The Place-to-be in Metro DC P

otomac Yard, the most ambitious development in Alexandria’s recent history, adds a new dimension to the Metro DC map. Pulte Home adds to that dimension with distinctive luxury garage townhomes and urban loft townhome condominiums. Join the first homeowners who made Potomac Yard their “place” of residence in December of 2011.

Located in the City of Alexandria along the Potomac River, the land was once home to one of the busiest rail yards in the U.S. A thriving freight operation center from 1910 to 1992, Potomac Yard served six major railroads including the B&O. The 168 acre property has been repurposed and will offer a variety of housing choices, retail stores, offices and hotels accompanied by recreational resources. Ranging in price from the $500s to the $800s, Pulte offers several floor plans to choose from. Each unique home boasts open, spacious living areas. Chef’s kitchens invite impromptu or elaborate dinners and elegant master suites with spa-inspired baths become private retreats. In keeping with the long history of the site, the homes will incorporate architectural characteristics that reflect a rich and varied history of styles and periods. Seamlessly integrating into the surrounding environment, the homes will be surrounded by gardens, jogging paths, fitness trails, and picnic areas. Basketball and tennis courts, soccer fields, playgrounds and a dog park will offer outdoor activities for all members of the family! For those not as excited about team sports, a mile long walking trail will run along the eastern side of the development as part the City’s largest park.

Potomac Yard serves those who want everything close at hand. Homes are walking distance to the Potomac Yard shopping center. There you will find many retail shops offering clothing, shoes, electronics, books, home furnishings, pet supplies and more! There is a large grocery store in addition to services including haircuts and mobile phones. The many restaurants should suit all tastes. You won’t have to go far for entertainment - there is even a movie theater! All that Washington, D.C. and Old Town Alexandria have to offer are just a few miles away. Potomac Yard is close to the Braddock Road Metro station and there is the possibility of a Metro station on site in the future. Significant traffic improvements are planned for those who cannot always walk or take advantage of the Metro system. For those who need to travel farther away, the site is just minutes from Reagan National Airport. A spectacular setting for modern living, Potomac Yard is within easy commuting distance to the Pentagon, Joint Base Myer-Henderson Hall and The Washington Navy Yard. A history of success, a future worth watching – Stanley Martin Homes

C

ontinuing its tremendous sales growth into 2012, Stanley Martin Homes gives homebuyers what they want and their competition a run for their money.

In 1966, Martin K. Alloy aimed to create a homebuilding organization that combined the flexibility, entrepreneurial spirit and personal touches of a local business with the strengths and finances of a large, established corporation. 46 years later, Alloy’s business plan for his company remains a core of the company’s philosophy and the key to their success. “To provide our customers with leading home designs for the best value, built with construction excellence, and delivered with the highest level of professional service.” Steven B. Alloy, Martin’s son, who has served as President of the company since 1998, will affirm that this mission statement is more than words on a website and sentences on a sales brochure – this mission is what drives the everyday decisions and strategic direction of the company. • Leading Home Design for Best Value: Stanley Martin invests their design dollars on curb appeal and functionality. Homes are designed and built for the way people live open floorplans, generous cabinet space, walk-in closets, and sold at a fair price. • Built with Construction Excellence: Stanley Martin has analyzed their building processes and implemented plans to decrease cycle time, increase efficiency, maintain their reputation for quality, and exceed the expectation of our customers.

buy their next home. The company’s unwavering commitment to this mission has earned them a spot as one of the largest builders in the DC Metro market. Delivering 402 new homes in 2011, a 9% jump from its 368 closings in 2010, Stanley Martin stands poised to continue their sales success. Selling 34 homes in January 2012, Stanley Martin surpassed even its January 2005 and January 2006 “bubble year” sales results, indicating that this too could be a banner year for the regional homebuilder. Alloy attributed the sales surge to “record low mortgage rates, compelling home prices, and rising confidence as consumers increasingly are choosing to take advantage of the best buying opportunity in a lifetime.” When asked to differentiate Stanley Martin’s success from its competitors, Alloy continued, “Stanley Martin’s success is due to offering the newest home designs and features in the neighborhoods and locations most sought after by home buyers.” Given their continued sales growth and sound financial backing, Stanley Martin is slated to open ten new communities this calendar year and has expanded their reach into the Montgomery County, Prince George’s County and Washington, DC submarkets, in addition to the four core counties where they historically build; Fairfax, Loudoun, and Prince William Counties in Virginia and St. Mary’s County in Southern Maryland. It’s been a storied past for Stanley Martin Homes and as for their future, well that’s something to watch. MARCH 2012

