradford, West Yorkshire Completion date: 2022 Value: £5m

City of Bradford Metropolitan District Council (CBMDC) have appointed DB3 Architecture as Design Team Lead for the Wyke Community Sports Village project. The proposals include for the provision of a new local community sports facility which will include a close circuit cycle track (lit), other cycle facilities, storage, outdoor sports pitches and an artificial grass pitch (floodlit), amenity grassed areas, pavilion building containing changing and community facilities, associated parking, external lighting and general, maintenance and emergency access routes. Due to the demolition of the Richard Dunn Sports Centre, Bradford will lose the closed circuit cycle facilities located at that venue. The proposals will replace these facilities with a purpose built closed

circuit cycle track and pavilion as well as the incorporation of and enhancement of the existing outdoor sports facilities currently located at the site of the former Wyke Manor School. Facilities :

LEE VALLEY REGIONAL PARK AUTHORITY

White Water Centre Location: Waltham, London Completion Date: 2013 Value: £4.6m

We modelled the building using our dynamic simulation software TAS Thermal Modelling software. This simulation provided us with the Building Regulations approval for L2A (BRUKL), the buildings EPC Rating and also allowed a thermal comfort analysis to be carried out in compliance with BREEAM and CIBSE. The Mechanical Services comprised:

Lee Valley White Water Centre was originally a facility that was constructed for the 2012 Olympics Games. DB3 were appointed for works post Olympics. There were three developments added to the site as part of our works: i) An extension to the existing building, ii) Outdoor Pavilion & iii) Canoe & Boat Store.



BRADFORD METROPOLITAN BOROUGH COUNCIL

Sedbergh Leisure Centre Location: Bradford, West Yorkshire Completion date: 2019

DB3 were asked to create a new, high quality wet and dry sport and leisure facility providing for and encouraging sport and physical activity for a diverse community. Facilities at Sedbergh Leisure Centre include:

OXFORD CITY COUNCIL

Grandpont Sports Pavillion Location: Oxford, Oxfordshire Completion Date: 2014

The development formed part of the Oxford City Council Pavilion modernisation framework. This is a new build outdoor changing facility & Community facility for existing playing fields in Oxford. The facility consist of 4 group changing rooms each with showers, officials changing, accessible changing, Community Hall, Kitchen and general welfare & administration facilities. CHESTERFIELD COUNCIL

Queens Park Leisure Centre Location: Chesterfield, Derbyshire Completion Date: 2015 Value: £10.6m

The project comprised of a 25m 8 lane pool, learner pool with moving floor, fitness suite, 8 Court Sports hall, two studios and associated wet and dry changing facilities. The facility replaced an old leisure centre which was located approximately 100 metres away. The existing centre was demolished once the new building is complete. The building was procured on a single stage competitive tender basis with the M&E services being tendered on a performance specifications, Room Data Sheets and outline drawings. The building was initially modelled by our in house Low Carbon Consultant using the TAS thermal modelling software and we provided the output from the modelling to the main contractors

and their M&E tenderers as part of the tender documentation. For this project, the Council chose to include us in the novation and DB3 carried out the detailed design for the main contractor. Drawings were produced using our REVIT software. The new building benefits from a gas fired CHP plant linked to new gas fired boilers and a PV array. Initially the existing PV array fitted to the existing centre was to be reused however we have worked with the Main Contractor and the Council on the benefits of a new array of the same size which will qualify for Feed In Tariff payments. Due to their age, the existing array does not gain FIT payments.

NOTTINGHAM UNIVERSITY

The facility has been designed to provide a flexible office space with numerous M&E services to enable the occupier “Romax” to operate the building as their design / data centre.

RUGBY BOROUGH COUNCIL

Rugby Leisure Centre Location: Rugby, Warwickshire Completion Date: 2013 Value: £11m

The new centre utilises renewable technology coupled with sustainable design to provide an energy efficient facility. A sustainability review was carried out at the early stages of the project. Following this review, it was the Council’s preference to use a wood chip biomass Boiler as the main source of fuel for heating to the building reduces carbon emissions. Solar Hot Water was also utilised to preheat the domestic hot water. Lighting in the changing rooms is LED to reduce maintenance and disruption to users when lamps are to be changed.

The building and associated M&E and pool filtration were tendered on a two stage design and build contract. To obtain tenders, performance specifications were provided for the M&E and pool filtration/ moving floor with Room Data Sheets and outline drawings. To ensure Building Regulation compliance with Part L2, the building was modelled with our TAS Thermal Modelling software. The output from the software was provided to the contractors to assist them in their tendering and to give them confidence that the specified systems were sufficient to achieve compliance. The Biomass boiler is a 200KW wood chip boiler and was also the subject of a mini tender process. This included a visit to operating sites to review the boiler in use. This was then specified as part of the tender documents. The Building achieved an “A” Rated EPC on completion.

Towards the end of the construction of this new leisure centre, the existing centre was decommissioned and demolished. The new centre provide new facilities: Main 25m 8 lane pool, studio pool with moving floor, Fitness Suite, Dance studio, multi use studio, wet and dry changing facilities, 8 court sports hall, climbing wall, cafe and general facilities.

Wind Farm Control Building Location: UK wide Completion Date: 2016-2019 Value: Undisclosed

DB3 became involved with Winds Farms across Scotland and more recently in Wales and Northern Ireland. We were appointed by Tony Gee & Partners to undertake the Section 6 for Scotland & Part L for Wales Compliance checks. This involved us completing thermal modelling to review the buildings compliance with the appropriate Regulations. As the buildings take 100% of their energy from the wind turbines they are considered Carbon Neutral.

We were also appointed to complete the full design of the ventilation, heating, cooling and domestic water services for each of the buildings. Part of this included providing specification and details of rainwater harvesting with suitable filtration to enable water to be used for semi potable uses such as showering, hand washing and flushing toilets. This is achieved by providing particle filtration down to 35microns followed by UV sterilization. Bottled water was recommended for drinking purposes due to the location and sporadic use of the buildings.


YMCA ENGLAND

YMCA High Wycombe Location: High Wycombe, Buckinghamshire Completion Date: 2014 Value: £65k

The building at YMCA was constructed in 2006, it is a three storey social housing block with central plant room serving around 28 flats. DB3BS became involved in 2011 following consistent problems with the heating and hot water system since building completion. The problem was down to lack of circulation from the plantroom to the flats. Following site survey B3BS developed a scheme to modify the existing pipe work configurations within the boiler room and within the general services risers. The following 12 months the existing boilers plant failed continually. Since completion in 2006 the boilers had consistently been failing and require extensive servicing to keep them going. The boilers were replaced in September 2013 with new condensing heat only boilers. The Mechanical Services comprised:
