Your Guide to Los Angeles

Market Performance & Analysis The 2021 housing market can only be described as the hottest on record in Los Angeles and Southern California. In the fourth quarter of 2021, single-family home and condo prices in the Los Angeles market reached record highs in terms of median price and price per square foot. More often than not, prices see a seasonal dip in the fourth quarter, but the desirability of the area has defied these historical norms. When compared to the fourth quarter of 2020, price per square foot for single-family homes appreciated in every LA neighborhood, again highlighting the demand for homes. The number of single-family homes sold declined slightly year-over-year, but must be viewed in the context of the current historically low inventory. The number of sales both increased and decreased by neighborhood; and, in the current circumstances, both directions make sense. Buyers must compete for the limited inventory, so fewer sales occur. At the same time, the growth of highnet-worth buyers exploded over the past two years, so sales in Beverly Hills, for example, increased dramatically year-over-year, up 83%. Conversely, condo inventory is relatively high, so sales have increased across most LA neighborhoods.

Explore Your Neighborhood Westside Area In the fourth quarter of 2021, the median single-family home price in the Westside market reached an all-time high, although we are seeing some cooling on a priceper-square-foot basis, which peaked in the second quarter of 2021. Despite some cooling, single-family home prices are still up over the past year, as indicated by median price and price per square foot, in nearly every neighborhood in Westside LA compared to Q4 2020. Condo prices reached an all-time high based on price per square foot, but the median price was slightly off-peak. The number of single-family homes and condos sold rose year-over-year, which is incredible given the 40% decline in single-family home inventory compared to Q4 2020 and the 33% decline in condo listings. Marina Del Rey, Santa Monica, Playa Vista, and Venice, in particular, experienced huge sales increases. Homes are selling significantly faster in nearly every neighborhood, which illustrates the competitive nature of these markets.

Explore Your Neighborhood San Gabriel Valley Nearly every metric indicates that everyone wants to live here, with trends being remarkably consistent across neighborhoods. In the fourth quarter of 2021, singlefamily home and condo prices reached record highs in terms of price per square foot. In fact, every single neighborhood had a year-over-year increase in average price per square foot, and most were double-digit gains (16–19% on average). Median condo prices reached alltime highs, while the median single-family home price fell slightly from the Q3 2021 peak. Homes are selling extremely quickly, and the number of sales has barely declined despite the record low inventory for both single-family homes and condos.

In every neighborhood, single-family homes and condos saw year-over-year increases in median price (27–29% on average) and average price per square foot (30% on average) — truly unique price appreciation that solidifies the desirability of the area. Like the rest of Southern California, inventory is extremely low and has caused sales to decline. In this instance, we do not view the drop in sales as a sign of the market cooling.
