Welcome to the latest Market Report for the Sunrise Beach, Sunshine Beach and Castaways Beach areas. While I sell properties all over Noosa, this report provides a comprehensive overview of these key beachside suburbs. This report delivers market knowledge to readers, giving greater confidence and control in achieving research, investment and selling goals. As we have entered a new year, homebuyer confidence and demand are on the rise. I can’t say the market as yet is returning to a ‘seller’s market’, but what I am finding is activity for property, where there has not been a lot of movement for some time. Sunrise Beach is about 2sq km, with a population of about 3,456 (ABS 2011 statistics). Households are primarily couples with children and mortgage repayments are likely to be between $1800 -­‐ $2400 a month. Latest figures show 61.4% of homes are owner-­‐occupied. The December 2013 median house sale price was $640,255.

CASTAWAYS BEACH INFORMATION Castaways Beach is about 3sq km, with a population of about 606 (ABS

2011 statistics). Households are primarily couples with children with likely mortgage repayments between $1800 -­‐ $2400 a month. Latest figures show 80 per cent of homes are owner-­‐occupied. The December 2013 median house sale price was $635,000

SUNSHINE BEACH INFORMATION Sunshine Beach is about 2sq km, with a population of about 2293 (ABS 2011 statistics). Households are primarily couples with children, who likely pay over $4000 a month in mortgage repayments. Latest figures show 55.6 per cent of homes are owner occupied. The December 2013 median house price was $1,585,000.
