All you need to do is to undertake a source of debt – by applying for a loan or credit card - and then make repayments to that debt source. What types of debt are reported on my credit report? Credit cards, loans, lines of credit, any items under collection (ex: phone bills, etc.), and some mortgages will show on your credit report. How will my credit score impact my mortgage application? Your Relationship Manager at Noventis Credit Union will refer to your credit bureau when you apply for a mortgage. They will be looking specifically at your history of managing debt. If your credit report shows you to be a responsible debtor, it is a good indicator to a lender that you may qualify for a mortgage. If there is little or no history for them to refer to, additional review or co-signors may be necessary to get a mortgage approved. GDS (Gross Debt Service) ratio formula: Mortgage payment + Property taxes + Hydro(heat) Gross family income *Where applicable, condo fees would be included in the GDS calculation. *In order for a person to be considered acceptable to qualify for a mortgage, their GDS should be below 32%.

Credit lingo Credit Score: A judgement of a person’s ability to repay debts. The rating is based on multiple factors including past debt payment history. Credit bureau: A report on past behaviour regarding a borrower’s willingness and ability to repay debt in a timely manner. This report is provided to the financial institution by an outside agency. Gross Debt Service (GDS) ratio: The total monthly mortgage (or rent) payments, property taxes, utilities and maintenance fees as a percentage of gross monthly income. Used by mortgage lender underwriters to determine one’s ability to qualify for a mortgage loan. Total Debt Service (TDS) ratio: The ratio of a borrower’s total monthly debt payments to their monthly gross income. Lenders use this ratio to determine how much of a loan a borrower is qualified for. Qualifying ratios: As calculated by lenders, the percentage of income that is spent on housing debt and combined household debt. The first qualifying ratio, called the gross debt service or GDS is up to and including a maximum of 32% of the combined gross family income. The second qualifying ratio is the total debt service or TDS is up to and including 40% of gross income.
