3400 CITYLINE
At 3400 CityLine, DBR worked with BOKA Powell to provide Mechanical, Electrical, and Plumbing design as well as LEED consulting services for the new 316,000 sf facility in Richardson, Texas. The 5-story, tilt-wall office building features best-in-class finishes with unmatched access and visibility distinguishing this project among surrounding office developments. The cost-effective tilt-wall panels are covered floor to ceiling with spandrel glass to provide a high-end appearance. The building features 60,000 sf floor plates and a 2-story atrium connecting the North and South entrances with a premium deli and lounge area, fitness center, a 40,000 sf exterior courtyard. Adjoining to the building is a 434,000 sf, 7-story, pre-cast open parking garage with space for 1,500 vehicles. The project achieved LEED Gold.

DBR is currently working with Powers Brown Architects, OHA, and Hoerr Schaudt to provide Mechanical, Electrical, Plumbing, and Technology design services for the core and shell build-out of the former Barbara Jordan Post Office in Downtown Houston, Texas.
The existing facility will be transformed into a new $95 million, 550,000 sf, mixed-used facility which includes retail, food hall, market, Opry entertainment venue, art exhibits, restaurants, bars, co-working space, and a park on the building’s rooftop. This new development plans to revive the city’s north downtown neighborhoods.

DBR worked alongside Ziegler Cooper Architects to provide Mechanical, Electrical, Plumbing and Technology design services, as well as Commissioning and LEED Consulting services for a new 100,000 sf, 2-story industrial and office facility for Endress + Hauser.
The Swiss engineering and instrumentation device maker’s new building is located on 17-acres in northwest Pearland, Texas along Beltway 8 and Texas 288 and includes office space, employee and customer training spaces, lounge area, catering area, and lab and warehouse space for product calibration and repair. This first-class facility will be home to approximately 110 employees, including management, engineering, sales, operations, and administrative personnel and is expected to achieve LEED Silver.

DBR worked alongside Gensler and Kirksey Architecture to provide Mechanical, Electrical, and Plumbing design services for four new Class A office buildings on a 66-acre mixed-use development. DBR and Gensler worked on One, Two, and Three Hughes Landing. One and Two are both LEED Silver, 8-story, 205,000 sf buildings featuring adjacent parking garages, high-end lobbies, a fitness center, conference center, conference room, deli, and direct access to many amenities within the mixed-use development. Three Hughes Landing, a 12-story, 340,000 sf building includes a parking garage, conference and fitness center. 1725 Hughes Landing, completed with Kirksey, is a LEED Registered, 12-story, 20,000 sf building equipped with a deli, fitness center, tenant lounge, and large conference room.

RESEARCH FOREST LAKESIDE DEVELOPMENT

DBR worked alongside Ziegler Cooper to provide Mechanical, Electrical, and Plumbing design services for four new Class A buildings on the 77-acre, mixed-use development. Building 2 is a 3-story, 67,896 sf building which attained LEED Silver. Building 4 is a 12-story, 297,827 sf building which attained LEED Gold. The building includes a fitness center, and shares a pedestrian walkway and parking garage with Building 5, an 8-story, 200,071 sf headquarters for the International oil and gas production company, Repsol. Natural lighting, optimized HVAC and lighting control energy performance, and water use reduction sustainable design features allowed the building to achieve LEED Gold. The most recently designed, Building 9, is a 6-story, 139,404 sf office building with a connected 4-story parking garage.
