SO MUCH SO that Managing Director of Queensland Sotheby's International Realty’s Projects & Developments, Patrick Pancur, says its Brisbane office is on the lookout for a specialised agent to take charge of its new Indian desk and assist with migration. Mr Pancur travelled to New Delhi in February to sit on a panel at Sotheby’s International Realty’s® 2018 Global Luxury Realty Conclave. Hosted by India Sotheby’s International Realty, the conclave also celebrated the opening of a new Mumbai office. “There were close to 300 guests there and I sat on the panel focused on buying overseas properties and migration,” Mr Pancur said. “Our panel included representatives from Canada, Australia, Italy, the US, as well as a migration lawyer. “India held the 2010 Commonwealth Games in New Delhi and now the Gold Coast is hosting them in April. The Games have really put us on the map with Indians who have a tendency to only think of Sydney when they think about Australia.”

Stage Two will be introduced later this year with a focus further abroad, where demand is not quite as high, such as the UK, some parts of Europe, Russia, South Africa and the Gulf States. “We don’t get quite the same number of buyers from these regions but when they do come they are high-net worth buyers who are looking for significant properties around the world as another location for holidays,” he said.

Mr Pancur said the Chinese market had slowed down due to its government’s restrictions on taking money out of the country, tightening of banking regulations for foreigners in Australia and an increase in stamp duty. “However, the Indian government is a lot more lenient about the money its citizens can remove from the country. In fact, they are allowed to take out $1 million in a one-year period,” he said. “Indians find Queensland attractive because it’s the closest to their climate, while Sydney and Melbourne can get cold. Plus, Australia has a stable economy, growing infrastructure, clean air and a wonderful lifestyle. “But the number one factor is our education. Last year alone, 78,000 Indians applied to attend university in Australia. “About 1.9 per cent of Australia’s population is from India. The number living here more or less doubled in the past four years.” He described India as the new growth market with 70 per cent buying property under $1 million, whether for investment or as a second

on new projects and developments with a corporate leadership team to drive the brand globally which, of course, will support all the affiliates around the world,” he said. “Sotheby’s International Realty® has identified a growing demand by developers wanting to use our global network platform to enable them to market their projects locally, interstate and internationally. “That’s where Sotheby’s International Realty® is unique. No other agency has this power. Last year Sotheby’s International Realty® achieved residential sales of $108 billion globally and this will be an ever-growing figure with the push of new developments coming on board.” Queensland Sotheby's International Realty recently opened a branch in Port Douglas to service the far north and is already in early conversations with some major developers in the region. “We expect to start launching some projects in the very near future. As offices grow, so do projects. It’s about having feet on the ground and quality agents,” Mr Pancur said. The soon-to-be opened North Shore office on the Gold Coast is also expected to solidify the brand in the region, driving new projects and attracting buyers from the southern end to the northern end of the city. He said the hype of the 2018 Commonwealth Games had led to an increase in enquiries and he expected this to rise as the April event draws closer. “We’ll be stepping up our advertising and social media targeting local, interstate and international buyers across the board from investors, owner-occupiers and holiday makers looking for second home,” he said. “The lead-up to the Games has seen a huge infrastructure boost for the region and this helps create new development which, in turn, creates greater population and migration. And it’s all driven by the Commonwealth Games.”

The 2018 Commonwealth Games are about to transform the Gold Coast into a mecca of athletic prowess, enthralling entertainment and faces of all nations. WHILE IT’S GREAT news for the city as it displays its extraordinary assets on the world stage, what does it mean for the luxury property market?

“It’s similar to the end of the financial year or when we have general elections, both of which have the effect of slowing down the housing market.”

Queensland Sotheby's International Realty CEO, Paul Arthur, believes the Games have had a polarising effect.

Mr Arthur said after the Games he expected a reasonably buoyant market and relatively strong growth in luxury property for 2018.

“There’s not a lot of new stock coming on to the market and as a result the quality product that is there is being purchased,” Mr Arthur said. “But for the most part, sellers are marking time. They want to get through the Games first before they make their move but will enter the market once they are over.” However, he said there were definitely two camps when it came to selling in the lead-up and during the Games (from April 4-15) – one that believed they should be on the market to take advantage of the influx of visitors from interstate and overseas and the other who wanted to enjoy the Games and not have to deal with open homes and all the other preparations required to sell a house. “Although Australians by nature don’t mind waiting things out ... it doesn’t take a lot to make them stop and pause and they don’t want to be thinking about all the things they need to do to prepare a property to go to market. They would rather wait until afterwards.

“I don’t think prices will rise prior to the Games. The Games will keep things light and there will be a great energy in the town but I don’t think it will have a material impact on prices as such,” he said.

“But they will definitely be a positive for the Gold Coast in terms of bringing in dollars and investment, boosting restaurants and retail, as well as tourism, of course. They will really showcase the city to the world.”

