4D-41 Albert Street, Auckland
Space & Freedom with a City Address This stylish inner-city apartment of townhouse proportions, crafted to maximise space and light, has served well as a home-base when visiting Auckland. Karen Dennis and Nigel Russell had moved out of the city but still wanted a place to stay when in town, particularly with family and friends still living in Auckland. They looked around for a suitable city apartment; there’s no shortage of those in the CBD but they did want something with character and style. They found it in a 1920s apartment building in Albert St, one of the few 20’s buildings which still retains the original cage lift and lobby character features. Moreover it had the space and feel of a genuine townhouse. At 120 square metres it is little smaller than the traditional New Zealand family home with two large bedrooms, walk-in wardrobes and 2.5 bathrooms. They also wanted two equally pleasant and private bedrooms, as the other bedroom would belong to their adult daughter. ‘‘Unlike a lot of apartments its design is in no way boring,’’ Karen says. ‘‘It’s quite luxurious as a bolt-hole but great as an alternative to a townhouse with the benefit of the central location.’’ The apartment was originally designed by Jessop Townsend Architects, with a generosity of space that includes good separation between the two bedrooms. Light floods into both levels of the apartment. ‘‘The central atrium catwalk area with steel lattice and large walls help to create a unique design, a gallery feel, and will always be a generous light source for the lower floor,’’ Karen says.

Karen and Nigel have enjoyed their inner city bolt-hole for two years, but are now downsizing further as they find themselves less and less in the city. They feel the spacious townhouse-style apartment would be ideal for someone looking to downsize, save on the time and cost of commuting, or people like themselves who have moved from the city but still want to retain a residence.

11
The feature windows in the lounge and bedrooms provide a fascinating city panorama to the north-east and to the west, ‘‘following the sun’’ as the apartment spans one side of the building to the other. You can see the Sky Tower and St Patrick’s Cathedral to the south and lower city views to the north. There are also balconies on both levels of the apartment. Cooking is easy in a kitchen which is generously proportioned and displays an efficient use of work and storage space – perfect for relaxed living and casual entertaining. The location is perfect for walks to Britomart, Viaduct Harbour, St Patricks Square, Silo Park Victoria and Albert Parks. You are handy to cinemas, theatres, restaurants, galleries, bars and clubs, the Tepid Baths, harbour ferries and of course great shopping.
Key Features: High quality two-bedroom, 2.5 bathroom apartment of 120 sq m in central city location. Original Jessop Townsend Architects design in a character 1920’s building. Close to Viaduct, Britomart, Silo Park, St Patrick’s Square, city parks, restaurants, entertainment, shops, ferries and more.

4. A word about Photoshopping Yes, we all love having the technology to enhance our photos. However, having a ‘Blue Sky’ policy isn’t always necessary. If it’s raining, surfaces will be wet, photos will be what we call ‘flat’. If you then ask for a blue sky to be put in, the result is a photo that
