Your Guide to Los Angeles Market Performance & Analysis

In the second quarter of 2022, Los Angeles singlefamily homes and condos reached all-time highs in median price and price per square foot, yet sold faster than ever. When compared to Q2 2021, single-family home price per square foot increased in nearly every L.A. neighborhood. Similarly, condo median price and price per square foot rose in every neighborhood where condos sold during the quarter.

The number of single-family homes and condos sold declined 32% and 15% year-over-year, respectively, which

is a result of low inventory rather than low demand. Although single-family home inventory rose slightly in Q2 2022, it was the lowest spring inventory ever. Condo inventory continued to decline in the second quarter. In the first half of 2022, rising mortgage rates and inflation did not negatively affect demand or prices, but with mortgage rates already at a 14-year high and rising, we may see demand soften in Q3 2022.

Explore Your Neighborhood Westside Area

The median price and average price per square foot in the Westside market reached all-time highs for both single-family homes and condos in the second quarter of 2022. Single-family home and condo price per square foot rose in every neighborhood in Westside L.A. compared to Q2 2021. Mortgage rates jumped over 1.5% in Q2 2022, and because they are expected to rise throughout the rest of the year, buyers have rushed to lock in lower mortgage rates.

The number of single-family homes and condos sold declined 29% year-over-year, which isn’t surprising given the 35% decline in inventory compared to Q2 2021.

As active listings continue to decline, sales naturally decline with them. Westside L.A. inventory is rising from the all-time low it reached last quarter, but buyers are still facing significant competition. Like the rest of Los Angeles, homes are selling at the fastest pace in history.

San Gabriel Valley

In the second quarter of 2022, single-family homes and condos reached record highs in median price and price per square foot, and single-family homes sold at the quickest pace ever. Every city in the San Gabriel Valley saw year-over-year increases in median price and average price per square foot. The San Gabriel Valley seems to be immune to the economic factors affecting demand in other parts of the county. The area’s desirability is simply too high. The number of sales has declined with inventory over the past year for both single-family homes and condos.

Like the rest of Southern California, the San Gabriel Valley is in a massive state of undersupply. Although the number of sales declined with inventory over the past year, inventory rose slightly from the record low first quarter, spurring a jump in quarter-over-quarter sales: 16% for single-family homes and 28% for condos.

Coachella Valley

Coachella Valley homes had another exceptional quarter, hitting new all-time highs in price per square foot for the eighth quarter in a row for both single-family homes and condos. In the second quarter of 2022, single-family homes and condos reached record highs in median price and price per square foot. In every neighborhood, single-family homes and condos saw year-over-year increases in median price and average price per square foot.

Love of the area is unending and demand is insatiable, which has driven inventory down 47% over the past three years. Extremely low inventory caused sales to decline year-over-year. Similar to the L.A. and San Gabriel Valley markets, prices have increased in the face of rising mortgage rates. Although inventory and sales nudged higher quarter-over-quarter, supply will be the driving factor for prices going forward.