Home ownership – “The American Dream” How to evaluate your homeownership goals BY JEFFREY S. DETWILER,

PRESIDENT AND COO OF THE LONG & FOSTER® COMPANIES

The residential real estate market has been a swiftly-moving target for some time now. It’s hard to know what headlines to believe, what market data applies to you and how you should position your homeownership goals for the future.

The Recovery Begins With everything we’ve been through in the last several years, how do you begin to evaluate whether now is a good time to buy or sell a home? Take a look at the facts so you can put your own personal situation in the context of the broader market dynamics. Throughout the Mid-Atlantic region, home prices have stabilized with many areas in the greater Washington, D.C., and Baltimore regions showing positive year-over year gains in home prices. The region is also leading the economic recovery in terms of job growth. Real estate is a local industry based on local market conditions. Other parts of the country may have legitimate and more significant housing challenges to address, but the Mid-Atlantic region considered alone shows a much more positive view of economic—and specifically housing—recovery.

Rates Remain Low

While nobody knows what the future holds, we are likely to look back at this time and recognize it as a historic time for qualified buyers to trade up or buy a new home. Mortgage rates are among the lowSPRING RELOCATION - ADVERTISING SUPPLEMENT

est we’ve seen in about 50 years— giving home buyers and investors alike the opportunity to purchase properties for the same borrowing costs enjoyed by their parents or grandparents. These record-breaking rates may not stick around for long, however, as industry experts are forecasting increases in mortgage rates in 2012.

Information Equals Better Decisions At Long & Foster, we believe strongly that better real estate information leads to better buying and selling decisions. We produce hundreds of ongoing local and regional housing reports—called The Long & Foster Market Minute® reports— and provide them publicly on our website. It’s more valuable for you to know sale price, inventory information and other market data for your neighborhood than it is for you to base your home buying or selling decisions based on national statistics or opinions. And with SMARTMOVE® for Military Families, you are eligible for a cash rebate at closing, as well as the assistance of a knowledgeable agent who is highly experienced in military-related homeownership. With a knowledgeable Realtor® in your corner and relevant, local market data at your fingertips, you can clear away the conflicting reports on a national level and judge on your own whether the housing market offers you an opportunity to trade up or buy a home for the first time. “Home is where the Harbor is”

uilt of a scale rarely seen, National Harbor is the D.C. metro area’s newest premier waterfront community, just steps away from the Nation’s capital city. With over 4.8 million square feet of space, National Harbor’s urban waterfront setting includes fine restaurants, hotels, convention space, shopping, office space, residences, marina, the Harborwalk boardwalk and piers, friendly plazas, and tree-lined walkways.

With its line-up of luxury condominiums, high rise apartments and town and manor homes, all providing breath taking views of the Potomac, there is surely a home to suit all lifestyles and budgets. All housing is new or recently built and features such amenities as gourmet kitchens, hardwood floors, oversized windows, balconies and rooftop terraces, pools and fitness centers. Dining in or out has never been more convenient with a broad array of restaurant options (that also provide home delivery service!) and a gourmet grocer on site. National Harbor offers nearly 30 dining establishments including Grace’s Mandarin, Rosa Mexicano, Bond 45 Italian Steakhouse, Fiorella’s Pizzeria e Café, McCormick & Schmick’s, Old Hickory Steakhouse, Thai Pavilion, and Ben & Jerry’s. Or, for a cozy night in, the neighborhood grocer can deliver flowers, wine and fresh ingredients for a home-cooked meal. 1031320