He expected to see a continuum of the current activity throughout 2018 especially if interest rates remained low. Mr Arthur said many luxury buyers were downsizing from traditional estates and executive homes in blue ribbon suburbs to move into newly developed penthouses and skyhomes in both Brisbane and the Gold Coast. “In Brisbane we are seeing people selling estates in affluent suburbs such as Ascot and Hamilton and moving into skyhomes that are predominantly in the city or the city fringe,” he said. “On the Gold Coast there appears to be strong interest in the southern part of the city in boutique developments that typically entail oneper-floor apartments. These are becoming very attractive to those downsizing. “These new boutique developments are the part of the market that is moving the fastest and we are finding that many developers are shifting away from large high-rise investment stock to more bespoke, owner-occupied developments. “That’s a clear shift we’ve noticed over the past 12 months. There really is a market for it, particularly with the slowing of foreign purchasers coming in.”

Let’s face it, we’re just not as crowded as Sydney, for example, which has started to become a very populated city,” he said. Mr Arthur said most of the sales were from owner-occupiers seeking better lifestyle options.

“Queensland, and in particular, southeast Queensland, still presents extremely good value for money and we are continuing to see a balanced cadence of southerners moving north. a pathway to healthy living parkrun groups across the Gold Coast are expected to swell when the 2018 Commonwealth Games hit in April. CEO, TIM OBERG, believes visitors from around the globe will take the opportunity to participate in local parkrun events. “We’ve already had a lot of emails from people coming over to the Gold Coast from the UK and want to tick off a few bucket-list parkruns while they are here,” Mr Oberg said. “There are a number of British people who will be here volunteering at the Commonwealth Games and they want to either run or walk a parkrun event or even volunteer at one.

“We would also anticipate that we will see some athletes once their program of events has finished. I know there were a few Aussie athletes who went and did the Glasgow parkruns at the last Commonwealth Games, so it’s likely we’ll see that here as well. Plus, Athletics Australia are keen to push that side of parkrun.”

He said on a normal Gold Coast Saturday around 2,000 or so runners and walkers participated across the eight events in the region, but he was expecting the April ones to really bump up in size - particularly the Main Beach event given it was the first one in Australia and due to its amazing location along the beach. parkrun is held every Saturday throughout Australia and involves a 5km walk or run, with the goal to improve on the previous weekend’s time. Each weekend about 4.3 million participants take part in parkrun in more than 1,300 events around the world throughout 19 countries. Mr Oberg’s parkrun journey started thanks to a Jack Russell named Clarence who he found as a stray on the streets of a small Montenegro town in the Balkans.


“We were living in Eastern Europe for about six months and I’d decided to start training to run a marathon,” he said. “There are a lot of strays there and he would just turn up and start running with me. We became best buddies. When we left for the UK we brought him with us. “Then one day I was out running with him when someone mentioned I could go and run with my dog and get timed over 5km. It was the running with my dog that alerted me to the parkrun event and I caught the bug.” Just before he was due to leave the UK to return to Australia, Mr Oberg contacted parkrun founder Paul Sinton-Hewitt through the website about starting the event in Australia.

“I think most people would say the social element of parkrun is more important than the exercise. It’s such a great positive start to the weekend.”

The response was a positive one and in April 2011 the inaugural parkrun took place at Main Beach and remains one of the most popular events in the country. Mr Oberg no longer lives on the Gold Coast but he, his wife Nicci, and their three children, Jack, 5, Evie, 4, and one-year-old Archie, all participate in the Airlie Beach event in North Queensland. “When Jack was born he went pram running with me and then when we had Evie we used a double pram. Now Jack is five, he has done 12 parkruns himself while I use the double pram for Evie and Archie. “The whole family goes every single Saturday and the kids don’t know any different. This is what inspires me most about parkrun … it’s seeing the kids involved. It’s great to see them come along at a young age and know we can make a lasting impression on what they think is normal – to be healthy and exercise.

“My personal inspiration in regards to parkrun is the children foremost but also the social aspects, the friendships, the fun banter you have while running and even the breakfast afterwards. “I think most people would say the social element of parkrun is more important than the exercise. It’s such a great positive start to the weekend.” Mr Oberg’s personal best time 18 minutes 25 seconds – in 2012, he laughs, before he had children. However, the fastest parkrun time in the world is held by two-time Olympian 1,500m runner for Great Britain, Andy Baddeley. Baddeley, who has been a finalist in the Olympics, Worlds, European Athletics Championships and Commonwealth Games, ran in parkrun the weekend after he missed the finals at the London Olympics. He may not have made it to the podium at those Olympics, but he still holds the fastest time in the world for parkrun at 13 minutes 48 seconds, set on August 11th 2012. And according to Mr Oberg, Baddeley is on record as stating it is this record that remains one of his greatest achievements. However, while having a quick time is certainly something to be proud of Mr Oberg stresses it’s not about time, it’s about taking part, even if that is simply volunteering. Mr Oberg said participants raced against themselves and there were no “winners or losers”, just runners and first or final finishers, with de-emphasis on the competitive side of the event. “parkrun is a pathway into healthy living. Because it is held every weekend it gives people the opportunity to create a new habit,” he said. “It enables people to form positive health habits and create a behaviour change. Participants become more conscious of themselves, but they also meet others who may be on the same journey. “They can inspire each other how to be healthy and make positive changes and support

