Your Guide to Los Angeles

Market Performance & Analysis The hottest market can get hotter. In the first quarter of 2022, single-family home prices reached an all-time-high average price per square foot, while condo prices in the Los Angeles market reached record highs in terms of median price and price per square foot. When compared to the first quarter of 2021, single-family homes sold faster in every neighborhood, and median price and price per square foot increased in nearly every L.A. neighborhood. Condos followed suit, with an increase in price per square foot in every neighborhood where condos sold during the quarter. The number of single-family homes sold declined 9% year-over-year but must be viewed in the context of the current historically low inventory, which decreased 30% year-over-year. Condo sales actually increased despite a decline in inventory, which further highlights the demand in the area. The lack of single-family homes is putting upward pressure on condo demand, as buyers must compete for the limited inventory. So far, rising mortgage rates have not negatively affected demand or prices, but as rates continue to rise, we may see demand soften. Q2 2022 will test the market’s appetite for record-high prices with potentially the highest mortgage rates we’ve seen in more than a decade.

Explore Your Neighborhood Westside Area In the first quarter of 2022, the median single-family home price and average price per square foot in the Westside market reached all-time highs. After some price cooling in the back half of last year, we are seeing demand rebound as buyers work to lock in lower mortgage rates. Single-family home price per square foot rose in every neighborhood in Westside L.A. compared to Q1 2021. Like single-family homes, condo prices reached all-time highs in terms of median price and price per square foot in Q1 2022. The number of single-family homes and condos sold declined year-over-year, which isn’t surprising given the 38% decline in single-family home and condo inventory compared to Q1 2021. As active listings continue to decline, sales naturally decline with them. Fewer homes lead to more competition, and homes are selling significantly faster in nearly every neighborhood — and at higher prices. .

Homebuyers simply love the San Gabriel Valley. In the first quarter of 2022, single-family home and condo prices reached record highs in terms of median price and price per square foot. Almost every city had a yearover-year increase in median price and average price per square foot, and both single-family homes and condos sold at a faster pace. The number of sales has barely declined despite the record-low inventory for both single-family homes and condos. Like the rest of Southern California, the San Gabriel Valley is in a massive state of undersupply. Although inventory is starting to creep slightly higher as we enter into the second quarter — a seasonal norm — active listings have dropped 44% over the past two years. Despite recent mortgage rate increases, the lack of available inventory will likely be a larger driver of home prices in the near future.
