Welcome to Sarabah Estate Vineyard Sarabah Estate Vineyard comprises of a 20.27ha “Rural Countryside� zoned parcel currently improved with an outstanding private dwelling, a cellar door and function centre, marquee, landscaped grounds, work sheds, greenhouses, a working market kitchen garden, a citrus garden, two olive groves and two dams. This area is also well known for breeding racehorses, with very good bloodstocks. Over time extensive landscaping, vineyard GPS plotted vine trellis and a 5000 dripper irrigation installation was completed. Mansion A magnificent building, the Mansion features a large formal entry with multiple living area extending over two levels and across two wings. Currently there are approximately 5.6 hectares of vines planted on the property comprising several grape varieties. The operations involve growing and harvesting the grapes from the property then transporting them to winery, at which point the grapes are mixed or blended for additional volume required and subsequently bottled with Sarabah Estate Vineyard labels. The wine produced has historically been used by the owners for cellar door sales and consumption, private functions, weddings and sold to other specialized venues like local Cafes and notably Kooralbyn Resort. These activities would be optional for new owners.
Export Because of the specific producer’s licenses held by Sarabah Estate Vineyard, there is also an opportunity to increase potential by introducing purchased grapes from other vineyards to substantially increase your production and sales. With the correct business model potential export could be as much as 15 containers or 260,000 bottles annually.
Cellar Door & Restaurant The “Chalet” has been utilized in the past by the current owners as a cellar door, restaurant and private function center on weekends, however these activities would be optional for anyone purchasing the property. The building is a renovated core filled besser, sandstone and timber clad building with metal roof on a concrete slab. It incorporates approximately 263 sqm on the ground, 30sqm of toilets and 80sqm of loft. Weddings/Functions The current owners chose to open their property as a vineyard wedding venue and in the past, have hosted an average of 25 weddings per year. This level was set by the current owners, for a comfortable mix of lifestyle and income, however as an established, well reputed venue, there is potential to continue this business aspect of the property, with significant income earning potential. Wedding couples and guests have previously expressed an interest in also renting the Mansion.