just steps from their front door. There are currently over 40 retail stores including Fossil, Swarovski, South Moon Under, Godiva, Jos. A. Bank, and Stonewall Kitchen. And with the future addition of Tanger Outlets, other high-end retailers such as Nike, Coach, Saks Fifth Avenue Off 5th, Cole Haan and Tommy Hilfiger will be right next door. Entertainment options abound with everything from active sport and water activities to art galleries, live outdoor concerts and movie nights, and even Cirque du Soleil. Those seeking an active nightlife only need walk along the tree-lined avenues to feel the buzz from venues such as Bobby McKey’s dueling piano bar, Cadillac Ranch and Public House. The ultimate in posh nightclubs awaits at Gaylord’s Pose Ultra Lounge, where exotic cocktails are served in a plush setting overlooking the city lights of the nation’s capital. Located less than 15 minutes from the U.S. Capitol, National Harbor offers future residents quick and easy access to employment in downtown Washington, D.C., office markets in Alexandria and Northern Virginia, and the major employers in Prince George’s County, such as Joint Base Andrews – Naval Air Facility (formerly Andrews Air Force Base), home of Air Force One. Residences start at $199,000 and go to over $1.5 million (www.NationalHarborLiving.com). National Harbor is a destination in its own right and offers the possibility to live, work, shop and entertain all in one place. MARCH 2012

Gibson’s Grant - Convenient location, natural beauty

G

ibson’s Grant is located on the Chester River and Macum Creek, just three miles from the Bay Bridge. A large coastal woodland tract, granted to John Gibson by King William III in 1658, was expanded to 250 acres with the purchase of a neighboring property and is now the site of an awardwinning, planned Eastern Shore new homes community, named for the original land grant. The ideal location and serene setting are hallmarks of the award winning property that features an historic, threestory 1760’s vintage brick manor house, that serves as the Gibson’s Grant Welcome Center.

“Many of our home buyers are attracted to the convenient location – a primary draw – but also appreciate the natural beauty of the area,” says Mike Burlbaugh, vice president of Elm Street Development, the private real estate partnership behind Gibson’s Grant. “Gibson’s Grant is based on traditional neighborhood design principles. This style of planned community offers enhanced livability, promotes a walk able plan throughout the neighborhood and encourages preservation and incorporates green spaces. The design philosophy fits with Kent Island’s natural environment,” adds Burlbaugh. Residents have access to a 55-acre park that buffers the development’s entrance, maintained by the Chesapeake Bay Environmental Center. The community won the Home Builders Association of Maryland’s 2008 Community of the Year award, and was named the Environmental Project of the Year in 2007 by the Land Development Council of the Maryland National Capital Building Industry Association. According to Burlbaugh, the development enjoys steady traffic from homebuyers despite the lagging economy. Prices range from mid $300,000s to more than $1 million. “This part of the Eastern Shore has always been a playground and retreat from the more hectic pace of larger cities in the region,” maintains Burlbaugh and buyers are responding very favorably to the MARCH 2012

Kent Island locale. The area enjoys a low crime rate, good school systems, lots of local shopping options and is also the site of a recently opened branch of a large regional medical center.” Lending historic charm and character, many of Kent Island’s notable structures have been thoughtfully preserved. In nearby Stevensville, the Historic District, along with several buildings in town have been included in the National Register of Historic Places including historic Cray House and the former Stevensville Post Office, currently home to the Kent Island Heritage Society. Community amenities include a clubhouse and pool, a fishing pier (due later this year), kayaking access to Macum Creek and plenty of open space featuring walking trails and direct access to a bounty of nature by virtue of its tranquil, Chesapeake Bay setting. Just 30 miles to Fort Meade, 15 miles to Annapolis, 40 miles to Baltimore and 45 miles into Washington D.C., Gibson’s Grant offers discriminating buyers a close in commuter location and a peaceful retreat to call home.