each other to become fitter, faster, happier and healthier.” Once participants register online for free they are emailed a barcode which they can use at any location in the world. Each time they run the barcode is scanned so they can be timed. He said parkrun was suitable for all levels of fitness and abilities and about 30 per cent of participants walked or jogged and walked, rather than ran. “parkrun doesn’t finish until the last walker crosses the line. It’s a very informal environment. And if you miss one week you can come back the following week – there’s always next Saturday. parkrun can fit around your lifestyle rather than the other way around. It can be what you want it to be.”

EW: To have the thoughts of the whole nation behind me in the pool gives me so much excitement. So I would have to say I’m feeling mostly excited, but of course a little nervous.

Elijah is part of the Bond University squad, training under coaches Richard Scarce and Kyle Samuelson, who have trained Elijah since he first joined a competitive club at age nine.

1744: Is it a special feeling racing in your home town of the Gold Coast?

The young Gold Coaster had the weight of expectation on him heading into the trials, after several strong swims over recent months including the Queensland Championships in December - where he was singled out for praise from Australian swim coach Jacco Verhaeren.

1744: When did you first become interested in swimming?

It is a dream come true for the swimmer, who started swimming in a Learn to Swim program on the Gold Coast under Olympian, Andrew Baildon

1744: What are some of the qualities you possess or have developed that have led to your success?

After moving to competitive swimming at age 9, he began his rise to the elite space he now occupies. His natural ability, combined with dedication and plenty of hard work has seen him take the swimming world by storm in recent years. In 2016, Elijah made his Junior International debut where he won a gold and silver medal and was named Captain of the Junior Australian Team. He went on to represent Australia again in 2017 at the World Junior Championships where he picked up 3 bronze medals in highly contested events.

EW: Definitely. Since the Games were announced here on the Gold Coast it has been my dream to make this team, and that dream came true! EW: Before I can even remember. My parents said I loved it so much they had to keep me in it. But I first knew I wanted to be a competitive swimmer from around the age of 8.

EW: I feel as though I have a good mind-set toward training and racing. There is no challenge too hard and no obstacle too tough. Another quality would just be my ability to listen and then take action on those words or instructions. 1744: What does your training schedule look like? EW: I swim train nine times a week, ranging from 4-6km per session. I also have two gym sessions and two pilates sessions each week. 1744: What is going through your mind as you race?

This year, the stakes have risen even higher, as the eyes of Australia, and the world are on him as he competes in the Games.

EW: Before every race my coach talks to me and gives me a race plan. So most of the time it is that. Or just not to panic if I am behind in the race, because normally my back end is quite strong.

1744: How do you relax? What types of things do you like to do?

1744: Congratulations on winning your place in the Commonwealth Games. What are your feelings leading into them?

EW: Before racing I watch SpongeBob to calm myself down and switch off from the pool. Funnily enough this actually works. I have been doing it for years now.

spoilt for choice Whoever said ‘you can’t please all of the people, all of the time’ obviously hadn’t dined on the Gold Coast recently. THE FOOD AND restaurant scene on the Gold Coast has emerged as one of the most sophisticated, eclectic and innovative in Australia, rivalling those of Melbourne and Sydney. Embodying the spirit and ethos of the Gold Coast lifestyle, offerings are diverse, ranging from fine dining to food trucks, rooftop bars to vegan hangouts. Sam Mustafa, the man behind Local & Co, said the key to providing diners with a fantastic dining experience is simple: staff. Mr Mustafa, who together with partners Marco De Vincentiis and Luca Giacomin of Cicchetti, has recently launched La Stazione Pizzeria & Bar in Brisbane, says the right staff can make or break a dining experience, however training and retaining can be difficult. “Especially on the Gold Coast, where a lot of the workforce are visitors - it can be hard to maintain consistent staff,” Mr Mustafa said. “The Gold Coast is a tough place to own a restaurant, but if you provide diners with great food and a great experience, they will come back.”

Ms Mitchell said there are plans for expansion with Mamasan, although they are keeping it under wraps for now. THIS PORTRAIT BY Jacopo Zucchi went to auction at the Master Painting and Sculpture Day Sale with an estimated price tag of between $US80,000 to $US120,000. In fact, it actually sold under the hammer for $US567,000. The oil on canvas was painted in Florence, circa 1560, and portrays a young lady in an embroidered dress and pearls with her hand resting on a small book. The identity of the woman is unknown, although it is thought due to her lavish costume and elegant pose, that she was a member of the Florentine court. At the time the portrait was painted only married women of nobility were allowed to wear more than a single strand of pearls, so it is believed since she has four strands of opera-length pearls, she was not only married but also quite well-off.
